The early history of the town can be found in the Roman Barbesula, dated from the first century of our chronology. The archaeological remains of this period are located in the mouth of the Green River. Near San Pedro de Alcantara, and also belonging to the municipality, we find the remains of the Roman colony of Cilniana, one of the most interesting sites around the coast of Malaga, which some historians identify with the city of Salduba, mentioned by Pomponio Mela. Near the beach there are some Roman baths which have been named Las Bovedas (The Vaults) Another important archaeological site located in San Pedro de Alcantara is the Early Christian Basilica of Vega del Mar, built in the third century and later used by the Visigoths as a necropolis. In the Arab Andalusian period, The city was located on the site now occupied by the village, playing a prominent role in local history. During the time of the Taifa kingdoms, the idrisids, rulers of the city, maintained a permanent confrontation with the Hammudies of Algeciras, until the arrival of the marinid (1274) who, after taking Marbella and Malaga, unified the territory. During the Moorish period the place became part of the kingdom of Granada, a situation that would continue until the conquest of the city by the Catholic Monarchs in 1485. From that period only the old town of Marbella remains, the castle walls and defensive towers.

In the first decades of the 20th century we find hotels such as Marbella Commercial, opened in 1918. In 1936, the day after the outbreak of the Civil War, several religious buildings were burnt down, including the Santa Maria de la Encarnacion Church and the Church of San Pedro Alcantara. Since the 1950s, Marbella becomes a favorite place for the entertainment of personalities like Jose Antonio Giron or Banus, among other people in charge of the tourist development. D. Ricardo Soriano Scholtz von Hermensdorff, Marquis of Ivanrey, acquired a property located between Marbella and San Pedro where he built a resort called Venta y Albergues El Rodeo, beginning the development of tourism in Marbella. His nephew, Alfonso de Hohenlohe, acquired Santa Margarita Ranch, the origin of what would be the Marbella Club in 1954.

These steps would be seconded later by members of other well-known European families: Bismarck, Rothschild, Thurn und Taxis, Metternich, Goldsmith de Mora and Aragon, Salamanca (Marquis of Salamanca and Count of los Llanos) or the Thyssen-Bornemisza family, turning Marbella into a meeting point for the international jet set. Another of the most emblematic hotels in the city is El Fuerte (Fuerte Marbella today), which among other milestones had the first lift of the Costa del Sol. The twenty-first century Marbella is a place of relaxation, where you can enjoy outdoor dinners, go shopping during the day and sunbathe or play sports in open spaces because along its 26 kilometers of coastline you can find bars, luxury hotels and beach clubs as well as hundreds of international restaurants and a dozen spectacular golf clubs and sports centers, many with their own restaurants and spas. Marbella is connected to the famous Puerto Banus by the socalled Golden Mile, an avenue that runs through wonderful green areas and properties, considered as the most luxurious in Europe. Also, don't forget, the Golden Mile is also home to Verdin Property!

The list of international celebrities who have properties in Marbella or visit it regularly is very long, including personalities ranging from Prince Albert of Monaco to artists such as Rod Stewart, Paul McCartney, David and Victoria Beckham, Bruce Willis, Dolph Lundgren and Dustin Hoffman. Puerto Banus is well known for hosting big brand boutiques, nightclubs and restaurants overlooking the spectacular harbor full of yachts and luxury cars. The coastal strip between Marbella and Estepona has been named The New Golden Mile due to its golf courses and the presence of luxury urban areas. Benahavis is a small white village about 8 kilometers inland from San Pedro de Alcantara. Located along a peaceful green valley, you can find a number of luxury villas that reach Marbella. This is the area where the most exclusive golf and country club in Europe is located. Marbella as a whole offers a unique way of life. Its wonderful setting, its unique climate and lifestyle in general have turn it into the favorite destination in Europe.

Ambassadors of Luxury Interview with Dean & Tyler

verdin property

In November 2021, Verdin Property Co-Founders Dean & Tyler Verdin gave an exclusive interview with Luxuria Lifestyle magazine, to be featured in their Spanish, London and International editions, giving their insights on the luxury property market in Marbella, the impact of Covid-19, and what trends are currently commonplace.

You don't just sell homes, you sell lifestyles. Can you tell us a bit more about that? We see buying a home as the most important aspect of family life, it's not just bricks and mortar but a place where you live, work, entertain, raise your kids, sleep, relax and unwind, therefore our focus is always on how a property meets those needs.

