From skiing in Park City to sailing around Cape Cod, the demand for front-door adventures continues to increase.

Adventure Meets Sustainability, Georgia Style “The trend of luxury developers and builders incorporating outdoor luxury adventure amenities into their communities is gaining momentum,” according to Lori Lane, who serves as president of the New Homes Division of Berkshire Hathaway HomeServices Georgia Properties and senior vice president of Luxury and Global. Lane works with high-end residential developers in marketing and selling new home communities. “Homebuyers are increasingly seeking more than just a home; they want a lifestyle that embraces healthier living in general. Outdoor activities and resort-style experiences comprise several of the communities we represent here in Georgia,” Lane adds.

Trilith, located south of Atlanta in Fayette County, Georgia, is a visionary development with fivestar sustainability. Designed as a 235-acre, European-inspired town for 5,000 residents in 1,400 homes ranging from micro homes to custom estates, the town of Trilith offers restaurants, shops, a movie theater, hotel, and what will be one of the largest movie production studios in the country. Over 50 percent of the community is dedicated to green space with more than 1,000 trees. Natural water retention systems and well-executed integration of architecture with the surrounding ecosystem promise to set Trilith apart. “Residents have access to 15 miles of nature trails, 54 acres of forest, 19 superbly landscaped parks, and one of the most sophisticated and welcoming dog parks in the world,” Lane explains. “The community stands as a testament to sustainability and will comprise the largest geothermal community in the United States.” Plans call for communal gardens and serene walking trails. Home prices range from the $500s to $4 million-plus.

Another new active adult community, The Lake Society on the shores of Georgia’s Lake Lanier, is a 211-acre development with 373 single-family homes. The focus is creating a one-of-a-kind living experience centering around outdoor adventure and relaxation. Residents will enjoy the use of 123 boat slips, pickleball and tennis courts, a lazy river, a zero-entry pool, a resortstyle clubhouse, and RV parking. “For those who enjoy boating, water sports, and outdoor activities, such amenities provide the perfect setting for a luxury lakefront lifestyle,” Lane observes.

On-Mountain Adventures in Park City The Colony at White Pine Canyon in Park City, Utah, offers best-in-class on-mountain luxury living. With a total of 274 environmentally sensitive ski-in/ski-out homesites, each averaging more than 5 acres, front-door adventures abound in this private and gated planned community. To preserve ample open space, each homesite has a building envelope of about one-half acre for a main residence, stand-alone guest house, and an accessory building. The rest of the land remains open. “It’s Disneyland for outdoor enthusiasts,” observes Stephen Jeffers, REALTOR® with The Colony Sales Team at Berkshire Hathaway HomeServices Utah Properties. Life in the winter revolves around skiing and snowboarding. But when the snow melts, residents enjoy an extensive network of 400 miles of private hiking, biking, and horseback riding trails. Several of The Colony’s lakes are stocked with fish to catch and release. “You truly feel like you are living in a national forest here with all the amenities at your door that outdoor enthusiasts enjoy having easy access to all year long,” reports Jeffers. “Residents can even snowshoe to walk their dogs on The Colony’s private trails,” he adds. With over 90 percent of the land at The Colony preserved as an open space, the possibilities for outdoor adventures are endless. Equestrian Pursuits in Connecticut

Waterfront property around Cape Cod is always in demand. Paul Grover, co-founder and principal broker of Berkshire Hathaway HomeServices Robert Paul Properties in Osterville, Massachusetts, has three decades of experience selling luxury homes around the Cape.

Imagine a 240-acre country estate in rural Granby, Connecticut, yet only 20 minutes from two airports located halfway between Boston and New York. “Today there is a segment of buyers who are looking for both convenience and nature at their doorstep. I see an underserved demographic, especially in the Northeast, wanting this type of outdoor living experience yet with convenience to two major cities,” says Anna Sogliuzzo, REALTOR® with Berkshire Hathaway HomeServices New England Properties, who is currently listing the property at $6.2 million.

Today, the ultimate must-have waterfront amenity, according to Grover, is a private dock. “In Massachusetts, you need three levels of approval to construct a new dock, including at the local, state, and federal levels. Some towns are not even allowing new docks to be built as they potentially interfere with fishing and displace existing moorings,” Grover confides. Locating that property with a dock for the buyer that wants personal accessibility for boating, fishing, water skiing, and a variety of other on-water activities is most important. Not all docks are created equal. A deep-water dock has greater value since a 60-foot boat needs at least five feet of water compared to an 18-foot Boston Wheeler. “A deep-water dock can add millions to the price. We saw this start with COVID buyers and just escalate since,” Grover says. In Cataumet, a Cape Cod enclave, Grover is marketing a 17.5-acre waterfront estate on a private peninsula with a “substantial deep-water dock” currently on the market for $12.995 million.

