hat do you get when a renowned architect becomes his own client? A dream house of extraordinary vision, as seen on our cover. Scott Johnson created a “country house” in Ojai that is vastly different from the ornate manses one might picture, thanks to Downton Abbey. For one thing, it is shockingly contemporary: a long, slender rectangle on a cardinal north-south placement, with walls facing directly east and west. From one side, it resembles a wall — hence the moniker “The Wall House” — and from the other, it’s an expanse of floor to ceiling glass, to take full advantage of every ray of natural light (not to mention the views). It’s also a modern ecological masterpiece, with solar panels, sustainable materials, thermal separators that radiate heat away from the interior, rain collectors and more. There is no excess here; every inch is thoughtfully planned for both style and function. This idea of elegant simplicity is a hallmark of OHI Home as well. The Ojai-based home staging company specializes in making houses for sale beautiful, welcoming and desirable to prospective buyers. And a key to that is, in a word, less. Getting rid of clutter,

being thoughtful about what to keep and where to put it, understanding the meaning behind one’s attachments to things . . . it’s all part of a philosophy built around “home styling for conscious living.” Founder Lila Francese speaks at length about this — and how the principles can be applied, even if you’re not selling your home — in this month’s Conversation. n Aug. 16, Mixteco Indigena Community Organizing Project (MICOP) hosted its annual Night in Oaxaca at Olivas Adobe in Ventura. This celebration of Oaxacan culture featured traditional music and dance as well as a delicious dinner made up of dishes with origins in the Southern Mexico state, prepared by local restaurants specializing in Oaxacan cuisine. The occasion is also marked by the awarding of college scholarships to Ventura County students who are of indigenous Mexican descent from the states of Oaxaca and Guerrero. mixteco.org

Francese of sought-after home staging company OHI Home LLC explains that “the goal of home staging is to suggest to buyers the home is livable in a beautiful, welcoming way.” Buying a home is an emotional process, she adds. “We want to evoke an emotional response to the property so it appeals to the buyer.” Studies show that it works. In most cases, a staged home sells faster and for more money than an un-staged home. We spoke to Francese about the art and business of home staging and she gave us some tips on how to make a home look its best — whether you’re looking to sell or just make life more beautiful. Ventana Monthly: What inspired you to start OHI Home? Lila Francese: Over a decade ago, my husband and I moved to Ojai with the goal to begin a new life with our 2-year-old daughter. … We loved the feeling of Ojai — the easy attitudes, the relaxed living, the idea that we had finally found what felt like home. We purged items from our former life in Los Angeles. The act of doing so made us feel lighter and unburdened. We became simplified versions of our former selves. Our Ojai home became more personal. We began our design company, Ojai Home Staging and Styling, in 2009 with the intention to help others simplify, revive and renew their lives, too. Now, over a decade later, we have grown and become OHI HOME, LLC — a larger version of our vision, but a company with the same true intention to help all of our design and home staging clients find their ideal lifestyle vision. Do you work from a particular philosophy when staging a home? Ten years ago, Lisa Gollinger, one of my best friends, came to work for OHI HOME. Being a former Ayurvedic practitioner and body worker, Lisa was always keenly aware of what a personal practice home staging and design was for our clients. As home stagers, we work a lot with simplifying occupied homes before they hit the market. This de-cluttering process is often cathartic for people. We realized there was often a need for tremendous patience, deep listening and understanding of what “stuff” often symbolized for home owners. As a result, we partnered with a de-clutterer, Shelly Robertson, who was experienced in leading people through thinning out their lives; both giving away items and selling items they wanted to purge. The preparation of selling a home isn’t always a happy process. In situations like divorce or elder care, packing up a home can be painful. Lisa coined the phrase “home styling for conscious living,” meaning, if we could assist design clients into really thinking about what they were adding to their homes, in the end, when they were ready to sell their homes, the load wouldn’t seem so mentally heavy. Lisa Gollinger became our head stager in 2012 and sadly passed away in November. We miss her every day but her “patient practice” is still a large part of our business. }}

What are some common challenges that you face when staging a home? People have far too much stuff. I’ve always liked the Scandinavian thought: “Less stuff equals more space, which equals more life.” Do you apply that principle to your own home? As the years move forward I seem to be purging more and more of my “stuff.” I collect art and it’s hard to hold off from continuing to buy more. You couldn’t do what I do without side effects. My kitchen junk drawer is organized. I make my bed every day. Tidying up has become not what I do, but who I am. What are some things that will never go out of style? Cleanliness and orderliness are never out of style. If you own a Craftsman home, Craftsman furniture will always be appropriate. If you own a midcentury home, midcentury furniture will always work. Let your furniture style reflect the style of your home!

