Our article "Is your building protected?" It was reported recently in the news that a huge fire affecting 5 warehouses started in a chemical plant in Valencia (Spain). This leads us to reflect on the need for appropriate fire measures to be put in place in all commercial premises as well as the need for regular inspections by a competent person. In the UK in 2015, fire and rescue services attended over 33,400 fires in nondomestic buildings. These fires killed 38 people and injured over 1,300. The costs as a consequence of fire, including property damage, human casualties and lost business, were estimated at £2.5 billion. UK Fire safety law changed in October 2006 with the introduction of the Regulatory reform (Fire Safety) Order 2005. The current regulations impose responsibility on the owner, landlord and also the occupiers. Those responsibilities are not only the prevention and control of the risks associated with fire at design stage, but there is also a requirement to maintain fire prevention measures and create a register of documentation throughout the occupancy of the premises. What is clear is that insurance alone is not enough to fully protect companies from the long and short-term impacts of fire. It is very common for insurers to include caveats within their policies voiding the cover of a building without the appropriate fire prevention measures in place.
