A Year in Review

BARBADOS

The Update team is making great progress on the Hotel Indigo project in Hastings, Christ Church. This 132-room beachfront hotel, with stunning ocean views, is well on its way to becoming a key addition to the Barbados hospitality scene.

Update Group has been appointed by Marriott Hotels to undertake the design and refurbishment of MEP systems across all properties in their Barbados hotel portfolio.

ST. VINCENT & THE GRENADINES

Our Kingstown Commercial Port Modernization project is progressing well. The extensive site-wide underground duct system across the 16-acre reclaimed site is complete, consisting of over 4.3 miles of conduits and 1.2 miles of saline-resistant earthing cable. The administration building is also nearing completion, with early testing of the MEP systems underway.

GRAND CAYMAN

Construction is progressing smoothly on the 10-storey Grand Hyatt Grand Cayman Hotel & Residences at Seven Mile Beach, with significant milestones being achieved on this luxury development.

The Update Group team, in collaboration with LG Americaribe LLC, continues to ensure seamless delivery of all MEPF works, with the installation of the HVAC system now ongoing.

€40-million development on Camden Quay features two hotels operating in one seven-storey building.

ANGUILLA

Update Group has been awarded a second Caribbean airport project with Canadian construction firm, Aecon. Clayton J. Lloyd International Airport is Anguilla’s main travel hub, and is currently going through a major redevelopment. The upgrade includes the construction of a 50,000 sq ft-passenger terminal, along with airside and landside works.

Our London team are hard at work on the Final Phase of our Triton Square project for Santander. This will bring to a close the refit of seven floors totalling over 200,000 sq ft, including full primary plant replacement delivered by Update Group, our fantastic supply chain and Osborne+Co. This was all completed with the Bank maintaining full occupancy of the building.

DESIGN & COST

FINALISATION

Having established a target cost, the path becomes clearer.

If the system performance and design intent has been sufficiently identified, we have the experience and skill set to take ownership of the design and carry it through to the construction and implementation.

It is important to stress that during this phase cost models are continuously updated to reflect the status of the design. Without these updates it is difficult to gauge on whether value for money is being achieved.

The benefits from our early engagement flows through the design development stages, and as we gain knowledge of the project requirements we will guarantee the cost of the MEP works from Stage 4 onwards.

PROCUREMENT & COORDINATION

PROJECT DELIVERY

As soon as the design & cost review process is completed our construction team issue a project schedule or programme. Critical path factors and procurement requirements are identified

Our supply chain procurement schedules will be issued simultaneously when final scope is clarified.

At this stage our construction delivery team are fully in place and engaged, working alongside our preconstruction team. This allows us to hit the ground running and ensure meaningful coordination of the MEP works with ongoing QA/QC reviews, all while maintaining the maximum efficiencies of the construction programme.

We issue regular project reports advising on procurement, supply chain performance, design status, financial and critical factors to ensure all stakeholders stay informed.

& VALIDATION

Always with one eye on the commissioning requirements we will develop a Commissioning Plan from the beginning. This plan starts with the preparation of commissioning scripts per system so we can get the agreed buy in from all project stakeholders.

This follows through with detailed system commissioning work plans. We also set out the validation and handover processes so everyone knows what to expect.

Following handover, our contract is still active for a further 12 months.

Update Group is making strong progress on our second Caribbean airport project with Aecon at Clayton J. Lloyd International Airport, Anguilla’s main travel hub. The airport is undergoing a major redevelopment to accommodate increasing international arrivals, with construction well underway.

The project includes a 50,000 sq ft-passenger terminal, along with extensive airside and landside works. As the appointed contractor for the entire MEP package, our scope covers fire protection, IT and security systems, standby generation, full-load UPS support, and integrated systems for check-in, baggage handling, and immigration services.

This marks Update Group’s third major infrastructure project in the region, following the successful completion of LF Wade International Airport in Bermuda and ongoing works on the Kingstown Port Modernisation Project in St. Vincent and the Grenadines.

Barbados

Port Ferdinand Marina and Luxury Resort is a 16-acre residential marina development on the Barbados Riviera, just north of Port St. Charles. The project features 120 berths and 82 luxury residences, designed with elevated layouts for enhanced privacy and unobstructed views of the marina and Caribbean Sea. Residents also have access to a gym, spa, restaurant, and direct beach access.

