OUR STORY The year is 1978, and The Whistler Real Estate Company has just opened its doors. At the time, Whistler Mountain has been officially open for 12 years, and the Village as we know it has only just begun being built. Now, fast-forward to the current year. As the longest serving real estate company in the community, we have not only maintained our position as the number one real estate brokerage in Whistler-Pemberton, but we are proud to have been an integral part of our town’s development. Despite the valleys and peaks of the ever-changing markets, through building booms, Olympic glory, economic downturns and through global-wide pandemics, The Whistler Real Estate Company continues to be a locally run company. WHISTLER MARKET REPORT

WHISTLER 2021 YEAR END SUMMARY To say that 2021 was a busy year would be an understatement! Sales activity started out very strong, with the first three months of the year seeing 110 unit sales per month. The rest of the year continued at a steady strong pace – about 70 units per month – only slowing slightly during the Christmas season. The market broke records in terms of sales volume, exceeding $1.5B in sales – an increase of 35% over 2020, which was a record-breaking year in itself. The increase in demand for properties in Whistler was due to a result of historically low-interest rates and a desire to move to and/or invest in smaller centers, which are being seen as safe havens during the pandemic. While the buyers of Whistler properties have historically been Canadians (primarily from the Lower Mainland), there is also typically a strong foreign buyer component (comprising of roughly 20-25%). In 2021 however, the market differed in terms of where the buyers came from, with a shift away from foreign investment, with 95% of the buyers this year coming from Canada. As with all other markets in B.C., Canada, and North America, demand exceeded supply in all segments of the market. The result of which was an increase in prices across all categories as compared to 2020. By the end of 2021, the supply in the Whistler market reached an all-time low. 6 WHISTLERREALESTATE.CA 604.932.5538

WHISTLER MARKET SNAPSHOT The strength in the market came from all sectors of the housing mix. The single family and townhouse markets continued to see strong sales over 2020, due to pandemic demands for non-communal ownership. The luxury component of the Whistler market, already strong, showed no signs of weakening with a record-breaking 68 sales over $4,000,000 and with a top reported sale of $17,000,000. The market for vacant land in Whistler was also very strong compared to previous years, primarily due to two project sales in the valley. The first is Wedgewood, which has been selling new phases north of Whistler, and the second is RiverRun, a project in Cheakamus that was launched in Autumn, and at the end of December, only had two lots remaining. The condo market had weakened in 2020, but recovered in 2021 as the Hotels (Phase 2 – Condo Hotels) saw strong occupancy through the summer and into the winter. As the tourism market returned to Whistler, the sales of these types of condominiums returned to more normal levels.

A: My business started out of a passion to support the Whistler community and selfishly, to afford the opportunity to live in the greatest town I could imagine building a life in. Initially, I worried that an already active community wouldn’t need a fitness and rehab coach, but I realized quickly that they need my services even more to continue their beloved mountain activities. My inspiration to continually grow Peak Training + Rehabilitation Studio is to build the dream team of coaches and Kinesiologists that can support our incredible community members, whether they’re high-level athletes, weekend warriors, young sports enthusiasts or those managing chronic illness who want to remain active. Q: Whistler is an active town with no shortage of options when it comes to sports, what would you say are the top three reasons clients come to you? A: 1. Chronic/nagging pain and old injuries that hold them back in their athletic endeavours 2. Desire to learn how to effectively weight train and to create a lasting habit that builds strength, improves endurance and prevents injuries 3. Acute injury rehabilitation during or after physiotherapy Q: What is one form of healthy living you think not enough people are doing these days that is important? A: This might sound a little strange….but BREATHING! Taking full, deep, diaphragmatic breaths is imperative to a healthy mind and body. Not only does proper breathing encourage a relaxed nervous system so that we can optimize health and recovery, but it also allows for better body mechanics which can help reduce tension and discomfort through the neck and shoulders, an issue that impacts so many. Most importantly, the nervous system is closely related to mental health and to our pain state so maintaining its balance should be an integral part of a selfcare and rehabilitation routine. 23


