Spectacular scenery and tranquility Richard Addington of Jackson Stops & Staff on the lovely Tamar Valley The Tamar Valley, especially the lower half between Launceston and Plymouth, is probably one of the least well-known areas of the Westcountry but includes some of the most spectacular scenery. This lack of famili-

arity is largely as a result of a lack of road access to the valley. For example, in the last 30 miles of the River Tamar there are only four road bridges compared with over 18 on the River Exe, over the same length.

It is not surprising the valley is designated an Area of Outstanding Natural Beauty, Site of Special Scientific Interest, UNESCO World Heritage Site and European Special Site of Conservation, reflecting the many facets and natural attractions the valley has to offer. Its tranquil setting belies its previous industrial heritage, when it was one of the most prosperous mining areas of the country, exporting copper,

silver, tin and lead since the Middle Ages. At one time, Morewellham Quay was reputed to the richest copper port in Queen Victoria's empire. The valley has long been renowned for market gardening, top fruit and other horticultural production that found a market in Plymouth easily accessible by boat. This long-standing prosperity has funded some fabulous properties from the grand manor

houses such as Cothele and Pentillie, Endsleigh, the cottage orné, built at the beginning of the 19 century by the Duke of Bedford, who owned much the valley at the time, mine captains houses and some handsome stone farmhouses many with unspoiled outlooks. JSS have been involved in selling a number of these special properties in the past and have a number more becoming available in 2017.

When looking back over the past 12 months it would be easy to describe 2016 as the year that the farmland market came to a sudden halt after a sustained period of very strong increases in value. While it would be fair to say that the general farmland market has seen a softening of values by as much as 20%, there have also been a number of examples where sales have been very strong indeed. Low commodity prices, uncertainty over the future of direct support payments have not helped. However, the mixed rate of Stamp Duty Land Tax at 5% has appealed to buyers whom might be paying well over 10% on a residential property without any land. There have also been a considerable number of purchasers who have sold blocks of land for commercial or residential development, or for major infrastructure projects like HS2, and have been keen to acquire parcels of land within a fixed area to obtain rollover relief available from Capital Gains Tax. This has led to some pricing hot spots of value this year as such buyers have competed with each other. There hasn’t been a significant increase in supply, which in the round remains remarkable low. I am often asked when we should expect a flurry of farms and land as older farmers eventually call it a day and low commodity prices push people to sell. We are simply not seeing this, as the ownership structure of farms and estates remains remarkably hereditary with owners tenaciously hanging on, often taking little or no earnings. Early indications are that the market will see little movement in values over the coming months and there will be an increase in supply in certain area with continued shortage of stock in areas of high demand. Notable sales in the Westcountry have

Throwcombe Park, a lovely private deer park of about 100 acres

William Morrison of Knight Frank reviews the UK farmland market included Throwcombe Park, a lovely private deer park of about 100 acres with a thriving venison business and the famous Lillycombe Estate, a prime shooting a residential estate on Exmoor. Both attracted significant interest from buyers from outside the region but who have strong connections to the West Country. Throwcombe Park was launched at a guide of £1.5 million and generated significant competition eventually selling

above the guide price. Lillycombe was guided at £5.750 million and while the sale price remains confidential, it did sell for a large premium above the guide. This reflected the importance and rare nature of an internationally renowned shoot, and the type of buyer searching for it.

Stone farmhouses nestled in wooded valleys, contemporary waterside apartments, Georgian townhouses, chic new homes: there is such a diverse range of properties on the market in the Westcountry, it never ceases to amaze me. The best of them are designed to make the most of their surroundings, whether it’s the seaside, the rolling countryside, the wild moors, vibrant cities, or atmospheric towns and villages. 2016 has been an eventful year, to say the least. The experts in these pages discuss events such as Brexit, the US election, and the weakened pound, and how they affect the property market as we feel the first stirrings of spring in 2017. There’s plenty of good advice if you are putting your house on the market, some interesting stuff coming up for auction, and lots of pointers on where to buy if you are searching for a new opportunity. I like the look of Longacre in Birchill, near Axminster, on the market for £850,000 with Symonds & Sampson (p70, and pictured below). Designed by an architect for his (or her) own use, it’s a beautiful fourbedroom home with cracking equestrian facilities, including stables, hay barn and outdoor school. Yes please. I also wouldn’t say no to a three-bedroom flat in Exmouth’s Ocean Quest, a smart new development just outside the town centre, on the market with Savills (p51). Where is your dream home? Pour yourself a hot drink, snuggle in, and happy browsing...

4% rise in house prices predict by end of 2017 Last year was an interesting one in the SW property market. We started by rushing through sales to beat the extra 3% stamp duty which came into effect in April. Then we stalled slightly while the Brexit vote took place, but by the end of the year the market was back in full flow showing a slight increase in transaction levels above 2015 for the year and recording an increase in t he average house price across the region of 3.2% to £222,000 for the year. When looking ahead for the year and wondering how to plan the running of a large estate agency business, I have never been as confident of the future as I am today. This confidence stems from the convergence of many factors which are combining to set up the year ahead as a great year to be involved with property. Money is both cheap to borrow and available to borrow.