The development includes the retrofit of 46 luxury condos alongside upgrades to the site-wide MEPF infrastructure. Update Group was engaged to provide MEP building services for Pendry Residences, the first two blocks of the development, as well as ancillary areas, including a restaurant, spa, gym, parenting area, and dockside stores.

Delivered in partnership with UNNA Resorts and Jada Builders Inc., the project is part of a broader master plan to enhance infrastructure in northwest Barbados while preserving its distinct Barbadian character.

The project consists of the retrofit of 46 luxury condos together with the upgrade of the site wide MEPF infrastructure.

Grand Hyatt Grand Cayman

With a recent project win for Hyatt Hotels in Grand Cayman, Update Group is further strengthening its track record in the hospitality sector in the Caribbean region. The Grand Hyatt Grand Cayman Hotel & Residences is a 354-room property, and is located on a premium 7-acre site on Seven Mile Beach.

Consisting of 190 hotel guestrooms, 88 condo-hotel guestrooms and 76 condo-hotel suites, the beach front property is expected to open in 2026. Residents and guests will have access to six restaurants, three resort-style swimming pools, including an in-ocean saltwater lagoon pool in a protected cove, a 12,000 sq ft destination spa and fitness centre, and a 25,000 sq ft indooroutdoor conference meeting space.

We will be working with LG-Americaribe as the MEPF specialist vendor, and this is our second project on Grand Cayman, following a previous project win for Mandarin Oriental.

Consisting of 354 guestrooms and suites, the beach front property will open in 2026.

Located on a beachfront site in Hastings in the southern district of Christ Church, this 132-room hotel project has a development budget of $100 million. Construction commenced at the end of 2022 and is scheduled to complete in 2025.

Hotel Indigo is a chain of small, individually owned boutique hotels, which is part of IHG Hotels & Resorts. As of February 2025, there are 156 Hotel Indigo properties worldwide with more than 20,000 rooms.

Moxy Hotel and Residence Inn

Cork, Ireland

Cork is now home to the latest Moxy Hotel and Residence Inn by Marriott, a €40-million development where Update Group delivered the electrical services. Located on Camden Quay at the former McKenzies Circuit Courthouse, the seven-storey building houses 153 Moxy hotel rooms and 41 long-stay suites under The Residence Inn brand.

Navigating the complexities of a busy city centre and surrounding residential and commercial properties, the project was completed in just 22 months. This marks Update Group’s fourth successful collaboration with JMK Group and another milestone in our work with Marriott International.

Santander Triton Square London

No 2 Triton Square is the UK headquarters of Spanish banking giant Santander. This facility extends to over 200,000 sq ft over seven levels. Together with Osborne + Co we recently completed the multiphased refit of the entire building on a Design & Build basis.

Being a live working environment meant there were a number of project complexities. The core challenge was ensuring continuity of the existing MEP systems to allow the executive and trading floor functions with critical systems support to continue to operate. Not forgetting that this building is in one of central London’s busiest districts made the logistical planning and resources management a vital factor.

For Update Group, the project included a change out of the entire Mechanical & Electrical plant infrastructure, and all new sustainable redesigned layouts across Levels 2 - 6 of the building.

As we were responsible for the MEP design, our delivery team worked closely with Santander, Osborne + Co and the project architects LOM, to ensure this fast track project meets the future needs of the Bank into the coming decades.

Port Kingstown Saint Vincent and the Grenadines

Aecon has appointed Update Group to offer MEP/FP services for a major port construction project in Saint Vincent and the Grenadines. Located in the capital city of Kingstown, the $170 million contract from the government of Saint Vincent and the Grenadines will be to develop a modernised cargo port and terminal area on a 16-acre site.

Additional project scope includes a container storage yard, break-bulk vehicle storage and maintenance areas, relocating a sewer outfall line, as well as road upgrades and strengthening within the port catchment area.

Terminal buildings will include administration and customs, workshops, warehouses, and a container freight station. MEP/FP (Mechanical, Electrical, Plumbing / Fire Protection) assets, the backbone of any facility, will form a significant component of the overall works.

