The Wait is Over

You waited too long to schedule your annual gyno appointment and now you’re crunched for time before trying to refill your birth control prescription. When Dr. Ivana chose a location for her practice, she settled near her own home in Sugar Land, where she’s raising three children with her husband. “Life isn’t perfect. Being a mom teaches you to embrace life, even when it’s difficult… to enjoy the season you’re in. That applies to everything in life, even menopause!” she says.

“When they arrive at our office, I want my patients to feel pretty and peaceful, with serene background music and a drink station with coffee, tea, and my favorite healthy juice, cranberry.” The staff’s hot pink scrubs add an upbeat, happy vibe.

Dr. Ivana spends as much time as necessary with each patient and offers each patient a comforting and positive patient experience without rushing. In this regard, Dr. Ivana’s services are cash based. She does accept payments from HSA/FSA and can give patients receipts to submit to their insurance for reimbursement as she is outof-network.

“When I decided to take the leap of faith to open my new practice, I wanted to address women’s health concerns and provide personalized, high-quality care to women on their own terms,” Dr. Ivana says. “Women have gotten used to suffering and I am opposed to women suffering.”

ast year, the Rosenberg Railroad Museum saw a record number of guests with almost 21,000 visitors on its grounds. “We welcome kids on field trips, families, senior groups…we have a little bit for everyone,” says the museum’s executive director, Rainey Webster. “Our museum is great for railfans, of course, but also for anyone who enjoys history. People have come from as far as South America and Europe to see our exhibits.”

Set on two acres in the heart of Rosenberg, the museum was developed in the 1990s, officially becoming a 501(c)3 non-profit in 1999. “Every dollar that comes in goes directly toward running the museum,” Rainey says. “The four rails located next to our museum see billions of dollars of goods on their way to and from Canada and Mexico. It’s what put Rosenberg on the map.”

“Rosenberg’s namesake was Henry Rosenberg, president of the Gulf, Colorado, and Santa Fe Railway,” she continues. “In the early 2000s, the museum bought its first train car and has been gathering artifacts since. We have a rail car from 1879 that shows what it was like to travel in the early 1900s.”

The museum’s current exhibit, Sports and Railroading, will be on display through October. Created by the museum’s in-house curator, Dr. Jesse Otto, PhD, it focuses on the

relationship between sports and railroads. “One was necessary for the other to flour ish,” Rainey explains. “My favorite section is about the Notsuoh Festival in the early 1900s. The festival culminated in a rival ry football game between the University of Texas and what is now Texas A&M University. The railroad was essential to bring people to the festival and game.”

With multiple event locations on its grounds, “we’ve hosted galas, birthday parties, retirement parties, and a wedding reception,” Rainey says. “We even had a very small wedding inside the train car. It’s a great, unique space if you’re looking for something different.”

Though raised in Dallas, Kristina Chervenka, COO and co-founder of Five Buffalo Capital, LLC, says, “The Houston area has become my adopted home. The people are really warm. I even switched baseball teams. I’m an Astros fan now, not a Rangers fan!”

A business opportunity brought Kristina and her husband, Dustin, here in 2022… and they stayed to start their real estate investment fund. “Launched in February, our fund looks for opportunities where market investments have been good to us personally in the past.”

Five Buffalo Capital is a 506(c) fund, restricted to Accredited Investors. “It’s for people who want to be in real estate, but don’t want the responsibilities of sole ownership,” Kristina says. “We had been in property management for years when we bought our first property, a small apartment complex, which we parlayed into a successful investment. We did it first for our own portfolio, then we did it for institutions and are now extending to individuals.”

“For people wanting to do it yourself, remember that with the glory, also comes the blame,” she continues. “When you invest with us, we handle the parts most people don’t want to deal with, like renovations, repairs, and tenant complaints. We look for property with desirable locations, schools nearby, employment opportunities, and expected population growth.”

The couple, who co-founded Five Buffalo Capital, had fun choosing their company name. “We went with what spoke to us. We both attended Oklahoma State University and had agricultural backgrounds. We learned that buffalo can start a herd with just five heads of cattle that will grow to be a larger herd. The number five also embodies grace and favor,” Kristina explains.

As for the fund itself, it pools a group of investors to buy in scale. “While all investments have risk, the beauty is there are multiple assets within the fund and if something unforeseen happens, the risk is spread out. Your liability is limited to what you put in,” Kristina says. “With 40 years combined experience in property management, we know what is a great deal and what purchases banks will loan money for.”