Francis Marshall, managing director of Bradleys, reveals why he is confident about the future Interest rates are as low as they have ever been and we are still without any threat of any significant rate rises on the horizon, so we can all feel confident that future mortgage payments won’t have any unforeseen hikes in cost. The ongoing low interest rates are also still leading investors into the property market as money in the bank doesn’t produce the same

return as property and, with a shortage of new instructions coming to the market, it does mean that there is a demand which can’t be satisfied by the supply, which will in turn drive prices up making property a double whammy success story for investors both with return on investment and with capital growth as well. But what about Brexit and confidence? Well the UK economy is per-

forming well and going from strength to strength since business starting looking forward to being free of the ‘Brussels shackles’. Confidence is always the factor which drives or kills the market and currently the country, and particularly the South West, is riding a wave of confidence so all will continue to go well on that front. Then there is the most important reason of all why the market will continue to thrive in the SW and that is it is such a desirable place to be. The beaches, the moors, the areas of outstanding natural beauty, the charm and character of the region prove to be an irresistible draw to so many people who want to relocate or retire to the area. The slowly improving infrastructures make travel easier and Superfast Broadband makes it possible for those who once needed to be in Canary Wharf to

work, now able to operate just as easily from an office or even from home in Devon or Cornwall. So my prediction for the year ahead? I see a clamour for property which will be in short supply. I see prices rising because of the strong demand and shortage of supply. I see the availability of low cost money increasing that demand further as property is still comparatively affordable and full confidence has returned to the market. Conservatively I expect we will see a minimum of a 4% increase in value and by the end of 2017 the average house in the SW will exceed £230,000. That said with all the factors stacked up as they are the figure could be even higher. One thing for absolute certain is that, if you are in a position to buy and want to buy, then you should definitely do it sooner rather than later.

Just occasionally, a new development comes along that stands apart from the mainstream and offers something that you simply cannot find elsewhere. Shell Cove is just such a development.Enjoying a dramatic cliff top setting, adjoining sprawling meadows, overlooking a secluded sandy beach with spectacular sea and coastal views, this new address is set to become one of the most prestigious addresses on the South Devon coast. Its market is the mature buyer looking for a high-quality home in a private community. Conceived and designed exclusively for Pegasus Life, one of the UK’s most prestigious developers of new homes for the over 60s, Shell Cove comprises a mix of just 34 apartments and cottages, set in mature landscaped grounds. There’s a fabulous residents’ pavilion for entertaining, socialising, relaxing or simply enjoying the stunning outlook. The Lodge houses 17 spacious two-bedroom apartments – with lifts – each with its own private, sheltered, balcony terraces, to take full advantage of the wonderful far-reaching sea and coastal views. The apartments offer between 1,200 to 1,500 square feet of accommodation, with light spacious living areas and stylish, beautifully fitted kitchens and dining areas, opening onto the private terrace. Two distinctively different types of cottages form the rest of the development – each cleverly designed to offer options to buyers. The Stables house comprises four one-bedroom, seven two-bedroom and two three-bedroom cottages with between around 800 square

Future is online and traditional During 2016 I noticed a decrease in properties entering the market for sale in Bideford and the surrounding area, compared to 2015. Last year, we had the Stamp Duty Tax for second home purchasers taking effect in April, the vote to leave the European Union in June and, most recently, the shock of the American presidential election of Donald Trump. These were all big changes and solidified my suspicions that all the uncertainty was what has, most likely, resulted in less homeowners joining the market. But could my hunch be proved and what does this mean for the 2017 property market in my area? I set out to find out. I have spent some time analysing data collected from Rightmove.co.uk, which is available to estate agents. I recorded this raw data based on available properties on the market, new instructions and sales agreed for all estate agents, over a period of 16 months, across my area. After several weeks of compiling this information, this anecdotal evidence suggested that my suspicions were correct. Throughout 2016 there has been a 15% general decrease of available properties and new instructions to the open market in the Bideford, North Devon area. Interestingly, when reviewing the same data, but looking at sales agreed with all agents, sales agreed figures had not been hugely affected by this decrease. I believe, due to the lack of new properties, those properties that had been languishing on the market for some time were being snapped up by ‘out of the area’ buyers who were faced with limited choice. However, the knock-on effect that

Luke Williams of Stags Bideford says the market looks positive we have seen in our Stags Bideford office, so far into 2017, has been positive. We have gained a number of new instructions which have been sale agreed even before the property was launched to the market. Others that have been on the

2017 is the year for standing out from the crowd market a little while are getting viewings and offers. I believe 2017 is the year for standing out from the crowd and offering something different, as well as back to basics old-fashioned estate agency. Evidence has suggested that traditional browsing on a PC is declining and, with the increasing daily

use of smart phones and tablets, catching the eye of busy potential buyers is even more important. Impressively, during 2016, stags.co.uk received more than two million visits and more than 90,000 mobile visits every month. We know that property details which stand out are essential in the marketing of any property. Over the last 12 months, all across the Westcountry, Stags have increased the use of professional internal photography, elevated and drone photography, which has proven positive in attracting viewings and, ultimately, lead to selling a property. We are mindful that social media continues to boost advertising and sharing properties are set to play a larger part in 2017. We have also seen an increased number of viewings being requested just hours after having ‘Posted’ on our Stags social media pages where, as a well-known agent, we have a large following. As with any sales and marketing, an online presence is crucial, but we are still finding that some old-fashioned factors, such as for sale boards and proactively keeping in contact with buyers and sellers alike, can have just as much of an impact.

Converted station is just the ticket This property once had a very different vibe: a coming and going place, with a bustle of travellers, a sharp smell of coal smoke, and the occasional sound of a whistle. Now, it is a peaceful country idyll, where all you can hear is soughing wind, birdsong and the steady munching of Dartmoor ponies. This week we are in Luckett in East Cornwall, and our Property of the Week was once the train station there. Diana and Mike Johnstone have owned it for the past 13 years. “We weren’t railway enthusiasts necessarily: we were just looking for our own part of Cornwall,” says Diana. “We were completely taken by the location: this house looks out towards Dartmoor, with a 180 degree view full of natural beauty.” A victim of the Beeching cuts, Old Luckett Station has been imaginatively converted from station master’s house and the station itself. “It’s got such an interesting history, we were surprised that it isn’t a listed building,” says Diana. “We were visited by the family that lived here when their father was the station master, and it was fascinating hearing their memories.” Some interior features salute the building’s past: the ground floor bathroom suite, for instance, which is an authentic white and floral pattern, and the light switches, which are brass and wood. There’s also a clock atop the triple garage, a new addition by Mike and Diana. Other parts are completely different: the waiting room and ticket

