The housing provider has scheduled the event for May 10 in the Sky Lounge at the development, which is part of Riverscape, a scheme on the banks of the Thames in Royal Docks.

what’s new?

Legal And General is currently offering a £5,000 contribution towards buyers’ costs when purchasing a new home. The idea is to lessen the burden of purchasing a property, be that stamp duty, moving costs or legal fees.

The £5,000 is deducted from the overall cost of the property on completion with the purchaser responsible for assigning the cash appropriately.

Stamp duty increases don’t appear to have dampened the expectations of buyers according to a recent report by property portal Rightmove. The company reported a new record average asking price in April with a rise of 1.4% to £377,182. This increase of £5,312 comes against a backdrop of tax increases and the largest number of homes for sale at this time of year for a decade.

In London, the average asking price rose to a record £699,200, up 0.4% year on year with sellers taking an average of 65 days to find a buyer – just over the national average.

“We’ve seen our first price record in nearly a year, despite the number of homes for sale being at a decade-high,” said Colleen Babcock, property expert at Rightmove. “The increased choice seems to be bringing more movers into the market, with both buyer and seller numbers up as the market remains resilient. Confidence from new sellers is a good sign for the overall health

of the market, but they do need to be careful when setting their asking price.

“The high level of supply in the market right now means buyers are likely to have plenty of homes in their area to choose from and an overpriced property will stick out for the wrong reasons.

“It’s important to remember that among records and national trends, Great Britain’s housing market is made up of thousands of diverse local markets, each uniquely responding to market changes and world events.

“London, for example, is likely to

see greater knock-on effects from US tariffs than the rest of Great Britain, while northern regions appear to be performing more strongly post-stamp duty rise. It’s difficult to predict what the next few months will bring, but if mortgage rates reduce more quickly, it would be a helpful boost to buyer affordability.”

Rightmove data shows sold prices in Tower Hamlets were down 4% on last year and 13% down on their 2021 peak. Values in Greenwich were up 1% on last year but down 2% on their 2022 peak. Newham sold prices saw a 3% fall year-on-year, but remain similar to their 2022 peak. Southwark saw prices plunge 6% over the last year, 4% down on their 2018 peak. The picture in Lewisham was brighter, however, with prices rising 6%, 4% up on the 2022 peak.
