Westchester Ditches Enterprise Drive Developer

Village axes sale to investors who sought to build a daycare at Enterprise Drive before pivoting toward vaguer industrial purposes

On Nov. 12, the Westchester village board axed plans to sell two village-owned buildings on Enterprise Drive to developers who sought to turn one into a daycare facility before pivoting toward vaguer industrial uses for the properties.

The board voted unanimously against extending and amending the purchase and sale agreement between the village and RMJ Investment Partners LLC. The board also voted against paying a 5% real estate commission to the Butler Group, the Clarendon Hills-based commercial real estate firm that brokered the deal.

Norman Junejo, a businessman working with the Butler Group, had sought to purchase the buildings at 2305 and 2315 Enterprise Drive for $4 million to establish a daycare facility and office spaces in the smaller building at 2305. He didn’t say how the larger building at 2315 will be used but added that any modifications must go through the village’s zoning process.

Berkeley Public Library’s Veteran’s Drive A Success

The Berkeley Public Library announced recently that community members donated 18 boxes and 11 bags to the Edward Hines Jr. VA Hospital Fisher House during the library’s Veteran’s Drive.

“These donations are being made in honor of Berkeley’s veterans who sacrificed so much through their service,” library officials stated on Facebook. “We want to especially acknowledge Ted Quednau and Jim Ippolito, both of whom passed away this year and who donated much to their country, the Berkeley community, and our small but mighty library.”

New Business Opens On Roosevelt Road In Broadview

Broadview village officials and community members recently hosted a ribbon-cutting for a Kinfolk MarketPlace at 2100 Roosevelt Rd. in Broadview. According to its website, the business is a “collective consignment space curated by our community. Whether you’re decluttering, curating a collection, or turning your passion into profit, Kinfolk is the place where your items can find a new home.”

Broadview Public Library Gets New Director

The Broadview Public Library recently announced that they have a new executive director. The library board hired Tanya King to succeed Jack Bower, the library’s former director who left in May to become the executive director of the Rolling Meadows Library.

According to her LinkedIn profile, King has been a public relations representative for the Chicago Public Library since 2005. She has a master’s in Library and Information Science from Dominican University in River Forest.

The library will host a community meetand-greet for the new director at the library, 2226 16th Ave. in Broadview, on Saturday, Nov. 23, from 11 a.m. to 2 p.m.

Maywood’s ReUse Depot Relocating

ReUse Depot, one of the largest reusable building material retailers in the Chicago area, is moving from Maywood to Elmwood Park. The business has been located at 50 W. Madison St.—home to the old Maywood Armory where 33rd Infantry Division of the Illinois National Guard was once based—since 2014.

ReUse Depot was formerly located at 1127 Washington Boulevard in Bellwood. It’s an affiliate of OBID Construction, a deconstruction company that tears down homes. OBID has to salvage a certain percentage of what it tears down, so much of that becomes the inventory showcased throughout the approximately 43,000-square-foot building on Madison. OBID, in turn, cooperates with a 501(c) (3) nonprofit called The ReUse People of

America, Inc., which partners with retailers similar to ReUse Depot around the country.

New Proviso Mental Health Commissioner Sworn-In

The Proviso Township Mental Health Commission announced on Nov. 12 that they swore in their newest commissioner. Bellwood resident Candace Jordan was sworn in in May. Jordan, a graduate of Proviso West High School in Hillside, grew up in Maywood

and Bellwood.

“Not only does Candace have a deep understanding of Proviso Township, her roots are multi-generational,” said Proviso Township Mental Health Commission President Mike Corrigan. “Her dedication to education and community are invaluable and will serve the residents of our Township well.”

Jordan was a general manager at a local Dunkin Donuts for 15 years and is the outreach coordinator for Illinois House Speaker Emanuel “Chris” Welch.

“I am thankful to have this opportunity to pour my energy and skills back in to the community that I love and grew up in,” Jordan said. Founded 58 years ago, the Commission serves the behavioral health needs of Proviso Township’s 155,000 residents.

Westchester Toys for Tots Seeking Donations

Village of Westchester Toy Drive and Marine Corps Reserve Toys for Tots are accepting donations through Dec. 4. Northlake Angel Tree Food and Gift Drive Taking Donations

Northlake’s Holiday Angel Tree food and gift drive is still taking donations from community members who would like to give. The city of Northlake, the Northlake Police Department, local elected officials, local businesses, the Howard H. Rohde Post 888 American Legion, the Knights of Columbus, and residents have supported the initiative since 1994. The program provides Thanksgiving and Christmas dinners and gifts for area young people. The remainder of the proceeds help residents facing personal or financial crises all year long. ENTERPRISE DRIVE Development stalled

the purchase and sale agreement expired, Westchester Village President Greg Hribal told audience members that RMJ Investment Partners no longer intended to use the property for a daycare center. The investors wanted the village board to extend the agreement and add a clause indicating that the village acknowledges that RMJ “intends to operate an industrial facility with outdoor storage at the Property,” among other changes.

The last amendment’s reference to an “industrial facility” set off alarm bells among community members, particularly residents living nearby in subdivisions like Prescott Square, Ashley Woods, and Westchester Wood. Despite rumors about a proposed trucking facility, village board members said RMJ never mentioned that specific proposal for the buildings. Most board members said the developers didn’t mention any concrete alternative proposals for Enterprise Drive, which

disappointed them about the process.

“No use has ever come forward from them for trucking, otherwise everybody would have heard about it,” said Trustee Evie Slavic. “We know [semi-trucks] in that location don’t necessarily work before we checked into that property for us and what the occasional semi would do. Because we haven’t heard from them with any information on potential tenants, what their greater definition is, what their hopes are, to me it is way too vague to move forward.”

The village board unanimously voted to approve an ordinance authorizing the sale of the two Enterprise Drive buildings for $4 million. The site of the current Village Hall at 10300 Roosevelt Rd. was slated to be demolished and replaced with a new retail development that would include an Aldi Foods and a Starbucks, among other retailers. Village officials were scheduled to move into their new municipal digs in May 2022, but in April 2022 the board discovered that the building was still empty and none of the planned renovations had happened.

Negotiations on the proposed development of the corner of Mannheim and Roosevelt roads halted and the developers backed away.
