Our History
A legacy of visionary thinking
1960 s
In 1964, A&L Walker, founded by Lang and his late father Alec, began as a quarrying and earth-moving company.
They later diversified into property development, transforming challenging housing lots in regional NSW into well-presented, landscaped spaces that attracted first-time home buyers. This strategic approach led to significant success, with restructured lots selling for three times their purchase price.
Alec and Lang expanded their vision by acquiring large blocks of land, designing houses and collaborating with leading architects, establishing a renowned reputation for quality and the famous Walker quarteracre lots.
1970 s
In 1973, A&L Walker evolved into Walker Corporation, witnessing substantial growth in both property development and civil engineering. Lang expanded the quarry business, acquiring three new sites in Sydney, recycling materials to supply 10,000 tonnes of road base daily for major infrastructure projects.
Alec retired in 1978 and under Lang's leadership, the company diversified into new areas, expanding property development into Sydney's Sutherland Shire.
The late 1970s saw the sale of three quarries, providing capital for further development in small apartment buildings and larger industrial facilities.
1980 s
Our developments expanded rapidly in the early 1980s, including an eight storey apartment tower in Cronulla, Cote d'Azur, with breathtaking ocean views.
We ventured into diverse sectors, securing a significant contract for Brisbane Airport's runway renewal and creating a 1,000-lot subdivision in Menai, Sydney, around 1985.
Additionally, we acquired and rezoned 20Ha in Mascot, establishing the Sydney Airport Centre with two office towers serving as Qantas' national headquarters. By the late 1980s, our portfolio embraced industrial, commercial and residential projects, spanning Sydney, Melbourne and Brisbane.
1990 s
After two decades in property development and civil engineering, we successfully divested a series of completed assets in the late 1980s just before the onset of a severe recession in the early '90s. In 1993, a partnership between Macquarie Bank and Walker Corporation established The Industrial Property Trust of Australia, a listed entity.
The initial capital raising reached an impressive $32 million for the Trust, now predominantly owned by Goodman Group. Walker Corporation was listed on the Australian Stock Exchange in 1994.
Notable projects included the Finger Wharf at Woolloomooloo, King Street Wharf, Broadway Shopping Centre, and student accommodations like Unilodge in Ultimo as well as student housing developments in Melbourne, Brisbane and Adelaide.
By the close of that bustling decade, Lang had divested his shares to Australand Holdings Limited to concentrate on managing his private company – McRoss Developments Pty Ltd. He retained the rights to reuse the Walker Corporation name after January 2003.
2000 s
Thriving through organic growth, acquisitions and divestitures, our journey began with Hope Island Resort in Queensland. In the early 2000s, we expanded our national project pipeline including developments like Country Road and Just Jeans Headquarters; Point Cook shopping centre; distribution centres for Linfox, Coles and Toll; industrial sites for ACI and Smorgon; Altair apartments; DEEWR Headquarters; and the revitalisation of Georges department store.
As our expertise grew, Walker pursued diverse projects and pushed the boundaries of urban transformation. The 2000 Olympic and Paralympic Games spurred our involvement in the largest private development in Australia—the Rhodes Peninsula transformation, now Rhodes Waterside.
This successful project turned contaminated land into a popular waterfront community.
With a project pipeline exceeding 20 developments, we strategically sold $1.45 billion worth of assets to Mirvac in 2006, providing capital for portfolio expansion during the Global Financial Crisis and laying the foundations for international growth.
2010 s
While other companies grappled with the impact of the Global Financial Crisis, our project delivery remained unaffected.
We initiated construction on projects like the $3.4 billion Collins Square transformation in Melbourne, Australia's largest commercial development. Consisting of five commercial towers and two levels of retail and restaurants, Collins Square set a new standard in Australian commercial design, fitout and functionality.
In 2010, we commenced the development of a major mixed-use masterplanned community in Johor Bahru, Malaysia, covering 213 acres at Senibong Cove.
This waterfront development is set to deliver 25,000 homes, a substantial part of Walker's $30 billion pipeline. An additional 20,000 dwellings are planned across two more neighborhoods in Johor Bahru: Crest@ Austin and The Kews, situated next to the championship Senibong Golf Course.
2020 s
Walker is playing a pivotal role in Australia's post-pandemic recovery with our expansive $30 billion infrastructure project pipeline.
Our $3.5 billion Parramatta Square precinct draws 25,000 daily visitors to its premium offices and vibrant retail and dining spaces. Similarly, in the heart of our Collins Square development in Melbourne, we're adding two commercial towers to reconnect the Goods Sheds, totalling over 140,000sqm, with a projected value of $3 billion. This enhancement will elevate the total value of Collins Square Assets to over $6 billion upon completion.
Our growth in South West Sydney is surging, with 15,000 lots ready for delivery in Appin. This interconnected community boasts nature reserves and proximity to the Illawarra's stunning beaches within 20 minutes.
In 2021, we initiated the development of Riverlea, South Australia's largest masterplanned community, set to accommodate 40,000 residents. Surrounded by 40Ha of lakes and over 50km of paths, Riverlea features quality retail, healthcare, schools and childcare facilities.