Gillian Molesworth takes a peek inside this fascinating Cornwall home office, for instance, which is now a smart timber-clad leisure complex with an indoor heated swimming pool, spa bath, shower room and sauna. You enter the house into a hall with exposed beams and oak parquet flooring. A door leads into the bespoke kitchen with slate floors and a range of oak units topped with a granite worktop. There’s a double Belfast sink, integral dishwasher, and American style fridge freezer. Double glazed windows look out to those astonishing views. Through an archway is the generous living and dining room, with character features including exposed stone walls and beamed ceilings, and a wood burner set in a stone sur-

Days out: Take a trip on the Tamar from picturesque Calstock, or head to the wilds of Dartmoor for a bracing walk. Diana’s guests head to the beach at Looe on the South Coast or Widemouth Bay on the North. Plymouth offers a day’s shopping or culture at one of its theatres or museums. Eat out: Some great pubs in the area: Diana recommends the Royal Inn at Horsebridge just over the Devon Border. Great atmosphere in this 15th century building, with traditional food and ales.

The old station master’s house and the station buildings have been thoughtfully converted and landscaped round. Hardwood double glazed doors let onto the rear patio, once the railway platform, now a lovely place to sit and enjoy the gardens. A further door opens onto a front patio with panoramic outlooks. This side of the house is crowned with the conservatory, a lovely glazed area to sit and take it all in. “I love the conservatory - we use it as a dining room,” says Diana. “It’s amazing how many different species of birds are attracted to the garden: we’ve counted more than 60.” There’s also a ground floor en-suite bedroom, currently doubling as a study with built-in storage. A door opens onto the old station platform, and there’s a useful utility room on the other side. “This is a very flexible house that could be used in different ways,” says Diana. “It has two entrances and the ground floor suite could be used independently. There is also a self-contained studio outside which could provide additional accommodation. “This property would also lend itself to use as a B&B.” Upstairs are three bedrooms, two of them en-suite, and a spacious family bathroom with a beautiful roll-top bath with shower head above. The gardens are a special delight at this property, and Diana and Mike have worked hard landscaping them.

This three-storey cottage has a high-beamed sitting room, and is close to the Erme Estuary and the Flete Estate. The village has a primary school, pub, a Post Office and stores and the Grade I listed church. Agents: Marchand Petit, Newton Ferrers, 01752 873311, www. marchandpetit.co.uk

The Heritage Coast of the South Hams is rich in so many ways. The climate is warm and mellow, the estuaries of the Dart, Avon, Erme and Yealm meander through beautiful woodland, often providing sheltered haven for marine craft. Towns and villages are welcoming, thriving, and full of local produce and activity, and there are tranquil pubs and restaurants just when you need them, and high performing schools are strategically placed. Spectacular seascapes are everywhere, and people want to live here! Top of the “wish list” for buyers is a view of the sea or estuary. Wisely, in times gone by properties were rarely built in the exposed coastal locations – the prevailing wind can be devastating or at least uncomfortable, still to the surprise of

South Hams is popular says Roger Punch of Marchand Petit

Cadover Bridge, Dartmoor

People want to live here! Top of the “wish list” for buyers is a view of the sea or estuary many of our visitors. However, the protected estuaries provide the best of both worlds, and in high demand, whatever the property climate. Over the years the improvements to the M5, A303 and A38 have made the area so much more accessible, and, with the advent of the Internet, “connectivity” has been transformed. This all contributes to the relentless demand for properties along the South Devon coastline, substantially contributing to Marchand Petit’s sales totalling over £200 million just in the South Hams in 2016. Eye-catching super-homes are marvellous for those who can afford them, but it is perfectly possible to acquire a more modest property, maybe not with the best water view, but certainly within the delightful villages and towns of the area. Compromises may have to be made, but enjoying this wonderful environment as a permanent home is possible for most. Even commuting to Plymouth, the region’s biggest employment centre, is straightforward along the quickest

access routes into the city of the A379 and the A38 Devon Expressway. 15 Bolt Head, Salcombe is currently available at £475,000. An immaculately presented three bedroom modern town house, it is superbly located, close to the beach, coastal path and spectacular National Trust headland. Just sold, also on the National Trust coastline, set alone to the western end of the region, is Warren Cottage, a Listed sympathetically renovated retreat, set alone, with captivating views over the English Channel. It was sold, leasehold, in 2016 with a guide price of £595,000. Close to the Erme Estuary and the Flete Estate is the village of Holbeton, which includes a delightful primary school, The Mildmay Col-

ours pub, a village Post Office and stores and the Grade I Listed and beautiful All Saints Church with its landmark spire. In its centre lies West St Marys, a deceptive three storey cottage with high beamed sitting room, currently for sale at a mere £315,000. This typifies the type of property that can regularly be found, just inland but certainly a healthy walk from a beach, in many areas around the region. Demand has continued through the winter with new sales being generated through December and early January suggesting a healthy year ahead for those wishing to sell in 2017. The buyers are waiting! City prospects of fine projects For the Residential property market, 2016 was a year to forget. For those businesses such as ours that offer a Residential Letting and Property Management facility, there was the Autumn Statement promising an end to charging tenants an application fee. But that was it I’m afraid! No timeframe, no policy just a spurious tweet from the housing minister about a consultation period relating to the newly announced policy. All agents and tenants alike want is clarity and this doesn’t provide us with that. Frankly after 2016, 2017 could not have come at a more welcoming time. Walking round the city there are tremendous projects afoot – and not all for the housing of our student population. February 2017, we are told, will see the release of the Government’s latest Housing White Paper and a number of ‘new’ initiatives aimed at increasing the supply of housing across the country. On a local level my predictions for 2017 include seeing the completion of Leeward House at Mount Wise. A stunning development of one, two and three bedroom apartments offering absolutely spectacular views. The start on site of the next phase of Quadrant Quay as part of the successful and ongoing regeneration of Millbay. These developments have been the consistent performers over the course of the last ten years and they are taking shape and maturing nicely, adding significantly to the residential environment having both having come through the difficulties of 2008. A planning application on The Civic Centre from renowned developers Urban Splash. Further development of the Plymouth and South West Devon Joint

