a loaded word

P

itches fly at me from all angles. They fill my inbox, my snail mailbox, my spam folder. Like most editors, I’m accustomed to the daily barrage: the cheery PR spin and the aspiring writer working toward a byline, the pros with their polished queries. Requests, suggestions, demands, expectations… We get it all. Every day. But “Aunt Marty” took me by surprise. Her pitch, on behalf of her nephew Cody, was irresistible—proud and utterly charming: “When you are 23, work as a waiter, buy the worst looking house on the street, spend a year of weekends fixing it up, and end up with a showplace, you deserve to be featured in Ventana,” she wrote, launching into a glowing description of the home. Now, I’ll be honest. I grew up in rural Ventura County and love this place, but there are times when the provinciality of our homey nook wears a little thin. It never lasts long, though. Whether it’s a neighborly wave or a simple note like Aunt Marty’s, something always reminds me that grass just doesn’t get any greener. In his article on page 33, writer Mark Storer works the do-it-yourself makeover into a larger story about historical home renovations in Ventura. He tells a tale of two projects in one city, bouncing the Supan house off Bill Lucking’s trio of historical properties on nearby Ash Street. Mark is a teacher in Camarillo. Around the time of this article, he and his class were working on Shakespeare. This was an atypical Ventana article to begin with, and his tendency to slip into character (“Two households, both alike in dignity, in fair Ventura where we lay our scene…”) adds a whole new twist. It’s good to mix things up now and

then. We hope it works for you. In early fall, Susan Brown emailed me with a spot-on pitch—for spring. Her article about growing a hummingbird garden (page 14) is at once instructive and entertaining. It is locally-oriented and provides ample opportunity for those ever-necessary visuals. Susan has an MA in English and teaches English Composition part-time at Oxnard College, so I was confident about her ability to craft a good story. What I didn’t expect was for her to give away money. Susan chose to donate her compensation for the writing work—it is work, you know—to the Ventura Botanical Gardens, a nonprofit that is now five years along in its march toward a world-class botanical garden overlooking western Ventura County. If you’re a regular reader of Ventana, you have seen subtle and not-so-subtle plugs (venturabotanicalgardens.com) for the project over the years. We endorse it not because it would appeal to tourists or enhance the economy, but because it would improve the quality of life that already exists here. Yes, there would be other benefits. And we’re happy about those, too. But our primary interest is simple and personal: a botanical garden would bring enjoyment to people of all ages in the community. “Development” is a loaded word. Definitions like “progress” and “to bring to a more advanced or effective state” often don’t apply. But we’re not talking about Target and PetSmart here. This isn’t urban sprawl. A botanical garden in Grant Park would be an actual MerriamWebster-approved development. — Matt mattk@ventanamonthly.com

Sweet Springtime What better place to greet spring than the garden? And what better propagator of plants than the wispy hummingbird, flitting to and fro in an avian ballet, seeking out its favorite flowers. SUSAN BROWN grows her own.

H

ummingbirds have a lot in common with people: they like to eat, they like to rest, and they like to stay clean. They’re also very different from us, of course. They can fly backward, and they weigh less than a nickel. I’ve often watched in wonder as the tiny, iridescent birds flit around my garden, their hearts beating 1,200 times a minute. I have tried hummingbird feeders, but always grow tired of filling and cleaning them every few days. Plus, I never really grew accustomed to the idea of feeding sugar water to the hummers, because, well, it seemed unnatural and unhealthy for them. Now I know it is. While visiting the arboretum on the UC Santa Cruz campus a few years ago, I traversed a “Hummingbird Trail” laden with nectar-filled plants, shrubs, and trees—it felt a bit like walking through a fantasy movie; hummingbirds were literally everywhere. I stumbled upon an employee and inquired, quietly as to not disturb the birds and the photographers taking their pictures, how I could attract more hummers to my own yard without using an artificial feeder. The response was simple: plant the plants they like and they will come. Since then, I’ve been on a mission to fill my garden with more of the native, nectar-producing plants that the birds prefer, such as hummingbird sage, “Hot Lips” salvia, and sticky monkey flower. Now, every spring and summer my yard resembles a hummingbird aviary: they hum, dash, feed, rest, bathe, and fight for territory, while I duck and run for cover. Okay, it’s not really that chaotic; I love the bird habitat I’ve created. And more importantly, I love the fact that I’m feeding them naturally. The sugar water diet they get from manmade feeders contains no pollen and can mess with their immune and reproductive systems. There are many native flowers that hummingbirds feed on, and while they prefer the color red (bees avoid red, leaving more nectar for the hummers) they will draw nectar from most any color. They especially love long tubular flowers that they can stick their narrow beaks into (and that bees can’t fit into). When hummers feed from my cigar plant with bright orange, downward pointing tubular flowers, they hover and lift the flower upward with the tip of their beak; when the flower is horizontal, the tubular corolla guides their bill to the sweet nectar. It’s an amazing process to witness.

