Transforming Australian modern home design, James Hardie has launched their latest innovation, Hardie Oblique Cladding, a fibre cement shiplap board solution which adds clean lines and geometric precision to a home’s exterior.

Installed vertically, Hardie Oblique Cladding exemplifies modern minimalism, providing a sleek, confident and contemporary effect.

Combining 200mm and 300mm widths of Hardie Oblique Cladding in a bespoke arrangement showcases its versatility. This combination used by Myles and Lucinda Laing on their home ‘Twin Peaks’ gives it a distinctive appearance. To make the exterior even more striking, the couple elected to combine the vertical cladding with vintage bricks.

Why did you become a real estate agent?

I think it is more that our Principal Phil Haley chose me, I was working at Australia Post and he was so impressed with my service that he asked me to give him a call if I have decided to change career, it took him two years to convince me to accept the job but he said it was worth the wait.

Tell us about the first house you sold?

My first and the most memorable sale, was with a 92-year-old lady who was referred by my friends from the church. My vendor speaks limited English so she would like to work with someone she can really trust. The property was a 1-bedroom apartment in Kingswood and it was sold for favourable price that enabled her to secure a retirement home. I have helped her as well to sell her furniture and other stuff online and helped in any way I can possibly do which made me realised that being a real estate agent is not just selling a property, it is more than that, it is really helping and caring people especially the elderly. The last time we spoke she said she will miss me. So, I went and visited her in the Nursing Home and left her an orchid.

What do you love most about being an agent?

Knowing that I have been able to help my clients achieved their goals and dreams in this property market and I have been part of their journey. Also, my genuine care for my clients has helped me achieved consistent awards not only Locally and Nationally but also Internationally.

Melissa Jerzyna – Penrith

Melissa Jerzyna, a Senior Property Manager for LJ Hooker Penrith, has one rule when leasing property and that is to place tenants she would happily have living in her own home.

Her criteria has helped the agency to build a management portfolio of more than 600 properties.

“It is very important for everyone to match the right person with the right property,” Ms Jerzyna said.

“We also treat both landlords and tenants the same. At the end of the day, without respect for both parties you have chaos and small issues manifest into larger problems. Mutual respect is the only foundation on which to build solid relationships.”

Ms Jerzyna started working in real estate straight out of high school more than 20 years ago. With a passion for all things connected to the property market, she took an entry-level position as a receptionist. Just a year later, she was promoted to property officer and later into a management position.

Ms Jerzyna joined LJ Hooker Penrith 12 years ago and has won the network’s title of NSW Property Manager of the Year four times in the past five years. She has twice been the recipient of LJ Hooker’s International Property Manager of the Year. She is also a member of the prestigious LJ Hooker Captain’s Club which recognises the network’s top performers.

Ms Jerzyna’s day-to-day tasks include accounts, business development, building portfolios and managing staff.

“I am very big on organisation, so everything runs pretty seamlessly”, she said. “I really enjoy helping people, particularly those who have just bought their first investment property, so I will hold their hand the whole way through and make sure they are happy with the process. The system doesn’t have to be hard if you have the right advice.”

EXPERTS SPLIT ON WHEN RATES WILL RISE AGAIN

As we embark on a new year after the Reserve Bank of Australia (RBA) lifted official interest rates by three percentage points during 2022, it’s no surprise to find our economic experts are divided on what the RBA will do with its first interest rate decision for 2023.

RBA Governor Dr Philip Lowe said at the end of last year when the cash rate finished at 3.1 per cent: “The board expects to increase interest rates further over the period ahead.”

But Lowe also said the board “is not on a pre-set course” and some experts are predicting the RBA may sit back and further assess the impact of its rate rises, with many thousands of borrowers soon to come off long term fixed rates. The RBA board is due to meet next on Tuesday, February 7.

The latest Consumer Price Index (CPI) figures for the year ending November,

prompted ANZ senior economist Adelaide Timbrell to say there was a “very low risk of a pause by the RBA in February”.

Timbrell added: “These data are strong enough to reduce any risk of a pause in February for the RBA and reinforce our view that the peak cash rate will be at least 3.85 per cent. We currently forecast no cash rate cuts until late 2024.”

AMP Australia senior economist Diana Mousina has a different take on what the RBA could

have in store on February 7.

“In our view, the RBA has done enough for now to get inflation down and it makes sense to keep interest rates unchanged for now to see the full impacts of the 300 basis points worth of rate rises in 2022,” she said.

“We see the RBA keeping the cash rate unchanged at 3.1 per cent at the February meeting, but clearly it’s going to be a very close call between no change and a 0.25 per cent rate rise.”

Broking Breakdown is prepared to predict there will be many differing views about the direction of interest rates in 2023.
