WHISTLER The Whistler real estate market experienced one of its most active years in 2016 resulting in significant price appreciation in most sub-markets and over one billion dollars being transacted throughout the year. Overall, the total number of transactions increased by 22% compared to 2015 and the average price of a transaction increased by 12.6% to $901,765 (from $801,894). The first half of 2016 was particularly strong as buyer interest peaked due to favorable exchange rates, low interest rates, strong regional economics, and a record number of visitors discovering and exploring Whistler. Larger, family orientated properties experienced the highest level of interest and the highest rates of appreciation. In 2016, average single-family home values rose by 32% to $2,252,000 (from $1,697,000) and average townhouse values rose by 24% to $947,000 (from $764,000). As a result of the high level of interest and activity, the number of family-style properties being offered for sale has dropped significantly which has supported upward price movement. The condominium market showed the highest level of activity in 2016 with almost 400 reported transactions and an increase of 11.7% in average value since the end of 2015. Shared ownership also showed double digit improvements in both activity and value. The sale of condominiums and townhouses dominated 65% of the total market activity. It should therefore not be surprising that almost 70% of all real estate transactions in Whistler were under $1,000,000 in 2016. The luxury market (properties over $2 Million) stayed strong and constant with a total of 83 properties changing hands. This represents approximately 8% of the total transactions in 2016 but over 28% of the total market value at an average price of $3,524,000 million (an increase of 13% from 2015). As a result of the 2016 activity, we now have a historically low number of properties being offered for sale in almost all segments of the market and we expect that activity levels will drop despite continued buyer interest, and prices will continue to feel upward pressure. Going forward, supply will be restricted and this will not change quickly through 2017. More than anything else, supply and demand will direct pricing. The Whistler market continues to be a unique, nuanced, and highly dynamic marketplace and those interested in it are well advised to keep up-to-date by contacting one of our full time local advisors.

MARKET REPORT PEMBERTON Increased awareness, affordability, and a relaxed lifestyle attracted buyers to Pemberton in record numbers in 2016. Recreational enthusiasts, first time home buyers, investors, and those looking for a return to a country lifestyle flocked to the area, increasing overall activity levels by 60% as compared to 2015. This increase in activity resulted in an overall 5.1% increase in average transaction value with all segments of the market experiencing significant average price increases. The strongest levels of interest continued to be the more affordable properties (condos and townhouses) that appeal to young families and first time home buyers, and that are rarely available in Whistler and Squamish. Average single-family values in Pemberton rose by 18.6% (to $640,368) in 2016, while condos rose by 13.5% (to $252,337) and townhouses rose by 24.2% (to $395,009). Acreages and homes with acreages continued to be of high interest to both existing markets and a new generation of agricultural enthusiasts. 2016 was also the first time in a number of years that several new subdivisions and projects were unveiled for the Pemberton area. New single family subdivisions at Tiyata and Pemberton Ridge were announced and enthusiastically embraced by the market. Furthermore, a purpose driven rental building of 40 units and a 35 unit condo project named Crestline are now under construction and scheduled for completion in 2017/2018 Like Whistler, the number of purchase opportunities available in Pemberton is at a historically low level. With continued interest in the area, we expect ongoing support for the market and upward pressure on prices. Interest rate changes and new mortgage financing rules may impact future activity; however, until such issues have become more defined, the future looks bright for the Pemberton real estate market.

COMMUNITY WHISTLER’S STORY In 1915, Alex and Myrtle Philip first opened the doors of Rainbow Lodge. The area quickly became famous for its fishing, hiking, and abundant natural surroundings. It was widely known as a place for explorers, adventurers and outdoor enthusiasts to experience the ultimate summer getaway in Mother Nature’s backyard. There was no running water or electricity. There wasn’t even a road, just a small trail linking Pemberton to the Pacific Ocean. Over the years, other entrepreneurial explorers moved to Alta Lake to build homes, open businesses or work the mills and Whistler slowly grew into a thriving community. In 1962, Franz Wilhelmsen and a group of Vancouver businessmen began exploring the rugged Coast Mountains just north of Vancouver with the idea of hosting the 1968 Winter Games. That search led them here and to London Mountain. Although that bid did not ultimately succeed, the businessmen saw great potential and continued their dream to develop a ski resort. The mountain was soon renamed Whistler Mountain, in honour of the whistling calls of the resident alpine marmot species, and in February 1966 the Garibaldi Lift Company officially opened its ski area on the west side of Whistler Mountain. The development of Whistler just 14 years later and its successive growth into an awardwinning, international resort is unparalleled in ski history. The Resort Municipality of Whistler was incorporated on September 6, 1975 and locals quickly began to plan for expansion into the international marketplace. The town center was moved from its original location, known today as Creekside, to the site where both Whistler and Blackcomb Mountains converge. Blackcomb Mountain opened for business on December 6, 1980. With the opening of the new ski terrain and the Village, the planners and builders experienced speedy success as the World came to visit. In 2010, Whistler became the world’s first Host Mountain Resort at the 2010 Winter Olympic and Paralympic Games. That distinction has only served to further the resort’s development and success. Building on its history of outdoor adventure, the community continues to expand and grow through new sports and recreation choices, expanded terrain, unique festivals, and enhanced cultural facilities, such as the newly opened Audain Art Museum.

COMMUNITY PEMBERTON’S STORY Pemberton has undergone many transformations in its relatively short history. Prior to becoming home to European settlers, the greater Pemberton Valley was home to the Interior Salish tribe who settled at the head of Lillooet Lake, in the shadows of majestic Mount Currie. In recent times farming has become the foundation of the Pemberton community, but this was not always the case. Pemberton, by the name we know it today, first appeared on the map in 1859 when the gold rush was in full swing. The town was a stopping point for gold seekers heading north to find their fortunes. Originally called Port Pemberton, the area was named after Joseph Despard Pemberton, a Surveyor General for the Hudson’s Bay Company in the 1850’s. During the 1880s as gold fever dwindled, a large influx of European settlers chose to make the area their home due to the rich farmlands, instead of continuing north. From this point on, the mainstays of the local economy have been agriculture and forestry. Known for its seed potatoes, Pemberton has been nicknamed Spud Valley by the locals, and in 1967 the Pemberton Valley became the first commercial area in the world to grow virusfree seed Potatoes. Today, Pemberton is a major supplier of seed potatoes for British Columbia, Alberta, Idaho, Washington, and California. The region was first settled via the Lillooet Lake waterways and the first passenger train arrived in the town in 1914. It was not until 1975 that highway access between Whistler and Pemberton was granted. In 1980 a second highway into town connected Pemberton and Lillooet via the Duffey Lake Road. Completion of this leg of the highway created a scenic circle tour called the Coast Mountain Circle Tour and thus tourism came to be another thriving industry in Pemberton. The town of Pemberton was incorporated in 1956 and today, located 8,000 feet below the rugged peak of Mount Currie, the Village is the hub for the Pemberton Valley area and home to just over 2,500 residents. With unlimited access to BC’s wilderness and a rich agricultural history, Pemberton is a strong and vibrant place that recognizes the importance and benefits of being engaged with the surrounding environment.