Walker has an extensive track record of supporting the advancement of medical innovations, research and facilities through partnering with progressive organisations.
The Lang Walker AO Medical Research Building is a key facility in researching health issues particularly relevant to the South-West Sydney community. The state-of-the-art $50 million facility brings together partners from Western Sydney University, Health Infrastructure NSW, the South West Sydney Local Health District, the Ingham Institute and the University of New South Wales.
As a member of the Chris O’Brien Lifehouse Building Committee, Walker provided construction knowledge and expertise to deliver tangible cost savings to the facility during construction and fitout. By delivering this building under budget, the Committee was able to redirect the generated savings towards their core objectives.
In addition to providing works-in-kind, the Walker Family Foundation has made numerous philanthropic contributions to many organisations, such as St Vincent’s Private Hospital, Westmead Children’s Hospital and the Lifehouse at RPA.
EDUCATION
Walker has partnerships with universities throughout Australia to provide innovative campus facilities and industry partnership space.

We have developed, owned and operated retail centres in several states, notably Broadway Shopping Centre and the Rhodes Shopping Centre in Sydney, and the Point Cook Town Centre, Prahran Central, Strand Arcade and Myer House in Victoria. Walker is no stranger to complex projects and has an excellent track record in the retail industry, especially in mixed-use precincts like Collins Square and Parramatta Square.

Walker’s industrial division has been operating for more than 30 years and has delivered hundreds of industrial facilities across Australia for iconic businesses such as Toll, Costco, One Steel and Nick Scali.
The team is responsible for a $3 billion portfolio of industrial land in growth centres around Australia and has delivered more than 1,400,000sqm of industrial land and spaces in the last three years alone in Queensland and South Australia.

We have a dedicated residential development team that accommodates the design, development, marketing and management of residential properties. Our future pipeline includes several projects in and around Greater Sydney.
MASTERPLANNED COMMUNITIES
Walker has an extensive portfolio of masterplanned communities in growth areas across Australia. The group is set to deliver more than 40,000 residential lots in Australia over the next 25 years. Major projects include 2,700 dwellings at Robina (QLD), the $2 billion Riverlea development in Adelaide’s north, a 3,000 lot subdivision with an affordable housing focus at Banksia Grove in Perth’s north and up to 25,000 blocks of land in critical growth centres in south-west Sydney.
STUDENT ACCOMMODATION
Walker pioneered student accommodation in Australia, founding Uni-Lodge in partnership with Macquarie Bank and delivering the first Uni-Lodge development at Broadway. This 660 apartment development established a range of student accommodation options for the Sydney market and offers a central location with great access to several universities.
RESORT LIVING
Walker has completed several resort developments in Australia, Fiji, Malaysia and North America. Our most notable resort development in Australia is Hope Island Resort. Walker developed and managed the resort land and housing development, and maintained and managed the 18-hole championship golf course, golf club, shopping village and tavern. The newest addition to the stable of resort projects is Kokomo Private Island in Fiji.
WALKER ASIA
In 2000, Walker identified an opportunity in Malaysia to transform a dilapidated prawn farm into a major waterfront development driven by population growth and infrastructure delivery.
Commenced in 2007, the masterplanned community features 8,000 homes, an integrated marina with 100 berths, a 20,000sqm retail centre and recreational club facilities, combined with extensive waterfront walkways, public and private open spaces, cycle tracks, swimming pools and restaurants.
The success of the first stage resulted in the government awarding us a further 150Ha of adjoining land in the straits of Johor Bahru. The two developments will eventually comprise 25,000 homes.
Walker’s operations in Asia have now expanded into two additional masterplanned projects: The Crest that launched in 2019 and The Kews that commenced in 2021.
The Crest is a 5,100 dwelling development in Mount Austin targeted at first home buyers.
The Kews will contain 10,000 dwellings over a former golf course within 5 minutes’ drive to the second link between Malaysia and Singapore.