Good predictions from Andrew Bullivant, of Atwell Martin, for 2017 Local Plan. A Herculean undertaking involving Plymouth City Council, West Devon District Council and South Hams District Council. Continuation of the Sherford Development with Linden and Taylor Wimpey opening Show Homes and the development starting to take shape. Plymouth City Council has, over the course of 2016, taken a pro-active stance regarding ongoing residential development acquiring a number of sites with the backing of the Homes and Community Agency. The success of this policy will start to become apparent as the redevelopment of the unsightly Colin Campbell Court takes shape alongside the redevelopment of Bath Street, linking the ongoing Millbay regeneration area with Union Street and the City Centre. Most importantly will be the Henley Real Estate planning application and commencement of works on the former Quality Hotel site on Plymouth Hoe. This will see the creation of a number of Residential Apartments and the delivery of a high end luxurious hotel befitting the site and the city. These were brave moves for a cash strapped local authority to make. However, to my mind they were im-

portant interventions and brave decisions that needed making. Not only that, they do draw the attention of those who would invest in our city. Principally, the housing market will see a rise in transactional levels across the city as you would expect, given the developments that I have referred to coming on stream, with a small but positive rise in house prices. The developments that I have detailed are those that would be expected of a large city and we are on the brink of some exciting times that have the potential to uplift our aspirations and expectations for our City of Plymouth. However, a note of caution. The problems of planning delivery and cost of development are causing issues in terms of the rate of delivery, and for the aspirations of our city to be met it is time for Plymouth’s development community to start to move through the gears. Plymouth’s planning team is acutely aware of the issues and I would imagine a proactive response to these particular issues coming forward this year in a similar manner to the much vaunted Market Recovery Action Plan of 2009. SATURDAY JANUARY 28 2017

Record sale of farms in autumn The start of the year is always a good time to reflect on recent sales of farms and country houses, and look forward to the coming year. The autumn of 2016 has seen record sales of farms and country houses across Devon and Cornwall, with substantial properties having sold through our agency. We are one of the few agents that specialise in the sale of farms and country houses across the Westcountry, and we have sold country houses from Port Isaac to Ermington and from North Devon to East Cornwall. There was a considerable uplift in the market throughout the autumn of 2016 following the Brexit vote in June. Notable sales of farms included High Hall at Laneast. This outstanding and very well-located 204 acre stock and arable farm is nicely set just off the Launceston to Hallworthy road. It came with a five-bedroom listed farmhouse, a further four-bedroom house, livestock and storage buildings and 200 acres of quality land. High Hall came to the market at the end of August and after much interest from local and away buyers, sold to a

Country house and equestrian property sales have been aplenty local dairy farmer against a guide price of £2.5m. The owners, Roger and Jean Francis, said: “We wish to thank D R Kivell & Partners for the professional, efficient and personal way they dealt with our property sale. “They certainly made it a pleasure to cope with such a big decision in our lives. As they were recommended to us, we would do the same to anyone considering selling their property. We have not regretted it for one moment. It is very much appreciated.” Wrixhill Farm is conveniently located between Launceston and Milton Abbot and comprises a 264 acre former dairy farm in a popular farming area with a Grade II listed house and a range of buildings. Wrixhill Farm sold to a local estate owner, after much interest, against a guide of £2.5m. North Alston, near Stoke Climsland, has also sold. This quietly located 32 acre residential farm boasts a substantial five-bedroom house, onebedroom annexe, further three-bedroom holiday cottage and traditional barns with potential. This quality country property has sold after much interest against a

Plans are already in hand for our spring marketing, including our West Country Property Exhibition at our London office in Park Lane in April, and the Devon County Show in May. Brexit is not affecting buyers Leading Devon rural agency Luscombe Maye enjoyed an excellent year in 2016, for the sales of farms, land and smallholdings – and now looks forward to helping new or existing clients, with their sale in 2017, despite what may emerge from the Brexit discussions. Luscombe Maye sold in excess of £8 million worth of rural property in 2016. The prices achieved for farms and agricultural land generally in 2016 were greater than anticipated. This was despite the uncertainty surrounding prices being paid for agricultural commodities. In addition, there was an increased demand for farms and land from existing farmers and landowners. In the more recent past, there has been more interest from non-farming buyers, which seems to have reduced slightly. In the area covered by Luscombe Maye, the farmland market was very upbeat. Notable sales included Sherford Down Farm – 288 acres, selling off a guide price of £4 million; Bullhornstone Farm – 100 acres, selling off a guide of £1 million; Torr Farm – 43 acres, selling off a guide of £1.2 million; and Hazelwood Estate – 60 acres, selling off a guide of £2.4 million. Numerous blocks of bare land (arable and pasture), pony paddocks and woodland sold for between £6,000 and £25,000 per acre. Theresa May has recently informed

Stuart Hext of Luscombe Maye is confident for the future

288 acre Sherford Down Farm in Kingsbridge sold off a guide price of £4 million impact on the underlying confidence in the market will be the income that can be earned from the land. Prices paid for commodities in any market can fluctuate as a result of a number of factors, one of the main ones being supply and demand. Theresa May has recently announced that she doesn’t even want us to be part of a Single Market, because we won’t be allowed to enter into any discussions regarding the four freedoms of goods, capital, services and people. However, farmland continues to be a low risk, enjoyable (for some) investment and with the tax advantages that it offers, will continue to be attractive to many buyers. In summary, the scarcity of supply has contributed to the sustained strong prices for farms and agricultural land through 2016 and assuming

the level of supply does not increase and the demand continues at current levels, we expect prices in 2017 would not be too dissimilar to 2016. Our Farms, Land and Smallholdings Department have a good number of motivated buyers looking to buy and it appears from discussions with some of these, that the impending Brexit is not currently affecting their motivation. With the advantages of acquiring farmland far outweighing the disadvantages, and for the foreseeable future (subject to the Brexit deal that may be struck), we can’t see this changing. For more information, call our Farms, Land and Smallholdings Department on 01364 646175 or 01548 857474. Stuart Hext is senior partner of Luscombe Maye

