Since our initial consultation events in November 2023 the team has reviewed the scheme, and alongside your feedback has sought to improve the design of the scheme where possible –these changes are outlined on the accompanying boards.

Our proposals for Southwark Bridge Road
The Site
Local Context
22-24 Southwark Bridge Road is located on the western side of Southwark Bridge Road. The Forge office development, another Landsec project, sits to the west. To the north is Park Street, while Sumner Street sits on its southern edge.
The site is located approximately 10 minutes from three tube stations with links to various parts of London. It sits within the Borough, Bankside and London Bridge Opportunity Areas, and is not within a conservation area. However, a number of heritage assets are located in the local area, and it is adjacent to the original site of the Globe Theatre.
Currently, the site is occupied by two buildings that are outdated, poorly designed, unsustainable and inaccessible.



22 Southwark Bridge Road is a 7/8 storey stone clad building with large arched windows at the northern part of the site. Its concrete frame is of good quality, however, the design of the building is dated, unattractive and inadequate for modern needs. There is a great opportunity to repurpose the existing frame and breathe new life into this site.
24 Southwark Bridge Road is a 6/7 storey red brick building in the southern part of the site. It is of much poorer quality than 24, and its concrete frame restricts its reuse or retrofit, making it unadaptable for future uses.
The proposals remain part-demolition, partretrofit, with 22 Southwark Bridge Road being retrofitted, and 24 Southwark Bridge Road demolished to be replaced with an efficient and attractive structure, which enhances not only Southwark Bridge Road, but the wider Bankside area.
Southwark Bridge Road will join The Forge, Red Lion Court, Timber Square and The Liberty of Southwark to contribute to Landsec’s Bankside Cluster, a network of developments that entrench Landsec as an investor, partner and neighbour in the borough.
Our proposals for Southwark Bridge Road Scheme overview
Our proposals for this site are for a part-demolition and part comprehensive refurbishment and extension, resulting in one new, highly sustainable office building that improves the look and feel of this part of Southwark Bridge Road.
Due to its current poor condition, as part of our plans we are proposing to remove 24 Southwark Bridge Road, although retain its foundations and slab, and build a new, more efficient and higher quality architectural building in its place. This, combined with the retrofit and extension of the building at 22 Southwark Bridge Road, will create a state-of-the-art, attractive new office building that not only enhances the wider context of Southwark Bridge Road, but also Landsec’s Bankside Cluster.
Design influences
Northern Southwark has a strong and recognisable identity, with its celebrated warehouses and railway arches being synonymous with its rich industrial heritage. Our proposals look to celebrate and complement these designs further by reintroducing a modern and contemporary expression of classic Southwark architecture.
A taxonomy study has been undertaken that aligns our updated design even further with its local context. This Southwark vernacular is defined by bays and arches, providing a recognisable stepped design that can be seen across the borough’s historic warehouse-style buildings.
The proposed development will take cues from architecture within the local area, both old and new, providing a move to a lighter, brighter take on the Southwark vernacular.
The façade
The warehouse is a staple of the area and its industrial history, and visible throughout Bankside. The new design sees an updated façade and window design more in the style of a 21st century warehouse, with a façade materiality that brings life to the building while complementing its neighbours.


The colonnade
The colonnade element of our proposal will open up the space around the new building, connecting it with the wider local context and unifying it with the spaces, designs and people around it. Currently, the buildings have a harsh connection to Southwark Bridge Road, with unwelcoming geometry meaning space is wasted and accessibility is hugely reduced.
This updated colonnade provides a clearly identifiable route with increased sunlight and more open access.
The courtyard
A central courtyard links the site to The Forge, and alongside the colonnade a perceptible and clear connection to the wider area is created.

A sustainable development
Sustainability
Developing a sustainable building is crucial to our view of success on this project. We hope to exercise our commitment to sustainability by designing the building as Net Zero to target BREEAM ‘excellent’, Well Core Gold and following the Design for Performance approach to deliver a UK NABERS rating in line with Landsec targets.
Some ways in which we are contributing to creating an environmentally friendly and sustainable development are:
Retrofitting 22 Southwark Street, and making use of what already exists
Reuse of the foundation and slab of 24 Southwark Street
Promoting sustainable and active travel through significant cycle parking and storage
Increased greening and planting, enhancing biodiversity and air quality together with biophilia, which can include air purifying plants, living walls and much more
Why retrofit?
The approach of refurbishment over comprehensive redevelopment means:
■ The development is much more sustainable, through saving significant amounts of embodied carbon
■ Demolition works are cleaner
■ Construction disruption on neighbours is minimised
■ The project’s overall timeline is shortened
Sustainable impact
Feasibility work done to the current structures helped us to identify how much of the current building we could retain. Due to issues with the levels and quality of accommodation, it is proposed to demolish 24 Southwark Bridge Road. However, this will allow us to retain 22 Southwark Bridge Road’s highquality waffle slab frame, providing one comprehensive highquality building across the site with significantly improved sustainability and accessibility credentials.

Design changes
Following our previous consultation events the project team has looked to incorporate feedback from consultation into the proposals, while also maintaining the scheme’s commitment to deliver affordable workspace, enhanced sustainability and improved connectivity - all while ensuring the scheme remains deliverable.
In our previous round of consultation, we heard that residents were supportive of the scheme and its design. Attendees at our November events did however share their thoughts on the design surrounding colonnade lighting, the façade’s brickwork, massing towards the roof of the building, a lack of roof activation and a wish for more greenery. In addition, we have been through a series of pre-application meetings and a Design Review Panel with Southwark Council which has resulted in various suggested amendments to the scheme as it has evolved.
Following this feedback, the primary changes that have been made to the scheme are:
■ Redesigning the facade and windows in the style of a 21st century warehouse, in order to better reflect and complement Southwark’s historic vernacular, with a focus on façade materiality.
■ Reduced roof massing around the building’s cores, also allowing for a more developed roofscape, with a new rooftop pavilion.
■ A more simplified colonnade, reducing scale and carbon while increasing daylight – thus better reflecting our guiding principles. A focus on articulation, materials and lighting maintains the dramatic approach the colonnade previously offered.
■ Increased urban greening as part of a developed landscape strategy, with urban greening potentially increasing five-fold.
We have made these changes based on feedback from Southwark Council and residents in the interests of working collaboratively to deliver the best outcome for the community.

Retrofitting the existing building at 22 Southwark Bridge Road and retaining the foundations of 24 Southwark Bridge Road, which is both environmentally friendly and sympathetic to the surrounding buildings.

Next Steps
Summary
Overall, this development will revamp two unfitfor-purpose buildings and provide Southwark with over 13,000 sqm of modern office space in a highly sought after location.
On the ground and lower ground floors, the provision of flexible commerical and retail space will help expand the commercial opportunities of the site, with increased connectivity and shared facilities with nearby buildings, open spaces, such as a new courtyard, and transport facilities being a huge improvement from the existing buildings.