Parramatta Square is arguably the largest urban regeneration project in Australia, completely changing how Sydney views the city of Parramatta.
Met with the challenges of a detailed archaeological excavation, fragmented landholdings and an urban environment dominated by vehicles and dangerous pedestrian paths, Walker has now completely transformed the Parramatta CBD into a vibrant and cosmopolitan, mixed-use commercial precinct where people can work, study, shop and relax.
Creating a direct link to the rail station, prioritising pedestrian movement instead of cars, partnering with award winning restaurateurs and attracting blue-chip tenants to our buildings has led this precinct to success.
Parramatta Square provides 250,000sqm of premium commercial space and is fully leased to some of the country’s largest companies and government agencies. The precinct has around the clock activation and activities throughout the year that not only draw people into the precinct but keep them there.
Parramatta Square's top ranking in the NABERS Sustainable Portfolios Index 2024, with a stellar 5.8-star NABERS rating for energy efficiency, cements its status as Australia's leading sustainable commercial portfolio surpassing 414 other commercial assets across Australia. Collins Square • VIC
Lang Walker recognised the potential for this site over a decade ago, given its location beside the new Southern Cross Station, apartment buildings and football stadium. The development forms a vital ‘bridge’ between Melbourne’s two major commercial centres - the CBD and Western Precinct.
The rest of Melbourne saw this site as ‘off location’ from the high end of town. Furthermore, this project had heavy levels of contamination and also required a detailed heritage restoration of the southern portion of the Goods Shed.
Today, Collins Square is Australia’s second largest commercial mixed-use development comprising 250,000sqm of commercial space above a 10,000sqm premium retail podium.
The retail offering plays a vital role in the activation and success of Collins Square with an array of retailers and hospitality outlets servicing the community and neighbourhood.
Collins Square features a high concentration of environmentally sustainable buildings with Walker achieving a 6-Star Green Star rating and a minimum 5-Star NABERS Energy rating for the use of green technologies including a Tri-Generation system, rainwater harvesting and energy efficient fixtures and fittings.
Festival Plaza • SA
Festival Plaza represents one of South Australia's most ambitious urban renewal projects.
Walker’s $1 billion development is situated in the heart of Adelaide City’s economic, cultural and civic centre. This transformative project will see the delivery of two landmark commercial towers, retail offerings and a significant public realm, creating a destination set to become one of the world's most exciting public spaces.
The existing site presented numerous challenges, including a fragmented public realm, varied elevation changes and deteriorating infrastructure. Walker’s bold vision recognised the potential to transform these challenges into a vibrant, cohesive space.
Upon completion, Festival Plaza will feature approximately 100,000 sqm of premium, modern office accommodation, establishing an unparalleled commercial precinct in the Adelaide CBD. With industry leading sustainability credentials, including all-electric buildings, Festival Plaza continues Walker’s proud legacy of pioneering sustainable development.
An activated ground plane, featuring some of South Australia's leading retailers, will ensure Festival Plaza serves as the premier destination in Adelaide to work, dine and play.
Rhodes • NSW
Rhodes Waterside shows what can be done with vision, optimism, patience and the know-how to tackle a large and challenging waterfront site. Our masterplan for the entire Rhodes peninsula stands out as one of our most challenging and impressive projects to date.
RHODES • C. 2000
Rhodes was part of Sydney’s industrial heartland since the early 1900s. In 1930 the site was purchased by CSR for chemical manufacturing, with Allied Feeds, Berger Paints and Union Carbide also operating plants for the next 60 years. As a result, the bay and the 20Ha Rhodes peninsula became heavily contaminated with heavy metals and dioxins, the most toxic man-made chemicals on the planet.
As part of a $2 billion urban renewal project, Walker created a destination with desirable retail offerings, including Australia’s first IKEA megastore.
This project was one of the first in the country to implement an ongoing architectural design competition and provides 1,600 apartments, 3 A-Grade commercial towers and a 50,500sqm shopping centre.
One of the keys to the success of the precinct is the leveraging of public transport connections and generating destinational retail offerings. As a result, we were honoured with the 2004 UDIA Mixed Use Development Award and 2006 HIA GreenSmart Development of the Year.
Woolloomooloo • NSW
From local eyesore to international landmark destination, this project is one of many that represents our philosophy to see the potential in everything.
Built in 1915, The Finger Wharf was the largest wooden structure in the world – over 400 metres long and 63 metres wide. The wharf had 60 years of active service as a wool processing port and major hub for immigrants and sailors, but fell into disrepair and dereliction in the 1970s.
The NSW Government decided in 1987 that demolition was the only option and the wharf was placed in Sydney’s ‘too hard’ basket.
Acquiring the wharf in the early 1990s, our vision was to restore the dilapidated structure and heritage elements, creating new premium amenity for residents, tourists and locals.
From 1996 to 1999 we invested $450 million revitalising the wharf as a dynamic mixed-use development featuring 300 apartments, a premium hotel, retail, award winning restaurants, a marina, commercial space and carpark.
This sensitive renovation has been honoured with several awards for our technical ability to preserve and re-construct the major structural elements of the wharf, while meeting the challenge of construction over water. 30 years later, the wharf still enjoys success, attracting thousands of visitors throughout the year.
Broadway • NSW
What was previously the Grace Brothers store was left vacant for over 30 years before Walker rescued the building which, like The Finger Wharf, was in Sydney's "too-hard" basket. The site contained two complicated heritage buildings that had to be carefully restored, as well as challenging road interfaces and dwindling retail demand in the area.
Retaining the heritage facades and redesigning the structural components led to one of the country’s largest heritage adaptive reuse projects.
The establishment of Australia’s first privately owned student accommodation and the introduction of an award-winning shopping centre helped to breathe new life into what once was a derelict strip.
This $700 million urban renewal project has created Australia’s highest grossing shopping centre on a square metre basis and provides around the clock activation to the Broadway area.
The award-winning architecture is a testament to what can be accomplished through productive partnerships and detailed vision for a project.
Kokomo Private Island
Kokomo blends luxury with spacious tranquillity, offering a home where you can do as much or as little as you desire.
Spanning 140 acres, the Fiji resort features lush rainforest, and native flora and fauna, surrounded by white sand beaches leading to the Great Astrolabe Reef.

