2025 Baldwin’s Distinguished REALTOR®
Baldwin’s Distinguished REALTOR® is presented to a member that has had an active license for at least three consecutive years and has been actively involved in Baldwin REALTORS®, contributing their time and energy in supporting the association. This member has upheld the REALTOR® Code of Ethics and adhered to the Golden Rule. Criteria are based on active production, as well as community involvement.
Amy Cuny doesn’t just sell homes. She builds confidence in one of life’s biggest decisions. As broker/owner of ARK Real Estate in Daphne, Amy leads a boutique team serving Baldwin and Mobile counties with a clear promise: informed guidance, transparent communication, and a smoother path to the closing table.
Her husband, Ron, is a custom builder, and together they founded ARK Builders in 1998. The name honors their children, Andrew (project manager), Ronald "Blake" and Kelsey (marketing and operations manager). Amy serves as designer and decorator, giving the family unique insight into quality, budgets, and finishes that she shares with clients every day.
Colleagues describe Amy’s style as steady and solutions first. She sets clear timelines, has honest pricing conversations, and insists on educating clients so they feel prepared at every step. She also invests in others. “I try to pour my hard-earned lessons into others,” Amy says. She teaches new agents “Best Practices of the Purchase Agreement,” meets weekly with her team to share and grow, and currently serves as Treasurer/Secretary of the Baldwin MLS Board and Chair of the Forms Committee.
“When other agents get better, I get better too.”
“For me, the award isn’t the point. Hopefully it will encourage others to serve those around them and our profession. Money isn’t what matters most. It’s God, family, helping others, and growing together.”
— Amy Cuny
Her path has not been without hardship. During the 2007–2009 housing crash, Amy and her family nearly lost everything. “We had to put groceries back at the checkout line. My self-esteem was shot.” What carried her through was faith, resilience, and a support system of family and friends. From that struggle, Amy found her mission: food, shelter, and mentorship.
She supports Habitat for Humanity and Tunnel to Towers with financial gifts and hands-on work, giving a portion of every closing and build to these causes. She also champions Prodisee Pantry in Spanish Fort and leads food drives through ARK Real Estate. “A roof is more than a structure. It’s security. It’s dignity.”
Faith and family remain her foundation. “Losing everything taught me that faith in God has to come first. He gives me strength when mine runs out.” The sudden loss of her mother deepened her resolve to make each day count. “I love my life, and I know I’m not promised my next breath. So why not live as if it were your last and make it count?”
In honoring Amy with the Distingished REALTOR® award, Baldwin REALTORS® celebrates not just a successful career but a way of living that uplifts and inspires everyone around her.

Once-in-a-Century Opportunity On the Shores of Mobile Bay
In the early 1800s, Point Clear became a popular summer retreat for families from Mobile, New Orleans, and beyond. Before 1927, with no road access to the Eastern Shore, everything and everyone arrived by bay boat. Families, visitors, and even construction materials came ashore at Battles Wharf. Neighbors never quite knew who might arrive next.
Two of the cottages at Battles Wharf, built in 1903 as overflow lodging for one of Fairhope’s first waterfront hotels, later became part of the Dyas family legacy. The Corte family purchased the property, along with several adjacent homes, in the 1930s, and for more than 90 years, Olympia Corte Dyas and her family have gathered beneath its ancient oaks.
Her son, Art Dyas, recalls spending every summer on the bay. “These were true summer homes, with no heat and no air. We slept with the doors and windows open, hoping for a breeze and fighting mosquitoes.” The porches bustled with crab boils, puzzles, and evenings with family and friends. Children would ask the older folks, if the water was calm, if they might be lucky enough to see a Jubilee. Many would rise throughout the night to check the shoreline for signs of one of these magical summer events.
Now, for the first time in more than 90 years, this nearly three-acre estate—with two historic cottages and 180 feet of bayfront—is being offered for sale. The homes have been thoughtfully updated while preserving their character, and a true piece of Battles Wharf history now awaits its next chapter.

Bringing joy to the childhood cancer journey since 1985
Founded in Mobile, Alabama, in 1985, Rapahope exists to bring light and laughter into the lives of children battling cancer and their families. With year-round programs offered completely free of charge, the nonprofit provides transformative experiences through accredited camp sessions and retreats designed to foster healing, connection, and joy.
Each summer, Rapahope hosts its flagship Camp Rap-AHope, a weeklong residential adventure for children aged 7 to 17 who are diagnosed with cancer. Rather than worrying about treatment or hospital stays, campers enjoy traditional camp experiences: swimming, canoeing, horseback riding, ziplining, dance and DJ nights, arts and crafts, and more. One highlight is the evening dance, a chance for kids who missed school dances due to treatment to shine again.
Rapahope’s support extends beyond campers. Siblings and entire families are included. Weekend sibling programs offer space to connect and be heard, while family retreats give parents time to bond, laugh, and recharge in a supportive environment.
Accredited by both the American Camping Association and the Children’s Oncology Camping Association International, Rapahope maintains a commitment to safe, medically informed, and high-quality programming. Charter programs and oversight by trained counselors and medical professionals ensure all participants feel supported.
In addition to on-site programs, Rapahope organizes day trips and therapeutic events throughout the year. These are designed to build community connections, reinforce resilience, and give experiences that cancer might otherwise take away. The goal is simple, yet powerful: give each child moments of normalcy, play, and belonging.
Rapahope consistently receives top marks for transparency and accountability. With a 4-star rating from Charity Navigator and strong financial health metrics, including a 75 percent program expense ratio and less than 1 percent liabilities-to-assets ratio, donors can trust that contributions go directly toward impact.
In 2024, Rapahope served more than 300 campers and hosted a range of family-centered activities that reinforced its mission. With dedicated volunteers and community leadership at its core, Rapahope continues to evolve while staying true to its roots: creating joyful, unforgettable experiences amid life’s toughest seasons.
Rapahope’s recent 40th Anniversary Gala celebrated 40 years of impact with an unforgettable night of joy, giveaways, elegant food, live auctions, special performances, and more. The celebration took place at Crown on St. Louis, honoring decades of dedication and the families who inspire the mission every day.
For families seeking emotional healing or those inspired to volunteer or sponsor, Rapahope welcomes involvement from across the Gulf Coast. Every moment uplifted, every smile restored—that’s the power of joy and the heartbeat of Rapahope.

We share the belief that we want real estate to feel personal and community focused. From day one, our vision was a boutique brokerage built on honesty, professionalism, and Southern hospitality where clients feel truly seen, heard, and cared for.
How has your company culture evolved since day one, and what makes it special today?
Mobile Bay Realty was founded on trust from the very beginning. Over time, we've grown into a company defined by support, integrity and collaboration— values that continue to guide everything we do.
What has been the most rewarding part of growing your business the past five years?
The true reward has been watching lives and neighborhoods grow. We value helping couples, families and retirees find homes while deepening our roots, friendships, and trust in this community we love.
How have challenges shaped your approach as business owners and leaders?

Liz Rios 2025 RISING STAR AWARD
The Rising Star award is presented to a member with less than two years’ experience as a REALTOR® who has been actively involved in Baldwin REALTORS®. It is based on length of membership, involvement in Baldwin REALTORS®, annual production, and community involvement.
When Liz Rios began her career in real estate at the end of 2023, she quickly discovered her calling. The excitement she witnessed from clients confirmed her passion and paved the way for her to become a REALTOR®. Purchasing her first home had sparked a deep desire to help others experience the same joy of homeownership. “Owning a home and creating something of your own for your family is such a meaningful milestone,” she said. With two small children at the time, she put her aspirations on hold, eventually stepping into the industry through loan processing.
Community has always been at the heart of her work. She serves
on the Baldwin REALTORS® Attainable Housing and Diversity Committee and gives back through volunteering, donating, and offering resources. “Real estate isn’t just about houses. It’s about changing lives,” she said. A favorite moment that still inspires her came when a client sent pictures of her kids pulling the “SOLD” sign from the yard and cartwheeling across the lawn, a reminder of the joy her work can bring.
Balancing career and family is a team effort. With her husband Jonatan, their two sons, and their dogs, she enjoys outdoor adventures, food explorations, and a faith-filled life that keeps her grounded.
Receiving the Baldwin REALTORS® Rising Star Award for 2025 is a highlight of her career so far. “It reflects the hard work and dedication I’ve poured into my clients, my projects, and my community,” she shared.

