Mount Lawley and East Perth, 1900s. The Victorian era is over, the streets reverberating with the unbridled optimism of a new century as railway travel steams ahead. Petticoats and bowler hats, gold rush fever, boom cities, the rattle and hum of industry.
More than a century on, you can still feel the industrial heart beating amidst the multicultural melting pot that has taken hold, the terraces and tramways rejuvenated by lively cafés, bars, boutiques, and art galleries from West Parade to Beaufort Street. Eternally in motion, forever in flux. Now the time has come to celebrate new arrivals with a landmark building that revives the neighbourhood’s timeless forms, warm culture and rich local vernacular as we revel in the glamour of an inimitable cosmopolitan postcode.
A collaboration with acclaimed Klopper & Davis Architects and internationally renowned landscape architects CAPA, West Residences is a collection of 29 grandly proportioned residences, rising eight storeys above the vivacity of the city.

Explore Your Surrounds
West Residences exude timeless yet striking style from every angle, breathing new life into West Parade with its striking Flatiron inspired form and intricate detailing.
“Like New York’s Flatiron building, the site of West forms the junction between the orderly and the sublime. The avenues of Mount Lawley are crossed by West Parade and the train line, creating an opportunity to celebrate this contrast with a beautiful angled form.
Similarly, the local context around West Parade was developed during a period of hopeful optimism of our local gold rush and, like the explosive development of New York, speaks to and embraces this joyful vision of a greater and broader future.
West draws on these connections to celebrate the beauty of the existing context and the wonder and the new to create a timeless and ageless icon.”
Destined to be a new Mount Lawley landmark, the considered use of materials, colours and detailing creates an elegant place to live and visit in one of Perth’s most beautiful neighbourhoods.