You are also the president of the board of the Carolyn Glasoe Bailey Foundation. Yes, I am so proud to be the president of the board of the CGB Foundation and our new initiative, the Ojai Institute! We are committed to community at our art foundation. We have been able to raise money for artists and educational arts programs that were affected by the Thomas Fire. We have partnered with the VC Arts Council, local galleries, foundations and museums. We host the valley-wide Annual Student Art Show at our space in Ojai and we support and partner with countless schools to promote arts education and development. This work is so rewarding for me because it creates more cultural literacy in Ventura County and beyond. What are some key things that make a home more inviting? It is important to know that how we live in a home and how we sell a home are two different experiences. Many of our staging clients become friends and when they see my house they say, “Hey, your house isn’t all spring colors and white! You have lots of stuff!” I smile and say, “Yes, but my home isn’t for sale.” What are your thoughts about the Marie Kondo Method? It’s funny you mention that — I was fortunate to meet Marie this past year in Ojai. She is as joyful as her approach! I think it’s wonderful that her techniques are getting so popular. For those who haven’t read her book — do! It’s inspirational and encouraging. If you could sum up your idea of a perfect home, what would it be? The perfect home is a home that inspires you to live at your highest level with someone you love!

SERENITY UNDER THE OAKS

Descanso Gardens is a vibrant island of natural beauty in a sea of urban development.

a Canada Flintridge is merely 20 miles from Downtown Los Angeles, but feels like an oasis of calm in the commotion of the Southern California metropolis. This city on the western edge of the San Garbriel Valley isn’t exactly untouched by urban development — Burbank, Pasadena and Glendale are fairly close by. Yet the modern world seems to take a backseat to the environment around it. With Angeles National Forest and the San Rafael Hills as borders, this is dry, scrubby, chaparral-dominated country. Yes, it’s home to distinctly civilized landmarks: NASA’s Jet Propulsion Laboratory, a topranked school district and the world’s first (supposedly) Frisbee golf course. But after driving through the belly of the beast that is the Hollywood-Burbank network of freeways, the traffic suddenly dwindles, stark hillsides rise all around and the beautiful and serene Descanso Gardens beckon. Nature lovers flock to this botanical garden’s diverse collection, which consists of 146 plant families thriving upon a hilly 160 acres. And it’s easy to see why: It offers a sense of the free and wild in the midst of the chaos of human civilization.

SHADY RETREAT Nine distinct gardens are tended in Descanso’s bowl-shaped domain, entered from the Center Circle. Taking the eastern road on the left will bring you among Descanso’s most prized collection: hundreds of coast live oaks. Large, sprawling and majestic, they create a shady canopy over much of the gardens. Even at the height of summer, a walk under their long, twisted limbs is relatively cool and serene, particularly when a light breeze wafts by. That shade is invaluable to Descanso’s other great claim to fame: the camellia trees. Many were planted in the 1940s by E. Manchester Boddy, publisher of the Los Angeles Illustrated Daily News and founder of Descanso Gardens (which was originally his Rancho del Descanso estate). Today, more than 600 varieties in a rainbow of colors reside here, blooming from early autumn to spring. This is rumored to be the largest camellia collection in North America, and when the large, showy blossoms are at their most dazzling in January and February, they create a stunning display that livens up the dreariest winter. 8

A TRIP EAS T . . . A N D B A C K I N T IM E The oaks and camellias dominate Descanso’s central section. The main road that skirts them to the east will take you past three gardens not to be missed. Encountered first is the Japanese Garden, with its arched bridge, koi pond, tea house and traditional minka or farmhouse. Plants here are native to Asia, and include camellias, azaleas, black pines, mondo grass and Japanese maples. There are also plum and cherry trees, which burst into splendid blossoms in the spring. The sound of birdsong and a babbling brook add to the Zen-like atmosphere. Set off on its own east of the Japanese Garden is the lovely Lilac Garden, a network of meandering paths and plants that are best appreciated in March and April, when the festive, fragrant flowers bloom. Interested in some botanical time travel? Head deeper into the property on the main road to find the Ancient Forest, so named for its ginkgo, ferns and cycads — some of the oldest examples of flora on planet Earth, dating back to the Jurassic period. Numerous benches are tucked among this shady jungle, where you can sit a spell and breathe in the rich scent of redwood trees. Rest assured knowing that no dinosaur will disturb your quietude.