Tubular flowers are a hummingbird favorite, as the shape restricts entry to all but the slenderest nectar aficionados. Competition is fierce, particularly between hummers and bees, both of which help blooming plants to propagate.

Like bees, hummingbirds are critical for flower pollination—as the pollen collects on their heads and bills, they transfer it between flowers, a delicate system that helps plants to propagate. For being such tiny birds, hummers have a voracious appetite: a hummingbird needs to eat twice its body weight in nectar and insects every day, and can visit up to 2,000 flowers in a single day. They can also be quite territorial, so placing the plants they like all around your property rather than in one specific area will give several birds a chance to feed at the same time. Plants of staggering heights will appeal to different hummers; some prefer taller stems, others want to be closer to the ground—a slight problem if you have a cat. My cat is old and lazy and wears a collar with three bells, which warns unsuspecting birds of approaching danger. Since some species of hummingbirds are year-round (known as residents) in Ventura County, while others migrate through our area on a route from Alaska to Mexico, it’s a good idea to grow plants that bloom at different times of the year in order to give them a constant supply of energy. An added benefit of growing a hummingbird garden is that the hummers tend to like the same plants we do: what’s visually appealing to us is a veritable feast to them. They are also drawn to the sound of tinkling water, and a fountain in the garden keeps their wings clean of sticky nectar. My fountain is surrounded by a decade-old pink geranium plant that blooms year-round. The hummers feed on the geranium, bathe in the fountain, and then rest on the plant’s leggy branches. Which brings up something else to consider: The tiny birds need perches or branches to rest on between feedings. Scattered throughout my property are trees of varying heights, upon which the birds rest and build their nests. Last summer, a female Anna’s hummingbird (a common variety in this area) adopted a garden stake as her own and perched on it every morning for around ten minutes before continued on page 19

Little but ferocious, she would chase away any other bird that ventured into her feeding path. To satisfy their need for protein, hummers eat small spiders, insects, and flies, so if your garden has spider webs, try not to remove them. A three-foot-high juniper hedge that runs the length of my backyard is covered with hundreds of webs that look untidy to say the least. In the morning when the webs are moist with dew, the hedge gives the yard an eerie, ominous appearance, but the hummingbirds love this area of my garden—they flit from flower to web, flower to web, eating insects and drawing nectar as I voyeuristically watch from my kitchen window, coffee cup in my hand, a content smile on my face. v

Architect Ed Campbell on local history and futuristic visions.