When Andi St. Jean joined Keller Williams Southwest (KWSW) almost 20 years ago, “Keller Williams wasn’t as big yet, but I knew there was something very different about it,” she says. “I never planned to go into leadership, but my husband and I prayed about it and I had peace that it was God’s plan. Enthusiastic statements like this are what local dentist Dr. Shilpa Chandiwal hears during her educational visits to our local schools and daycares. “Recently, I visited Sugar Land’s Sartartia Middle School and a student approached me with excitement, saying, ‘You’re my dentist!!’”

With two children of her own, Dr. Shilpa, founder of Healthy Teeth Pediatric Dentistry, realizes the importance of giving back to the community. “Being a pediatric dentist, I like to help kids,” Dr. Shilpa says. “We sponsor swim teams, theater and booster clubs, robotics teams, and more.”

“It’s all about giving back to the community. When you have the good fortune to be able to help, you help,” she says. “My journey to becoming a dentist was challenging. I didn’t have the resources to achieve my education. Without the contributions of others, I wouldn’t be a dentist today. That’s my driving factor in helping others.”

This giving philosophy has contributed to Dr. Shilpa’s success in two burgeoning offices in Sugar Land and Katy. “We’ve grown with the love of this community,” explains Dr. Shilpa. “Just three years ago, we opened a new, state-of-the-art Sugar Land office. Our space doubled to accommodate our office’s growth… the growing number of patients resulted in adding addi tional associates to my practice. I am a proud owner who is happy to say that I am living my dream. I love my staff. We are strong women, and we wear multiple hats. We’re entrepreneurs, moms, and more. We are making it happen!”

y boys have been helping their father with plumbing since they could hold a wrench,” says proud mom, Jennifer Burkhalter, part of the husbandwife team that runs Alan’s Plumbing. “They grew up watching their dad solve people’s plumbing issues and loved getting dirty while ‘helping’ him.”

Jennifer and Alan Burkhalter, master plumber and owner of Fort Bend County’s go-to plumbing business, raised their three boys right here in Fort Bend County. “Luke, Beau, and Jake are now all part of the family business. Growing up, they played sports with all of the local teams and graduated from Elkins High School,” Jennifer says. “Luke and his wife Chelsea, who hails from Sugar Land, are raising our grandchildren in Missouri City, while Beau is a newlywed. Beau’s new bride, Morgan Goheen Burkhalter, also grew up in Sugar Land, attending rival Clements High School.”

A happy coincidence, Luke’s father-inlaw is also a plumber. “My grandson, Wyatt, has plumbing in his DNA. He is just about old enough now to ride the truck and get

dirty with his dad, uncles and grandfather. It reminds me of the early days with my boys,” Alan says.

If that wasn’t enough ‘family’ in the family business, “My brother Chris is also a Master Plumber…he’s been with me since the beginning,” Alan continues. “It seems like just yesterday that the boys were riding in the truck with me and Chris.”

Add to the Alan’s crew longtime family friend Katie, who helps Jennifer with back office responsibilities, and it’s truly a family affair. Alan’s Plumbing family member, Katy, fits right in, answering the phones and helping customers with a friendly voice and welcoming demeanor.

“Our Fort Bend County clients are more than customers to us,” explains Alan. “They’re family. Our boys played ball with their boys. My own grandfather helped build the San Jacinto monument. We’ve done more than just put down roots here. We’re Texans. That’s why we care so much about the work we do for you. We’re your neighbors as well as your plumbers, and we are accountable to no one but you.”

Alan, Jennifer and their team have been helping Fort Bend County residents for more than 30 years. “In the beginning, it was just me and Alan, with me handling the administrative part and Alan completing the service calls,” Jennifer recalls. “Now our work family consists of several plumbers helping Alan and two office workers to help me with the back-office responsibilities.” Alan himself was raised on hard work and honesty, two traits he’s passing along to his sons, and soon, his grandchildren. Alan says, “My grandfather believed in core values and integrity, and he passed these ideals on to us. Some things just stand the test of time. Here at Alan’s Plumbing, hard work is all in the family.”