We only list properties for sale that fulfill those needs, unlike a lot of agents that list whatever comes their way without thinking who is the buyer, what will they gain from living there.

Competition in the luxury property real estate market on the Costa del Sol is fierce. How do you guys make a difference? Competition is fierce, however, without giving away our secrets, good marketing is key, the right places to advertise as well as good photography, videos or virtual tours. As well as personal service and attention to detail.

Despite Covid-19, the property market on the Costa Del Sol seems to be soaring like never before. Can you elaborate on that? There's a change in attitudes and lifestyles since Covid-19, more people are working from home, remotely, so you can choose where you live, a better climate, for one. Secondly more people are looking for more space or properties that offer gyms, spas, private swimming pools, so should a situation like lockdown happen again, their home is a sanctuary, it offers all they need to live a comfortable life, while the world carries on outside of the cocoon.

Which areas are in demand on the Costa del Sol? Are there upcoming new areas on the rise we need to keep an eye on? The highest demand is in key areas of Marbella, for example Sierra Blanca, The Golden Mile and Nueva Andalucia. Benahavis has also seen a surge and is currently home to some of the highest prices in Spain thanks to super exclusive areas like La Zagaleta, El Madronal and Reserva de Alcuzcuz. The area to watch is Sotogrande, there is massive development around there and the area has stunning villa urbanizations, a beautiful marina, as well as several highly regarded golf courses such as Valderrama.

What are the challenges the luxury real estate sector will be facing in the next years? The challenge will be lack of supply, luxury properties are not staying on the market long, often with several buyers competing for the same option. We are getting more and more asking price offers than ever before. Obviously with prices continuing to rise the challenge for buyers is securing their ideal home before someone else does.

Have you seen a change in the sort of property that's highly soughtafter in the region? Any changes in design trends? Absolutely, people are looking more than ever for views, privacy and security. As well as many luxury facilities as possible within their budget. Design is moving forward with attention to detail, colors, textures and warmth driving the market more than the previously popular minimalist, white and stark interiors of the last few years.

Crypto currency. With younger HNWI looking to buy Luxury real estate, will crypto currency be moving real estate practices into the 21st century, as it offers a faster, more convenient and infinitely more secure way to transfer property ownership from one individual or business to another? It's getting more common to be asked if crypto currency is acceptable as a form of payment, however, it is still in its infancy here in Spain and it will probably take a few years for this to become a regular occurrence. In our opinion it can be too volatile and with very strict money laundering laws in Spain, it is often difficult to ascertain where the original money came from.

Do you see other technological developments that are going to play a role/add value to selling real estate in the near future? The way forward is smart home technology - this is an essential now in new luxury properties, the smarter the better, there is an expectation now from buyers that this option is standard. We are also now seeing smart swimming pools, a pool that can be controlled from an app so it can be heated, lit and cleaned from your smart phone at the airport, ready for your arrival. This, and passive houses, super green and efficient will be one of the biggest trends over the next few years.

What would your key piece of advice be for buyers interested in purchasing and investing in luxury real estate on the Costa Del Sol? The best advice we can give to buyers is do your research, know where you want to be and what you want to spend. Always be ready to accept a compromise, even at 10,000,000€ it might be necessary to compromise on something.

THE IMPACT OF COVID-19 ON THE PROPERTY MARKET

Record sales + lack of inventory means one thing. Soaring prices. Since Europe’s nobility and A-list celebrities first discovered the Costa Del Sol in the 1960s, this part of Spain has always been about luxury living. Not for nothing do Benahavis, Marbella and Estepona make up the ‘Golden Triangle’, home to some of southern Europe’s most exclusive properties, the majority with seven-figure price tags. A relative newcomer to the list of luxury, in-demand areas is Sotogrande, where sales and prices are rising rapidly thanks to hundreds of millions of euros worth of investment. While the top end of the market might have suffered during the 2006 economic crash, it turns out to be a very resilient sector when it comes to pandemics. Despite Covid-19, or perhaps because of it, the luxury homes market is currently booming on the Costa Del Sol. The reasons behind the surge in activity, particularly this year, are varied. But as we shall see, they all share a common factor. Lifestyle. And in the so-called California of Europe, this comes as no surprise. The rise in remote working Almost overnight, millions of people found themselves working from home, rather than the office. This fundamental lifestyle change brought a shift in property trends. Suddenly, a home office became not just desirable, but essential. In fact, we had several clients turn down properties because the home offices weren’t ‘big enough’. Add to this the year-round sunshine the Costa Del Sol enjoys and it’s easy to see why the world’s richest want to work from home in luxury. Particularly when remote working in Marbella combines a comfortable relaxing atmosphere with easy connections to the world’s business centers.

