eller Williams Southwest Market Center (KWSW) is the largest realty office in Fort Bend County. KWSW agent Kimbra Valachovic says, “The Keller Williams mission draws agents to our Market Center… everyone wants to find that place of work/life balance.” Today, nearly 600 agents from more than 20 countries speaking 17 different languages call KWSW home. “We are not your typical brokerage,” continues Kimbra. “With the backing of Keller Williams, our extensive combination of education, training, and technology put our agents at the top of this game. As the world changes, technology changes and laws change. You can trust that you are working with someone that is knowledgeable and has the resources available to take care of your most valuable investment: your home. In this office, agents operate in a more T.E.A.M.-like manner, operating as ‘Together Everyone Achieves More’ instead of being an office full of closed doors! This provides a richness you just can’t create as a standalone agent. It’s an approach that’s extremely beneficial to both our customers and our agents. From beginners to top producers, we all benefit from the contributions of our many resources and experts.” KWSW makes giving back to the community that has kept them strong for more than 25 years a top priority. The KWSW Agent Leadership Council

(ALC) is composed of agents selected from the office top 20%. “These agents possess leadership qualities and serve in a volunteer capacity to benefit our office and our community,” says Kimbra. “ALC members manage our community nonprofit partnerships. These partnerships include education foundations, child advocacy groups, animal shelters, and more. When an agent manages a partnership, they’re responsible for learning an organization’s needs and then communicating those needs to the office…so that our agents can get more involved on a personal level. We firmly believe that leadership is not just about a title, it’s about making the world a better place.” On May 12th, KWSW will participate in RED Day, the Keller Williams annual international day of service. On RED Day, agents and employees around the world spend the day away from their businesses serving the community where they live. “This year, we will be all hands on deck with Fort Bend Habitat for Humanity to build a house in Richmond,” explains Kimbra. “I’ve been a part of KWSW for many years. RED Day is a wonderful, fulfilling day…and it’s always fun.” Our local Keller Williams Southwest Market Center continues to grow each year. Agent Sapana Patel says, “If you’re thinking of a career change, think about a real estate career with KWSW!”

The Pitfalls of NOT Using a

Licensed Plumber

by Marie Page

When Remodeling

I

t’s finally happening! You’ve saved, and you’re ready to remodel…creating the kitchen or bathroom of your dreams. You’ve selected countertops, tile, hardware, and a contractor. But what about a plumber? You might be thinking you could save a little on this project by using your friend’s cousin who does plumbing on the side. “That’s not a good idea,” says Master Plumber Luke Burkhalter with local Alan’s Plumbing. “Always use a licensed plumber. There are many pitfalls to not using a licensed plumber, both when you’re remodeling or in a plumbing emergency. Insurance Always make sure your plumber is properly insured. Luke says, “If an unlicensed plumber happens to get injured while performing repairs, you could be held liable for their medical bills. The last thing you want is to get hit with an unexpected lawsuit. Licensed plumbers are required to carry liability insurance.”

It Could Cost You Double A job done right is important! “Unlicensed plumbers probably don’t offer a warranty. If they don’t do it right the first time, you’ll have to call a professional to do the job again…costing you double.” Property Damage Plumbing is a highly skilled profession. “As licensed plumbers,” explains Luke, “we’ve received hours of expert training, done an apprenticeship, and worked many hours under a Master Plumber before obtaining a license. Property damage can become a serious concern when dealing with an unlicensed, untrained plumber.” Proper Tools The average plumbing job can’t be done with a basic toolset. “A number of specialized instruments are often needed, and you must know how to use them correctly to complete a job efficiently and costeffectively,” says Luke.