A Dentist who is Always There when You Need Him

It’s been 25 years since the Copeland family first needed the expertise of a great dentist after a harrowing experience. “My college-aged son, Brett, came home from school for a quick visit to have his wisdom teeth out. A few days later, he and some friends went out to play a casual game of pool,” says mom, Marsha Copeland. “Brett’s friends found him on the bathroom floor with a broken jaw and nine missing teeth… he had been assaulted.”

A stressful time for the Copelands, they desperately needed a dentist to help repair Brett’s teeth. “We were referred to Dr. Lomonte and never left. Once we saw how Dr. Lomonte treated Brett, our whole family switched to his office,” Marsha says. “When Brett lived in the Northeast, his dentist couldn’t stop talking about what a wonderful job Dr. Lomonte did!”

The Copelands have lived in Quail Valley, near Dr. Lomonte’s office, since 1978. Marsha and her late husband raised two children there – Brett and his brother, Eric. Marsha is now the proud grandmother of five grandchildren, four boys and one girl.

“I planned to be an at-home mom when my boys were young, but I ended up starting my own accounting business fairly quickly and have been working from my home for around 50 years,” Marsha explains. Her two Sheepadoodle mixes, Cassie and Sunni, are at her feet, supporting her every day.

“I have a ton of tax education and work for some clients yearround, while for many, I just complete their taxes every April. I also do some consulting from my home office.”

Marsha’s vast accounting knowledge comes in handy for Dr. Lomonte, who hired her to handle his payroll responsibilities a decade ago. “The office is amazing. They’re so easy and flexible to work for. And when I’m handling payroll with his office staff, they even remind me when it’s time to come in for a cleaning!,” she says. “The office really takes care of me.”

As for Brett, Dr. Lomonte’s first Copeland family patient, “His mouth doesn’t look like any work was ever done,” Marsha says. “After a recent relocation to Austin, Brett even said that he would drive to Missouri City to have his dental checkups every six months, just to see Dr. Lomonte. He’s that great!”

She helps the hospital’s patients understand the multiple, complex directives to physicians. “We teach our patients and their families how to understand the five different medical directives that ensure their wishes are shared with and followed by medical providers,” she explains. “Patients have a right to be fully informed about their care and completely in control of their treatment.”

The five Advanced Directives every patient should complete are: Directive to Physicians and Family and Surrogates; Medical Power of Attorney (POA); Out-ofHospital Do Not Resuscitate (DNR); In-Hospital Do Not Attempt Resuscitation (DNAR); and the Mental Health Treatment Declaration.

“The Medical POA doesn’t automatically come into effect upon entering the hospital. The patient must be incapacitated and unable to make decisions for themselves. When Cheryl Dugger left the oil and gas industry after 25 years of technology sales, she wasn’t sure what would come next. “I got off the hamster wheel with great business experience, lots of world travel behind me and new energy to find my next path. But I didn’t know exactly what to do with myself,” she says. “My sister introduced me to a woman who was a men’s stylist, saying, ‘You’ve always loved fabric and have an eye for color and how things go together.’ After learning the stylist previously worked as a CPA, I decided I could make the transition too!”

Cheryl joined J. Hilburn, a company providing customdesigned clothing to meet individual clients’ needs. “We sell a lot of business shirts and suits, as one would expect. But we also fit casual t-shirts, weekend wear, knits, slacks, shorts, golf and athletic wear using tech fabrics, business casual wear, and even tuxedos,” Cheryl continues. “Clothing of this quality is an investment. Because we’re located in the community, it’s convenient for customers to drop by. We are blessed to have so many return customers. We have that small mom and pop feel.”

The Houstons settled together in Quail Valley, just seven minutes from the mulch yard. “Jason was born and raised in Quail Valley,” she says. “Some customers have known Jason since elementary school – some even remember him riding his bike down their street. These customers are glad we’re from their community. They’re comfortable knocking on our door.”

As for Jason, he is focusing on Fort Bend Mulch’s sister company, the blue line-owned Fort Bend Construction, Landscape, and Grounds, while Norma manages the mulch yard.

“We offer top-tier flower bed reconstruction, mulch and gravel, pavers, sod, drainage, and turf installation services,” says Jason. “We work diligently to meet the needs of our clients while adhering to quality standards, all within the timeline quoted for the job.”