entura-based architect Ed Campbell has designed five-star projects around the world, from space-age high-rises in China to a resort and spa in central Italy. Currently, he serves as the executive manager of the historic Pierpont Inn. His motto— Siempre Adelante (always forward)—keeps him focused as he tackles architectural design with distinguished elegance. VENTANA: Your local roots run deep. Can you tell us a bit about your background? ED CAMPBELL: My mother was born in Santa Barbara. She had a Mexican father and a Spanish mother. They were part of the original land grant families, called the Oliveras. One descendant, Sergeant Ignacio Olivera, came up from Loreto, Mexico with Father Serra and founded the Mission Ventura. He put up the first cross. When he retired, he had three ranchos, each one with over 100,000 acres: Los Olivos, Vandenberg, and Lake Cachuma. When California became a state, [government officials] kicked everyone out. The last adobe we owned was sold to get money to build my father’s first grocery store, and the guy that bought it—an original adobe structure—tore it down. VEN: I understand you joined the Air Force directly after high school. How did you get started in architecture? EC: I must have been 14 or 15. Frank Lloyd Wright came to the Lobero Theater and I heard him lecture. That’s when I was totally convinced I wanted to be an 26

architect. I took some drafting classes at the Catholic high school. Morelli, my coach at the time, was offering an architectural drafting course. He was really an inspiration to me. I’ve always been handy, and I knew how to fix things. I signed up for a correspondence course when I was 14 and learned how to build and repair radios. After that, I taught myself how to fix televisions. Then I bought a manual on electrical wiring; eventually I rewired my parent’s whole house. Later, I worked with the Santa Barbara Planning Commission as a junior planning aid. When I was 17, I had a key to the courthouse. Skip 40 years to the future: I went to this reunion and saw my coach. He was coming towards me and, in typical coach fashion, he yells, “Hey, Campbell, is that you?” I said, “Morelli!” And the first thing out of his mouth was, “Did you become an architect?” I never saw him again after that. He died a few years later, but he was my greatest influence. My first job after the air force was with Bechtel as a draftsman. … It wasn’t challenging enough. I was a designer, not a draftsman. I decided to go back in the Air Force. I went down to the recruiting office and asked for a drafting assignment: specifically, for Madrid, Spain, at Torrejón Air Force Base. I figured I could go to night school at the University of Madrid and get my degree in architecture. I presented this problem to the recruiters. I told them I’d sign up for eight years if they wanted, but I insisted on Madrid. That same day, I took off for Big Sur. I ended up at this lodge, sitting at the bar next to a man. He was with a small party. Turns out he was an architect. It was fate. His name was Nat Owings, senior partner of the largest high-rise

architectural firm in the world, Skidmore, Owings and Merrill, and he was in charge of the San Francisco office. We started talking, and he invited me to join the party. It was the engagement party for Kim Novak. VEN: Did Owings offer you a job after that? EC: No, he couldn’t give me a job. He told me to go back to my hometown and start over. So I came back to Santa Barbara and ended up finding a job in Ventura, with Andy Stevenson, who built apartment buildings. You see them all over; they were built in the ‘50s and ‘60s. When I got back to my room in Santa Barbara, I had a letter from the Air Force that my request for Madrid had been approved, so I had to weigh the two. I chose to stay in Ventura. VEN: But many of the buildings you’ve designed are in Connecticut. Why is that? EC: My former wife was from Stamford, and after our second daughter was born, she took the kids to visit her family. I never thought I’d want to move there, but we did. Seven architects offered me a job, and this one guy was spectacular. He was very futuristic and had lots of commissions. My first project was no longer a big house, or some fancy addition, it was a 66,000-square-foot, threestory world headquarters for Xerox. VEN: The aquarium you designed for Ventura would have been one of your most impressive projects, if it had come to fruition. What did you envision? EC: It would have been called Sea Star Vista. There would be sea life, aquaculture, and a planetarium to study the stars. We would have had two 400-seat theaters connected fiber-optically to the largest telescopes in the world, so you

VEN: Spanish Colonial and Mediterranean styles dominate our region. Does this work for you, or do you prefer a more varied approach to a city’s architectural landscape? EC: In 1925, this area suffered a devastating earthquake and the local citizens said, “We have to fix this, and we have to do it right.” So the birth of Mediterranean style architecture came to Santa Barbara. When you look at the courthouse and the library, that’s how it got started. As far as I know, Santa Barbara had the very first design review board in the entire United States. They favored the red tile roof and stucco, call it what you want, the Mediterranean style. They created the law and board to be very strongly ruled. It wasn’t arbitrary. Here in Ventura, we have the most Spartan type of design. There are very few well-designed buildings here. Most of it is like a Hollywood storefront. I mean, I could come in and tear out an entire block in about two hours. There’s no continuity,

