It’s Spring! Mistakes To Avoid When Listing Your Home!
For us here in Lake Hills -- and pretty much everywhere for that matter -- Spring is one of the best times to sell. The season brings with it longer days, more colors for beautiful curb appeal, our green hills, and an influx of motivated buyers. Homes show better, our community looks its best, and families are eager to move before summer and the next school year. Historically, Spring brings higher prices and faster sales due to increased competition.
If listing in the Spring Market is something you’ve considered, here are 5 things you should know to avoid AT ALL COSTS:
Overpricing the Home: Many of us believe our home to be worth more than market value, which can lead to a longer time on the market and price reductions. A well-priced home generates more interest and competitive offers
Neglecting Curb Appeal & Repairs: First impressions matter! Overgrown yards, peeling paint, and minor repairs can turn buyers away. Simple fixes like fresh landscaping, paint touch-ups, and clean walkways make a big difference.
Poor Home Presentation & Staging: Cluttered, dark, or overly personalized homes feel uninviting. Take a minimalistic approach to the interior and that includes furniture. And how your home looks online is CRITICAL. (It is SHOCKING what I see on the MLS and, in turn, online. Poor photography. Zero staging. The list goes on and it’s so damaging to the seller.)
Being Unprepared for Showings: Limited availability for showings can frustrate buyers and cause them to move on Keep the home clean, flexible for last-minute showings, and well-lit
Choosing the Wrong Agent: I’m obviously a little biased, but THIS IS HUGE. The bottom line is that not all agents are the same, and experience makes a big difference with pricing, marketing, and negotiation. Mistakes are more common with newer agents -- and some can be costly either financially or legally or both. To check an agent’s track record, go to Zillow, click “Find an Agent, ” and search their name If you don’t see much activity, that’s a red flag
