A full scale home renovation of their 4200 square foot, two-story St. Vital property was in the works for Frank and Kim. “We had a renovation done 10 years ago that featured granite and coloured walls and it was quite dark overall,” says Kim. “It was our first time doing a renovation and we were kind of quiet and naïve, so we just went with the flow. But this time, it’s different. This renovation is really everything we wanted - a modern, contemporary look that represents our true vision!”

ft3 Architecture Landscape Interior Design, the couple arrived at a design vision that emphasizes clean lines, light-filled spaces and a colour palette based on soothing neutrals. When the design plans were complete, Frank and Kim relied on Doreen Gauthier, President of Make it Home Ltd., to coordinate the logistics of their ambitious project.

“Joanne provided the concept design, layout and material specifications,” says Doreen. “Typically Make it Home does both roles of designer and renovator, but when approached by Joanne

The project to-do list was hefty including the kitchen, two bathrooms, both with separate bathtubs and showers, powder room, flooring and painting, lighting, glass railings on curved stairs, railings and decking on second floor deck, fireplace feature wall, and wall finishes on two other fireplaces. “As the renovator, I was regularly on-site managing the engineering, trades, suppliers,

schedule, permits and inspections as well as any deficiencies and warranty items,” says Doreen.

Joanne’s choice of finishing touches and colours wove the design elements of the home together to create a harmonious sense of flow and luminance. Both full bathrooms and the powder room achieved a spa serenity with wall tiles in raw light pearl, concrete countertops set on white ash vanities and luxury features like chrome towel warmers.

The kitchen underwent a dramatic transformation, shedding its dark palette and replaced with a grainrevealing white ash stain on both uppers and lowers to harmonize with the wide plank European oak flooring stained to match. The concrete island, almost 12 feet long, provides expanded space for six chairs as well as integrated storage drawers and cupboards.

Each of the three fireplaces in the house received individual revamps. The family room fireplace wall was finished with tiles that created an undulating sculptural effect. “With both the TV and fireplace competing for the focal point, a uniform backdrop was introduced to soften the effect and allow both to be equally balanced in the space,” says Joanne. “The pattern of the wall is also visible from adjacent rooms and offers a captivating feature from all viewpoints.”

The living room fireplace was reimagined with a concrete wall panel providing a subtle graduated tonal effect while the master bedroom fireplace was pared down to achieve a sleek, minimalist profile.

“The main staircase sets the tone for the rest of the interior,” says Joanne, with clean, unobstructed lines articulated with glass panels and stainless steel posts while the existing entrance posts were refinished using reclaimed oak.

The outside deck underwent a stunning transformation revived with a new patio decking membrane and wraparound glass railings overlooking the in-ground pool and backyard.

With their renovation lasting six months, the couple was reassured to have Doreen’s sure and steady hand throughout. “Doreen was really easy to work with. She was always accommodating and kept us informed with emails, texting and frequent meetings. We loved her personality; she was calm, never agitated. If problems occurred she kept her cool and assured us that things were in hand. We would highly recommend her.”

When does your home become a workplace?

ost people aren’t aware that when a renovation project begins in their home, that technically it becomes a construction site and workplace for those who are doing the renovation work in your home. Manitoba Home Builders’ Association renovator members take this very seriously.

In addition to always providing a written contract and offering a minimum two-year warranty on all of their work, MHBA RenoMark renovators will take out all the appropriate permits and license required for the project. This is your best insurance to ensure that your renovator, not you, are responsible for any problems that are encountered during or after the work is completed.

Homeowners that don’t ensure the renovator takes out the appropriate permits take on all liability regarding the project. If the permit is in your name, or you don’t have one, you become the prime contractor by default. If someone gets hurt as a result of working on your property, you – not the contractor you hired - are responsible. This is a significant risk many homeowners are unaware of.

Through the “Get it in Writing!” national public awareness campaign, MHBA renovators are helping to inform consumers on how to best protect themselves when hiring a contractor for renovations. Part of that greater awareness is for home owners to know to ask a potential renovator contractor how they will do the job safely.

In order to promote and achieve greater safety results for renovators, the Construction Safety Association of Manitoba (CSAM) has partnered with the MHBA to develop a specific safety training program for home renovators. This new program will be launched at the MHBA Housing Forum this November and will be available for renovators and their employees take following the initial launch.

