I would like to propose Taylor Realty Group brokered by Keller Williams Luxury International for the management of this Standing Inventory located at the Santolina Community for DR Horton in Victorville.

His thorough knowledge of the Victorville area has been honed through years of representing dozens of families in and around the region, as well as conducting countless CMAs for Contingent Buyers with a home to sell there looking to purchase a DR Horton home. MLS Entry, maintenance, monitoring, and Reverse Prospecting

Social Media marketing campaigns on various websites with special emphasis on FACEBOOK and Instagram as well as targeted ads on Google strategically customized for larger lead capture both in the area and down the hill

Exposure on China’s only real estate website

Flyer drop-offs at local brokerages in and around Victorville

Circle Prospecting calls made by TRG’s Inside Sales Agents

Showings

In addition to a weekend presence (Saturday and Sunday), I have a Taylor Realty Group Agent based out of Keller Williams Victor Valley so that not one showing opportunity is ever missed.

Contract-to-Close Procedure

The following is our Contract-to-Close procedure for each Standing Inventory home: The strength of each Buyer submitting an Offer will be carefully analyzed with a thorough financial review of Proof of Funds for Cash Buyers and scrutinization of Loan Approvals with the help of our Lending Partners RAzone Mortgage Group -- currently acting as an OSL option for DHI Mortgage. All prospective Buyers will be strongly encouraged to utilize DHI Mortgage for their lending needs and in the event DHI is unable to qualify, said Buyers will be encouraged to utilize RAzone Mortgage Group.

All negotiations will be personally handled by Chris Taylor with margins and timely closings being of paramount importance.

All Offers will be presented to D.R. Horton Management in an immediate fashion as soon as the aforementioned cross-qualification has taken place. Escrow will be handled by D.R. Horton’s preferred Escrow and Title.

Inspections will be managed by Chris Taylor in alliance with DRH Customer Service.

All escrows will be closely monitored by Taylor Realty Group along with the constant and consistent communication regarding said escrow and any updates that the North Division has come to expect.

Key delivery will be overseen by Chris Taylor.

Commission

Listing Fee: 1 listing - 2.25% | 2 listings - 2% per | 3-4 listings 1.5% per

Buyer's Agent Commission: 2% recommended

Meet Chris…

A true Californian through and through, realtor Chris Taylor was born and raised in South Orange County and has spent his life in Southern California from Huntington Beach to Palm Springs and just about everywhere in between. His lifelong experience in the region has given him unparalleled knowledge about its cities, communities, and neighborhoods from the coast to the desert, providing an invaluable advantage for his clientele.

Currently specializing in Contingency Sale Management, Chris began his career as a mortgage consultant in 2003. Due to his reputation and track record, he became the preferred outside lender for several new home builders, one of which — D.R. Horton — recruited Chris into sales in 2007 where he became “Rookie of the Year” in a crashing housing market. After several years in new home sales, he transitioned into residential real estate and now manages contingencies for KB Homes, Richmond American, and the very builder where he began — D.R. Horton. As a result of this experience, Chris can personally and professionally guide his clients through each stage of the contingency sale process including builder communication when the purchase is a new home.

Chris is a fourth-generation Southern Californian with a love for surfing, screenwriting, and the movies. Prior to real estate, he worked in front of and behind the camera in the entertainment industry, concluding as a talent agent with the prestigious William Morris Agency. Chris lives with his wife, Terry, their disabled grandson, David, for whom he is the primary caregiver and a menagerie of two dogs and three cats. He as also made real estate-related appearances on Fox 11 News, Good Day L.A., and Inside Edition.
