Considering purchasing a property in Whistler as an investment opportunity with the intention of renting it out? You will encounter some unique property covenants designed to bolster the supply of tourist accommodations in Whistler, including two key designations; Phase 1 and Phase 2 properties. While Phase 1 and Phase 2 property types have some general rules that apply to them, there are always nuances and exceptions to those rules, so it is important to work with your local real estate agent to help you navigate the Whistler landscape.
With a Phase 1 property, the owner has unlimited use. Generally speaking, this means the owners can occupy the property yearround or can choose to rent it out either on a nightly or longerterm basis. Phase 1 properties are typically townhouses and some condos throughout Whistler Village and the Benchlands. Based on the details of the covenants, if the property is not owner-occupied, it may need to be made available for rental. Strata rules may also require you to use a particular rental management company.
You can occupy the property on a full-time basis
You can rent the property on a nightly, weekly, monthly basis (e.g. Airbnb)
Phase 2 property usage is much more restrictive. The owner owns the property in full, but owner use is generally restricted to 28 days in summer and 28 days in winter. The owner must book their personal use days in advance and place the property in the rental pool, which is managed according to the strata and chosen rental management company, for the rest of the time. Phase 2 properties are typically located in hotel complexes such as The Four Seasons Resort Whistler, The Westin, Whistler Village Delta Inn and Suites, and the Pan Pacific hotels. Depending on the property, revenues from rental may be pooled or individual and prices of these properties may vary greatly depending on rental management approach and revenues. LOOKING

Today, it stands as one of Canada’s leading art organizations, featuring artists and collections of both national and international significance.
Nearly a decade after its opening, this winter presents a rare opportunity to experience the largest number of works ever exhibited from the Museum’s Permanent Collection. Geo rey Farmer: Phantom Scripts, on display in the Upper Galleries until February 2, 2026, revisits three major works by multidisciplinary artist Geo rey Farmer, reexamining and reframing installations from the Permanent Collection previously unexhibited at the AAM. Whilst From Sea to Sky: The Art of British Columbia, on view in the Tom & Teresa Gautreau Galleries until May 18, 2026, celebrates the evolution of the Permanent Collection from its inception
in 2016 to the present. Built on the original donation of 225 artworks, the holding has since grown to over 300 pieces representing the diversity of British Columbia, with carving, painting, and photography serving as the pillars of the collection.
As 2026 begins, the Museum ushers in its tenth year with A Night at the Museum on Saturday, January 31—a milestone event celebrating the closing of Phantom Scripts, the opening of From Sea to Sky, and the last chance to view such an expansive selection of the Permanent Collection. In February, free admission returns for BC Family Day on Monday, February 16 and, as March marks the AAM’s o icial ten-year anniversary, visitors are welcomed to a week of admission by donation from Thursday, March 12 to Monday, March 16. To conclude the winter season, the annual Audain Gala at the Fairmont Château Whistler, on Saturday, April 18, promises an evening of art and entertainment with a distinctly ten-year spin.