The road gets steeper and sunnier as it climbs up towards the Boddy House and Hilltop Gardens, on the crest of the hill. When Boddy purchased the land that would become the Rancho del Descanso in 1937, he hired “architect to the stars” James Dolena to build his residence: a 12,000-square-foot, 22-room mansion designed in the Hollywood Regency style. Today, it acts as an event space, interpretive center and location for workshops, lectures and other programming. The former garage has been transformed into the Sturt Haaga Gallery, which opened in 2011 and offers three exhibitions a year. There’s plenty of natural art to observe outside, too: The adjacent grounds are now the Erskine Garden, with vertical gardens, a rooftop garden and water permeable hardscaping. Stone steps will lead up the terraced hillside to Hope’s Garden (named for benefactor Hope Tschopik Schneider), filled with Mediterranean plants and an olive grove. A steep hiking trail climbs for quite a ways before reaching the olives; sturdy shoes with good traction are a must here — and watch out for poison oak!

Walking back towards the Center Circle from the lake, you’ll follow a gurgling stream (with a small waterfall) that feeds the small but charming Mulberry Pond, a favorite spot to take a break and let youngsters look for fish, birds and other critters. The pond is a waypoint en route to the northwest corner’s main attraction: the five-acre Rose Garden. In spring and summer, it is a riot of color, thanks to 1,600 rose varietals, old and new, which represent centuries of horticultural history. But this is a special place any time of year, as the companion plants (daffodils, irises, pink ladies and more) and flowering trees ensure that something is blooming in nearly every season. The most manicured of Descanso’s spaces, this garden offers a European charm, with a large stone fountain, a wrought iron gazebo and arched walkways that become verdant tunnels at the right time of year. Stone benches, animal statuary, a hedge labyrinth and the natural tent of the weeping mulberry tree are particularly delightful for frolicsome children.

There are a few options for descending the hill from Boddy House. The paved road to the far left (west) is more even, less steep and skirts the camellia forest. The more adventurous route follows a set of stairs and a meandering path through the camellias and oaks — steeper, but shadier. Both will take you to the

GETTING THERE The most direct route from Ventura County takes you through the oft-gridlocked 101 and 134 freeways. Consider instead the 126 heading east, which will take you to the 5 south and then the 210 east — skirting the worst of the Hollywood-Burbank traffic. It might add a few miles, but you’ll probably make up for it in time…and stress. DINING Visitors are not allowed to bring food onto the property, but there is a small picnic area outside of the main entrance. On site, Cafe Descanso provides fresh and delicious sandwiches, salads and the like. Or, consider dining at the more upscale Maple (open weekends only; reservations recommended).

Oak Grove, home to the oldest (300-500 years) trees on the grounds. These elder coast live oaks are the direct descendants of those that once blanketed the nearby San Rafael Hills, and Los Angeles itself. Further on is the expansive, eight-acre California Garden. The state’s native plants reign in this sunny, rugged section designed by renowned horticulturalist Theodore Payne. Palo verde trees, California poppies, ceanothus, Matilija poppies and other local species bloom in spring and summer. After looping around the California Garden, continue on to the Oak Woodland, where trees, meadow and chaparral come into harmony to showcase the native landscape of the Los Angeles Basin. Descanso’s western edge is dominated by a large lake, which serves as habitat for numerous species. Adirondack chairs are neatly arranged around the north side, to take advantage of the shade, pretty view and cool breeze. The nearby Lakeside Lookout is an excellent spot to observe the ducks, turtles, juncos, green herons, California scrub jays and other species that visit or reside in the area.

during the past 40 years has rocked the earliest visions of the notion to its very core. But the core itself still maintains an elegant simplicity that, from time to time, is refreshed and revised under new standards by those willing to see beyond its hubris to the main purpose: living well. Scott Johnson, a Los Angeles architect, and his family have eschewed

that hubris and kept the dream simple with a “country house,” as he calls it, in Ojai where he and his wife, Meg Bates, a Los Angeles doctor, and their now-grown children, Max and Zoe, and their families gather, relax and reconnect. Max is a reconstructive surgeon in residence in Los Angeles and Zoe is an opera singer. Johnson is founder and partner at Johnson Fain, an architecture firm based in Los Angeles. “We’ve had second houses in various places throughout the state,” said Johnson, who among other projects has designed a number of wineries. “We had a house in St. Helena in Napa, which was great, but took seven and a half hours to get to, or arranging plane trips with little kids.” The family also had a house in Malibu, but access could be quite difficult at times. “Ojai is very relaxed and sort of unassuming,” Johnson said. “I grew up in the Salinas Valley and I have an affinity for that agricultural life and Ojai feels very much like that to us.” The Wall House, as it is known, sits on 12 acres, allowing Johnson and Bates to grow stone fruit and keep an organic garden. Acting as his own client, Johnson designed the house and worked with contractors to build it over a roughly two-year period. “We finished the house five years ago. Our kids now have families of their own, but they live in Los Angeles and so we get together a lot and have a good time.”
