FED RATE CUT: ON SEPTEMBER 17, THE FEDERAL RESERVE REDUCED THE FEDERAL FUNDS RATE BY 25 BASIS POINTS (0.25%) TO 4.0%–4.25%. THIS WAS THE FIRST CUT SINCE DECEMBER 2024 AND WAS INTENDED TO EASE RESTRICTIVE MONETARY POLICY.
MORTGAGE RATES FALL: FOLLOWING THE FED'S MOVE, 30-YEAR FIXED MORTGAGE RATES HAVE DRIFTED INTO THE LOW-TO-MID 6% RANGE, THEIR LOWEST LEVEL SINCE LATE 2024. HOWEVER, RATES ARE STILL SIGNIFICANTLY HIGHER THAN THE LOW PANDEMIC-ERA LEVELS, WHICH CONTINUES TO LIMIT MARKET ACTIVITY.
"LOCK-IN EFFECT" LOOSENS: WHILE THE "LOCK-IN EFFECT"— HOMEOWNERS WITH VERY LOW RATES BEING UNWILLING TO SELL—IS STILL A FACTOR, IT IS BECOMING LESS OF A CONCERN. THE SHARE OF HOMEOWNERS WITH MORTGAGES BELOW 6% HAS FALLEN FROM ITS MID-2022 PEAK, THOUGH IT REMAINS A SIGNIFICANT FACTOR IN LOW RESALE INVENTORY.
