Where is Ventana Resort and Residences?
Ventana is located in Kanab, UT. Kanab is southern Utah's Gateway to the big 5 National parks and an outdoor enthusiast’s wonderland. It occupies an attractive stretch of green beneath red rock cliffs in Utah's desert southwest. Its pleasant year-round weather attracts a large number of year-round visitors including snowbirds escaping the harsh northern winters.
Downtown Kanab has a charming old western town feel with many historic buildings, boutique shopping, unique local dining options, all to experience. Kanab is also known for having over 100 western movies filmed in and around Kanab. With several of the old film sets still standing to explore. Nearby is the stunning Pink Sand Dunes (20 miles East) and Little Hollywood Museum (.5 miles north). Kanab is also the perfect base from which to visit Zion National Park (30 miles northeast). Zion National Park is one of the most visited National Parks and for good reason with it’s amazing hikes and views. Someone can easily spend a week in the park but they would miss all the other recreational options where you can feel more at one with nature and feel just how big this world is.

If you are willing to take more than an hour drive you can enjoy amazing day trips to places nearby such as Old Paria Townsite Ghost Town, Cutler Point Arch, Bryce Canyon, Grand Canyon, Horseshoe bend, Upper and Lower Antelope Canyon, Lake Powell, Brian Head Ski Resort, Duck Creek (perfect for snowmobiling), and and endless abundance of local hikes and trails. Kanab is a mecca for the active outdoor adventurer with unlimited side-by-side, dirt bike, mountain bike, horseback riding, rock climbing, and canyoneering; the exploration is endless.

Saint George Regional Airport - Kanab is less than an hour and half from St. George Airport (SGU) St. George Airport is a small and convenient airport with direct services by Delta, American and United with flights to and from their respective hubs of Salt Lake City, Denver, Phoenix, and Dallas Fort-Worth. Shuttle services provide transportation from St George Airport to Ventana in Kanab.
Las Vegas International Airport -Kanab is approximately 3 hours from the Las Vegas, Nevada Airport
Page Arizona Muncipal Airport -Page Airport is a commercial service airport with daily flights to Phoenix. The Airport is served by three full service FBO's: American Aviation, Classic Aviation and Lake Powell Jet Center.

HC has 40 years of practicing Architecture, highly skilled in the design and construction process on complex, multi-disciplined projects. When will construction start?
Construction is anticipated to start in mid 2024 and the first townhomes will be available for occupancy mid-year 2025. Additionally we anticipate all the amenities and the hotel to be completed in approximately 24 months after construction begins on the townhomes

What types of residences are available?
Ventana provides a variety of residence types including, 3 and 4 bedroom town home units. Prices are expected to start near $650,000.
Are the residences sold furnished?
In addition to the purchase price, there will be a standard furnishing package offered for all units to ensure the highest quality and standard for guests. This includes all furniture as well as all electronics, kitchen essentials, and linens The interior furnishings have been professionally designed by Soumi Design Works. These furnishings will be maintained by the hotel operator.
Will my residence be rented out when I am not using it?

If you choose to put your property in the rental program, when not in use by you, your property will be professionally managed when you are not in residence by the hotel operator and under the Marriott Tribute brand. This will ensure that units are maintained to the standards of Marriott, as well as our Hotel Operator, which in turn will maintain the long-term value of the resort and it’s amenities. While our sales team is not versed in the detailed terms of the rental agreement and cannot provide projections, they can introduce you to a liaison that is prepared to help share market information and data and in turn answer any questions you might have.
Who will manage the hotel and rental management program?
The rental management program will be managed by Remington Hospitality, referenced above, as part of the development team. They will work with Marriott to take advantage of their reservation program systems to drive rate and occupancy.
HOA dues and what they cover?
These dues cover the assets owned by the master association and the condominium association including exterior building maintenance, common area maintenance, elevator maintenance, landscape maintenance, lighting maintenance, hardscape maintenance, insurance, and administration. HOA dues are covered for owners who choose to place their unit into the reservation program.
Are there any additional costs to the residence owner?
Owners are responsible for adequate insurance and property taxes for their townhome. Additionally, if they choose not to put the unit in the rental program, the residence owner will be responsible for utilities, including water and power, phone and internet services, as well as the before mentioned HOA fees and Resort fees.

Are pets allowed in my residence?
Yes. Up to two domesticated pets are allowed not to exceed 30 lbs. If you choose to place your property in the rental program you can choose to designate if your residence is pet friendly or non-pet friendly.
What is the process to secure a residence at Ventana?
To secure your residence you can execute a non-binding unit specific reservation agreement with a $5,000 refundable deposit. In the 3rd Quarter of 2024, you will receive all of the legal documents that you will have 14 days to review. At that point you will execute the Purchase and Sale Agreement and submit an additional deposit to total a 20% Deposit. At this point deposits will go non-refundable. No additional funds will be due until closing.
What is the Founder’s Program?
The Founder’s Program is an incentive program from the developer to our family and friends. The developer has set aside 20 units to be part of this program. This program provides benefits for the first 20 who close on a unit who are on the registration list. This initial offering requires a fully refundable $5,000 deposit to hold the reservation. This program is not available when using an agent and is offered directly from the developer. These incentives include:
