As we step into the new financial year, it’s a good time to reflect on the year gone by - One that’s shown consistent strength across the board.
House prices in the Cairns Region have reached a median of approximately $695,000, representing a 7.2% increase year-on-year.
Units have surged even more, with prices up around 12%.
Rental yields remain among the best in Queensland, averaging around 5% for houses and over 6% for units, while vacancy rates are incredibly low at just 0.7%.
The southside suburbs - including Edmonton, Bentley Park, and Bayview Heights - have seen particularly strong
buyer activity, especially for entry-level and renovated homes. Properties under $600,000 are often attracting multiple offers within the first week.
One trend gaining popularity is multigenerational living, driven by the rising cost of living. Homes with dual dwellings - like the one I’m currently marketing at 24 Parkinson Street, Kewarra Beach - are in high demand.
So what’s driving all this growth?
• Population increases,
• A strong, diverse local economy,
• Major government investments, such as the $30 million upgrade to the Cairns Marine Precinct,
• And a broader lifestyle shift, with more people relocating to regional centres like Cairns.
There are also some great opportunities for first home buyers right now, with up to $30,000 in grants and stamp duty relief on new builds. And with strong rental demand and limited supply, investors are back and actively seeking high-yield properties.