IT TAKES A VILLAGE TO MAKE ENDS MEET

e have amazing volunteers at East Fort Bend Human Needs Ministry (EFBHNM) – they are the lifeblood of what we do,” says EFBHNM Board Member and Treasurer Megan Harraman, a volunteer herself. “There is a lot to do, and it’s not glamorous, but it needs to be done to help our clients experiencing food insecurity in our community. As they say, it takes a village.” Megan and her husband Brent, also on the board, settled in Sugar Land in 1997, raising their two now-grown children here. “I was a regular volunteer for around four years before becoming the treasurer over two years ago,” Megan says. “Stacey (Williams, director of development) is just amazing - we couldn’t do anything without her creativity and commitment to the community. Everyone is just great! Brent and I have enjoyed every minute of our time as volunteers.”

In 2023, EFBHNM assisted 18,748 adults and 16,841 children experiencing food insecurity in the community. “Our clients come weekly for pantry items and fresh fruits and veggies. Some of our ministry churches have community gardens that they donate to the pantry. It’s a treat to offer our clients fresh food,” she continues. “The amount of need in our community has increased substantially over the last year. We distributed over $2 million in food last year. As food prices continue increasing, it not only affects our clients’ level of need, but also EFBHNM itself, because we purchase items like dairy and eggs, and sometimes supplement the pantry shelves when there isn’t enough food to go around.”

Juggling her day job as a Sugar Land-based interior designer with her volunteer duties, Megan has learned the art of time blocking. “Being treasurer, there are set financial deadlines,” she admits, “but most of it can be done from my home. Some months are busier than others.”

Empty Bowl is the organization’s annual fundraiser, set for June 14th in Sugar Land. “Restaurants provide bread, soup, and desserts to highlight the hunger in our community,” Megan says. “We auction off pottery bowls made by local artists, have a live auction, a wine and whiskey pull, and the most amazing band ever. You don’t want to miss it. It’s just a lot of fun.”

More Than a Charcuterie Board

“We started by making charcuterie boxes and trays, and grew into complex grazing tables and single-serve snacks,” she continues. “We’ve done corporate events for companies like Best Buy, Baylor Orthopedic and Spine, Rejuven8 Medical Spa, and many others, plus lots of bridal showers, birthdays, baby showers, and homeowners association events. Everyone is hosting something, so there are endless possibilities.”

Bee A Little Cheesy is a family affair of powerful women. Miki’s two daughters, ages 24 and 19, help her prep and set up her orders, while her mom helps make the food. “I learned a lot of my cooking skills from my

mom. She loves to cook. She helps me prepare the orders and get them out the door.”

Miki recently started using a beautiful white serving cart that looks like it was lifted directly out of a southern tea party. “I have always loved decorating for parties, and I was always very creative about putting parties together,” Miki explains. “We are creating food art.”

After living in their 1984-built home for 20 years, one Fort Bend County couple decided it was time to do something for themselves. “I hated our old bathroom, with its brass fixtures and 80s style,” says the homeowner. “We basically gutted it, replacing the cabinets, counters, hardware – everything!”

“Our his-and-her closets were tiny with angled entries that decreased available space,” she continues. “Our goal was to develop a more efficient use of that space. We added several square feet by extending one closet a few feet and squaring it off, changing the other closet’s entry to a squared entry, and adding pocket doors.”

Teri Gilberg, better known as the Re-Modelista, worked with the homeowners from the beginning of the design process through completion. “Teri and I worked with the designer, Louise Ostrander, to get the perfect plans,” the homeowner explains. “Teri was just fantastic. It was the first time I’ve worked with her and I would use her again in a heartbeat. I’ve told everyone about her. She was there every day and fixed what few issues we had immediately.”

“I’ve never worked with anyone so efficient,” she continues. “She quoted me four weeks to get the job done, and it was completed before the promised date. When the original paint color went on, I just didn’t like it. The next day, it was already fixed!”

Their home sits comfortably in a great neighborhood in the heart of Sugar Land where the couple raised their two grown children. Like many homeowners, they put off the personal upgrade for years, tackling more visible projects first.

The new retreat was designed to coordinate with those rooms, while maintaining an organic and monochromatic feel… a timeless, not trendy space. “I didn’t want everything to be white. I like warm colors, so I picked different shades of tan,”

The shower wall has a unique handmade glazed look, while the shower floor has darker matte hexagon tiles to complement the darker tones in the space.

The homeowners love their new bathroom. Even their cat loves the new space, according to the homeowner. “Gizmo loves sitting right in front of the mirror in the middle of the new countertop.”