Alan’s Plumbing was founded nearly three decades ago by Luke’s dad, Master Plumber Alan Burkhalter. Luke’s uncle, Chris Burkhalter, is also a Master Plumber. Luke’s brother Beau is journeyman-licensed and studying for his master plumber license. His brother Jake is an apprentice close to his journeyman license. The boys’ mom Jennifer answers the phones. This licensed team includes journeyman-licensed plumbers Jeff Johnson and Jaime, and tradesman-licensed Trevor. Avoid the pitfalls. A Lifelong Dream Fulfilled

By Selling His Truck for Top Dollar by Amy Sharp

W

hen Chris McCarthy received a text from CARFAX stating that he could get an insane amount of cash for his 2017 Dodge Ram 1500, he was intrigued. Chris says, “I told my wife Lisa that this was crazy, but we should get more info. I responded to the text, indicating that I would like the CARFAX partner dealerships to contact me. I visited the first dealership that reached out. When I showed up, they were not even sure why I was there. They actually sent me to CarMax for an estimate. CarMax treated me awesome. They did give me an estimate, but it was under what CARFAX had told me that I could get.” Chris left the ordeal hangry (hungry and angry!). The dealership experience soured him on pursuing any more of the CARFAX partner dealership offers. He says, “On the way home, I remembered hearing about Carbingo on The Michael Berry Show (KTRH 740 AM).” Carbingo buys vehicles for top dollar in an easy transaction executed from the comfort of your home. Chris says, “I called Carbingo and explained to them what kind of truck I had and the estimate that I’d received. They beat the offer. I decided to move forward, and it was simple. I emailed my payoff information to Carbingo. They paid off the loan, and sent a nice gentleman to pick up the truck. We signed the paperwork, and he gave us a check. Very easy!” With the money from the pickup truck, Chris was able to buy two used vehicles

for cash. “A Lincoln Navigator to drive, and an older Jeep Cherokee that’s a project for me,” beams Chris. “I plan to jack up the Jeep, put on fat tires, and stick it in the mud. It’s a lifelong dream of mine!” Chris is the NextGen Director at John Wesley United Methodist Church. “I’ve been doing this for 30 years,” says Chris. “I work with kids, students, and parents from the cradle through college.” You may have spotted Chris on TikTok…he enjoys a global following as @heyyougotaminuteguy offering one minute devotions. “I absolutely recommend Carbingo,” says Chris. “I loved my truck, but my wife and I also love that now we have no car payment, a car to drive, and a Jeep to play with. We are loving life!”

he Sugar Land Cultural Arts Foundation (SLCAF) was founded 20 years ago to restore the iconic and historic Sugar Land Auditorium (the 340 seat performing arts center owned by FBISD and home to the very popular Inspiration Stage). After completing that goal, the foundation went on to other projects that support and promote the arts in Sugar Land, including the installation of traffic box art wraps, FBISD summer art camp scholarships to deserving area students in need, the creation of a SLCAF Youth Board, a virtual art exhibit, and a talent show. SLCAF founding member Bridget Yeung says, “For 20 years, we’ve held a gala to raise money for SLCAF to achieve its goals. Due to the pandemic, we have not been able to host a gala since January of 2020. This year, we decided to do something different. Together with the City of Sugar Land, we’re hosting the first annual Sugar Land Arts Fest on the outdoor plaza at Smart Financial Centre. We have 79 hand-selected artists signed up for two days of family fun. These artists will be showcasing and selling their work. Food trucks will be on site, we have a beer and wine garden, and a great entertainment lineup that includes five performing arts performances by FBISD schools, indie rock recording artist Zach Person (an FBISD graduate!), The Ziggy Band, Brazilian singer Gisele Duque, and Nashville artist Dylan Jarvis. Muralists will be ‘live painting’ four murals to be installed in Sugar Land parks for the public to enjoy. The mural theme is ‘Everything is Beautiful.’ We’ll also have a VIP section

available with catered food and a special viewing area.” Co-chairs for Sugar Land Arts Fest are Bridget Yeung and Stacy Borgfeldt. Local real estate agent Cathy Stubbs is this year’s presenting sponsor. Tickets are on sale now for $10, and sponsorships are also available. Learn more, purchase tickets, or make a donation by visiting www.sugarlandartsfest.com. Bridget says, “SLCAF is currently working together with the city and FBISD to build restrooms at Sugar Land Auditorium. The new building will mimic the original classrooms that once stood in that location. Your support of Sugar Land Arts Fest goes straight to helping us achieve this goal. This is a great event the entire community can be proud of!”

