ResiliencewasthewatchwordatUrbanHousing Solutionsin2024,andIampleasedtoseethe tangibleprogresswemade.Weaddednew resourcesforourorganizationbyattractingnew seniorleadership;byimplementinganew performancemanagementsystemand moreprofessionaldevelopmenttools;and byleveragingtechnologytoimprove internaldatamanagement.Wealsohelped shoreupourapartmentcommunities, particularlythroughthesignificant, ongoingrenovation ofourGreentree Terraceproperty.Andmostimportantly, weworkedtoimplementoureviction preventionframework–andtoaccess rentalassistanceandotherresourcestohelp buildupourresidents’capacitytoweatherthe personalorfinancialuncertaintiestheymay encounterintheirlives.
















In2020,inpartnershipwithVanderbiltSchoolof Nursing,theResiliencyHubmodelwascreatedto supportresidents.TheResiliencyHubengages communitypartnerssuchasMatthewWalker ComprehensiveHealthClinic,SecondHarvestFood Bank,NashvilleFoodProject,BelmontUniversity, UniversityofTennesseeSchoolofSocialWork,and WeGo-justtonameafew-toassistresidentsto achieveself-sufficiency.



TheHubMission:
Inmanyways,2024wasaresetforUHS.While thepositiveimpactmayhavebeenincremental onouroveralloperationalperformance,the trendlinesclearlyconfirmedthatwearemaking goodheadwayonourthree-yearstrategicplan–andIfeelconfidentwewillkeepbuildingonthe momentumthrough2025.

Dr.ChristianKetelbeganhelpingUHS-andespeciallyour residents-whenhehelpedlaunchTheClinicatMercuryCourtin 2012,aninitiativeheledforoveradecadewhileservingonthe facultyoftheVanderbiltSchoolofNursing.Shortlybeforejoining ourBoard,ChristianandhisteamspearheadedthefirstResiliency HubpilotatMercuryCourtandRex2–andChristianwillcontinue tohelpexpandthisconceptthroughhisPhDwork.UHSresidents andstafflookforwardtocontinuingtobuildonthestrong partnershipforwhichChristianlaidthefoundation.
WeknowthatwhenUHSismoreconnected asanorganization–whenweare communicatingandworkinginalignment withourcorevalues–wewillworkbetter together.Thatmakesusmoreresilientand capableofmeetingnewandgreater challenges,whetherthosehappennaturally (e.g.,climatedisasters,apandemic,etc.)or artificially(e.g.,operationalexpansion, largerscaledevelopment,etc.).Inour three-yearstrategicplan,weidentifieda handfulofkeyprioritiestohelpmakeUHS amoreresilientorganization–withmore resilientstaff.Theseprioritiesinclude providingmoreprofessionaldevelopment;

Dr Christian Ketel began helping UHS - and especially our residents - when he helped launch The Clinic at Mercur y Court in 2012, an initiative he led for over a decade while ser ving on the faculty of the Vanderbilt School of Nursing. Shortly before joining our Board, Christian and his team spearheaded the first Resiliency Hub pilot at Mercur y Court and Rex2 – and Christian will continue to help expand this concept through his PhD work. UHS residents and staff look for ward to continuing to build h a more resilien resilient staff f . Mostimportantly,UHSmadeasignificant changeinourorganizationalchartin2024: wecreated–and successfullyhired–a newChiefOperations Officer.OurnewCOO, LetishaUwaifo oversees allproperty managementand maintenance,capital improvements,leasingandcompliance,and residentservicecoordination.Inadditionto providingacruciallevelofoperational redundancyinourseniorleadershipteam,the COOposition,whichoverseesmostofour departmentsandstaff,willhelpimprove communicationandcoordinationacrossteams goingforward. In2022,UHSinvestedinamorecapable, cloud-basedpropertymanagementsoftware. Atthetime,however,allotherUHS operationaldataremainedonthelocalserver inourheadquartersat822WoodlandStreet,a propertythathadpreviouslylostpowerfor severaldaysaftertheMarch2020tornado.By theendof2024,UHSsuccessfullymigrated ouressentialfilesandaccountingsoftware–therestofouroperationaldata–tothecloud. NowallUHSfilesareavailablefromany locationwithaninternetconnection, providingbetterbusinesscontinuityinthe eventoffutureoperationalortechnological disruptions.In2024,wealsotookadvantage ofenhancedfunctionalityinourproperty managementsoftwaretoprovideamore robusttrainingcurriculumforeachUHS employee–andweoverhauledthe performancemanagementframeworkinour cloud-basedHRplatformtoalignitmore



























OurresidentmovedintoUHSinMay2024.FromDay1,she spokepositivelyabouthercircumstancesandstatedthatshe hadgoalsshe'dliketoaccomplish–shejustneededinsight intoresourcestohelphergetstarted.Oneofhergoals wastobeenrolledintocollege;thissummer,Staceywill startatNashvilleStatetoobtainadegreeinLiberalArts. Sheisaninspiringmultimediaartistwhohasexperience insketching,painting,woodworking,clay,etc.Last summer,StaceymadeaconnectionwithDaybreakArts, whereshewasabletodowhatshelovesandhaveherwork showcasedatartshows.Justrecently,oneofherpaintings wassoldandputondisplayatBelmontUniversity.Staceyis verydrivenandempathetic,actingasapeacemakerforall thosearoundhertoensurelivingatRexCourtsisenjoyable.

MAC(MetroActionCommission)hasdevelopeda summermealsprogramthatprovidesbreakfastand lunchtoschoolagechildreninunderserved communities.Lastyear,UHSwasfortunateenoughto partnerwiththemtofeedtheamazingkidshereat EastwoodCourts.Wewereabletoservearound1,350 mealsduringthattime.Thekidsonthepropertywere soexcitedandthehighlightoftheirdaywascomingto theResidentServiceCoordinator'sofficetopickup theirmeals.IttrulymadeourResidentService Coordinator'shearthappyandprovidedherwithan outlettomakeamazingconnectionswithouryounger population.UHSisplanningtoparticipateagainthis summer,andweknowthekidsaregoingtobethrilled.
AgetoPerfectionat26&ClarksvillePikeisaholisticwellness programforseniorslivinginNorthNashville.Thegoalofthe programistoenhancethelivesofseniorsinourcommunities byofferingactivitiesthatpromotewellnessthroughphysical activitiessuchaschairyoga;nutritionclasseswithfoodboxes; communitygarden;arttherapy;GameDays;lifelonglearning workshops;fieldtrips;andquarterlyeventstoencourage intergenerationalrelationshipbuilding.

UHS Nurturing Families was created to support our resident’s family dynamics. This is a voluntar y 6month program that includes a one-day family (parents and children) training session followed by 5months of one-one parent coaching. The Rex Courts Women’s Group is an opportunity for women in the community to connect with each other and get to know each other better. Our goal is to combat the isolation and loneliness that many women experience especially when living alone by offering fun ways to get together and get to know the other women in the community. We utilized ideas developed by women in the Rex Courts community to plan activities, including opportunities to learn to knit and crochet, play games together like Wheel of Fortune and Bingo, and create a space to promote social interaction. This group has allowed for women in the community to connect in a way that promotes opportunities for them to encourage, celebrate, and build each other up! We have seen friendships develop between neighbors and have watched connection and excitement grow among the community through this women’s group opportunity.