A wealth of outdoor adventures awaits the buyer, including 3.5 acres of fenced paddocks, open pastures, and 15-plus acres of mature woodland trails. A 4,300-square-foot barn and upstairs office create the perfect remote work environment. The main residence spans 6,740 square feet with five bedrooms and five baths for country weekends or as a year-round retreat. “This is for someone who wants to embrace all the outdoor offers, from riding horses to cross-country skiing and snowshoeing. The demand for outdoor adventure activities we have come to appreciate so much just continues to grow,” notes Sogliuzzo.

According to Polo, Tulum has become a popular point for wellness and yoga retreats that caringly integrate nature with modern comforts. Sustainability efforts, as well as authenticity, distinguish Tulum from commercialized destinations. Lacroix explains that the presence and preservation of the Mayan culture also play a large role. “From decor to cuisine to spa services, the Maya influence is strong. Tulum is known for its clear Caribbean water, refreshing cenotes, and beguiling ancient ruins; however, with its increasing popularity, there are vast changes on the horizon. “Tulum is being placed on a better infrastructure at the moment in order to support this rapid growth,” says Polo. The diverse assortment of investors and projects being developed in the area are ensuring a thriving future for Tulum that is expected to steadily advance.

Representing Japan’s ingenious adaptation of Italian culinary traditions is a compelling hybrid cuisine now arriving in America with delicious consequences.

In addition to boasting one of the world’s great cuisines, Japan has been masterful at adopting others, which is why some of France’s best chefs are dazzling guests with Michelin stars in Tokyo. Authentic Italian cuisine is also popular in Japan, which has led to the unique fusion of Japanese and Italian culinary traditions referred to as itameshi (“Italian food”) or wafu (“Japanese style”) Italian. American diners, who are quick to embrace innovative mash-ups, are now experiencing this intriguing hybrid cuisine on their own shores.

There are genuine synergies present in what initially sounds like an unconventional marriage of cultures on a single plate. Both Japan and Italy are surrounded by water yet rich in inland ingredients, their respective cuisines prominently feature noodles (and rice, for that matter), and each nation celebrates centuries-old traditions of culinary craftsmanship.

Minneapolis has an eclectic dining scene, inclusive of Sanjusan, where ingenious Japanese interpretations are applied to classic Italian dishes by chef/co-owner Shigeyuki Furukawa. Co-owner John Gross, a prolific local restaurateur, explains that the buzz surrounding an Italian-Japanese restaurant in Paris inspired the concept, but suggests Sanjusan’s menu reflects a greater influence of Japanese ingredients than some other wafu Italian establishments. “The respective cuisines are so different but have commonalities, including a shared reverence for regional and seasonal ingredients,” says Gross, who adds, “There’s also a shared elegance in the use of ingredients, but with restraint and joy.” Pastas at Sanjusan are laced with miso, toasted nori and sesame, while pizzas are topped with the likes of raw tuna, miso pesto, and bonito cream, all washed down by Japanese sake or Italian Nebbiolo. Thirty minutes from Midtown Manhattan, Montclair, New Jersey’s pastaRAMEN is at the forefront of this cuisine. Executive chef/ partner Robbie Felice, who previously worked with Italian cuisine master Mario Batali,

