Ex-pats could head to Torbay No market, whether it’s housing, oil or pork belly futures likes uncertainty and that’s what Brexit delivered – a market where both buyers and sellers were reluctant to commit leading to a drop in transactions. However, the reality has been that the impact has not been as catastrophic as some originally predicted. The monthly housing market report from the NAEA (National Association of Estate Agents) for November 2016 showed a record number of properties selling at less than the asking price as well as a significant drop in the number of house hunters per member agency. There was also a slight fall in the number of properties sold by individual member agencies from an average of nine per branch in October and September to eight in November. However, I believe these results are transitory and mask the real picture which is much more optimistic especially when the path to Brexit is clarified and we have a timetable that we can understand and work to. It’s true we witnessed a lot of postBrexit uncertainty with low confidence from both buyers and sellers but the fact is the market resumed its normal volumes by October. The dip in activity during November is almost certainly down to seasonality with sellers postponing putting their properties on the market because of the holiday period which is not a great time to showcase houses festooned with Christmas decorations. Many people tend to feel the Christmas holiday period is a time to reflect and regroup – and to defer such a significant decision as buying or selling a house until the unencumbered New Year arrives and

That said, although the RICS’ (Royal Institute of Chartered Surveyors) UK Residential Market Survey of November last revealed that buyer demand edged up for the third consecutive month, there was no increase in new supply for the ninth month in a row and this shortage, especially of quality properties, is the main drag on a fully resurgent market. The market may continue to improve while interest rates remain low and the shortage of supply could marginally increase house values. The real key to returning to robust volumes is the attitude of both buyers and sellers and the realisation that Brexit has not changed anything that much and, if you’re looking to move, don’t hesitate to get your property on the market.
