TETON VALLEY, ID
A HOME UNLIKE ANY OTHER
VENTURE FORTH
DISCOVER THE NEW MOUNTAIN WEST
Tucked in the shadow of the western slope of the Tetons and snugged up against the foothills of a second mountain range in a high alpine valley abundant with wildlife, open spaces, and adventure, Tributary is a new, low-density mountain community unlike anything else in the West. In the heart of agriculturally rich Teton Valley, Idaho, Tributary’s natural setting offers easy access to fly-fishing, charming mountain towns, hiking, national parks, biking, snowmobiling, boating, Nordic and downhill skiing, homes and homesites with Teton views, and a David McLay-Kidd-designed championship golf course. Venture forth — beyond the ordinary to the exquisite.

WELCOME HOME
WE’RE ABOUT COMMUNITY, NOT CROWDS
About 15 miles wide and twice as long, Teton Valley is home to nearly 15,000 people, two stop lights, an emporium that makes the best huckleberry milkshakes around, a distillery, the Grand Targhee Ski & Summer Resort, summer farmer’s markets, microbreweries, a cidery, and an expanding food scene. A paved pathway for cyclists and runners connects the valley’s biggest towns, while hundreds of miles of trails head up into the mountain ranges on either side of the valley. Even with all these amenities, and its close proximity to Jackson Hole, Teton Valley remains relatively undiscovered. Ultimately, Tributary offers a casual, uncrowded, and inspired taste of the mountain-modern lifestyle dedicated to blending high-end amenities with a community-rich culture.
OPEN SPACES
TREADING LIGHTLY ON THE LANDSCAPE
Tributary is situated in the heart of some of America’s most celebrated destinations. Close to Yellowstone and Grand Teton national parks, evergreen-lined forest trails, fresh-running rivers, abundant wildlife and renowned ski resorts, Tributary offers unlimited opportunities for outdoor adventure and creating a connection with the landscape. Mesmerizing mountain ranges, the Big Holes and Tetons, instill a sense of adventure and awe, while charming mountain towns add convenience and character — creating a sense of community that feels like home.

PARADISE AWAITS
UNLIMITED ACCESS TO THE OUTDOORS
Both National Geographic Adventure and Outside magazines have recognized Teton Valley as a “Best Place to Live” for those who like playing in the mountains. There are so many different sports and places to enjoy that not even a lifetime is enough to do them all. A benefit of Teton Valley’s ranching heritage is miles and miles of little-trafficked backroads perfect for gravel riding or a run. The three-million-acre Caribou-Targhee National Forest protects much of the land to the east and west of Tributary and has trails for snowmobiling, ATVing, hiking, and mountain biking. Many people argue that Grand Targhee Resort, a 30-minute shuttle from Tributary, gets more and better snow than Jackson Hole Mountain Resort on the other side of the Tetons. Teton Pass has some of the country’s best backcountry skiing, and in the summer, anglers travel to Teton Valley from around the world to fish three blue-ribbon rivers. The rolling foothills of the Big Holes are home to an ever-expanding system of mountain biking trails, and the non-profit Teton Valley Trails and Pathways is continually expanding the miles of Nordic trails it grooms around the valley. There are also opportunities for fat biking, snowshoeing, hunting, horseback riding, hot springing, stand-up paddleboarding, and backpacking.
But you don’t need to leave Tributary for outdoor adventure: the community offers access to a private two-mile elevated boardwalk, an outdoor ice rink, fly-fishing, a snowmobile track for kids, golf, a pool, archery, a driving range, and 10 kilometers of groomed Nordic skiing trails.

WILD NEIGHBORS
WILDLIFE IS A PART OF LIFE
You didn’t imagine that a moose just walked past the kitchen window. Tributary is part of the 15-million-acre Greater Yellowstone Ecosystem, one of the most intact ecological landscapes in the world and the only wildlife habitat in the U.S. in which all of the species that existed prior to the arrival of Europeans still live. While Teton Valley itself doesn’t have a herd of bison, it is home to moose, wolves, black and grizzly bears, elk, bald eagles, mountain lions, coyotes, fox, and trumpeter swans, among other wildlife. More than 70 species of birds live in The Fen at Tributary. For a true wildlife fix, “America’s Serengeti,” Yellowstone National Park’s Lamar Valley, can be visited in a day trip. Grand Teton National Park, one of the best places in the world to see grizzly bears in the wild, is even closer. The spectacular, wild landscape surrounding Tributary makes it a nature-rich sanctuary.