Live Longer, Resist Disease, and Maximize Your Quality of Life

re you feeling chronically fatigued? Or maybe you’re one of those people that just can’t seem to lose weight no matter what you do. Dr. Julia Ward, founder of local Balanced Body Functional Medicine, says, “Using bio-energy testing, we can now measure your energy production at the cellular level. This is a great option for those that want to know if their health program is working, those seeking more energy, and anyone with heart disease, diabetes, and other chronic diseases.” How does bio-energy testing work? It’s a 45-minute in-office test where you’ll wear a mask similar to a scuba mask. The mask has a tube that connects to an analyzer that measures and records in real time how much oxygen your body uses and how much carbon dioxide it produces. Measurements are taken at rest and while exercising. Results include your biological age (not chronological!), M-Factor (is your thyroid optimal?), C-Factor (how your body processes carbs), your maximum fat burning heart rate, your anaerobic threshold heart rate, your optimal caloric intake for weight loss and longevity, and your EQ (Energy Quotient). A high EQ means you are producing energy from oxygen very efficiently. A low EQ indicates inefficient energy production, resulting in fatigue and disease. Dr. Ward says, “Once we know where the problems lie, we can look at where

and how to make improvements. Maybe it’s your thyroid that needs more help. Or we might need to increase your energy efficiency with ozone or hyperbaric oxygen therapy. We’ll also be able to create the right diet and exercise plan for you. Imagine this… you could be working out too hard. With this data, we’ll have you exercising smarter, not harder. This is not a one-size-fits-all plan. We use your bio-energy testing results to come up with a plan that works for your body.” At Balanced Body Functional Medicine, Dr. Ward provides a wide array of functional medicine options to improve your health and appearance. “I’m very excited to offer bio-energy testing to my clients,” says Dr. Ward. “Lower energy production is a precursor to aging and disease. We can fix issues you have with energy production now, making you more resistant to disease and maximizing your quality of life as you age. The simple changes you can make might surprise you!” To learn more about bio-energy testing, visit www.bioenergytesting.com.

No More Knee Pain and No More Pain Relievers.

A

by Amy Sharp

ku Odinkemelu fell while high jumping back in high school. “Like most kids,” says Aku, “I healed quickly. But in my late 40s, the damaged cartilage in my knees became a major problem. I had terrible pain when I went to bed. They hurt when I would sit or drive. I couldn’t walk long distances, I couldn’t wear heels, and I couldn’t dance...and I love to dance!” Pain relievers were effective for only short periods of time. Aku tried steroid injections and then arthroscopy to clean out the knee. Both wore off after a few months. This cycle went on for a few years, and then Aku learned about stem cell treatment. “I was intrigued by the treatment that uses stem cells from your own body to repair and regenerate knee cartilage. I asked around and discovered Dr. Ugochi Azuike (founder of Sugar Land Interventional Orthopedics & Regenerative Medicine). I live in Nigeria, but I consulted with Dr. Azuike. She asked me to send my knee MRIs and x-rays. She said my knees looked really bad, but she was confident stem cell treatment would help. It took me a year to decide, but nothing ventured, nothing gained. Any form of relief would be worth it.” In July of 2019, Aku made the trip to Sugar Land. The entire stem cell procedure took place in one day: Dr. Azuike drew bone marrow from Aku’s pelvis. The cells were concentrated for use, and then Dr. Azuike used live x-ray (fluoroscopy) to inject Aku’s knees with precise placement. “At first it was painful, and I thought it was a major mistake. But Dr. Azuike was very reassuring and confident this was going to work. I started physical therapy, and in two weeks I was able to fly home.” Nearly three years later, Aku is still thrilled. “It’s been a huge difference. I no longer have the pains that made me cry at night. I no longer take pain relievers. I play 18 holes of golf six times a week, and I can dance! This whole experience has made me happier. I enjoy life, and I’m more confident. I don’t have to worry about going somewhere and wondering if my knees will allow it. Just a fantastic experience!”

