WHISTLER REAL ESTATE IS A LOCAL PHENOMENON Never has this statement more true than it is currently. Media reports and industry press releases cover wide geographical areas and try to aggregate data in order to present information that is easier to follow. However, they rarely recognize the unique issues that directly impact the supply and demand in individual communities or market segments. This is especially true where smaller, non-urban communities like Whistler and Pemberton are concerned. Current thinking and headlines would suggest that real estate activity in southwestern BC is at an all-time low and that prices are declining monthly. Headlines suggest that sales are down as much as 40% as compared to the peak of the market and that prices are down by 10% in the last 12 months (and even more in the high-end/luxury market). The pressure on prices to move downward is in direct correlation to sales activity but also varies based on the type and amount of inventory available in any one segment of the market, as well as the needs and opinions of buyers and sellers in regards to the future. That brings us to the age-old question: What has happened in Whistler in through the first half of 2019 as compared to one year ago? Market activity has followed the regional trends being reported. Overall activity in Whistler has declined 37.5% as compared to the same six-month period a year ago. All property types have seen a significant decline in the number of transactions with townhouses and condominiums being impacted the most. The current level of activity is equivalent to that experienced in 2009 (pre-Olympics). The primary difference in today’s market is that the overall number of properties being offered for sale is less than half of what it was ten years ago. The slowdown in activity has caused a steady overall increase in the number of properties being offered for sale and lengthened the average time on the market for sellers. That said, interest in Whistler properties has been, and is currently, sufficient to offset those sales trends. As a result, overall average prices have remained comparable to a year ago at this time and have slightly increased since the start of 2019. Price wise, the various market segments have responded differently to the slowdown in sales activity. The townhouse market has seen a drop of 11% since the beginning of the year. Meanwhile, condominium sales have increased 11%, largely due to strong rental revenue opportunities. Single family home values have risen by 7.2% since the beginning of 2019 despite being 5% below where they were a year ago at this time. Clearly the amount and type of property being offered for sale has a significant impact on market performance.

MARKET REPORT What Should we Take Away from this as a buyer or seller? 1. Those interested in buying or selling real estate in Whistler should not assume that what is being reported as market conditions in other areas or regions of BC or Canada accurately reflects what is happening in Whistler 2. On average, sellers can expect that their property will remain on the market for a longer time period than sellers experienced in the recent past. However, if properly priced, they will attract significant interest and may sell quickly. 3. There continues to be a historically low number of properties being offered for sale. This will be the reality for the foreseeable future. Buyers should not hesitate when they find their dream property. The best way to ensure that you will have a successful buying or selling experience in Whistler is to use a full-time, local real estate agent who can use their specific expertise in the market to provide you with detailed information specific to your unique situation.

MARKET REPORT PEMBERTON

Much has been made recently of the state of the real estate market in southwest British Columbia. Pemberton has certainly not been immune to the trends as market activity in the first-half of the year was significantly slower than it was this time last year. However, even though activity has been slower, average sales prices have remained at the same or slightly higher levels during the first half of 2019. The pressure on pricing to move downward is directly related to sales volume but it will fluctuate depending on the type and the number of properties available for sale. Combine this with different local factors that impact buyer and seller psychology and confidence within a marketplace, and we find that small marketplaces will vary. Sometimes they will differ significantly from reported regional or national trends. As the saying goes, real estate is a local phenomenon. In Pemberton, despite an approximately 30% drop in sales in the first half of this year as compared to a year ago, the overall average transaction value has increased by 8% since a year ago to $538,000. This is largely due to an increase in the average sales price of single family homes which now stands at $1,026,000. Condominium and townhome values have consolidated by about 4% to $376,000 for condos and $576,000 for townhouses. The slowdown in activity has meant that the total number of properties offered for sale has increased by approximately 20% when compared to the historical low of the recent past. Thus, giving more opportunity to buyers. Not only are we seeing less urgency from buyers, it also means that sellers are experiencing a longer time on the market than they were a year ago. However, the interest in Pemberton remains high with young families, recreational enthusiasts and small investors. Well-priced properties get immediate attention as the number of opportunities remains limited. Family-style accommodation with 2 to 3 bedrooms is in particularly high demand at the moment. It is important to remember that Pemberton is a micro marketplace and changes in supply and demand will have a more noticeable impact than in larger marketplaces.
