With our Full Service package, our dedicated team takes care of everything, both in and around your home, down to the last detail. This means top occupancy, returns, unlimited use of your own home, and more free time for you!
Pricecategory
To determine the right price for your home, we combine three pricing strategies:
Price category
Together with you, we select an appropriate price category based on your home's features . Within this category, we set minimum and maximum rental prices.
Price period
We work with ten different price periods linked to busy times.
Popular times like holidays have higher prices, while typical quiet weeks have lower prices.
Maximumreachthroughourpartners
Dynamic pricing
Within the chosen price category and periods, the rental price automatically adjusts based on supply and demand.
This flexible pricing results in more bookings.
Our algorithm can lead to up to 20% more revenue!
For a wide-reaching promotion, we advertise your vacation home on various platforms. Additionally, our partners list your accommodation on hundreds of other websites This means that through our collaboration, you have an even broader reach. Your calendar and prices are updated in real-time, eliminating the possibility of double bookings Furthermore, your net returns remain consistent for each booking, whether it comes through our own channel or one of the affiliated partners.

What does the rental guarantee entail?
We are so confident in our rental concept that we promise you a return guarantee for the first year of our partnership
We believe that during the guarantee period, we can generate more gross rental revenue for you than in the 12 months prior to the collaboration.
If you are not convinced after a year, you will receive a full commission refund* It's that simple!
Who is the rental guarantee for?
Owners who rent out themselves but need peace of mind and/or more returns
Owners who rent through another rental organization but are dissatisfied with their services or the returns achieved so far.

Term
We start with a short-term collaboration of 12 months to get to know each other If it works well, we extend it by another 12 months each time
Personaluse
Of course, you can use your own vacation home without limits! There is no maximum stay duration, depending on municipal regulations. Through the owner ' s login, you can easily reserve your stay in your own home First-degree family members can also use your home in this way
For personal use, you do not pay rent However, the municipality may charge tourist or commuter taxes If you choose Full Service, you will only pay (at a reduced rate) for cleaning and (optional) linen
Trackingbookings
If you like to keep an eye on things, no problem: you get access to our reservation system, where you can track everything
Damage
Welcome in guarantees its guests We have a damage fund instead of a deposit, so damages up to €2,500 per booking are covered Guests pay a small fee per night If there is damage, Welcome in handles the resolution Of course, we do this in consultation with you
Contact with guests
We ensure that your guests receive the right booking information and are available to them for questions before, during, and after their stay
Our team consists of both Dutch and German employees, so we can assist guests in their own language. In case of emergencies during vacations, we are available outside of business hours (for full-service homes) on our emergency service.

Digital lock
Guests open the front door with our app on their smartphone. Owners receive a master key pass that always grants access
With the digital lock, guests can arrive whenever they want, everyone within the booking has the 'key' in their pocket, and we can manage who has digital access to your home
The digital locks are custom-made and mounted on your vacation home's door by our caretakers, without permanent alterations If you choose a digital lock, you pay a €395 deposit per front door, which you will, of course, receive back when our collaboration ends