The MHBA is very excited to provide this training tool to our members to help ensure that they are working in a safe work environment. The training program, being provided by CSAM, will outline health and safety roles and responsibilities, how to do proper hazard assessments, and implement proper safety practices and procedures while working on renovation projects.

The goal of this program is to help MHBA renovators improve safety on their worksites and keep them up to date on the latest in safety procedures and best practices.

When looking for the right renovator for your home renovation project, be sure to ask them about their safety procedures. It’s important that you know your renovator and their staff will be working in a safe way when they are in your home or on your property. Protect yourself and your investment by asking the right questions ahead of time and hiring a contractor that will do the job professionally and safely.

WHEN ROB AND ANNE decided to

embark on a major renovation to their Fort Richmond bungalow built in 1979, there was never any doubt about their choice of renovator, Renovation Classics (RC), headed by Dave Moore, journeyman carpenter and Certified Master Renovator. The company had done two major renovations – one for the couple’s in-laws and another for their parents, so fair to say RC’s credibility was high.

The 1500 square foot bungalow had been built with craftsman quality which Dave recognized as “being a really good platform to start from.”

The goal was to remove the interior walls that defined the kitchen, dining room, family room and living room and merge it into the fluid open concept space that Anne and Rob had been envisioning for the 14 years they’d lived there.

Construction involved gutting the interior right back to the bare rafters explains Dave. “We installed large LVL flush beams in the attic. Then we reframed the ceiling to a smooth surface to create one large open space.” In the process, all the interior walls came down to merge into a spacious central kitchen, flanked by a cozy family room and socializing space adjacent to the entrance.

The couple’s choice for kitchen cabinets, rift-cut elm, was unique. “We wanted that particular wood because of its natural, modern look and light colour,” says Anne. But there was a glitch recalls Dave.

“Nobody actually stocks rift-cut elm so that’s when I started sourcing where we might find it. We contacted a mill in B.C. and had them lay out the veneer on the floor, take pictures and send them to me before they manufactured the plywood for the cabinetry to make sure the grain and color was what we wanted.”

exactly the material they wanted.

“Dave and the supplier he brought in were outstanding!” says Anne.

The 10 foot island required its own special efforts when it came to finding a seamless granite top of exact proportions that Anne had chosen. Turns out, the specific stone had stopped being manufactured over 2 years prior, so Dave again started an exhaustive search that touched base with suppliers across Canada and the U.S. Fortunately, he located the last slab from a Calgary supplier and had it shipped to Manitoba. “It turned out to be a flawless piece of stone, white with gray/black veining. It was a great find!”

Samsung quartz countertops were installed in the remainder of the kitchen to harmonize with the island’s granite top. An oversized appliance garage with roll-up door in brushed aluminum is a handsome focal point and a counterpoint to the glass, stainless steel and stone backsplash over the cooktop.

The kitchen sink is located where the previous dining room’s china hutch was positioned to provide more usable work surface in the prep area and a window was added above for natural light.

The family room is tucked away behind the corner and rift-elm makes another appearance as a pair of builtins with finished interiors book-ended on either side of the new gas fireplace.

RC prides itself on doing everything in-house with the exception of electrical and plumbing. “We do carpentry, drywall, painting, assist with cabinet installation, all finishing which includes casing, baseboard, and interior doors,” says Dave. “It means we save a lot of time as well as maintaining quality control.”

Anne and Rob give kudos to Dave and his crew for a job well done as well as meeting the target of a sixteen week timeline. “Everybody was really easy to work with and very flexible in their approach,” says Anne. “Dave was committed to getting us what you wanted and always went that extra step to make it happen.”

rtwork is often overlooked in a home but if you choose the right pieces, combinations, colours and frames you can create a statement that is jaw dropping – even in the tiniest of spaces!

Here are my top five tips on how to incorporate art into your small space: 1. You don’t always have to hang artwork. I love the look of layering on top of a hutch or buffet. Add in a few eclectic pieces and you can truly create an artwork statement in your space.

2. Go vertical in a small space.

Although floor space might be at a premium you can always look up.

For this tiny space we chose great pieces from an online source called Posterjack, added in some faux stag heads and let me tell you – this space certainly makes people look twice.

3. Artwork isn’t only for adults either!

Kids love to display their art and be inspired by fun quotes and inspirational images. I like to choose artwork for kids’ rooms that will grow with them.

