David Stringer kicking goals Casuarina land prices double By Jonathon Howard TOP LOCAL agent David Stringer, the selling principal of DJ Stringer Coolangatta/Tweed, is celebrating being named ‘The Agent of the Year’ for Bilinga by Rate My Agent. Mr Stringer is well-known amongst his peers across the real estate sector and by his clients, who have showered him in praise. “The results are based not only on the number of successful sales, but importantly customer testimonials for 2020,” he said. The win also places Mr Stringer in the top five per cent of agents nationally. He was also named in the top 100 agents in Australia by REB and was Queensland finalist nominated by the REA Group. Mr Stringer said the award means a lot to him and his team for the service they work hard to provide. “The award means a lot as it is mainly focused on the quality of service we provide, which has been exemplary by our team,” he said. Speaking about the real estate sector, Mr Stringer said the scope of sales has been wide and varied. “Our sales have ranged from around $500,000 up to $3.8 million for a home in Kingscliff,” he said. Mr Stringer provided an update on the current real estate boom, which is being fuelled by an influx of metropolitan buyers. “There is no hiding the fact that the market has been fuelled by buyers from Melbourne and Sydney relocating up north for lifestyle choices,” he said.
“This is additional to the regular local buyers moving around, retirees downsizing and first homeowners entering the market. “Coupled with a real shortage of property listings and record low interest rates, we have experienced record prices being achieved and the days on market are minimal.” He said for anyone considering selling now is “a perfect time”. “For buyers, I’d encourage them to be prepared with finance etc, as the competition out in the field is extremely competitive.”

By Jo Kennett LAND PRICES at Casuarina have doubled in just 12 months, with the suburb’s final seven beachfront lots selling for up to $2.01 million each. At the start of 2020, comparable lots were selling for around $1 million, but developer Clarence Property last week achieved an entry sale price of $1.55 million, smashing Tweed Coast land sale records. The seven lots in the Encore release, the final beachfront homesites in the Casuarina-Kingscliff region, ranged from 387sqm to 450sqm, setting a new top price of $4400 per square metre, up from around $2500 per square metre a year ago. The Encore lots, along with 70 beachside homesites in the final stage of Casuarina Beach, are due to settle at the end of this month, with construction expected to commence on new homes immediately, with all civil works already complete. Marketing agents Bruce Williams of Ray Real Estate and Nick Witheriff of LJ Hooker Kingscliff said the combined $11.5 million in sales for The Encore lots was testament to soaring buyer demand and a new depth in the Tweed Coast housing market. Mr Williams said it was interesting to see local buyers leading the charge for sales in Encore, with four homesites sold to Casuarina residents already living on the beach, who chose to reinvest to build their dream home. “It really says something about a community when residents are first in line for an opportunity like this – it clearly

shows there is nowhere else they would rather be,” he said. “Casuarina offers the appeal of living in a master planned community, with an established shopping village, restaurants, boutique stores and sporting facilities all at the doorstep. “The new Tweed Coast Hospital being built just down the road from Casuarina adds to the amenity on offer and will generate thousands of new jobs for locals. “We’re seeing a record number of registrations for new land releases, record attendance at open homes, multiple offers on all properties and values continuing to soar as a result, and I don’t see that scenario changing any time soon.” Mr Witheriff said the past 12 months had ushered in a new era for the region. “Beachfront land prices in Casuarina have doubled and house prices have increased around 40 per cent across the board – and this is all being driven by dwindling supply and increasing demand for the coastal lifestyle,” he said. “The Encore release was the final piece of the jigsaw puzzle in Casuarina – the very last beachfront lots ever to be released in the area and this effectively created a premium of up to double the price of comparable lots sold previously.”