LIFESTYLE & WELLNESS

LIFE AT TRIBUTARY
BOUNDLESS, SERENE, UNDENIABLY WILD
The ideal base camp for grand adventures, Tributary balances year–round recreational opportunities with uncompromising attention to every detail. Here, life is wild—where moose meander through the wetlands and sandhill cranes return each year to nest in the tall grasses. In the warmer months, walk a private, two-mile, elevated boardwalk through a serene wetland teeming with wildlife, play a highly ranked, unbelievably scenic 18–hole course, fish private ponds, play tennis on our new outdoor hard courts, and take advantage of nearly infinite hiking and biking trails nearby. In the winter, revel in a powder playground and warm up by cozy fireplaces as nature’s wild beauty surrounds you. A community such as this, like its extraordinary landscape, is rare, transformative, and exceptional.
FLY-FISHING
RIVERS RUN THROUGH IT
For anglers around the world, the rivers in and around Teton Valley are bucket-list experiences, not to be missed on vacations. At Tributary, fishing the Teton River, Henry’s Fork, or South Fork of the Snake is just another Sunday. Even if you only have an hour before your tee time, you can fish one of Tributary’s five private ponds, home to wild populations of brook trout and stocked with rainbow and Snake River cutthroat trout. Want to improve before the club’s end-of-season Cutthroat Classic Fishing Competition? Take one of our exclusive Casting or Rig Your Rod clinics.

GOLF
DESIGNED
WITH NATURE IN MIND
David McLay-Kidd says the golf course he designed for Tributary “could be the best work [he’s] ever done.” Designing it, he complemented the natural beauty of the surrounding landscape in an exciting and environmentally conscious way that offers a challenge to golfers. Woven through the championship course, are 50 acres of wetlands that provide habitat for native flora and fauna. Ready to distract you at almost every shot are the Big Hole Mountains and the Tetons rising in the distance. Our 16th hole is particularly distracting; you tee off facing the Tetons. During the winter months, refine your game on a variety of renowned courses in our indoor golf simulator.

DAVID MCLAY-KIDD
David McLay-Kidd gained fame with the design of Bandon Dunes (in Coos Bay, Oregon). He went on to design Gamble Sands Golf Club (Brewster, Washington), Tetherow Golf Club (Bend, Oregon), Guacalito Golf Course (Rivas, Nicaragua), Nanea Golf Club (Hawaii), Machrihanish Dunes (Argyll and Bute, Scotland), and Tributary. His golf courses are known for their sense of place.

THE FEN
NATURE, PRESERVED
Peatlands cover 3 percent of the world’s land but contain one-third of the world’s soil carbon. They are an amazingly important ecosystem and also biodiversity hotspots. Five hundred of our 1,500 acres are a fen, a type of peatland, and we realize that the stewardship of such a special ecosystem is a responsibility. We’ve worked with the Teton Regional Land Trust to place half of The Fen under a permanent conservation easement.
While The Fen will never be developed, a two-mile, raised boardwalk allows Tributary members to experience its wildness without damaging it. Five ponds within The Fen are home to trout; members are welcome to fish in these ponds or relax in the shade between trees on the shoreline.

WINTER WONDERLAND
GRAND ADVENTURE, 365
Snow transforms Teton Valley. Island Park in Idaho and West Yellowstone in Montana are nationally renowned snowmobile destinations and can be experienced on a day trip. Or, stay close to home and snowmobile in the Big Hole Mountains. This range, rising to the west of Tributary, has more than 340 miles of groomed snowmobile trails and few crowds. Nordic skiers can stay even closer to home: in winter, our golf course transitions into a Nordic center. Ten kilometers of trails at different levels wind around our 18 holes and are groomed daily. If conditions permit, you can explore these same trails on a fat bike or via snowshoes. Community members have complimentary use of Nordic gear, fat bikes, and snowshoes at the Activity Barn. Downhill skiing is 30 minutes away at Grand Targhee; Jackson Hole Mountain Resort is a one-hour drive.

RELAX & RECOVER
AN ESCAPE FOR THE MIND AND BODY
Breathe, sleep, exercise, repeat. Overlooking the tranquil Teton Valley landscape, Tributary’s full-service Wellness Center invites members to invest in their health and well being all year long. Offering high-quality wellness experiences, members can choose to completely unwind with a luxurious massage, or achieve a healthy glow at our top-of-the-line fitness facility. If staying in top condition for seasonal adventures is more to your liking, indulge in Tributary’s weekly yoga sessions, or participate in free clinics on running, swimming, and weights.

MOUNTAIN ADVENTURE
YOUR GATEWAY TO GRAND TARGHEE RESORT
Less than 30 minutes from Tributary’s front entrance is Grand Targhee, a 2,600-acres, intermediate-friendly and powder-rich ski resort that, in summer, is home to wildflower-covered hillsides open to hikers and mountain bikers.
Founded by Teton Valley potato farmers and ranchers in 1969, Targhee today is home to five high-speed lifts. Targhee gets an annual average of more than 500 inches of snow and is also the only ski area in North America with a perfect record of being in full operation by peak holiday season. The resort consistently ranks in the top five resorts in the U.S. for its percentage of annual powder days. More impressive still are the sweeping Teton views from the top of Targhee’s Dreamcatcher lift. Once the snow melts, Targhee is home to 17 miles of lift-serviced mountain biking and hiking trails. You can opt to do yoga, take a scenic chair lift ride, explore the mountain with a naturalist, or play disc golf.
To make adventuring at Targhee even easier, Tributary offers free shuttles between the community and the resort throughout the ski season for full members.
