WHISTLER MARKET REPORT The Whistler real estate market experienced one of its most active years in 2016 resulting in significant price appreciation in most sub markets and over one billion dollars of value being transacted throughout the year. Although market activity during the first quarter of 2017 stayed consistent with that of the previous quarter, it was significantly below that of the same period a year ago. This can be explained by the historically low inventory level which is restricting the amount of sales activity despite the fact that there has been no reduction in buyer interest. This, in turn, has caused values to continue to trend upwards. Through the first three months of 2017, overall average transaction values have increased by over 13% to $1,025,323. Single family homes have seen the biggest price gains largely due to an increased focus on higher priced properties through the winter.

Going forward, we expect that low supply and high demand will continue to be the factors driving market activity for the foreseeable future. Despite a somewhat unpredictable political environment internationally and locally, general and local economic conditions suggest continued buyer/investor confidence. Whistler’s strong tourism programs combined with Vail Resort's name recognition will ensure continued strong interest in the area. Now more than ever it is important to work with a full time local advisor who can monitor the constantly changing marketplace and advise you in the nuances of our very specialized marketplace. At the end of the first quarter, the average value for a single family home in Whistler was $2,623,471. Condominiums also saw a sharp rise in average value to $485,390, while townhomes moved up to $1,062,000. These properties tend to be condos and townhomes in the Village, Benchlands, and Creekside areas. These properties are often best suited for those who will spend regular weekends in Whistler enjoying the lifestyle. Phase 2 properties on the other hand, restrict owner use to 56 days per year - 28 days in the summer and 28 days in the winter. As a result, this option is best suited for those looking to generate revenues and who plan to visit Whistler occasionally. PEMBERTON MARKET REPORT Increased awareness, affordability and a relaxed lifestyle attracted buyers to Pemberton in record numbers in 2016. Recreational enthusiasts, first time home buyers, investors, and those looking for a return to a country lifestyle flocked to the area, increasing overall activity levels in 2016 by 60% as compared to 2015. Much like the other real estate markets in the Sea to Sky Corridor, Pemberton continues to deal with a limited number of properties available for sale while, at the same time, buyer interest in the area continues to grow. Although some new high density and low density opportunities are expected to come to the market in the next 12 to 18 months, the real estate market in Pemberton will continue to favour sellers, at least for the short term. We expect that prices will continue to move upwards, tempered only by affordability concerns. Throughout the first quarter of 2017, the number of transactions occurring in the Pemberton market continues to be relatively consistent. However, values have risen in all sub-markets in the area as buyers continue to pursue more affordable options in both the village and surrounding areas. Single family home transaction values have risen 12% since the start of the year and now sit at $715,000. The average value for a condominium now sits at $272,000, and the average townhouse

transaction now starts at $442,000. It is important to note that individual properties may deviate from this significantly as these numbers are based on limited sales data at this time of the year. Interest in larger, rural properties remains strong; however, those looking for this type of property may find little satisfaction as those few properties that do come to market sell quickly if properly priced and there is significant pent up demand. Pemberton is a small, dynamic, and highly nuanced marketplace and requires the services of a full time local expert to dig out the best opportunities in a timely manner.
