APRIL VANGUARD PROPERTIES – first quarter in review –2024

Spring is a time of new beginnings. While the flowers bloom and the Spring market starts to heat up, the real estate industry is experiencing something of a new beginning as well with the arrival of the new commission landscape. It is causing friction for those agents who have not had the benefit of education and training around it, and the headlines are creating confusion among consumers.

We adopted these practice changes early on, and implemented intensive training around these practice changes, providing you with a competitive advantage in this new reality. Consistent with the “Vanguard” name and ethos, you are leading the way in the implementation of these practice changes in the community and you are doing so with confidence and grace. This has been wonderful to witness.

It is our job, as real estate professionals, to bring clarity to buyers and sellers around the new commission landscape, to separate facts from fiction, and to be an educator and resource for our clients. While the community around you is braving the storm of change, I encourage you to be the calm in the storm; be the teacher your clients are looking for, for it is the agents who can explain the implications of commission lawsuits and NAR settlement that will prosper in this new market. By acting as a calm, knowledgeable and trusted advisor for your clients in this way, you will separate yourself from your competitors in a long lasting and meaningful way.

As Rumi said, “When you start to walk on the way, the way appears.” I am happy to say that we are well on our way, the way has appeared, and you have a strategic advantage over your competitors. Wishing you all a very joyful and successful Spring.

We as a brokerage are prepared for this, are very much ahead of the curve with respect to the implementation of these changes, and are well equipped to adapt to the changing tide.