WHISTLER SOUTH Where It All Began While Whistler Village is the main hub for the majority of the resort’s amenities, Creekside is where this town entered the history books. It’s where the lifts first spun on Whistler Mountain in 1966 with hopes to secure the Winter Olympic Games. In 1989, local ski racer Rob Boyd crossed the finish line at the bottom of Dave Murray Downhill to become the first Canadian to win gold at a World Cup Downhill race on home soil. When the Olympics did arrive in 2010, Creekside base (in particular Dusty’s Bar) was where spectators and fans celebrated long into the night. The neighborhoods of Whistler South stretch from Nordic (just south of Whistler Village) to the southernmost neighborhoods of Cheakamus Crossing and Function Junction. A: Taekwondo is one of the most dynamic martial arts in the world! It is designed to train your spirit, and develop physical fitness to instil students with etiquette, modesty, perseverance, self-esteem, leadership, strong work ethic, manners, patience and respect. These are the tenants of Taekwondo which prepares students to be strong, determined and cope with anything life throws at them. Q: As a dedicated community member, we often hear how you go above and beyond for your students to ensure they have a safe space to come, what drives this unconditional care? A: All children deserve an opportunity to excel in life! I believe in teaching through encouragement and discipline in a safe environment. Helping prepare our children to achieve anything they may wish for in life is a great accomplishment for me! Q: What is it about Whistler that keeps you calling this place home? Q: How did you get your start in the restaurant industry? A: In Gatineau, QB, at the age of 14, I landed a job as a dishwasher/salad boy at one of the top restaurants in Canada. I needed the money for a great 10 speed bicycle and my Rossignol ST650s. It inspired me to make a career out of preparing and serving delicious food for 25 years in the concession and catering business in Ontario. Once my pro skier sons got established in Whistler, I realized I needed to sell my sailboat in the Caribbean and move to Whistler permanently to open a good restaurant and ski/golf every day. Q: What makes Legs Diamond so unique in the Whistler food scene? A: We are a family-run business that specializes in local meats, fish and vegetables in an intimate space in the Upper Village with warm wood intimate interior. We exclusively sell BC wines from growers whom we know personally. I do all the cooking, with one helper and two servers, five nights per week. It’s hard for our customers to choose between the salmon, the steak frites, the lamb or the duck, so they come back night after night to try everything on the menu! Q: Tell us the story behind the name, Legs Diamond? A: While reading Kitchen Confidential by Anthony Bourdain, I came upon his story about Legs ‘Jack’ Diamond, who was a gangster in New York in the 1920’s. He was a good dancer, like me, and it made me think about the need for strong legs to ski a black diamond run. He was an incredibly tenacious character who made a name for himself, like the Pettit boys – my sons!

The major draw for us were the amazing Pemberton soil, abundant water and awesome farming community - the beautiful surrounding mountains sealed the deal! Q: As a society we are increasingly becoming more aware and passionate about the food we consume – what is one thing you’d like to express to community members about your farm that they may not know? A: As a small, highly diversified farm we focus on growing greattasting varieties and unique veggies that can be hard to find in most grocery stores. Our customers rave about the freshness and quality of our produce, but it’s pretty simple – most of what we grow is harvested only a day or two before it gets into their hands. Q: What is the most interesting dish(es) you’ve made using vegetables you’ve grown? A: Tomato ice cream! Or chocolate eggplant cake? We seem to love sneaking veggies into desserts! Q: How can locals support your farm year-round? A: Order your veggies through our online store from May through December. We have pick-up locations in Pemberton, Squamish and Whistler. PEMBERTON 2021 YEAR END SUMMARY The Pemberton real estate market continued to be strong through 2021 and continued to benefit from two key factors. The first factor is the historically low-interest rates. This has allowed the working family market, which is so important in Pemberton, to make the move to a first-time home, or a newer, larger home. The second is the buyer migration market trend in B.C., where homebuyers are leaving urban areas and moving to a more rural environment. Pemberton, with its large farms, excellent recreational opportunities, and small-town feel has benefited from this trend over the past year. With the available properties, including new lots in Tiyata and Sunstone, including the new Duplexes in Sunstone, Pemberton was as ready as it could be to meet the current demand. PEMBERTON MARKET SNAPSHOT The Pemberton market has benefited from a combination of new project sales (Tiyata and Sunstone) combined with strong single-family home and acreage property sales. The two categories that saw lower unit sales in 2021 were the condominium and townhouse markets. This was due to the lack of inventory as prices increased. Duplexes have become a notable category in Pemberton, as the Sunstone development sold 23 over the course of the year for an average price of $1,119,000. The current average sales value overall for the Pemberton area is $932,305, an increase of 30% over 2020. This is largely due to the focus on single-family homes, acreages, and the new duplexes.