4. From the moment you enter, it’s the perfect time to set the tone for the decor in your home. Art pieces don’t need to be limited to the living room or dining room; bring it right into your front foyer to welcome your guests!

5. Finally – get creative! Think outside the typical places you might put artwork! Find little nooks and empty spaces that might otherwise sit empty and dress them up with a great piece or two.

FEBRUARY 25, 2014 I received a call from LeRae. LeRae and her husband Scott own a heritage property near Oak Bluff. They were self-employed and looking for excitement and a challenge in their spare time.

They decided they were going to renovate this modest abode into a much larger contemporary home that would take advantage of the beautiful acreage on which it was located. When I say renovate, I really mean transformation, because the old homestead would look nothing like its former self.

Scott has a builder’s background and knew his way around a CAD program.

They had already come up with an exterior rendering and a concept floor plan and were looking for some ideas on how to improve on it.

They had a very clear wish list. It was to be functional and to have a good flow. Even though the existing house would still be the foundation of the build, the new additions had to look like they had always been there.

All of this and they were going to do the work mostly themselves and break it into two phases, to allow them to live in the home during the renovation.

Our first meeting was an exciting one. We were deep into the exterior elevation details, materials and interior layout. By the time we were concluding the meeting, I had given them some items to think about and a host of new ideas for Scott to work on. Scott had a homework list half a page long!

“It was a long journey, but the home is all anyone could ask for.“ Other meetings were held on a “help we are stuck” basis. I guided them through the pros and cons of the options they were faced with and they were able to make informed decisions.

They started phase 1 construction in January 2015 and phase 2 in January 2016. This summer, the home was completed including landscaping.

econd only to the kitchen renovation for most popular project in the home and falling in line with the old saying, ‘kitchens and bathrooms sell houses,’ the bathroom reno is an animal all of its own.

If you thought you had choices to make and budgets to consider with a kitchen renovation, the bathroom, powder room and ensuite choices can and will make your head spin.

The advances in products available for these projects is staggering to say the least. The sink, toilet, combination tub shower surround and especially that old jetted tub of the past are the first things we look at to head to the recycle bin. We now have unlimited options when it comes to replacing these pieces.

At the recent builder’s show I attended in Las Vegas, there must have been 75,000 square feet of new products to view for bathrooms alone. For toilets we can go from the standard issue commode to remote control operated heated seats with built in bidet wall hung units. Showers now run from base model fiberglass units to exquisitely tiled steam showers with seats, benches, rain hoods, multiple body sprays, aroma therapy, iPod docks, multiple lighting

options and unique linear drains to match your fixtures. Tubs now come with air jet options, heated back rests, their own Wi-Fi systems, cleaning cycles, etc, etc, etc. Then when we look at vanity and sink options, they can be modest or as involved as designing your kitchen, as it can be the esthetic centre of the renovation.

And let’s not forget that heated floor system to warm your feet on those cold winter mornings!

So again the question is, “Where do I start?” As I always recommend, start with a professional interior designer.

They are the experts in guiding you through all the products that are available. They can discuss the limitations of the space you have to work with or if square footage can be taken from an adjoining room.

Your next big consideration that will have a significant impact on your budget is if your renovation will allow you to keep fixtures in the same locations. Moving plumbing stacks and drains can be very costly and could go as far as needing to have an engineer involved to strengthen the framing should the plumber have to drill new holes in structural members to relocate a drain. With older homes you may run into the issue of connecting in new plumbing materials to the old cast iron pipes which may not be in great shape and once disturbed there’s the possibility they will have to be totally replaced. It’s a great idea, if you have selected your professional contractor, to have him bring in his plumber at this preliminary stage to look at your conditions and potential changes to give you some input into the challenges you might be facing.

In the end, after going through all this interruption in your life, there is no other project in your home that will give you as much satisfaction as your new home spa retreat.

1. Containers will always get you organized. False.

Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia. But she still couldn’t find what she was looking for when she needed it. Nancy mistakenly thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing.

Before you spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge.

Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is

Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because outof-sight is out-of-mind for them.

IN A HOME, THE FRONT DOOR is one of the defining architectural features. It can provide a feeling of comfort, warmth, and security.

