I recently attended an exceptional session provided by the Triangle Apartment Association (TAA), entitled “Maximize your Membership”. The premise behind the session is to explain all the benefits that are included within membership and strategies to navigate the Association so that you get the most value as a member.

The class had great attendance and most people in the room were brand new members, which is always exciting. As information was provided and discussion began to take place it occurred to me that so many of our members would likely benefit from a refresher.
Membership with TAA includes membership to our State Association (Apartment Association of North Carolina, AANC) as well as the National Apartment Association (NAA). What often goes overlooked is that if the company you work for is a member, then YOU are also a member and as the old saying goes, Membership has its privileges!
I feel it is so important to bring that last point out as so many of our members may join for one specific reason and not realize or take advantage of all the additional opportunities, resources and benefits available.
On the Local front, TAA is the 24th largest in the country in terms of members with over 1,138 and the 26th largest in terms of unit count covering over 167,768 homes as of May 2023. We have a full-time staff of nine made up of some of the most passionate, hardworking, brilliant individuals that work closely with
our Board of directors and incredible volunteers to ensure the opportunities we offer include something for everyone and remain in line with our Mission Statement “To be the leading resource committed to the advancement of the rental housing industry through advocacy, engagement and innovation.”
To break down just a portion of what is included in YOUR membership I have listed a few of my favorite things. Please know I am just scratching the surface.
• Classes and Seminars – Programs that are informative, interesting, and entertaining that keep up with current trends within the rental housing industry, personal growth, or general well-being.
• Designations and Certifications – We offer several Nationally Recognized Designations such as CAM, CAPS, CALP and CAMT (to name a few). In addition, we work to offer certifications that are often required depending on the site and circumstance such as CPO.
• Networking Opportunities – Events such as After Work Networking, Golf Tournament, Trade Show, or upcoming Casino Night (just to name a few), give all our members the opportunity to meet and learn about each other or the businesses they represent.
• Service Volunteer Opportunities designed to give back to our local Neighborhoods through several different initiatives.
• Advocacy!! The Association works to remain informed and vocal as regulations and laws are proposed that could impact the very way we operate. At the very least we want to make sure our members are aware of what is happening, but we also know the more voices we have the better our chances are of being heard.
I initially became aware of the TAA as I had employees that needed a CPO class. I later got wind of some bills in place that would have had a negative impact on my properties, so I attended a few Government Affairs Committee meetings. Eventually, I decided to join the committee, and began to get to know other members, formed a network and developed friendships that are still in place 14 years later. What began as a simple need for a class led to more opportunities to engage and grow both personally and professionally and I now consider the Triangle Apartment Association to be the best resource available to me.
Despite why you became a member, we want to make sure you have all the tools and resources you need to perform and succeed at the highest level and hope you take advantage of everything the TAA has to offer. Please set aside a few moments each month and log onto the TAA Website (triangleaptassn.org) and view everything that is available to you. If there is something you feel we are missing, please reach out and let us know. The Triangle Apartment Association is Your association and as a member you should be making the most of it!

TAA-PAC FUNDRAISING STARTS STRONG

THE FIRST HALF OF 2023 HAS BEEN A BUSY ONE!
In March, a delegation of TAA Members attended the National Apartment Association Advocate (NAA) Conference in Washington, DC. The group had the opportunity to lobby federal legislators on issues including Housing Choice Voucher Reforms, the Yes In My Back Yard Act, and the Cares Act 30-Day Notice.

In April, we hosted a successful Government Affairs 101 session with more than 20 attendees joining to learn about the work of the Government Affairs Committee, the TAA-PAC, and more. That was followed by a successful Lobby Day at the General Assembly as a group of 40 volunteers participated in more than 30 meetings to discuss support for HB 551. The House actually passed the bill the day after these visits, demonstrating again the importance of Lobby Day visits.
In May, TAA had the opportunity to present to the Durham City Council as part of their ongoing Affordable Housing Deep Dive series. During the presentation, we were able to provide a market overview and advocate for a number of affordable housing solutions including zoning and land use reform, emergency rental assistance, incentives for landlord participation in the voucher program, and the need for an affordable housing acquisition fund.
The TAA-PAC has continued its successful quarterly breakfast series featuring special guests: Congressman David Price in January, Wake County Commission Chair Shinica Thomas in March, and Congresswoman Deborah Ross in June. Additional breakfasts are scheduled for Friday, September 22nd and Friday, December 15th.
The Government Affairs Committee has hosted Durham Council Member Leonardo Williams and Morrisville Council Member Steve Rao to provide local updates from their respective municipalities. The Committee has also
At the halfway point in the year, TAA-PAC is more than halfway to achieving the goal of raising $33,000. Thus far, we have raised $17, 571, as we are preparing for municipal elections later this year. Last year TAA-PAC contributed $36,000 to nineteen candidates across the region for City Council, County Commission, and the North Carolina General Assembly, fourteen of whom won their respective elections. HOUSING AFFORDABILITY SUBCOMMITTEE ADVANCING POLICY
The Housing Affordability Subcommittee has been working on a number of issues around housing affordability including landlord screening, evictions, and SCAD (Simplifying Codes for Affordable Development, among other items. TAA staff and subcommittee volunteers have participated in public meetings focused on these issues and our seat at the table for these discussions will allow for more diverse housing, and additional investments in Affordable Housing across the region. We have also worked to educate policymakers on the danger of policies such as inclusionary zoning and rent control, among others.
TAA SUPPORTS PASSAGE OF HB 551





The North Carolina House Judiciary 1 Committee passed AANC priority legislation during the Long Session this past April with the passing of HB 551: Landlord – Tenant and HOA Changes. The Bill passed through the NC House Chambers on April 27th and is now in the NC Senate Chamber. HB 551 (=SB 553) is an omnibus bill which would make several changes to landlord-tenant law including creating a prohibition on local government requirements to accept Housing Choice Vouchers, creating clear guidelines to address Emotional Support Animal abuse, and clarifying regulations around late fees among other items. The breakthrough for this legislation occurred during AANC’s Annual Lobby Day 2023, showing again how critical these visits are to advancing priority legislation.

