HOW WE DO IT
PROJECT ADVISORY
Our mindset is to add value to a project from pre-construction through to project delivery by adopting the following plan of work.
These principles are a culmination of over 35 years in the industry, and are regularly appraised against changing trends and international benchmarks.
The best time to start thinking about the building services requirements of your project, is at the same time as your outline brief is being developed. The MEP scope is usually the largest package after construction, up to 25% of total cost on some projects, so getting this right from the outset should be near the top of your list of critical factors.
Speaking to us at this early stage means we can provide a Strategic Analysis of your initial brief and budget estimate, and advise on potential related risks across the entire plan of work.
Get in touch for a chat. We would really like to hear from you.

2 CONCEPT & BUDGET EVALUATION PROJECT INITIATION
Once appointed, we will work closely with the construction consultants and MEP design team to define the Project Brief. This will involve an indepth study of the client objectives and planned demands on the building services.
Our input on the Project Brief will include:
Site Evaluation
Feasibility Studies
Design Drawings & Specification
Order of Magnitude Costs
Procurement Plan
Sustainability
Innovative Technologies
Project Programme
Buildability
Project Execution Plan
Where design responsibility needs to be maintained, we actively participate in workshops and provide input in areas such as technical, sustainability, cost and buildability.
From our extensive experience we have a significant amount of cost data across a wide range of sectors and geographic locations.
Combine this with our resources, knowledge and insights and we can provide a detailed evaluation from an engineering perspective and complete a detailed measurement and cost for the project.
This allows us to prove value for money at an early stage which we can guarantee forms the key to the development of the MEP cost.

FINALISATION
Having established a target cost, the path becomes clearer.
If the system performance and design intent has been sufficiently identified, we have the experience and skill set to take ownership of the design and carry it through to the construction and implementation.
It is important to stress that during this phase cost models are continuously updated to reflect the status of the design. Without these updates it is difficult to gauge on whether value for money is being achieved.
The benefits from our early engagement flows through the design development stages, and as we gain knowledge of the project requirements we will guarantee the cost of the MEP works from Stage 4 onwards.
PROCUREMENT & COORDINATION
PROJECT DELIVERY
As soon as the design & cost review process is completed our construction team issue a project schedule or programme. Critical path factors and procurement requirements are identified
Our supply chain procurement schedules will be issued simultaneously when final scope is clarified.
At this stage our construction delivery team are fully in place and engaged, working alongside our preconstruction team. This allows us to hit the ground running and ensure meaningful coordination of the MEP works with ongoing QA/QC reviews, all while maintaining the maximum efficiencies of the construction programme.
We issue regular project reports advising on procurement, supply chain performance, design status, financial and critical factors to ensure all stakeholders stay informed.
& VALIDATION
Always with one eye on the commissioning requirements we will develop a Commissioning Plan from the beginning. This plan starts with the preparation of commissioning scripts per system so we can get the agreed buy in from all project stakeholders.
This follows through with detailed system commissioning work plans. We also set out the validation and handover processes so everyone knows what to expect.
Following handover, our contract is still active for a further 12 months.
To ensure the building is used, operated and maintained efficiently, during this time we:
Undertake reviews of Building Services Performance
Undertake seasonal Commissioning Rectify defects
Undertake Post Occupancy Evaluation of building performance in use
Verify Project Outcomes including Sustainability Outcomes