Offering clients that bit extra Richard Copus of Woods Distinctive Homes welcomes 2017 In one of the strangest years politically and economically that any of us can remember, one would have expected the housing market to stall or commence a long fall off a cliff last year. But that did not happen, much to home owners and estate agents’ joy. Things bore up remarkably well. First we saw the London housing market bubble burst. Not really a surprise given the huge increases in values seen in the capital over the previous three years and new tax avoidance legislation kicking in. Then we had the surprise referendum result. The country came down marginally in favour of leaving the EU, and did our world collapse? No (at least not yet!). What Brexit gave everyone and everything was uncertainty and this led to a slight slow-

Farmland continues to be a low risk attractive investment us that Article 50 will be triggered in March and there is then a two year period in which the UK can negotiate a deal with Europe regarding our exit. During this period there will no doubt be much discussion about how the value of farms and agricultural land may be affected. Property markets are built on consumer confidence and the farmland market is no exception to this. The current support received by farmers in the form of the Basic Payment Scheme, from Europe, no doubt plays a part in the prices paid for agricultural land. Whether or not this scheme remains or not, as and when we leave Europe, will have a bearing on land values, but not by such a significant amount, compared to the impact it could have had a few years ago when these payments were higher. The factor that could have more

outlook

Brexit gave uncertainty – but it did not lead to price falls down in transactions and an end to house price inflation for a while, but it did not lead to price falls. So what does 2017 hold in store for all of us? For the first time in living memory the London bubble did not reach the Westcountry and that has meant that the recent fall has not reached us either. There is still a chronic shortage of housing stock and With more people moving into Devon than out and the county’s population expanding from within, this means that house prices are likely to remain pretty much the same as now. More first time buyers bought houses in 2016 than for any year during the last 16 years, thanks to the Help to Buy scheme and because more lenders relaxed their lending criteria. This made the lower end of the market the most buoyant for many agents and this is likely to continue into 2017. The middle market in the south-west pen-

insula was characterised by a lack of supply with uncertainty the driving factor in holding people back from selling and future financial concern encouraging purchasers to drive a hard bargain. I forecast much of the same this year. High end properties and second home ownership were the only bad news items for 2016. Homes over ÂŁone million are inextricably bound up in the London and Home Counties market which account for over 50% of purchases in many parts of our area. Likewise, most second home owners are from out of area and the 3% stamp duty premium walloped on them has led to a noticeable reduction in would-be buyers, although this additional tax has not deterred buy-to-let purchasers so much. As for Brexit, the jury is still out on that. And Donald Trump? Watch this space! Woods has been consolidating its position in the south Devon marketplace and expanding steadily. . In September, the company took over Palmer & Radclyffe in Bovey Tracey. Yours truly, Woods Man on the Moor, is now based in Bovey Tracey and I also work from my home office in Holne covering the southern section of Dartmoor National Park which I have come to know intricately over my years of working and living there. Woods auction department has grown as more and more house sellers appreciate the advantages of a quick, secure sale. The company encourages local auction venues as around 90% of prospective bidders are based down here. Woods has also been developing its Distinctive Homes Department with particular emphasis on period properties. These homes require different marketing from conventional homes to attract the right kind of buyer and specialist knowledge if they are listed buildings or located in conservation areas. With eight offices and longstanding and dedicated local staff, from Amanda Ayshford in Paignton to Dexter Allsworth in Newton Abbot and Nick Wood in Totnes, to name but a few, Woods is able to provide that little bit extra for clients, whether they are selling a two-bedroomed bungalow in Torquay or a barn conversion in Blackawton. That is why everyone at Woods is looking forward to 2017, whatever it may bring! Richard Copus is an actioneer and director of Woods Distinctive Homes

Picturesque Looe harbour in South East Cornwall

W H POPE

Property sales start well in 2017

Cornwall often bucks the national trend in the property market as it is a county people choose to come and live in, and not just for retirement purposes. We saw an immediate return of confidence in the market after Brexit last year, a number of sales being agreed over the £500,000 mark in the first two weeks after the vote. The property market is as solid as granite in South East Cornwall and the area has a lot to offer. From family friendly beaches, picturesque fishing villages and rolling countryside is this a place you really want to miss? The coastline in this region is a hidden gem, with a string of beautiful golden beaches and spectacular views over rugged cliffs from the costal headland of Rame Peninsula round to Whitsand Bay. Here you can join the coastal trail which has been voted The Nation’s Best Walking Route for the second time in a row and it’s not hard to see why. Trailing through a handful of quaint fishing villages, dramatic craggy coves and soft sandy beaches the path will take you round the bay into the popular fishing village of Looe. Looe is unspoilt and full of charm with its narrow cobbled streets, bustling shops and active fishing harbour. You can visit the harbour or Banjo Pier and watch local fishing boats unloading their catches. There are a large selection of eateries in the town with a majority of the menus featuring fresh local fish. . This is an idyllic location with a large selection of properties perched in the valley and into the surrounding countryside, including Higher Pendriffey Barn. A substantial and imposing barn conversion in the countryside of Pelynt, Looe. This detached residence offers spacious reverse level accommodation taking full advantage of the

January and February are good months, says Alan Jones of Kivells countryside views and has many appealing features with five bedrooms and four en-suites with a guide price of ÂŁ550,000. In 1828 the Union Canal was built so that copper and granite from the Caradon area could be transported