The Gold Standard in Vitamins

r. Omar Alkazzaz, pharmacist at local Campbell’s Compounding Pharmacy, says, “We started carrying Solgar vitamins at the request of one of our partner physicians. A patient was experiencing good results from the vitamins, and the doctor thought it would be more convenient if we carried them locally. Keep Swarmers

OUT!

his spring, local BUGCO Pest Control reminds you not to open your door to swarmers, both those of the insect variety and the human variety! As far as insects go, swarmers are winged termite adults that fly away from their own colonies to create a new colony somewhere else…perhaps in your home. BUGCO Pest Control partner Chris Millward says, “Here in Fort Bend County, termites that infest a home are likely to be of the subterranean varieties. Most species of subterranean termites swarm during the spring months, typically on a warm day with calm winds after a rainfall. That swarm can create an infestation in your home with up to 1 million members! Here at BUGCO, we have a team of professionals that are highly trained in dealing with termites, especially subterranean termites that are so prevalent here in the Houston area. Call us to come out for a free estimate, especially if you’ve seen a termite swarm

nearby. If you don’t have a termite infestation, we’ll let you know. If you do, we’ll identify the specific termite that you’re dealing with and give you an effective solution at a very reasonable cost.” Swarmers of the human variety are pest control companies that relentlessly sell you termite and other pest control remedies that you don’t need. Chris says, “It’s spring. With an uptick in insect activity comes an uptick in door-to-door sales. Know this: The people coming to your door are salespeople. They will say or do anything to get your signature on a contract and collect their commission. Often these contracts include hidden fees and a penalty for trying to get out of the contract. Be aware. Never sign a contract without all prices and warranties in writing.” Founded by Chris and John Onofrey,

iane Anderson Hutchings is over care management at St. Michael’s Elite Hospital. “Over the course of my career,” says Diane, “I’ve met with thousands of families. I assist with transition, finding the appropriate level of care at the right time. My goal is to ‘wow’ every patient. I love what I do!” The family of Anna Perez attests to the “wow” factor at St. Michael’s. “We brought my grandmother, Anna Perez, into the ER because she was getting very confused,” says Kim Lopez. “To our surprise, we were seen immediately, and I was allowed to go back with her…which was good because my grandmother’s English is not good. The attending ER doctor found an infection. Because of my grandmother’s age, he

consulted with the hospitalist about transferring her to inpatient care. She was admitted, and they discovered my grandmother was experiencing multiple issues.” “I found the bedside manner of everyone at St. Michael’s to be outstanding,” continues Kim. “They made sure we were all comfortable. We were given updates, allowed to ask questions, and provided lots of information. This occurred over the weekend. On Monday, Diane called a family meeting to discuss the plan of care for my grandmother.” For the plan of care meeting, Diane had Kim’s mom present and every other child of Anna’s on the phone. Diane says, “We talked about what they wanted for their mom. Every one of them said the same thing, “Keep her comfortable.” We talked through the options, and the

She was open and flexible to helping us, and available for us to contact when needed. Diane followed up with us once we had my grandmother at home. My grandmother’s stay at St. Michael’s was a very positive experience that I would recommend to other people. They really take the time to both listen and explain things.” St. Michael’s Elite Hospital has higher patient satisfaction scores than any of the major hospitals in our area. Diane says, “The nurses and physicians here are all amazing. It’s a team that works seamlessly together, and I’m blessed to be here and use my skills as a part of this team. Anna’s story is a beautiful story.” St. Michael’s Elite Hospital is also an approved hospice inpatient unit (IPU). “We can offer a short term bed in certain situations as hospice,” explains Diane. umbness, cramps, weakness, foot wounds, discoloration, and cold feet: They’re all warning signs of Peripheral Artery Disease (PAD). PAD is a condition where blood flow to the legs, feet, and toes is decreased due to plaque buildup on arterial walls, causing the peripheral arteries to narrow (atherosclerosis). Dr. Zagum Bhatti, Vascular Interventional Radiologist at Modern Vascular of Houston, says, “The largest risk factor for PAD is diabetes. But smokers and those with high blood pressure or high cholesterol are also at risk.” At Modern Vascular of Houston, Dr. Bhatti and his team are committed to aggressive treatments for PAD using minimally-invasive, image-guided procedures. “For best results, it is critical to revascularize the arteries below the knee and in the foot,” says Dr. Bhatti. “Here