The Case for Early Contractor Involvement in Planning Your MEP Requirements
Early Contractor Involvement (ECI) is a proven approach that brings the contractor into the project at the earliest stages. By involving Update Group from the outset, you ensure smoother project execution, minimise delays and gain greater cost assurance.
This is especially important in today’s dynamic markets , where material cost inflation and labour shortages can derail fixed-price projects. ECI provides the stability and foresight needed to navigate these challenges. In contrast, the traditional approach typically appoints the MEP contractor after their bid submission, which only occurs once the design has been completed and approved by the client.
At Update Group, we offer a ‘Design Advisory’ service, which includes a thorough analysis of your project concept brief, along with a review of preliminary designs. We provide expert advice on scheduling and budget, all delivered through value-driven solutions.
With our deep knowledge of local regulations, supply chains, and logistics—especially in regions like the Caribbean—ECI establishes a solid foundation for seamless project delivery.
Cost certainty through proactive problem solving
In construction, engaging key team members early is crucial. By working with Update Group from the start, you gain clarity on costs, scope and buildability.
We provide fact-based pricing, moving away from conventional rate-per-area estimates. With our precise measurements and carefully considered design solutions, we help minimise scope creep and unforeseen issues—key factors in ensuring your project’s successful delivery.
Sustainability and Life Cycle Efficiency
Did you know that early collaboration can directly impact the sustainability of your project? Early Contractor Involvement (ECI) ensures sustainability is embedded into the project’s design and infrastructure from the very beginning.
By engaging the contractor early, Update Group can influence design decisions related to materials, constructability and safety, ensuring the most sustainable and efficient solutions are considered. This proactive approach helps reduce carbon footprints, improve energy efficiency and minimise long-term operational costs.
Meaningful Project Programming
Establishing realistic project timelines is critical for managing expectations and ensuring smooth execution. Early Contractor Involvement (ECI) allows Update Group to collaborate on your project from the start, aligning design intent with construction schedules. This helps avoid future delays and keeps the project on track and within budget.
Additionally, by being involved from the briefing and concept stages of the design process, we can offer alternative solutions for materials and construction methods that may accelerate timelines, particularly for complex projects like large-scale hotel developments and multi-phase infrastructure programmes, where speed to market is essential. It also allows for the advance procurement of specialist, mission-critical long-lead items such as chillers and HVAC systems, electrical transformers, switchgear and circuit breakers, pumps and booster sets, and generators and UPS systems.
Local Expertise for International Projects
For international projects, particularly in regions like the Caribbean, local knowledge is everything. Early Contractor Involvement (ECI) with Update Group allows us to bring our deep understanding of local building codes and regulations into play from the very beginning.
Additionally, ECI offers the flexibility to fast-track critical construction phases, such as civil and early works packages, even as the remaining design is finalised. This is especially important for regions with limited access to labour and materials, where the ability to start early can make all the difference in meeting tight deadlines. Our expertise, combined with access to U.S. and European supply chains, guarantees best-in-class value, exceptional quality and timely delivery.
Conclusion
End-to-End Project Management
Early Contractor Involvement (ECI) ensures that all stakeholders are aligned from the beginning. In construction, change is inevitable, but by engaging Update Group early, you gain the advantage of clear, up-to-date reporting that keeps everyone informed and aligned.
ECI also provides an opportunity to lock in prime subcontractors early, which is critical in markets where labour and resources are in short supply. With key partners on board from the start, project execution becomes much smoother, and the risks of delays due to subcontractor shortages are minimised.
At Update Group, we’re committed to delivering projects that exceed expectations, leveraging our experience, local insights and collaborative approach from the very beginning.
If you’re planning a project and want to learn how ECI can ensure its success, get in touch with us today. Let’s start the conversation and explore how we can support your goals.

Santander Triton Square London
No 2 Triton Square is the UK headquarters of Spanish banking giant Santander. This facility extends to over 200,000 sq ft over seven levels. Together with Osborne + Co we recently completed the multiphased refit of the entire building on a Design & Build basis.
Being a live working environment meant there were a number of project complexities. The core challenge was ensuring continuity of the existing MEP systems to allow the executive and trading floor functions with critical systems support to continue to operate. Not forgetting that this building is in one of central London’s busiest districts made the logistical planning and resources management a vital factor.
For Update Group, the project included a change out of the entire Mechanical & Electrical plant infrastructure, and all new sustainable redesigned layouts across Levels 2 - 6 of the building.
As we were responsible for the MEP design, our delivery team worked closely with Santander, Osborne + Co and the project architects LOM, to ensure this fast track project meets the future needs of the Bank into the coming decades.

The public will be encouraged to use its facilities including an ‘urban market’, retail outlets, health facilities including gym, yoga and consultation spaces, community hall and auditorium. There is also a rooftop running track and café/restaurant with terrace.
The choice of glazing intentionally maximises natural light, while three full height atria will allow light to penetrate the deeper plan spaces, thus reducing electricity usage and costs.
The rooftop batteries will provide a target backup power of 6MW for critical and essential services, delivering 60 minutes of AC power and reducing the need for fossil fuel-powered backup generators.
Façade fabricated in Poland as offsite component units. This reduced construction waste, improved installation efficiency, speed and safety, and will achieve high thermal performance and air tightness.
The solar panels on the roof will reduce energy costs, and will lead to substantial savings over the lifetime of the building
With a plan for no single use plastics, a strategy in place to target a zero waste building, and a focus on green spaces, Unity Place will have a positive impact on sustainability.