S STIMPSON Abby
Abby attended The University of Alabama on a Presidential scholarship. Her degree in accounting is an asset in regard to the different financial aspects of real estate. She has been a Presidents Club member throughout her career and ranked among the top three producers in her company’s Fairhope office for the past three years. In her free time, Abby loves spending time with her family and pets. Investing in and renovating properties is another hobby she enjoys. She truly believes real estate is rewarding professionally and personally. She is an avid traveler and supporter of the arts. Abby's son and daughter have both served in the military, and she takes pride in helping veterans and active-duty service personnel with the U.S. Military on the Move Program.
How does your background and experience help you exceed your clients' expectations?
Working as a real estate professional for 8 years, I have gained so much knowledge in many areas of real estate. I can offer insight into new construction, investment and residential purchases while helping my clients understand and feel comfortable with the process. I work diligently to provide all the information my buyers and sellers need to make decisions with confidence. After working in the sales, accounting, and customer service industries, I wanted to find a field that would combine all my experience. Real estate offers a unique opportunity for me to apply all my skills and education to help my clients.
What's something extra that you offer to your clients?
I have a unique gift for seeing the potential in properties. I put that to work for my clients by offering complimentary staging helping them edit and rearrange items so that their house will shine.
McNABB Schana
Schana McNabb holds two bachelor’s degrees and brings both education and real-world experience to her role as a REALTOR®. Over the past four years, she has earned recognition as a Top Producing Agent and Top Closing Agent, accomplishments that reflect her dedication to clients and results-driven approach. Her background, combined with her own relocation journey, uniquely qualifies her to guide buyers and sellers with confidence and care.
What qualities do you think are most important for success in real estate?
I have been in real estate for four years, but my passion for the industry began much earlier. After moving from West Virginia to Alabama 15 years ago—and even spending time relocating to Nova Scotia and back—I gained firsthand experience with the challenges and excitement of finding the right community and home. That journey inspired me to pursue real estate, and once I became licensed, I hit the ground running, quickly building a reputation as a top producer and closer.
What do you most enjoy about working in real estate?
What I enjoy most is meeting new people and sharing in their excitement as they take such an important step in life. I love touring homes with clients, helping them picture the possibilities. I especially enjoy the décor and design aspect, seeing the unique character each home has to offer.
Do you focus on a specific type of client or niche? Why? I primarily serve relocation clients and first-time buyers. I understand the challenges of moving to a new area and the excitement of purchasing that very first home. Helping them feel confident and at home in Baldwin County is truly my specialty.

Originally from Middle Tennessee, Mary Jane Owen earned a BBA from Cumberland University while working as a Sr. Engineering Associate at Arnold Engineering Development Center. When her family moved to Fairhope in 2000, she shifted to real estate and quickly found her calling. More than 23 years later, she is known for professionalism, attention to detail, and a calm, steady presence throughout every transaction. “My clients are like family,” she says. “I’m with them every step of the way, and long after the closing.” Committed to education and transparency, Mary Jane helps buyers and sellers make confident, informed decisions.
She also serves the industry statewide. Mary Jane is the 2025 PresidentElect of the Alabama Association of REALTORS®, after serving as Southern Region RVP, Secretary, and Treasurer, and graduating from Leadership AAR in 2022. Her focus includes advocacy for private property rights, elevating standards through education, and building strong partnerships between REALTORS® and the communities they serve. She values integrity, innovation, and inclusivity, supports homeownership, protects property rights, and mentors the next generation of real estate professionals.
An early moment in her career reinforced why she does this work. Mary Jane and her partner, Gwynn, helped an elderly couple sell their home as they prepared to move into assisted living. With no family to lean on, the couple struggled, especially the husband, who refused to leave without “Little Joey,” his beloved Datsun-Beagle mix that was not allowed in the facility. By the end of that emotional listing appointment, Mary Jane had gained a four-legged family member, and her husband and Gwynn’s sister had been “volunteered” into moving and staging duty. Mary Jane shares, “That experience taught me the true power of vulnerability and empathy and the importance of going above and beyond.”
A Fairhope resident for nearly 25 years, Mary Jane enjoys gardening, time on the water, SEC football, and the occasional round of golf. She treasures visits from her three daughters and five grandchildren. What keeps her passionate, even when the market shifts, is impact. She loves helping clients achieve their dreams and watching mentees grow into confident professionals. “Real estate is always changing,” she says. “That keeps me engaged, but most of all it is the relationships, the trust, and the chance to serve.” Whether buying, selling, or investing, clients rely on Mary Jane Owen to be their steady, trusted guide during life’s most meaningful transitions.