THE IMPACT OF COVID-19 ON THE PROPERTY MARKET Choices, choices. so many choices From the moment you enter the municipality of Marbella, there's a decided markup. Not just in the quality of real estate, but the prices. You step into a world of fine homes that stretches all the way from Cabopino in the east, to Guadalmina in the west. Not forgetting Sotogrande, which is only 30 minutes from both Marbella and Gibraltar. Many properties carry multi-million euro price tags, even some of the apartments. Add to this the cutting-edge designs, qualities and finishes. It's a recipe for money. In locations such as La Zagaleta, El Madronal, Sierra Blanca, Cascada de Camojan, The Golden Mile, the elite are spoilt for choice. This, we can candidly say, has been both a blessing and a curse. we know we can sell our clients something, but what and where is the burning question. And not forgetting one very important detail. A lot of what's on the market are brand new homes. Some of the worlds richest investors have turned their attention to developing luxury homes on the Costa Del Sol this year. And they're selling. A sure sign that demand is there. Let's welcome the young money When you go back through the history of the Costa Del Sol, particularly Marbella, the stand out purchasers were wealthy retirees looking to see out their days in the lap of luxury. Now though, now it's a hot spot for affluent millennials. As younger HNWIs have turned their attention to the area, they've discovered that places like Marbella and Benahavis are perfect for starting a family. They offer world-class international schools, private hospitals, and outdoor living at its best.

- Check out our blog on schools in Marbella

THE IMPACT Of COVID-19 ON THE PROPERTY MARKET Millennials, older buyers, they all know what they want. Discerning buyers tend to know exactly what they want. HNWIs within the luxury market on the Costa Del Sol are no exception. Many are already familiar with the area and those that aren't took advantage of worldwide travel restrictions to do their research. They've had months to explore different areas to find their happy place. They've also used the time to prospect properties. Thoroughly. Real estate agents catering for the higher end of the market on the Costa Del Sol have upped their game and now offer in-depth online viewings. Nowadays, 3D walk-throughs, live viewings and streams, plus detailed videos form part and parcel of showcasing a home. Change in sales viewings Another change in the market is to be found in the form of sight unseen purchases. Whilst buyers can use 3D tours and other digital viewing formats to view properties, the decision to make and offer and proceed with a purchase is a big one. Historically this has meant the majority of clients would not proceed before a physical viewing. Now though, it's full steam ahead. Many others have shortlists of luxury homes to view in person as soon as they can find the time to visit. Is there a safer investment than real estate? Sales suggest not One of the all-important reasons why the luxury property sector on the Costa Del Sol is booming lies in the nature of the asset. Real estate forms the backbone of all successful investment portfolios for two main reasons: The underlying trend in property prices is always up regardless of lows and highs in a particular cycle. Property is literally as safe as houses. Taking this as their premise, international investment companies have turned their attention to the Costa Del Sol over the last 18 months. And as a result, the area has seen a surge in development, leading to a rise in property prices across the board.

THE IMPACT OF COVID-19 ON THE PROPERTY MARKET Tax Incentives Finally, we couldn't round off this blog without talking about the tax incentives currently on offer throughout Andalucia. Property transfer tax has been set at a fixed rate of just 7% for the purchase of resale properties, building land and garage spaces. Previously, this ranged from 8-10%. Additionally, stamp duty will be charged at 1.2%, rather than the previous rate of 1.5%. These incentives were on offer for all purchases completed before the end of 2021 however following the success of these measures and the huge investment in the area, it has been agreed that these breaks will continue indefinitely. *Read our full blog on the tax incentives Will the sales continue at this rate? The evidence suggests they will, at least for now. We know you'll keep an eye on our blogs to stay up to date. So there we have it guys. The Costa Del Sol property market is booming, particularly in the luxury sector, and now you know the main reasons why. And by the way, did we mention that we are to be found in one of the most desirable and exclusive locations of Marbella. That's right, we are just a few moments walk away from the Puente Romano and Nobu hotels. So be sure to get in touch if you're looking for a property.
