In the heart of every pet-friendly apartment complex lies the potential for a community cornerstone: the dog park. Far from being just a simple, enclosed area, a well-designed dog park caters to the needs and comforts of both dogs and their owners, fostering a vibrant, interactive community space. Addressing common concerns like smell, heat, mud, and ground cover can transform these areas into inviting, enjoyable retreats for residents and their dogs to enjoy together. A well thought-out and crafted dog park builds community, which boosts resident satisfaction and retention. Here’s how to create a dog park that truly feels like a part of home.
Odor control is a pivotal aspect of keeping a pleasant dog park. There are several ways to keep heavily used dog parks from reeking of dog urine. Routine maintenance cannot be avoided, but the amount of maintenance and the cost of cleaning and labor depends on the direction you choose for your park. Your best defense is letting Mother Nature do her thing; the Earth breaks down the ammonia in dog urine through the nitrogen cycle. Combining this with occasional dilution of “messes” is the least labor-intensive and chemicaldependent solution. There are pet-friendly artificial turfs that facilitate drainage as well, be diligent in your research to find one that works with your volume of dogs and your environment. Many traditional artificial turfs as well as gravel and mulch all require incorporating natural, eco-friendly enzymes to break down pet waste without harming the environment to keep smells at bay. Of course, these need more hands-on hours of disinfecting than letting the Earth do her thing.
Regardless of the route you choose waste disposal stations and enforcing park rules about picking up after pets aids in the space stays fresh and inviting.
To make the dog park enjoyable even on the hottest days, shade and water are essential. Strategically placed trees, pergolas, or shade sails can provide relief from the sun, making the area more comfortable for both pets and their owners. Additionally, installing water fountains designed for dogs encourages hydration and play, keeping them cool and entertained. Choosing ground cover that doesn’t absorb and radiate heat, such as natural grass and hybrid turf, can prevent the area from becoming uncomfortably hot. Ground covers like gravel, concrete and traditional can all be up to 30% hotter to the touch than the ambient temperature, making them uncomfortable for the dog’s paws, and for their owners to congregate.
It is important to understand the two key elements to protecting from mud; drainage and ground cover. Mud not only detracts from the aesthetic appeal of a dog park but also poses a slipping hazard and can be a nuisance to clean. Proper drainage is crucial to prevent water from pooling and creating muddy areas. This requires a gentle slope of the area so the water has a place to run to and ensuring there are no low-lying areas that would allow rainwater to pool.
Additionally, the right ground cover can play a key role in reducing mud. Your ground cover choice needs to cover and lift the dog’s paws above the areas that would be prone to mud. Look for solutions that promote drainage while remaining durable under heavy paw traffic—like certain artificial turfs, hybrid turf or specially engineered wood chips —can significantly reduce the mud factor,ensuring the park still is accessible and enjoyable, regardless of the weather.
The comfort and safety of pets and their owners are paramount when selecting ground cover. It is wise to avoid sharp or abrasive materials that could injure paws or skin. Dogs love to roll around and to run and “cut”, they need a surface that will allow them to be dogs and not cause injury to themselves. Beyond the feel of the surface, a dog’s comfort is also influenced by their awareness of their surroundings. Dogs can get anxious when around many other dogs and people. The main benefit of a dog park is that they can burn energy, so they don’t damage the inside of apartments or become agitated and aggressive.
Dogs use their sense of smell to understand their surroundings and their ability to smell the natural scents of real grass and the soil below helps to reduce anxiety. When observing dogs, you’ll see them sniffing all kinds of areas, they are not only picking up the scents of other dogs who have been there, but also using their smell as their own type of GPS. A dog that can smell their environment is more relaxed and friendly, and thus less likely to damage property.
Today, a dog park needs to be more than just a place for pets to exercise—it is a community hub that fosters interactions and builds relationships among residents. Including seating areas where pet owners can comfortably relax and socialize is key. Organizing regular events or meetups can also encourage community engagement and make the dog park a central feature of the apartment complex.
Equipping the space with amenities that cater to both dogs and their owners—such as agility equipment for the dog and Wi-Fi or charging stations for the owners—ensures that everyone finds something to enjoy. The goal is to create an environment where people feel connected, supported, and happy to call their apartment complex home.

Convenience is king. You can purchase groceries online and have them loaded into your trunk, order food from an app and have it delivered to your doorstep, and choose from hundreds of movies or TV shows to stream on demand. These things, once considered luxuries, are now a normal way of life.
In fact, a survey by YouGov America revealed that convenience has become so important to U.S. consumers that nearly a third prioritize functionality over security when choosing a mobile app. Does that sound strange? What if I told you that many multifamily communities are also choosing convenience over security with the way they manage door access? There are two major culprits: master keys and smart locks.
Are your master keys mastering you?
Multifamily communities have been using master keys for as long as most of us have been alive. It’s easy to understand why. One of the main benefits of master lock systems is users don’t have to carry as many keys. In one sense, employees save time by not having to juggle multiple keys.
But efficiency isn’t the only factor to consider. If someone forgets to update your key log, how do you know exactly who has checked out keys, when, and why? If a key goes missing, how much time (and money) will you waste searching for that key and rekeying locks? More important, what — or who — will be at risk?
Smart locks seem like a win-win solution for both residents and on-site staff. Residents can easily unlock their doors with codes, fobs, or their smartphones. Property managers can reduce liability by tracking which employees have accessed each apartment and when. They can even offer self-guided tours to prospects.
The issue is when there’s a power outage, software glitch, or security breach. Some systems offer the option to use traditional metal keys as backups in these situations. However, if the property doesn’t secure these physical keys, that’s a liability risk.
Even if the system is 100 percent keyless, many come with security tokens such as key fobs or cards. Programming these tokens is time-consuming, which has led some apartment communities to program master versions. This practice is no different from using master keys. Just as you shouldn’t leave metal keys laying around in an easily accessible location, you don’t want to leave preprogrammed fobs or cards unsecured.
The one thing master keys and electronic locks have in common is both are convenient for their users, but security suffers. This places more risk on apartment investors, property owners, and management companies. On the other hand, if the property keys are locked down like Fort Knox, there’s little convenience, and productivity decreases.
The solution is to balance security and convenience. Electronic key control systems provide that balance. All master keys, backup keys, and fobs or access cards can be secured inside a metal drawer only authorized users can access. The system automatically records when a key is removed, which eliminates the hassle of filling out a manual access log and reduces the likelihood of human error.
Like any technology, key control systems can be as simple or complicated as you make them. The secret to maximizing security without affecting user friendliness is to ensure the system is installed correctly, set up features and reports appropriate for your business, and train your employees on how to use the system.