IN NOVEMBER 2022, WE ANNOUNCED THE MERGER OF A NEW LEASE ON LIFE AND TAA EDUCATION FOUNDATION.
While TAA Education Foundation and A New Lease on Life will become programs under the umbrella of a new organization, the mission of each will not change. With this intentional partnership, the united Boards of Directors will pool resources to generate considerable progress in the areas of career advancement and resolving homelessness.
Since January 2023, the newly formed Board of Directors has been working hard to create this new organization while honoring the legacy of each program. We have engaged expert consultants with experience in nonprofit mergers. At this time, we have a new mission and vision statements. We are excited to share these now. Our plan is to officially launch and reveal our new name and logo at the upcoming TAA Education Foundation Reverse Trade Show.
OUR VISION is for a world where doors are open to stable housing and career opportunities for all.
OUR MISSION is to build stronger communities by harnessing the skills and resources of the rental housing industry to advance professional development and efforts to end homelessness.

Battle of the Baskets Recap
Thanks a bunch!
The Education Committee held its annual Battle of the Baskets (BOB) fundraiser at the TAA Trade Show. Eleven fantastic and fun baskets donated by members, including one from the Education Committee, brought attendees together to purchase raffle tickets in hopes of becoming lucky winners of their favorite basket(s). The committee raised $5,287.59 with proceeds to benefit the TAAEF Education Scholarship Fund.

The goal is to ensure that newer members are finding their way and learning early on how to better navigate within the Association. In other words, we want to help people make the most of their membership.

Take this opportunity to become acquainted with your colleagues and to help be a part of TAA’s success. Owner/Operator and Supplier members are encouraged to participate!
AMBASSADOR EXPECTATIONS
• Work in a team of two (2) Ambassadors
• Be paired with no more than five (5) non-competing new members
• Make initial contact and introduce yourself
• Introduce new members to a minimum of 3 other members at the first event
• Check in monthly to remind new members about upcoming opportunities
• Relay any issues, suggestions, and ideas to TAA Staff Liaison
• Commit to 6 months once assigned a new member
• Attend an orientation session before serving
• Attend Maximize Your Membership quarterly information sessions when able

On June 15, TAA hosted its largest Maximize Your Membership session to date, with over 45 attendees


A special thank you to TAA 2023 President Craig Nardi, S.L. Nusbaum Realty Co., for kicking off the morning with opening remarks and a brief welcome. The group then learned ways to make the most of their TAA Membership or in other words how to get started, get connected, and get involved. A highlight was the breakout groups which allowed for more networking, questions, and the chance to hear from seasoned members who serve on the TAA Board of Directors or the TAA Membership Committee. This session is offered quarterly for new members, new employees at existing member companies, or anyone who would like a refresher.

Maintenance Roundtable
For Service & Maintenance Professionals Only!
The Education Committee held its first in-person Maintenance Roundtable at the TAA Education Center since the pandemic on Wednesday, April 26th. Thirteen (13) maintenance professionals met in the education center, many who had never participated in the past virtual maintenance roundtables. This open platform allows service and maintenance professionals to have an opportunity to learn, network, and connect.
Rick Picquet, CAMT, Regional Maintenance Manager with Bell Partners, Inc., served as the facilitator and led the group discussion covering these topics: Best Practices, Maintenance Tips & Tricks, Vacancy Loss, and Google Reviews.

Xcel Committee
On the morning of April 6 the Xcel Committee hosted a free, virtual event titled “Xcel Yourself Professionally” with over 50 in attendance. The format included a moderator and panel discussion on three main topics: being a new professional in our industry and within the Association, professional development and advancement, and business etiquette. Those in attendance appreciated the opportunity to ask questions of the panelists and hear different ideas and perspectives.

TAA’s Leadership Development Committee will soon begin its process of interviewing individuals who have an interest in serving on the TAA Board of Directors, in an effort to formulate a proposed slate of directors for 2024-2025.


The Board is comprised of up to 16 members: 12 representing the owner/operators of the association and four (4) representing the supplier members. There may be 3-4 open owner/operator and 2 open supplier seats for the 2024 term. The Board meets monthly, on the 4th Tuesday, from 10-11:30am.
The Association continues to grow and strategically manages that growth with goals and objectives to execute. The Board leads as they fulfill their fiduciary responsibilities to the Association. Below are criteria, key qualities, and responsibilities of those seeking to serve on the Board:
REQUIRED EXPERIENCE / CRITERIA:
• Active participation on a TAA committee
• History of involvement in Association events and/or education
• Leadership experience, in or outside industry (i.e., civic organizations such as non-profits, schools, religious entities).
• Ability to prioritize Board and Association goals and objectives as required – (wearing TAA hat versus company hat as and when needed).
KEY DESIRED QUALITIES:
• Dedication and commitment, vision and leadership, stewardship, passion for the mission, punctuality, ability to communicate, knowledge of industry, discretion, and integrity.
RESPONSIBILITIES:
• Adhering to TAA’s Mission Statement
• Continued implementation of strategic initiatives
• Keeping abreast of member interests and needs
• Being an ambassador and advocate for the Association
• Advancing growth by reaching out to those who desire direction and support
