On February 1st, we had 650 active listings, up from 534 last month and up 107% from 314 a year ago. Closed sales totaled 76 during January, down 48% from 147 in January 2022 and the lowest January total since 2014. Prices continued to soften. The twelve-month moving average $/SF came in at $517, up 19% from $434 in January 2022, while the six-month average rose from $450 to $490 over the year but has fallen back from $537 in August. The volatile three-month average was $494, having been $463 a year earlier, an increase of 7%. However, it is down from $550 in July.