‘The market is as solid as granite in South East Cornwall’ and shipped out across the world from Looe harbour. Mining has played an important role in the Cornish industry and the Caradon area of Bodmin Moor is now designated as part of Cornwall and West Devon Mining Landscape World Heritage Site. Dotted around the southern edge of Bodmin you can see evidence of Cornwall’s industrial past.. This is a rural area with spectacular

views across the countryside and moorland which also hosts some quintessential villages. Nestled in a sheltered valley on the south edge of Bodmin Moor is the small village of St Neot. Previously voted village of the decade this small parish has a warmth of community spirt and hosts a selection of carnivals, fetes and flower festivals. Located on the outskirts of the village of St Neot we have Millers Meadow, a river fronted four bedroom detached property with fishing rights for the guide price of £540,000. If you’re looking for a sea front property with coastal views, an atmospheric fishing village, or a moorland village retreat the South East of Cornwall certainly has something for everyone. The market has started off well in 2017 with buyers looking across the whole price range, and I would advise anyone considering a sale this year not to underestimate January and February which are consistently good selling months. Kivells has an excellent team of experienced staff with a sound local knowledge and would be pleased to hear from anyone thinking of selling or buying in the local area. Great scenery and easy access Savills are delighted to report on their continued coverage of the market in East Devon and look forward to launching some exciting new instructions to the market in 2017. The East Devon Area of Outstanding Natural Beauty (AONB) is characterised by intimate wooded combes, large areas of heathland, fertile river valleys and breathtaking cliffs and hilltops. Not to mention the magnificent Jurassic Coastline, England’s first World Heritage Site. In addition to its landscape, East Devon continues to entice both national and regional buyers due to its fantastic communication links, excellent schools, historic villages and market towns. The A30 provides access to the A303. Mainline railway stations at Honiton and Axminster have regular services to London Waterloo and Exeter International Airport provides daily flights to UK and international destinations, including London City Airport. Popular schools include St Peter’s Prep School in Lympstone, the King’s School at Ottery St Mary, St John’s International School in Sidmouth and the highly regarded Colyton Grammar School at Colyton. The coastal towns of Budleigh Salterton, Sidmouth and Lyme Regis are favoured with residents as well as being popular holiday destinations, whilst the market towns of Honiton and Axminster hold regular farmers’ markets and host a variety of independent shops and eateries. Many of the historic villages including Branscombe, Beer, Sidbury and Otterton are characterised by thatched cottages and farm houses, period manor houses and ‘oldie worldy’ fisherman’s cottages. Despite the uncertainty overhanging the UK’s property market as

East Devon has much appeal, says Chris Clifford of Savills a result of Brexit, Savills’ Exeter Office has got off to a flying start this year with plenty of viewings being arranged, sales being agreed and some exciting new instructions to be launched later in the year. This follows some great results in 2016, including the sale of Pinelands

Office has got off to a flying start this year in Sidmouth; a fantastic late Edwardian five bedroom coastal property set in generous landscaped gardens of about two acres, that sold to an international buyer who will be moving to Sidmouth full-time in the near future. We should also mention that during the sale of Ashcombe at Payhembury we were under pressure from the buyers to complete the sale within a month of their first viewing. This was achieved with a lot of goodwill from all parties and a fantastic

local solicitor acting for our clients. Savills is currently marketing Maggietosh in West Hill, Ottery St Mary with a guide price of £750,000. This modern, detached house was built in 2014 and has been finished to an exacting standard with state of the art kitchen and bathroom facilities and under floor heating throughout the ground floor. We are also excited to have been appointed as joint sole agents in the Sale of Ocean Quest in Exmouth, with Prices starting from £725,000. Ocean Quest is an exclusive development of just 11 contemporary homes, set on the Avenues in Exmouth, enjoying far reaching country and coastal views. With a sophisticated bespoke buyers’ register that links all our 106 UK residential offices and 34 London offices and a global website that regularly attracts over 1,000,000 hits per month, Savills are uniquely placed to ensure that we can reach the widest possible audience for our clients’ properties and ensure that the best possible price is always achieved. If you are considering a sale, or would like to discuss the market in further details, please do contact Chris Clifford on 01392 455733, or email cclifford@savills.com Chris Clifford is Associate Director at Savills’ Exeter office

Andrew Jeffery of Webbers outlines the advantages of the auction room There are several reasons why buying and selling at auction could be best. These range from that very special property where the value can be difficult to set due to likely strong demand from more than one buyer, to a property in need of considerable work that makes it unmortgageable. However, it could be of interest to a developer, speculator or a private individual. This sort of property can range from old or newer ones that are tired and need refurbishment, or can be barns or land with or without planning permission to develop. Sometimes small blocks of agricultural land, say from two to 20 acres, will attract considerable in-

terest from investors or private individuals looking for horse or pony land; the same is true for woodland. Often families are left property in a will and with several individuals involved, these can be difficult times to agree what is a fair price. To get over this and to find its real value and get a sale quickly, selling by auction is often the best route. The fall of the hammer at auction is a binding contract with immediate exchange. The title information, searches and all other paperwork is set up as part of the auction pack for potential buyers and their advisors before the sale. So that satisfying sound of “going , going, gone” means no more anxiety wondering if your

Elmscote near Bude, above, and 42 Lakeview near Bodmin both sold at auction last year buyer will pull out. There is never a guarantee the property will sell at auction, but a deal often occurs shortly after. At Webbers we have been successfully selling property by public auction for more than 90 years and this method of sale continues to be ideal for certain types of property. I and our experienced local directors will be able to talk you through the auction process, offer initial market valuation guidance and importantly advise if your property is suitable to recommend a sale by public auction.