Powerhouse Museum Lang Walker Family Academy
In one of the largest ever donations to an Australian cultural institution, The Walker Family Foundation has committed $20 million to The Lang Walker Family Academy and associated programs, a commitment that will fund access to world-class immersive STEM education experiences at the museum for over 10,000 high school students from Western Sydney and regional NSW every year – including overnight stays at the museum for many of these students.
The Lang Walker Family Academy programs will commence in Western Sydney with in-school STEM education programming in the Blacktown, Campbelltown, Liverpool, Bankstown, Penrith and Parramatta LGAs.
We are passionate about investing in the education of our future generations in Western Sydney and this academy will deliver the very best in science, technology, engineering and mathematics. The Lang Walker Family Academy will empower students with the skills they need to succeed in the high-tech 21st century job market.
Western Sydney University – Greater Western Sydney
The Walker Family Foundation has pledged funding of over $2 million in a partnership with Western Sydney University to promote educational opportunity and performance.
Beginning in 2021, the first 20 Aspire Scholarships and 10 Excel Scholarships, each for three years, will support eligible students to fulfil their learning and future working potential.
These scholarships will raise the educational aspirations of people in Western Sydney. By providing students with access to world-class education, the scholarships will play a role in transforming the lives of the scholarship recipients, and will have far-reaching positive impacts on the communities in which they live and work.
Lang Walker AO Medical Research Building – Macarthur
The Lang Walker AO Medical Research Building was established with a $26 million contribution to Western Sydney University from the Walker Family Foundation.
This world class medical research facility will focus on health outcomes specifically targeted to the needs of the local Campbelltown and Macarthur region in partnership with Western Sydney University, University of New South Wales, Ingham Institute, Health Infrastructure and the South West Sydney Local Health District.
The Lang Walker AO Medical Research Building will be constructed in the Campbelltown Health Precinct delivering world class research, innovation and improved health outcomes in the fields of diabetes, mental health, Indigenous health, paediatric and adolescent medicine, and addiction.
Sustainability
Walker has always been at the forefront of sustainability, from pioneering excavation techniques that minimised vibration damage and noise pollution, to implementing harbour regeneration in Sydney and employing the latest in green technology to create sustainable buildings with efficient water, energy and aeration systems for a healthy working environment.
Walker’s buildings have a reputation for outstanding quality that lasts the test of time but which, more importantly, create a sense of place and belonging. Iconic buildings like Woolloomooloo Pier and Broadway Shopping Centre which were left to ruin and in danger of demolition have been saved by Walker, and carefully and lovingly restored to their former glory.
Walker has shown time and again how previously contaminated sites (such as Rhodes in Sydney) can be sustainably regenerated and turned into vibrant connected communities.
Walker’s energy and enthusiasm to advance sustainability in its architecture are tireless and are exhibited in design strategies that reduce negative environmental impacts from a built environment.
Walker’s projects embrace rain water harvesting and renewable energy systems like solar power, coupled with passive designs that focus a high level of natural light into open spaces as well as providing premium ventilation systems that reduce energy requirements for the building and improve the environment for its occupants.

For over five decades, Walker has pushed for environmentally sustainable sourced materials as part of our developments, recently earning the highest possible Green Building Council of Australia accolades for both 3 Parramatta Square and 4 Parramatta Square. A high percentage of construction materials by cost at Parramatta Square are made up of sustainable products, derived from recycled content or environmentally declared products.
Walker promotes practices that minimise waste to landfill during construction and throughout ongoing operations.