generally eschews fusion cooking because of its usual gimmickry. But he was drawn to wafu Italian by the parallels he saw in the respective cuisines, noting that even chefs in Italy are experimenting with Japanese ingredients. “Both focus on relatively simple preparations of high-quality ingredients, with bold umami qualities present in items like Parmigiano Reggiano and miso,” states Felice. After success as a pop-up concept, pastaRAMEN settled into an art-laden brick-and-mortar establishment offering gyoza filled with cacio e pepe cream, ramen noodle pasta alla carbonara with uni, and sesame-flavored panna cotta. There is no better place in America to showcase cross-cultural culinary diplomacy than the nation’s capital, and Washington, D.C.’s Tonari has earned a following for wafu Italian pastas like tagliatelle in creamy unibrown butter sauce or tagliolini with mentaiko (cod roe), shiso, and shredded nori. Pizzas, crafted with flour from Hokkaido, range from relatively traditional Italian concepts to a more exotic interpretation topped with corn sauce and mentaiko cream. “I think Italian and Japanese cuisines have a similar approach,” says Tonari co-owner Daisuke Utagawa, who explains, “They both let the ingredients speak for themselves without manipulating them too much.” Chef/ co-owner Katsuya Fukushima, a protégé of uber-inventive chef José Andrés, suggests his inarizushi (rice-filled tofu skin pockets) is an example of that philosophy. “In Japan, the rice is typically seasoned with rice vinegar, sugar and mirin, but here we use anchovy oil, Japanese red vinegar, and tamari,” explains the chef. He tops one inarizushi pocket with an anchovy filet, another with pickled anchovy, and finishes the plate with a drizzle of extra virgin olive oil and cracked black pepper. “The dish reminds me of the beauty of Italian and Japanese cooking,” says Fukushima. The magic of itameshi or wafu Italian requires a delicate balance. “If I create a dish for you to taste, I might ask, ‘Is this Italian or Japanese?’” muses chef Felice of pastaRAMEN. “If you have trouble deciding, then I know I’ve done my job,” he concludes.

Few leisure activities represent exclusivity like sailing, but yacht clubs catering to elite hobbyists are morphing from stately bastions of privilege to flashy waterfront retreats.

Like polo or collecting vintage sports cars, sailing conveys a sense of affluence. And like exclusive golf clubs, elite yacht clubs exude a luxurious, Gatsbyesque lifestyle that extends well beyond a polished teak deck. From Nantucket to Santa Barbara, yacht clubs envelop a passion for sailing with opulent décor, fine cuisine, and a robust social scene. However, the traditional yacht club is evolving, and here we explore exciting new opportunities for sailors. While some are more egalitarian, many prestigious yacht clubs have aristocratic pedigrees and typically shun publicity. The New York Yacht Club—its members have included Vanderbilts, Rockefellers, and Kennedys—was founded in 1844 and its Beaux-Arts Manhattan headquarters features a spectacular museum-worthy salon filled with ship models.

Serving the Los Angeles sailing community for a century but offering a more contemporary approach is the California Yacht Club, providing 230 slips for members at Marina del Rey, the nation’s largest marina. General manager Cory Hathaway suggests, “We’re not quite as buttoned-up as some East Coast clubs, but more formal than most.” He explains, “We don’t have a super-strict dress code—it reflects Los Angeles’ laid-back attitude—but the dining room is on par with a four-star, high-end hotel.” Hathaway reports that in addition to an older, lifelong sailing demographic, California Yacht Club draws younger members from nearby technology, entertainment, or aerospace firms, as well as affluent families who appreciate onsite swimming, pickleball, and youth activities. “Yacht clubs today play the same role as country clubs,” says Hathaway, but adds that sailors develop an incredible bond not always established among golfers. The traditional yacht club experience is now being integrated into sexy coastal developments that make the old school yacht club, with its 19th century roots, feel dated. Olara, a prestigious new address in West Palm Beach, Florida—condominium prices begin at $2 million—was designed by the trendsetting firm Arquitectonica. When the project debuts in 2026, Olara’s 80,000-square-foot amenity suite will reimagine the traditional

yacht club with a waterfront restaurant, stateof-the-art fitness center and spa, swimming pools, co-working space, and private dock accommodating residents’ yachts. “With yachting culture so popular, we decided to enrich Olara’s stretch of the Intracoastal Waterway with a private dock and elevate the overall waterfront experience,” reports Peter Rosenthal, chief development officer at New York-based Savanna. “Having a private dock is an experience that fosters a sense of community among condominium residents who enjoy boating,” he adds, noting that a concierge will heighten the level of service and hospitality. “The seafaring experiences at Olara, much like the traditional yacht or country club, will be exclusive and perfectly seamless for residents and their guests,” states Rosenthal. The first exclusively residential development by the Four Seasons hospitality brand is not in the Caribbean but on Lake Austin in the Texas capital (debuting 2026), with a contemporary design befitting the burgeoning technology hub. The project, encompassing 179 condominiumstyle residences and nine stand-alone villas, features 3,000-plus feet of private waterfront. Penthouses are equipped with 40-foot pools while a 300-foot infinity-edge indulgence with private cabanas is part of the amenity package at the private Lake Clubhouse, reached via a $29 million glass funicular-style elevator. “Residences with boat slips are highly soughtafter on Lake Austin, and we offer the only private marina with a clubhouse serviced by Four Seasons,” says Jonathan Coon of Four Seasons Lake Austin. He notes the 576-foot-long marina will attract buyers with their own vessels, in addition to accommodating a fleet maintained by Four Seasons. “Residents and their guests will have exclusive access to the Lake Clubhouse and over 100,000 square feet of premier amenity space,” says Coon, citing a spa, indoor sports club, restaurant, theater, and orangerie with indoor pool as additional attractions. “Residents and their guests will be afforded privacy and a level of amenities and services beyond what is typically offered at a yacht club,” he adds. America’s traditional yacht clubs have enduring appeal. But for elite sailing enthusiasts preferring to reside a short elevator ride from their superyachts, real estate developers will continue to redefine the institution.