at Modern Vascular, we have the resources to accomplish this. We perform below the ankle revascularization. This relieves rest pain, heals foot ulcers, and usually can prevent amputation. Patients can move again, and they feel better.” All revascularizations at Modern Vascular are outpatient procedures and take about two hours. Patients go home the same day. Dr. Bhatti completed fellowships in Neuroradiology and Vascular and Interventional Radiology at the Medical College of Wisconsin and Rush University Medical Center. He is an expert in the treatment of arterial and venous disorders. Numerous residents and fellows have trained under Dr. Bhatti, and he has presented at national and international meetings. “I find this field fascinating,” says Dr. Bhatti. “We can reach any part of the body through a pinhole in the skin to treat an array of disorders. Disease treatments that once involved major surgery can now be done in an outpatient

HEALTH MATTERS WITH DRS. STEVE HARRIS AND ZACK BRAZZELL, DOCTORS OF CHIROPRACTIC WHERE PAIN RELIEF COMES NATURALLY

FROM PAIN LEVEL 10 AND TEARS TO NO PAIN

eventy-eight year old Ruth Alford–Draper has experienced lower back pain for a long time. “I thought it would get better,” says Ruth. “That maybe it would just go away. But for the past three years, it has been very painful. When I would finally get out of bed, I would have to stand for several minutes, and then take one step at a time. I had to force myself to walk. I saw doctors and chiropractors who told me I had four lower discs ruptured…and they couldn’t do anything for me. A friend of mine kept looking me straight in the eye and telling me I needed to go to Sugar Land Health Center. She was persistent… so I finally did it.” Dr. Steve Harris opened Sugar Land Health Center in 1982. In the summer of 2019, he welcomed his son-in-law, Dr. Zack Brazzell, to the practice. Together, they offer a wide variety of chiropractic care modalities and associated therapies to help people with pain find relief and improve their overall health. Through his 40 plus years as a chiropractor, Dr. Harris has developed his own methods and treatments for every layer of the body to promote healing. “My pain level was a 10 at my consultation with Dr. Brazzell,” says Ruth. “I was nearly crying. Dr. Brazzell took an x-ray of my entire back. He was quiet for a second, and then told me he was confident he could help me…he was very positive. I asked what helping me entailed. He said it required a commitment from me. He would put together a treatment program, and if I stuck to it, I would feel better. I said, ‘Let’s do it.’ I was ready.” Ruth’s treatment plan included adjustments, decompression, laser therapy, and electrical impulse therapy. Ruth says, “After week 6, I could tell an incredible difference. My pain level was about a 4. I’ve now finished my treatment plan and moved to maintenance visits. I’m doing so well. I have no pain! It’s an incredible feeling to be able to get out of bed and just walk. I’d been avoiding canes and walkers…and now I definitely don’t need them! It’s an honest-to-God miracle.” “Dr. Brazzell just did another x-ray of my back, and we compared it to the original x-ray. We wanted to jump up and down with joy! In the first,

my spine was pushed out to the left. In the second, it was almost perfectly straight. I recommend Sugar Land Health Center on a silver platter. It doesn’t feel like a doctor’s office. It’s like a home with therapy rooms, and everyone there cares about you, gives insight and suggestions, and encourages you to work through your treatment plan. Anyone that is fighting pain should look them up. Your health is worth it.”
