To fully appreciate the position we find ourselves in today, one must look back at our humble beginnings when the company was founded as MacGregor Pacific Realty in a Creekside trailer in 1978. In 1980, we became one of the original businesses in the new Whistler Village. The name was changed to The Whistler Real Estate Company Ltd. in 1988. We continued to grow our operations and added a second office in Pemberton in 1998. In 2013/2014 we purchased, fully renovated, and moved into our current Whistler Village location on Main Street. Our company has played an integral role in Whistler’s development since the resort’s early days. WHISTLER MARKET REPORT Through the first quarter of 2019 sales activity in the Whistler area remained consistent with what was experienced in the last quarter of 2018, albeit well below the levels achieved during the peak of the market in late 2017 and early 2018. Like most parts of British Columbia, the overall number of sales transactions has trended down by approximately 45% as compared to the same period one year ago. Despite the slowdown in the number of sales, the overall value of sales was $165 million, an increase of approximately 10% from the previous quarter. Average transaction values have also seen an increase by a similar percentage amount to $1,312,000. Single-family homes and condominiums were the strongest markets through the first three months of the year, exceeding the activity levels achieved in the last quarter of 2018 and experiencing increases in average sales values (by 2% and 9% respectively) as compared to the end of 2018.

Due to a limited number of properties being offered for sale, activity in the townhome market was noticeably slower. In this segment of the market, average sales values remained largely unchanged from the quarter before and from the same period one year ago. The total number of properties listed and available for sale continues to increase but remains below historical levels. REAL ESTATE FAQ WHISTLER REAL ESTATE BUYER FAQS Thousands of visitors come to Whistler every year to experience the mountains, the snow, the sun, the lakes, the festivals, and more. Some will only dream of living here, but for others it is one of the best decisions of their lives. The Whistler real estate market is like no other. From unconventional ‘busy periods’ to the phasing of certain properties, here are the answers to a few questions buyers of Whistler real estate often have.

I have found a property I like, what do I do now? If you have not already, you should seek the services of a knowledgeable Realtor who will be able to assist you in proceeding. Depending on whether you are pre-approved for a mortgage you may be able to submit an offer immediately.

I am not a Canadian resident, are there any restrictions on buying in Canada? There are no restrictions on foreign ownership; however, there are a number of considerations when it comes to financing and taxation. Your agent will be able to assist you and provide expert advice on these matters. There is no Foreign Buyer Tax in Whistler.

What are Phase 1 and Phase 2? Phase 1: The owner has unlimited use or can choose to rent on a nightly basis. When the property is unoccupied it can be made available for rentals. Phase 1 usually refers to townhouses and some larger condo buildings. Phase 2: Owner use is restricted to 28 days in the winter and 28 days in the summer for a total of 56 days per year. The rest of the time, the property must be made available for nightly rentals. These buildings are mainly hotel-style condos like the Westin or Four Seasons.

What are Tourism Whistler Fees? Tourism Whistler Fees apply to specific properties in and around the Village, Benchlands, and Creekside areas. The fee is based on the number of bed units in the property. These fees go to Tourism Whistler to promote the resort around the world.

What is this neighbourhood like? Many agents are asked about certain areas, or in many cases buyers may have preconceived notions about a location. The most important thing is to keep an open mind and find an agent who understands your needs and can point you in the right direction based on an intimate understanding of the area.

I am from out of town and I already have an agent who I trust in my area, should I use them? This is a tricky question but best explained by through the example of using a Whistler agent to purchase in Vancouver. In this case the Whistler agent would always refer you to a Vancouver agent who has specific knowledge of the local area and the market. The Whistler agent can find properties in Vancouver, but that doesn’t mean they are intimately aware of all the issues and concerns that need to be taken into consideration when buying in Vancouver. Buying a home is one of the biggest decisions people make during their lives. When you are ready to purchase, the best decision you can make is to choose a knowledgeable agent to help you find the home of your dreams. If you are thinking of buying real estate in Whistler, it is important to speak to a local expert to ensure that all of your questions are answered.

Through the first three months of 2019, market activity in Pemberton remained consistent with that experienced during the previous quarter. Although activity was lower than was seen at the height of the market at the end of 2017 and early 2018, transaction values continue to rise slowly as a result of strong buyer interest and a very low number of properties being offered for sale. As families and first-time buyers continue to consider Pemberton to be a desirable place to live, single-family homes and condominiums continue to attract the most buyer interest. Currently, the average transaction value for a single-family home is $997,857 and condominiums are selling at an average value of $375,900. Meanwhile, the average transaction value for a townhome is currently $586,500. The overall average transaction value for a property in Pemberton is currently $518, 800. This represents no change in value since the beginning of the year but a 6% increase from the same time one year ago. The number of properties being listed for sale is slowly increasing but Pemberton is a very small marketplace and the number of opportunities in any sector of the marketplace remains small.

Recent government financial and bank policies related to mortgages and financing have had a noticeable impact on the ability of many buyers to purchase; however, interest remains high and is supporting values. Average time on the market for a typical property in Pemberton continues to average between 60-90 days for most properties, indicating a balanced market. #1 - HIKE JOFFRE The hike to Joffre Lake is consistently rated the #1 thing to do when you are visiting Pemberton. The hike is doable year-round, but to see the glacier-blue water that Joffre is famous for, you are best to check it out sometime between June and September.

#2 - U-PICK Another great summer activity is picking your own berries from the Pemberton u-pick farms. Most notable are the strawberries but visitors are able to load up on blueberries, raspberries, and more at local farms like North Arm and Camel Back Harvest. Prices are excellent and the pickin’s are far from slim.

#3 - FARMER’S MARKET From mid-June to the middle of October, the Pemberton Farmer’s Market runs weekly on Wednesday afternoons under the Pemberton Barn located downtown. Get ready to fill up on artisan goods like handmade crafts, baked treats, food, produce, and so much more.

#4 - GIDDY UP! We are not saying drop everything and become a horseback riding expert overnight, but one of the memorable experiences Pemberton has to offer is its horseback riding. The landscape is more than conducive to a life filled with horseshoes but for those who just want the experience, there are plenty of outfits dedicated to giving beginner and experienced riders the time of their life on horseback.

#5 - SEND IT! Sending it on the trails has become synonymous with BC living, and things are no different up the 99. With its close proximity to Whistler, hungry mountain bikers have found some of their favourite trails in and around the Pemberton Valley. Just head to Lumpy’s Epic trail at One Mile Lake, Mosquito Lake for a vast network of trails, or the Mackenzie area for the much-ridden Bathtub Trail.

#6 - EXPLORE THE BACKCOUNTRY Come wintertime, the backcountry snow in Pemberton is world-class and there are some excellent opportunities for skiers, snowboarders, mountain trekkers, snow-shoers, cross-country skiers, and those out there looking to rev things up on their snow machines.

#7 - GET “IN-TENTS” Pemberton and the surrounding valley have a plethora of private and public campgrounds available to everyone, depending on what kind of camping you want to do. The area has four provincial parks located at Birkenhead Lake, Garibaldi, Joffre Lakes, and Nairn Falls among a variety of other places you can pitch your tent.