This project represents the secondlargest capital investment in the country’s history, with a total cost of USD $250 million

Update Group were engaged by Aecon Airport Constructors to provide the entire mechanical, electrical, IT and fire safety systems for the new passenger terminal at Bermuda’s international airport.

In order to facilitate the increasing popularity of Bermuda as a destination, a public private partnership project between the Bermudian Government, Skyport and Aecon Group was initiated to construct this new 280,000 sq ft terminal.

The design brings Bermuda’s airport into line with other major modern airports in terms of passenger comfort, facilities and ease of arrival and departure. Modern lounges and passenger boarding bridges will enhance the passenger experience, while immigration and security have been streamlined.

Santander Unity Place

Unity Place is Santander UK’s landmark new workplace in Milton Keynes. Procured by Osborne+Co for Santander and designed by LOM, Unity Place is a centre for digital banking innovation and incorporates a range of community facilities. With a total construction area of 850,000 sq ft and 540,000 sq ft of commercial office space, this was one of the largest office developments to be completed in the UK over the past few years outside London.

Unity Place brings together Santander’s 5,000 employees who are currently spread across four sites in Milton Keynes. The total construction area is equivalent to over eleven football pitches. The scheme will be the focal point for Santander’s UK business and the local community. It includes coworking space for small businesses and start-ups.

The public will be encouraged to use its facilities including an ‘urban market’, retail outlets, health facilities including gym, yoga and consultation spaces, community hall and auditorium. There is also a rooftop running track and café/restaurant with terrace.

The choice of glazing intentionally maximises natural light, while three full height atria will allow light to penetrate the deeper plan spaces, thus reducing electricity usage and costs.

The rooftop batteries will provide a target backup power of 6MW for critical and essential services, delivering 60 minutes of AC power and reducing the need for fossil fuel-powered backup generators.

Façade fabricated in Poland as offsite component units. This reduced construction waste, improved installation efficiency, speed and safety, and will achieve high thermal performance and air tightness.

The solar panels on the roof will reduce energy costs, and will lead to substantial savings over the lifetime of the building

With a plan for no single use plastics, a strategy in place to target a zero waste building, and a focus on green spaces, Unity Place will have a positive impact on sustainability.

Update Group successfully completed the building engineering services for the Hilton London Gatwick Airport hotel, delivering a total of 821 rooms across two phases. Appointed by UK property firm Arora Group, our project scope covered full MEP services.

Arora Group are a UK group of companies involved in hotel operations, hotel management, property construction, and property portfolio asset management.

Gatwick is the third-busiest airport by total passenger traffic in the UK, after Heathrow and Stansted airports.

Careful planning and programming of all works and keeping the project stakeholders fully informed ensures a cohesive and safe working environment

Update Group were responsible for all electrical works elements at Central Plaza, which included new electrical infrastructure and fire safety systems. The addition of the hospitality rooftop venue with its 360-degree view terrace crowns off this famous building. The overall area of the development is 230,000 sq ft, with a mix of commercial, retail and food & beverage space.

Hampton by Hilton, London Ealing LOCATION

Update Group delivered all the building services for this 249-room hotel on a design and build basis. A busy and bustling location, it presented challenges in terms of logistics and managing the works safely.

Update Group is providing complete MEP services for a 112-room extension at Hilton Charlemont, including new back-of-house laundries and plant system upgrades, all while the hotel remains fully operational.

This project is a continuation of our association with JMK Group, with whom we have completed new hotels at Holiday Inn Dublin Airport, Hampton by Hilton Dublin City Centre, and Moxy Hotel Cork City.

The Frascati Centre project was completed over six staged handovers, starting with the new multi-storey car park which opened up the necessary space to construct the new retail areas and re-model the concourse within the centre.

Our scope included the installation of a new site-wide electrical infrastructure network, providing additional power requirements for each tenant, and a comprehensive upgrade of the safety systems, standby generation, lighting and security systems.

This state-of-the-art space includes seven full-size dance studios, a studio theatre (seating 193), a specialist dance library and a large reception space that is used to host exhibitions and events.