At the same time, it can be bold, distinct, and playful. The beauty is that you can take the design in many directions. Henry Ford’s “you can have any colour, so long as it’s black” has evolved markedly towards customization for individual homes, and individual personalities.

It is a real joy to design the front door with each client, because each story and each style is uniquely different. Some have a traditional, or maybe craftsman style home, and they choose decorative glass or a rich wood-look.

On the other hand, some have a very modern aesthetic, and choose very streamlined styles or strong colours to make the door stand out. If you are considering designing your own “grand entrance,” here’s some inspiration to get started.

BOLD & COLOURFUL One of the most notable ways to bring out your front entrance is by choosing a bright pop of colour. Crimson red, sunny yellow, and bright orange doors are among the boldest choices. In fact, bold colours are very popular in Europe, and in coastal cities to counter the cloudy skies. On the softer side, woodgrain texturing brings a brightness and warmth that also stands out.

DESIGN TIP: You can treat your entry door as a separate issue from your windows. It is possible to have the same colour frame on both, but it is not necessary. Grab some colour chips and walk around the exterior and the interior of your home – you may be surprised at how well one colour brings out a tone from your brick outside, or your tiles inside. If needed, you can split-finish the door, meaning one interior colour, and a different exterior colour.

LOOK UP Particularly in new construction, homeowners are inclined to build height into their front entries. There’s an impressive feel to a 10 or 12 foot entrance, or even 14! If you have the ceiling height, explore your options. Height can be achieved with either very tall door panels or transoms, allowing natural light to brighten the space. If you are choosing a tall door panel, consider a multi-point lock, which engages in three places (rather than one) so you can improve air tightness and security. Conversely to height, some homeowners choose to use width, including extra wide styles and sidelites to make the entryway more substantial.

or floral shapes. Today, decorative glass is either streamlined, with more straight/geometric lines, or not included in favour of a decorative panel.

Panels can allow for a lot of creativity in “custom cut-outs,” meaning different configurations of glass. Instead of a half or ¾ lite of glass, consider 4 or 5 cut-outs, or even an offset cut-out, balanced with a pull bar. Some architects and designers have been very clever in including stainless steel accents, or simply a bold solid coloured panel, with lots of glass all around.

LIGHT & PRIVACY An important consideration is how much light do you want from the front door, but conversely, how much privacy would you like? Decorative glass typically comes with a privacy rating, so compare some styles to get a sense of what will fit your needs. Another option is to add a peephole. If you have the space, add a transom above the door, or opt for glass in the upper portion of the panel, which will nicely shed light without compromising on privacy.

DESIGN TIP: Consider a simple obscured glass as a nice way to balance light and privacy, such as Misted or Sandblasted.

STATEMENT-MAKING HARDWARE Once you have narrowed down the style and colour, finish it off with the perfect handle.

Nowadays homeowners gravitate towards Satin Nickel (looks like a brushed stainless steel) or an Oil Rubbed Bronze (a very dark brown that

works with brown or black). However, if you have a historic style home, don’t be afraid of the traditional finishes such as Antique Brass, which may be the perfect “icing on the cake.”

In terms of shape, the modern doors have very narrow plates and very sleek handles, or conversely, a commercial-looking pull bar. The more traditional doors typically have “gripsets,” where the lock and handle are all on one plate, and are more substantial in size.

DESIGN TIP: Consider functionality requirements.

As we age, it is easier to push down on a lever rather than twist a knob. Similarly for children, it requires less effort to open the door if it’s a lever style.

AIR TIGHTNESS & INSULATION European-style doors offer some exciting advances on swinging doors, especially for some of Canada’s extreme climates. They typically have more substantial doors, whether they are thicker, which allows for more insulation or higher R-values, or they have stepped edges, which allows for double weatherstripping. Further, they have very heavy duty anti-theft hardware on both sides of the panel. This style of door is still a small percentage of our market, but is gaining great interest from the passive house and net zero housing communities and is very likely the way forward for building better buildings and a healthier environment.

Whether or not you can find the time for a true getaway this summer, you can infuse some R&R into your decor to enjoy on the regular. To get the best of recreational living, even in your urban abode, here are some tips for achieving that relaxed, casual aesthetic.

Whiter shades of pale: It’s hard to imagine a summerinspired colour scheme without the calming essence of clean, fresh white.

• For an earthy, Zen atmosphere, pair white with offwhite neutrals (greys, beiges or both) and let texture and materials become the focus, recalling the simple beauty of sandy shores and pebbled paths.