Downtown Lisbon’s Parque Eduardo VII is a welcome respite with its labyrinthine green gardens and the Tagus River behind it. Eat like a local in Lisbon—a simple bifana of thinly sliced pork cooked slowly in white wine, garlic, and spices served on a fresh crusty roll is a favorite. Next, enjoy Portugal’s outstanding shellfish, including lobster, clams, mussels, and shrimp. The Algarve/Vilamoura: Casual Beach Life The Algarve is about a three-hour drive from Lisbon. Located on Portugal’s Southern Coast, its beaches and small coastal towns are best reached by car. Limestone cliffs, turquoise waters, and hidden caves make the beach of Praia de Marinha a popular choice for photographers. Visit the historic town of Lagos with its beautiful architecture and the Ponta da Piedade cliffs. Faro is the capital city of the Algarve, and its historic Old Town is worth a stop. The resort town of Vilamoura is home to the Vilamoura Marina and is often filled with mega yachts. Six golf courses, top-shelf restaurants, cafes, a casino, and miles of walking and biking trails await. On a culinary note, Algarvian cuisine’s grilled sardines are unlike any you’ve tasted.

The Azores: Nine Magical Islands The Azores archipelago, located in the Atlantic, dates to 1439. Only four of the island airports currently have flights to mainland Portugal. Interisland flights are operated by SATA Air Azores. Traveling via ferry is a good option for island hopping depending on the season. The Azores offer dramatic landscapes, fishing villages, abundant green pastures, and blue hydrangeas. Flying into Ponta Delgada, the capital of São Miguel, the Azores’ largest and most populated island, is where to pick up a rental car. São Miguel offers much to see, from exploring the historic center of Ponta Delgada to visiting Sete Cidades and Ferraria. Sete Cidades boasts twin lakes and crater views. In Ponta da Ferraria, experience a natural volcanic hot spring in an ocean lagoon. Terceira, São George, Pico, Faial, and Graciosa are part of the Central Group of islands. The island of Pico appears to rise from the sea with its black lava fields planted with vineyards. Flores, an island with seven crater lakes, is surrounded by abundant green landscapes. Visitors can stay at the historic village of Aldeia da Cuada.

Start your holiday in Lisbon with a few nights at The Ivens, where the architecture captures the spirit and culture of the city. Walking throughout Lisbon is one way to explore this city of hills, or discover Lisbon via the yellow trams that traverse the city. Stop at a typical Portuguese square to enjoy coffee and the pastels de nata (custard tarts) sold at pastry shops.

Porto: The Undefeated City

When to Travel

Porto is Portugal’s second-largest city. Start with a walking tour through Porto. The landmark Palácio da Bolsa is not to be missed. Not up for walking? No worries, the city’s numerous tuk-tuks and private cars are readily available. The last week of June is Porto’s busiest. São João happens on June 24 when hundreds of thousands travel to Porto to eat sardines and dance in the street. Midnight fireworks become an all-night party. The next day there is a classic riverboat race (Rebelo boats) from the Atlantic to The Dom Luís I Bridge.

Visiting Portugal in the spring and fall is a good choice. The exception to summer travel is the Azores, typically best enjoyed in the warmer months. Expect Lisbon and Porto to host a steady stream of visitors year-round. As with most European choice destinations, book air and lodging sooner rather than later.

A trip to the wine region of the Douro Valley is about 100 miles up the river from Porto. The cultural district of WOW (World of Wine) is located next to the Douro River in Vila Nova de Gaia with seven museums, nine restaurants, and bars, and offers an exceptional experience for all tastes. Ending your trip in Porto is convenient thanks to several non-stop flights from Porto to New York.