West Residences
Lawley
Visually Alluring, Eminently Desirable.
West’s purism flaunts freedom of form and expression, with beautiful design elements co-mingling in a quietly balanced composition.
Traditional local bricks and real essential materials contrast with heavy and lightweight materials, rich and smooth textures, and feature accents to create a unified effect.
West Residences offer private moments of quiet calm amidst the colour and energy of Mount Lawley life, with thoughtfully designed spaces for mingling and unwinding.
Timeless and Refined Living
A continuation of West Residences architectural sophistication, bedrooms and bathrooms blur the lines between the architectural parity and welcoming, homely feel. Curated to blend the best of the past and present, West invites residents to combine its considered material expression with their own unique styles.
Your Private Retreat
With a tranquil sense of space, signature Willing interiors feature the most current in design from the award-winning Klopper & Davis interiors team, with high quality artisan workmanship and opportunities for personalisation.
Each private retreat creates a canvas for transitional interior spaces with a choice of colour schemes to personalise your own space. The Steam colour scheme features refined details of copper, black and brushed nickel, complemented by warm and pared back touches of timber.
In contrast, the Patina scheme offers residents a more bold and lively approach, with sophisticated hues of deep greens contrasting with vivid whites, glimmering Inca gold, and an array of mixed metals.
A harmonious balance of mixed metallic accents, colours and textures evoke a timless warehouse feel.
Your sleeping retreats are inviting spaces of quiet calm, with soft pure wool carpet creating a sense of warmth and luxuriousness underfoot, while mirrored robe doors reflect natural light and invite calming views indoors.
Bathrooms and ensuites encourage you to indulge in private moments of luxe rejuvenation, with impeccable custom joinery, brushed nickel tapware, terrazzo riverbed porcelain floors and designer lighting evoking a refined hotel feel.
Life at a Leisurely Pace
Take in the tranquil hush of the Orangerie on level three, reenergising in the dappled shade of a walkable citrus garden. Entertain friends and family on your balcony or be tempted downstairs into Willing Coffee for espresso and pastries – the perfect prelude to your daily plans (or no plans at all).
Living at One with Nature
Environmentally sustainable performance is at the heart of West Residences. Thoughtful design and material selection combine to create spaces that elevate your wellbeing, whilst adherence to 7 Star NatHERS performance criteria in design achieves carbon neutrality, with standards that focus on the highest level of green rating.
West intelligently integrates industry leading initiatives beyond present-day ideas and practices to reduce the building’s impact on the environment. Apartments amplify the advantages of north orientation, with windows designed to maximise natural lighting and winter sunlight to both indoor and outdoor living areas, while operable openings in all living rooms and bedrooms allow for cross ventilation, capturing cooling breezes.
Green living is in West’s DNA, minimising the need for artificial lighting and climate control by harnessing natural energy and resources at every opportunity.
A grid-connected solar PV system delivers renewable power to all common amenity and EV charging.
Thoughtful waste recycling infrastructure promotes organic recycling, while water-wise fixtures and appliances, rooftop rainwater collection and cleverly landscaped surfaces reduce run-off and preserve our precious resource for future generations.
West
Residences is a rare collaboration of leading architects, design specialists and consultant teams. Led by Willing, the team conceived a vision to create an architecturally significant Mount Lawley landmark that revives the area’s industrial heart while breathing new life into a storied locale in a way that benefits generations to come.
The Team
Willing is a Western Australian owned and operated group which specialises in residential property development and construction. Dedicated to creating beautiful residences where people love to live, Willing has earned a reputation for delivering distinctive, exciting and compelling projects which focus on refined design, traditional workmanship and value, while enriching streets and neighbourhoods.
The Willing name has been synonymous with quality construction and craftmanship in Western Australia since 1969. Today, our diverse group operates across three divisions – Property, Build and Hospitality.
The Culmination of Collaboration
Willing Property, Developer
Willing have been delivering architecturally considered, high quality residences since our inception, with designs inspired by the grand residences of European cities.
Established by Tim Willing in 2012, Willing developments utilise the traditions of craftmanship and detail that encourage people to embrace the new, whilst maintaining the things they love.
Determined to create a legacy that features traditional materials in new ways, Tim’s genuine love for good design gives Willing clients assurance of the finest results. We consider the design of your home as if we were building for our own family, continuously seeking better ways to do things and developing practical solutions to enhance day to day life.
Our highly considered approach to every project ensures a bespoke outcome, enhancing the way residents live and the neighbourhoods they choose to live in. We stay invested in the communities we help build long after the keys are handed over, with our well-loved Willing Coffee espresso bars and Bar Vino creating opportunities for further connection.
Willing Build, Builder
The Willing family has been building and developing in WA since 1969, forming solid, trusted partnerships with a wide range of suppliers, consultants and contractors.
Established in 2023, the Build division further cements the group’s position in the WA property market as an integrated construction and development business, seeing Willing become both builder and client. This approach eliminates the need to contract a third-party builder, resulting in better control over project outcomes, quality, timing and cost for purchasers.
Long standing relationships with a wide range of suppliers and contractors provide incredible peace of mind that Willing have tried and trusted workmanship at their fingertips.
The Willing team place great importance on the value of long-term relationships with employees, sub-contractors and suppliers, promoting an environment of mutual trust and cooperation, with many of our trades employed directly, rather than as subcontractors, further building that trust.

Klopper & Davis Architects
Klopper & Davis Architects is a boutique architectural and interior design studio led by Sam Klopper and Matt Davis. The practice started in 2004 with a series of medium to large scale residential projects and has grown to include commercial, hotel, retail and multi-residential projects, as well as their specialty, single residential housing. Each project is designed specifically for their clients and is much a collaboration as a design consultancy.
Sam and Matt work collaboratively during the entire design process, with significant input into both the design and the outcome, a structure which ensures the seamless and consistent design and delivery of their projects. Klopper & Davis believe in celebrating warm, welcoming, and liveable buildings with their designs focused on passive solar principles which create natural and honest living spaces both inside and out.
Carrier & Postmus Architects

Together with the wider architecture community they look to shine a light on the urgency of action.
