Manhattan Overview

In May, a total of 1,011 contracts were signed in Manhattan, representing a 3.16% decline

from April but a 5.09% increase compared to

the same time last year These contracts

accounted for approximately $2.4 billion in sales, reflecting a 7.62% month-over-month increase

Resale co-ops accounted for 556 signed

contracts, showing a slight 0 36% increase from April and a 2.58% rise year-over-year.

Dollar volume grew more substantially, up

21 53% month-over-month and 18 52% yearover-year.

Resale condos recorded 308 contracts, a modest 0.33% uptick from April and a notable

26.75% increase from May 2024. Dollar

volume rose sharply as well, up 23 50% yearover-year.

Single-family townhouses saw a 50 00%

year-over-year increase in contracts signed, with dollar volume also rising by 10.50%

compared to the same period last year.

Brooklyn Overview

In May, a total of 426 contracts were signed, representing a 12 11% increase from April and a 3.15% gain year-over-year. These contracts

accounted for approximately $657 million in

sales, reflecting an 8 05% increase compared

to the previous month

Resale co-ops recorded 141 signed contracts in May, marking a 16 53% increase from April and a 29.36% rise year-over-year. Dollar

volume also saw strong growth, surging 23 21% month-over-month

Resale condos saw 125 contracts signed in May, representing a 23 76% increase from

April and a 9.65% rise year-over-year. Dollar

volume also climbed, up 19 23% month-overmonth

Single-family townhouses experienced a 43 48% increase in contracts signed