VEN: As the newly appointed manager of the Pierpont Inn, what are your design plans for Ventura’s grand dame? EC: I want people to know that the Inn is back. This is a great opportunity for the city. We now have a world-class chef, and we’re bringing the service back to a five-star level. You can’t improve on the sunset, but we are updating and sprucing up the building and the service. I am the executive director of the interim management company, and we’re here to bring the Pierpont back to its original high standards. “T

wo households, both alike in dignity, in fair Ventura where we lay our scene…” With apologies to the Bard, we hope he allows some license as we diverge from the story of “loves killed with hate,” and strike a happier tone of love extended into family, edifice, history, and the future. While Bill Lucking renovates and resurrects the past in two historical homes with beach views on Ash Street, finishing with devotion the work that he and his wife began, Cody Supan looks to the future on nearby Hemlock Street, blending turn of the 19th century practicality with 21st century wired sensibility. On Ash Street, Lucking, a genial widower of 68 who with his daughter, Alison, lives in Ventura Historical Landmark No. 104, is sanguine about the cost of historical renovation. “I overpaid for these places, but it’s a labor of love,” said Lucking, referring to his home and the house next door to it at 244 Ash, which he is in the process of renovating as he did his own home at 230 Ash. Both houses were built in the late 1890s, finished as late as 1902, and love’s labors have not been lost. 88 April 2012 | ventana | 33

Using money from stocks and investments that he and his wife, Bonnie, made over the years, Lucking became a “fixer-upper,” and working with the historic preservation committee, Ventura architect Bruce Labins, and Camarillo contractor George Walker, he started putting pieces together. “It’s ridiculous, but it’s also fun,” he said. Ridiculous because the process of restoring a historic home involves the united effort of many people and millions of dollars. Millions. But the state allows a significant property tax reduction through something called the Mills Act contract, in which a historic home’s property taxes are reduced by some 50 percent for ten years and can be renewed thereafter as long as the home is preserved. Lucking needed more than just builders. Enter Cynthia Thompson, a Ventura-based historian and archivist who worked with Lucking and the historic preservation committee to research the properties. “Buildings last, and people don’t,” said Thompson. “Bill deserves all the credit in the world for these two homes. He invested a lot of money, time, and effort in restoring them.” Frank and Julia Hobart, who were both very active in the Grand Army of the Republic, a group of Civil War veterans in the 1890s, developed the block, Thompson said. “He was a justice of the peace and was responsible for a lot of the eastward expansion of the city of Ventura.” The next owners were Leonard and Cleo Barr. “He was a councilman and developer during the 1920s oil boom in Ventura,” she said. The Luckings finished renovations in April 2010, but Bonnie died in May of that year of a heart attack. It remains a devastating blow to Bill. “A lot

of the house is in deference to my wife,” Lucking said with visible emotion. Bonnie picked out the colors and was responsible for many details. “She did the leaded glass over the porch in the front and a lot of other touches,” Bill explained. Crown molding and maple-wood floors add warmth, and original windows, which refract light in distorted patterns as the sun sets to the west, adorn a home with a balcony that looks out over the Ventura pier and the beach. On the porch, a hanging sign reads, Grand Central Station. “She really liked that sign and wanted to put it up,” Lucking said. “I thought that was just the right spot.” “The houses are really a monument to Bill’s wife,” said Thompson. “It was so heartbreaking to lose her like that.” The homes are big and small. Walking through the front door offers a feeling of space and expanse as eight-foot ceilings give way to ten-foot ceilings separated by large flowing archways with detailed molding and soft pastel colors of green and yellow. But with only two bedrooms and one bath each, it’s hard to get around the idea that in a modern context, a large family couldn’t live here without serious compromise. Both homes have upgrades on all of the plumbing and electricity to modern standards, and while 244 will remain a one-story home, Lucking’s residence at 230 has a second story he added—staying within the guidelines of the preservation committee. “It’s really just making use of the attic that was there and adding an interior staircase,” said Thompson. But if the details of renovating the 230 residence include additions, the 244 residence is all about resurrection. The little house is actually the third


of three that Bill and Bonnie bought in 2008. But they tore the third house down to make room for a garage and shop, as well as a driveway. “The house is actually built on a foundation of beach rocks,” said George Walker, who is doing the renovation. Under the foundation of the house, the rocks appear like dots an inch-anda-half apart. “They support the whole thing, and they were placed there by hand more than a hundred years ago. We’re not going to move them now,” Walker said. “The redwood is original and we’re keeping that, too. There’s no rot in it. The goal is to keep it like it was, as much as possible.” Not a beach stone’s throw from Ash Street, just northeast of the Lucking residences, Cody Supan, a 25-year-old who grew up in his father’s construction and renovation business, took a different approach to a historic home. The photographs of the eyesore that Supan found on Hemlock Street are remarkable. Overgrown with weeds and crabgrass, critters flitting about here and there and two giant avocado trees leaning aggressively toward a bruised and battered structure originally built in 1908, fading away so that the paint chips were stronger in places than the edifice, Supan didn’t so much renovate as tame the house. Now engaged to fiancé Alejandra Cortes, Supan’s renovated “bachelor pad” fits the bill perfectly as a family home. “I bought it for $250,000,” said Supan, “and I knew what I April 2012 | ventana | 35

wanted to do. It’s my first house and Alejandra and I are going to live here, so changes were definitely in order.” Supan’s vision included adding on to the 900-square-foot, two-bedroom bungalow. In the process of adding an additional 500 square feet, the city required that he build a two-car garage, a simple structure that now sits detached in the backyard and is accessed by an alley. Where Lucking was preserving the past, Supan looked to the future. “Music is a big part of my life, so I wired the whole place with speakers,” he said. They are built into the ceiling of his family room where a large flat-screen television hangs over a layered stone fireplace with a tile approach. The soft beige leads to creamy, coffee-colored walls, and another flat-screened television, this one smaller, hangs in the kitchen for morning.

The master bedroom got the addition of a bathroom; both rooms are wired for sound. A clean, efficient closet and motion sensor lights complete the room. “I wanted to get the space just right,” Supan said. Indeed, even the shower is well thought out: big enough for a party of two, with a rain showerhead as well as a portable shower nozzle. “It’s really just Date:_______________________________ thinking about each room,” Supan said. “I want every room to be unique.” Signature:___________________________ An avid HGTV watcher and lover of all things building, Supan works with his father, Scott, in the family renovation business. “The whole industry fascinates me,” he said. “When I have free time, I like to hang out in Home Depot and Lowe’s.” Adding on to a turn-of-the-century house presents its share of problems, too. “We wanted to add on, but we couldn’t make it a different design, so we had to blend old and new,” Supan said. “You can see the ceilings look the same throughout, but the bedroom, hallway, and kitchen area are all brand new.” While the kitchen is still without an oven, as Supan and Cortes figure out which one to buy, it does boast a large centerpiece island of polished granite. A countertop leading to the farmhouse sink is a honed finish, pocked with divots and small holes. The backsplash is glass tile revealing a subdued pastel green tone that blends with the richer colors of the granite. Distressed antiques that former customers wanted to throw away meld with newer pieces—leather couches and wooden cabinets—to complete the modern/vintage motif. “You’d be amazed at the stuff people want to throw away,” Supan said. Perhaps, but in a city like Ventura, where the old and the new are celebrated in much the same way, like Shakespeare’s plays set in the 21st century, there is always someone who can bring it to life again. v