• For a livelier nautical vibe, blue is an obvious favourite. In general, a summer-inspired look tends to feature a simple palette, so pick one hue to repeat it from room to room.

Deep woods: Wood is the first material I think of when it comes to “summer” style – but you must know how to use it right.

• To create a feeling of consistency, run wood floors throughout – even into the kitchen. When treated property, wood can survive spills. Opt for wood with visible graining and rustic character.

TIP: If you want a little extra punch in a key area, try small pops of red.

• Plank walls have that cabin look, but unless you live on the water, you may find it overwhelming. Paint it white or a pale colour to maintain an airy, relaxed vibe, or opt for an espresso stain and break up the wood with white accents, such as art and drapery.

Soft and strong: Seating in a cottage-inspired home tends toward two timelessly practical (and beautiful) categories: wood and slip-covered.

• Sturdy wood bars tools, dining chairs and benches bring in a sense of natural strength, and their open frames allow for an airy and relaxed look.

• Slip-covered furniture is practical for its ease of washing and for the ability to swap out looks between seasons.

Plus, a skirted front on a sofa or chair communicates a relaxed summer vibe, especially in a heavy natural fabric like a linen blend.

Everyday beauty: Showcase beautiful plates, vintage serving ware, and favourite pots and pans.

• Open shelving is a popular trend which suits rustic spaces. However, if you prefer to keep your storage behind closed doors, consider varying the heights of your cabinets – this creates neatly framed niches at the ceiling where you can display favourite items.

• If you have precious plates you won’t use often (or even favourite ones that you do!) an artful wall arrangement over your dining table makes a classic cabin-inspired display. Choose all white pieces if you want to keep the look clean and modern. Similarly, cool copper pots hanging on an open rack make a trendy, metallic statement between recipes.

BATH OR SHOWER…?

That is the (divisive) question!

WE RECENTLY POSED the question, “If you could choose only one – a bath or a shower – which would you prefer?

Like an old-fashioned switchboard, our social media channels lit up with opinions. I quickly learned that people can be very hard-lined and protective of their choice when it comes to coming clean. There are shower people and there are tub people. Only a few pushed back, insisting on both.

It’s a question I hear with every renovation. Clients want to know if 56 Home Decor & Renovations | OCT-NOV 2017

they should replace their tub with one big shower. I usually turn it back around and ask, “Do you prefer a bath or a shower?” It’s a matter of personal taste, depending on what stage of life you’re in, how long you plan to live in the house and many other factors.

Most older homes in the GTA have a combination tub-shower in the bathroom. For most of us, this is our default option. Although it may not be the best choice stylistically, it’s a great

convenience. It provides you with both options in the same amount of space.

Had a long day? Take a nice, long soak. Need a quick wake up to get your day started? Hop in the shower.

Having a bathtub for small children is usually on a family’s must-have list, even if the parents prefer a shower.

If your decision is based strictly on functionality, the shower-bath combo is the way to go.

Which tub works best? Again, it’s personal and it’s not always about

function. For some it’s all about form. A free-standing tub, the ultimate spa treat, is a luxury choice – especially if you have the space.

Even more decadent is the growing trend of free-standing bathtubs in master bedrooms.

Today’s modern tubs are more than acrylic or porcelain-coated cast iron.

Companies such as Victoria + Albert are using highly insulated materials that combine natural materials like volcanic limestone and resin to create a warm-to-the-touch surface.

The condo market is different, as units are built almost exclusively with showers only. When space is at a premium and you’re paying for every square foot, a shower makes more sense. Modern glass doors and great-

looking tile help you forget why you’d ever want a tub in the first place. Plus, condo dwellers tend to be urbanites who believe convenience and costsavings far outweigh the benefits of relaxing in a tub.

If you have a choice of showers, a steam shower is an excellent option to recuperate after a long day at work or a strenuous physical activity.

It can reduce stress and muscle aches, and help you to relax. With so many options today, such as body jets, multiple shower heads, hightech chromotherapy lighting and sophisticated sound systems, showers can be as relaxing as a tub.

When it comes to selecting an option that will give you a better return on your investment, it all depends

on the market. With our fast-paced lifestyle, showers tend to be the preferred option, but a family with young kids may opt for a bathtub.