While the marketing will be extensive through our 16 office and South West and national networks, we will locate the auction venue as locally as possible for the convenience of buyers and sellers, and often the solicitors. In addition, I will inspect each Cornish auction lot to be familiarise myself with the property. We will be holding our next Cornwall auction on Wednesday,March 8. Call for further information to 01208 73298 or email me on andrew.jeffery@ webbers.co.uk. Alternatively, call any of our Cornwall offices at Bodmin, Bude, Launceston and Newquay.

home from home

Even if you’re not ready to move in yet, investing in a Westcountry home could be the right move If you’re considering a property investment opportunity, you may be looking at holiday letting as one potential option. Having a home from home you can keep returning to year after year is an attractive proposition, especially if it’s in a stunning area of the UK. Being able to earn an income from that home when you’re not there is even more attr active! The continued demand for UK breaks in Cornwall, Devon and Dorset means choosing a property in the South West is a sensible decision. There is a huge opportunity for property owners to benefit from a successful holiday let business, but there are factors to consider if you’re thinking of getting started. Location, location, location Honeypot destinations such as St Ives, Newquay and Padstow continue to be in high demand, with most properties selling out completely during peak months. Whilst this means you can be confident of your bookings, it can make finding an affordable property more difficult. Considering areas slightly outside of these resorts can get you more for your money and an additional garden and car parking space has huge appeal with holidaymakers. Seek local advice cottages.com has local Regional Managers in every corner of the South West. Seeking local advice is the only way to fully understand market conditions, competitors and holidaymaker preferences, so you can prepare and market your property accordingly. Partner with a reputable agency Your criteria for selection should be based on finding an agency that can offer great terms and has significant marketing and web presence, so your property will be seen and achieve the right number of bookings. In fact, many cottages.com properties achieve over 40 bookings each year and have over 90% occupancy! Sell the dream A good agent will offer professional photography services and expert copywriting to maximise your visibility online. Some even offer 360 degree views of properties so that potential holidaymakers get a good luck at what they’re booking. Consider the quality levels you want to offer Understanding what the requirements are for 4 or 5 star grading and getting hands-on knowledgeable advice on how to equip your property accordingly is key. The same applies for ensuring you are aware of the equipment your customers are looking for most to ensure the desired facilities are available. Features such as hot tubs, Wi-Fi or a games room can have a positive impact on your booking levels.

\lss |z h ip{ hiv|{ jv{{hnlz6jvt Since launching at the end of 2015, www.cottages.com has proved itself to be a market-leader in the holiday letting industry. Offering customers a brand new way to plan and book a cottage holiday, the site features more than 19,700 properties and is designed to help customers find the right cottage quickly and easily with optimised search functionality and increased filters. The first TV advert achieved approximately 400,000 online views and the brand now has more than 200,000 social media fans and followers across its six networks. We have achieved more than 300 pieces of coverage since launch, more than half of which appeared in national newspapers. Pv~ z|jjlzzm|s ~hz :89> mvy {ol ovspkh€ ylu{hs thyrl{G 2016 was a hugely eventful year and many of the political, national and worldwide events impacted the leisure and cottage rental sector. The July referendum and resulting shift in currency value, coupled with a general sense of domestic holidays being a good bet and a beautiful Indian summer meant that at cottages.com we ended last year very strongly indeed. The trend for staycations looks set to continue into 2017 and we’re already seeing high demand for key areas during the peak months.

Get the pricing right Every holiday let owner wants to make the best return possible during busy and quiet periods. Up-to-theminute pricing that updates in line with demand is the way to ensure this. By getting expert advice, you can be confident you’re accessing the most relevant information which will provide financial security and great memories for years to come.

_oh{ johunlz hyl ~l zllpun pu {ol zlj{vyG The rapid pace of change in technology has made it easier than ever before for holidaymakers to book their break wherever and whenever they want. More than 80% of bookings are now made online, with fewer customers than ever choosing to use a brochure at all for any part of their booking journey. A huge number of our customers are also now searching on smartphones and tablets, so we’ve optimised all our websites to work across these devices and it's rewarding to see our conversion rates reflecting this investment and hard work. As a result of all this new methodology and people's changing buying habits, the demand for bookings with varying duration and arrival days, other than the usual Friday or Saturday, is very strong. We’ve added flexible arrival dates to accommodate this and it’s reaping huge rewards for owners.

Keeping up to date with the latest innovations is really important in this respect and we have a fantastic working relationship with both Google and Bing, giving us priority support and exclusive access to industry insights and developments from these search engine giants. Last year, this investment delivered over 16 million visits to our websites. _oh{ hyl €v|y wshuz mvy :89?G We’ve seen advance bookings soar during January, with holidaymakers keen to confirm their summer breaks in popular destinations like the South West. In fact the year has got off to a flying start thanks to not one but two record booking days already under our belt! More people than ever before booked their 2017 break at the end of the first working week, making 8th January the best performing sales day in our company’s history – no mean feat considering our brand family heritage spans more than three decades! Not only that, but we then broke that record again just seven days later by a margin of nearly 2,200 additional bookings and 10,000 additional visits to the cottages.com website. While a fantastic milestone to reach, the figures are not entirely a surprise. We know people will be looking at a UK break this year, as consumer research we commissioned in late 2016 revealed a third of us believe it’s easier and more convenient to stay in the UK. The research also suggested the South West is considered to be the friendliest place to holiday in England – so it should be another great year for holiday home owners in the region! Anyone looking to make the most of increased demand in UK holiday destinations and run a successful holiday let is invited to visit www.cottages.com/let-yourproperty for advice and further information.

Getting the best price for your property is one of the key requirements of any agent. In order to achieve this aim you need to find the right type of buyer: the purchaser that values your home above all others. A significant amount of buyers make up their minds on a property before walking through the door or opening a brochure - so first impressions count! You may be better off upgrading your driveway or front façade rather than your kitchen or bathroom. We are often asked, “When is the best time of the year to sell?” and the answer to that question is, “When it best suits you”. Many people wait until the spring, especially for equestrian properties, however, getting ahead of the game can be really worthwhile. New to the market is The Wagon House (pictured, near right). Set in 4.4 acres, this three- bedroom barn conversion has four stables and a 44m x 28m sand school. It’s set in an accessible position in the Blackdown Hills. The property has just launched to the market, and would be ideal as a small competition yard, at a guide price of £550,000. Brewers Cottage in Plymtree, Cullompton (pictured, far right) is a Grade II listed, three-bedroom cottage with stables, stores and 2.43 acres. It’s on the market for OIEO £650,000. Stags has been selling country property for over 140 years, offering unrivalled local expertise to a national market. Experienced and knowledgeable staff are at the heart of the Stags’ ethos alongside a wider team of professionals in lettings, livestock sales, planning and business advice. In an ever-changing market, you need to ensure that your agent has their ‘finger on the pulse’ and we strive to make certain that your property is effectively and strategically marketed to the right audience.