CRAWFISH CAJUN SHOTGUN SHELLS WITH BBQ SAUCE
DIRECTIONS:
Prepare the Flavor Base: In a blender, purée half the green onions with the jalapeño, chipotle peppers, garlic, and Old Dauphin Way Seasoning until smooth. Make the Filling and Fill Shells: In a large bowl, combine the crawfish, spinach, remaining green onions, cheeses, cream cheese, and the purée. Transfer the mixture to a resealable bag, snip a corner, and pipe it into manicotti shells. Wrap each shell with two slightly overlapped strips of bacon, then chill 4–6 hours to set. Preheat the oven to 375°F, arrange the shells on a baking sheet, and bake 35–45 minutes, until the bacon is crisp and the pasta is tender. Generously baste with Cajun BBQ sauce during the final minutes so it caramelizes, then serve hot, garnished with extra green onions if desired.
Pro Tips
• For an added layer of smoke, finish the shells on a hot grill after baking.
• Substitute shrimp for crawfish if desired, keeping the Gulf Coast flavor intact.
• These shells pair beautifully with a crisp lager or a chilled glass of Sauvignon Blanc.

Certified and Licensed Evaluators
The Knockout team looks forward to the opportunity to serve you. Please call us or visit our website to schedule an inspection.
Knockout Inspections opened in August 2013 in Fairhope, AL. It consists of licensed Certified Master Inspectors, Home Inspectors, and FORTIFIED Evaluators. The company offers standard home inspections, bank loan draw inspections, 203K loan inspections, and FORTIFIED evaluations. The company is focused on its mission to ensure safe living from start to finish. It uses technology in the field to generate reports, documents the condition of the property through photos and videos, and ensures that standards are met to safe living conditions.
Nathan Lippincott, the Founder of Knockout Inspections, came from a long line of contractors and builders and was a framer in his early career. He has built many homes, even several of his own for his family, and knew the ins and outs of the construction industry. The last few homes he framed were actually built to the FORTIFIED standard when it was still in its infancy. In 2013, he decided to leave the construction industry to pursue his dreams of entrepreneurship by becoming a Home Inspector.
Knockout Inspections started as a one-person show with Nathan. He grew the company by visiting many local real estate offices and making connections with realtors. Many of the custom new construction homes that he inspected were built to the Gold FORTIFIED standards. One of the requirements to become a FORTIFIED Evaluator is to be a licensed home inspector for several years, so Nathan became a certified FORTIFIED Evaluator in 2015.
Knockout is continuing to educate, grow, and expand the FORTIFIED program. Nathan said, “We have seen great success in the standards and truly believe that FORTIFIED is the future for safer, more resilient construction.” The company recently had an update issued by IBHS that ensures even greater protection by adhering to the 2021 (soon to be 2024) IRC Code. In some states, legislation has been passed that requires homeowners to receive a discount for the fortification of their homes. For example, homeowners with a FORTIFIED built home can receive a discount of up to 55% on their homeowner’s insurance premium. The only requirement is to have a valid FORTIFIED certificate which must be provided to the insurance company.
The Lower Alabama Chapter of Coastal Conservation Association Alabama hosted the 25th Annual Beach Party at Heron Pointe at The Wharf—a fun evening supporting the preservation of our coastal resources. Everyone enjoyed live and silent auctions, an impressive raffle, a Low Country shrimp boil, dinner and drinks, and live music.