asa Verde, the two-acre Ojai spread that Otis Bradley and his family call home, is more than a play on words. Its name is a nod to the custom homebuilder’s passion for efficiency. The 3400-square-foot contemporary completed in 2008 is a result of Bradley’s determination to build an ecologically sound home, in keeping with his family’s laidback lifestyle. The first order of business for Bradley was to study the property’s sun patterns using computer models, with the goal of creating constant shade. To maximize efficiency, he avoided the traditional south-facing passive-solar requirement and shifted the house 45 degrees. “We have a sun that rises a little later because of the mountains and stays up higher and hotter to the west, so we tweaked the building’s orienta-

tion,” he explains. And with the big, shading roof’s job as the primary cooling feature working in tandem with the fiberglass clad windows perfectly oriented to capture the valley’s prevailing winds, the Bradleys have yet to pay more than 80 dollars for an electric bill. Even during Ojai’s searing hot summer with all six super efficient air conditioning units blasting away. Next was a focus on the structure itself. Bradley calculated ways to expose the underlying structure where possible, eliminating the need for much of the budgetbusting extraneous final finishes. The result is an open, contemporary home with exposed steel, a Cherokee Red retaining wall doubling as interior bedroom wall, and a concrete slab serving as finished floor. Indeed, the integrally colored, thick concrete

concrete slab was wet scored by hand, giving the otherwise stark cement a surprisingly warm feel. Efficiency aside, the contemporary style isn’t everyone’s cup of tea. “People love it or hate it,” says Bradley. A drive through the neighborhood reveals a mix of bungalow, Mediterranean, and contemporary homes. Casa Verde is the undeniable standout. Subdivided from a neighbor’s larger parcel, Bradley built a second dwelling over four garages at the opposite end of the driveway. Paths are fashioned from urban crete, a mix of used, broken concrete repurposed rather than dumped in a landfill. To explain its open layout, Bradley says that bucking the trend is elusive. “As a builder, I always ask, ‘If you could do anything you wanted with a house, what would you build?’ Almost everyone says they’d like a big, open loft-like space with a combination kitchen and family room. And yet almost everyone builds a traditional home: square, living room on the right, dining room on the left, kitchen behind that. But we wanted to build that house. The one that would work for the way we live and also integrate into the arid Ojai setting.” And so he set out to design and build the super efficient “green” contemporary he lives in today. Bradley accomplished an open floor plan within what is essentially a giant rectangle. The lower floor houses his two teenage children, each with an equal size bedroom and bathroom on opposing ends. In between, rolling repurposed doors open wide to reveal a lounging area and bunk/guest room, creating flow and allowing light to penetrate. Upstairs, an oversized great room—kitchen, dining area, and seating area combo—is the family’s hub, a place to rewind and reconnect. Here, with its whitewashed vaulted wood ceiling and deep blue floors, Bradley’s integration of structural steel is most striking. The reasonably proportioned master bedroom and bathroom are tucked off to the side. An additional 500-square-foot Trex deck wraps around the front and sides of the building, extending the living area. A keen observer, he was aware that the cool, commercial feel of exposed surfaces can be overkill. To tone it down he used a recurring golden-hued maple theme throughout the house, pairing steel work with the warmer maple in the


mantelpiece, kitchen island, stairway banister, and even in the custom-made dinner table on wheels. East Coast influences such as patterned wood panels in the front hall, wood trim around windows, and a muted color scheme keep the home feeling warm. But for the newly installed landscape—heat-tolerant natives with local boulders tossed about—there are no hints that less is more in this flourishing front yard. Moreover, the property has no sprinkler system, and the only plants on the receiving end of the property’s single hose are the few potted plants on the porch. As for that magnificent stand of olive trees running down the back of the property, local lore has them at several hundred years old, part of a larger grove of olives planted and managed by missionaries. Today Bradley is working his magic on a French provincial up on Ojai’s Sulphur Mountain. And, of course, eyeing the latest and greatest in super high efficiency construction tools and techniques.