Ex-pats could head to Torbay No market, whether it’s housing, oil or pork belly futures likes uncertainty and that’s what Brexit delivered – a market where both buyers and sellers were reluctant to commit leading to a drop in transactions. However, the reality has been that the impact has not been as catastrophic as some originally predicted. The monthly housing market report from the NAEA (National Association of Estate Agents) for November 2016 showed a record number of properties selling at less than the asking price as well as a significant drop in the number of house hunters per member agency. There was also a slight fall in the number of properties sold by individual member agencies from an average of nine per branch in October and September to eight in November. However, I believe these results are transitory and mask the real picture which is much more optimistic especially when the path to Brexit is clarified and we have a timetable that we can understand and work to. It’s true we witnessed a lot of postBrexit uncertainty with low confidence from both buyers and sellers but the fact is the market resumed its normal volumes by October. The dip in activity during November is almost certainly down to seasonality with sellers postponing putting their properties on the market because of the holiday period which is not a great time to showcase houses festooned with Christmas decorations. Many people tend to feel the Christmas holiday period is a time to reflect and regroup – and to defer such a significant decision as buying or selling a house until the unencumbered New Year arrives and

Region offers value for money, says Peter Turner of Waycotts they can give it the attention it deserves. For me, this masks increasing optimism and an imminent return to a robust housing market. However, there are other factor impacting on the Torbay and South Devon Housing market.

Imminent return to a robust housing market Post-Brexit uncertainty has damaged the value of Sterling and not only are there many older people reconsidering their plans to retire to warmer climes and are now looking for the value-for-money alternatives that the Westcountry can offer, we will see many who are already living abroad look to return as the value of their overseas assets and their pen-

sions are eroded due to a weak pound. And where will they be looking at? South West locations such as Torbay offer comparative value for money. It has a desirable lifestyle and, despite its current difficulties, a health service which will remain free at the point of delivery. Combined, this may well fuel a resurgent local housing market. That said, although the RICS’ (Royal Institute of Chartered Surveyors) UK Residential Market Survey of November last revealed that buyer demand edged up for the third consecutive month, there was no increase in new supply for the ninth month in a row and this shortage, especially of quality properties, is the main drag on a fully resurgent market. The market may continue to improve while interest rates remain low and the shortage of supply could marginally increase house values. The real key to returning to robust volumes is the attitude of both buyers and sellers and the realisation that Brexit has not changed anything that much and, if you’re looking to move, don’t hesitate to get your property on the market. Chris Watkins of Charles Head estate agents looks at the year to come The month of January in Salcombe is a period of transition. A number of independent shops within Fore Street and Island Street are currently being renovated and restocked in preparation for the herald of the new season, which traditionally begins with February half term. January is the month where New Year’s Resolutions are reflected upon and tested. For example, from a potential purchaser’s perspective, if their offer were to be accepted on a property which they viewed in Salcombe during the month of January, can the legal conveyance be completed for it to be utilised and enjoyed for Easter? Equally, for a Salcombe resident, who is contemplating to sell, the question which they may well be invariably asking themselves at this present time is whether they go to the market now, or wait until Easter? World politics have an impact on the volume of property stock being placed to the market in Salcombe, particularly as a high proportion of

potential vendors are in that fortunate position of not being motivated to sell due to the usual trilogy of death, divorce and taxation. In an age of 24/7 media, if negative reports from world news are one of doom and gloom, then a Salcombe estate agent's previous property valuation may not automatically be converted, to become a new instruction to bring immediately to the market, until there is more positive news reported. This whole conundrum has been exacerbated at the beginning of 2017 due to the concerns as to the inauguration of 45th President of the United States of America and the decision of the Prime Minister of the United Kingdom as to whether to adopt a hard or soft Brexit exit strategy on Article 50. By the end of the working week on 20th January 2017, both Donald J Trump has been sworn as Commander In Chief at the White House and Theresa May has made her decision known as to how Britain will leave the

An architect’s own home is where his heart is It’s a good rule of thumb to look out for homes that architects designed for their own use. Unhampered by clients, the architects can really fulfil their own vision. Longacre in Birchill, near Axminster is one such house, originally designed by a local architect in 1949. Spacious and filled with light, this great house makes the most of the attractive rural views. A double sided wood burner opens into two rooms, connected by double

doors; it’s a warm and welcoming space for entertaining. Sensitive use of materials such as slate and solid wood flooring give this house a natural feeling, and in the kitchen are granite work surfaces and high quality appliances. Accommodation include a drawing room, dining room, kitchen/breakfast room, study, and offices. The house has four bedrooms. The master bedroom is en suite, with hand-made beech wardrobes and a south-facing balcony. There’s also a family bathroom. The property has gardens, land and great equestrian facilities: a stable yard, outdoor school, and wellfenced paddocks, in all about 11 acres. In the landscaped gardens boast a range of flowering shrubs, mature trees, and flower beds, as well as a formal pond and a pergola. A small apple orchard and kitchen garden has been planted by the current owners, and there are a greenhouse, outbuilding, and garden stores. The nearest hunting is with the Cotley Harriers, and there’s racing at Taunton or Exeter. Longacre is on the market for £850,000 with Symonds & Sampson, Axminster, 01297 33122, www.symondsandsampson.co.uk.
