Jim understands the value and importance of tillable acreage, how cattle stocking rate affects rangelands, the ins-and-outs of water rights, habitat management, and a lot more. Along with a desire to get to know a prospective seller or buyer, Jim’s ability to gauge a property’s values and understand the desires of a buyer is a large part of his success–the rest of his successes are the result of his approachable and personable demeanor. Always willing to share a favorite fishing hole or be the one to buy the first round, Jim finds that nearly all of his clients come to him first through business but then remain as friends. In 1991, he opened the Grizzly Hackle fly shop in Missoula, a brand that became synonymous with fly fishing in Southwest Montana. When his fishing clients started turning to him for help buying Montana ranches of their own, ranch brokering became a logical next step in his career. In 2002, he sold the fly shop and dedicated all of his time to ranch brokerage, eventually founding Western Ranch Brokers. Jim and his wife Cassandra split their time between Bozeman and the Bitterroot Valley in Montana. When not fishing or in the mountains, they enjoy traveling the West to visit their adult children.
Bill Boyce’s background in the ranching lifestyle runs deep. With a lifetime of running ranches and more than 15 years of experience on both sides of the fence—representing buyers and sellers—Bill occupies a unique position in the ranch brokerage business. His passion for first-hand, boots-on-the-ground knowledge is as rooted as his Montana legacy while his experience means he understands the complexities of each transaction. His business instincts paired with his ranching know-how prove invaluable to a broad spectrum of people. Before, during, and after a ranch sale, Bill’s steady demeanor and willingness to share his lifetime’s worth of knowledge allows a ranch’s legacy to carry on under new ownership. From cementing a ranch’s heritage to protecting a new owner’s investment, Bill’s ability to listen and assist when needed is core to his success. For over 30 years he’s managed the family ranch in Central Montana where he handles all facets of a large ranch operation.
Caleb Campbell knows well the intricacies of what owning a ranch in Montana really entails. As a fourth generation Montanan, his background and education give him a unique insight into the past, present, and the future of ranch brokerage in the West and what that means to Sellers and Buyers alike. Caleb understands current and past trends in the ranch brokerage industry, including but not limited to land stewardship, modern agriculture practices, water rights, wildlife habitat and procurement, and maximizing investment and income potential. With a degree in animal science from Montana State University, Caleb is an expert on the ground while his business experience means he can work through the most intricate details of any transaction. Caleb’s ranching background pairs nicely with his modern tech savvy and worldly experience—he’s traveled to six continents, studied abroad in Scotland, and worked on a cattle station in New Zealand before settling down to continue the family traditions in Montana. When he’s not working for clients he can be found on horseback at a friend’s branding, hunting and fishing every corner of Montana, or at home settled on the family ranch with his growing family.

CUSTOM BROCHURES
We design a custom brochure for each of our listings, providing potential buyers with a professionally printed copy. Brochures typically include a property overview and have informative sections on the land, improvements, ag operations, water and mineral rights, and any other features that make a property unique.
The brochures also often note the property’s surrounding areas including local amenities and attractions for those buyers who may be less familiar with the location. Each property brochure is available on our website, requiring interested parties to submit their information in order to download the brochure. We then personally follow up with each inquiry and add them to our database to receive future information.
MAPPING
Maps play a critical role in capturing each property’s attributes. We employ only the best mapping software engineers to ensure boundaries are clear, homesites are easily realized, and orientation is appropriate. Western Ranch Brokers marketing program includes a digital interactive map for each property on our website and often additional bespoke map images that help illustrate the most important features of each listing.

The growing need for food donations in our community is what inspired Western Ranch Brokers to donate to the Producer Partnership. Partner and Broker Bill Boyce generously donated two steers from his family ranch in Lewistown, Montana which will supply roughly 625 lbs. of beef to the community. Bill says, “ It may be a small contribution, but there’s an obvious and direct need to help supply quality protein to Montanans. There’s also a sense of comfort knowing the beef we donated was raised locally, processed by a trusted organization, and distributed to the people who need it the most. Taking care of our own is part of the cowboy code. ”

RELATIONSHIPS IN REAL ESTATE
Montana law requires real estate licensees who are acting as agents of sellers or buyers of real property to advise the potential sellers or buyers with whom they work of the nature of their agency relationship.
SELLERS AGENTS
A seller’s agent, under a listing agreement with the seller, acts solely on behalf of the seller. A seller can authorize a seller’s agent to work with subagents, buyer’s agents and/or transaction coordinators. A subagent of the seller is one who has agreed to work with the listing agent, and who, like the listing agent, acts solely on behalf of the seller. Seller’s agents and their subagents will disclose to the seller known information about the buyer which may be used to the benefit of the seller. Individual services may be waived by the seller through execution of a limited service agreement.
BUYERS AGENTS
A buyer’s agent, under a buyer’s agency agreement with the buyer, acts solely on behalf of the buyer. A subagent of the buyer is one who has agreed to work with the buyer’s agent with who, like the buyer’s agent, acts solely on behalf of the buyer. Buyer’s agents and their subagents will disclose to the buyer known information about the seller which may be used to benefit the buyer. Individual services may be waived by the buyer through execution of a limited service agreement.
DUAL AGENTS
A real estate licensee can be the agent of both the seller and the buyer in a transaction, but only with the knowledge and informed consent, in writing, of both the seller and the buyer. In such a dual agency situation, the licensee will not be able to disclose all known information to either the seller or the buyer. As a dual agent, the licensee will not be able to provide the full range of fiduciary duties to the seller or buyer. The obligations of a dual agent are subject to any specific provisions set forth in any agreement between the dual agent, the seller and the buyer.
