Planning Commission okays Gem Hotel project

The Idaho Springs Planning Commission recently approved a plan to construct a new hotel/café property at 1503 Colorado Blvd.

The proposed Gem Hotel features eight rooms, a café and parking.

The owner/developer is Craig Levy of Indian Hills.

The architect is Root Architecture and Development, LLC, of Evergreen, with a projected cost of $1.6 million.

Planning Commission documents say, “Architectural features include an Italianate façade with a ground level storefront, second level single hung windows, an articulated brick cornice, and engaged brick columns. It will be clad in unpainted “orange” brick with black trim. There is a “secondary” structure on the west side of the property along 15th Ave. — a small house dating back to the second half of the 1800s. The structure is proposed to remain as a “caretaker unit.” The applicants propose painting this structure black to complement the hotel trim. The proposed project’s design is in character with the requirements of the Downtown Historic District.

The new three-level hotel building will be larger than the two-level building it replac- es so that it may impact scenic view corridors for neighboring properties.” Parking for the property is provided Alley on the south side.

The Idaho Springs City Council is slated to discuss the proposed project on Monday, Nov. 13.
