So, what does this mean for your property?
The results of our research indicate your property is likely to sell between:
$1,950,000 - $2,400,000
By identifying the right target market for your property, we can use the right marketing channels and pricing strategy to effectively reach buyers, for example:
Families
Are looking for a property that suits their unique needs. Whether it's a goodsized backyard, a location close to schools and childcare facilities, or enough room to grow; families generally want options.
Professionals
Are looking for a solid investment that is likely low maintenance allowing them to enjoy the property in their spare time, without requiring a large amount of maintenance.
Location Seekers
Are looking for property in a particular area(s). Often moving into the next phase of their property journey, location seekers prioritise their desired area first and before finding the right property.
Our recommended method of sale
Looking at all of the unique factors of your property we recommend going with a:
Tender
How does a tender work?
A tender is a method of sale where buyers submit confidential written offers by a set date. Offers may be accepted prior to the advertised close date “Tender (Unless Sold Prior)”, however this must be made clear in advertising. You have a five working day irrevocable period in which to decide which offer to accept.
Benefits of selling by tender:
Creates urgency as there is a fixed marketing period
Competition is heightened which can lead to a premium price
You have time to consider offers before you make a decision
There is no ceiling on the price
You can choose either an “Open Tender” (unless sold prior) or a “Closed Tender” (no offers prior)
The benefit of no priced marketing:
No price marketing is a very effective way of attracting buyers - It is undeniable that ‘the market’ and ‘the buyers’ determine what a property is worth therefore listing without a price is better than listing at an over inflated listing price or selling for less than what a property is worth.
Over pricing a property means your property will not attract buyers, therefore “no price” will attract buyers to the property for what the property offers enabling buyers to make an offer that they believe is fair market value.
So, rather than deter buyer inquiry, listing with a no-price marketing method, alongside powerful advertising is a strategy designed to ensure a property gets the widest possible reach, creating more buyer interest, opportunity for multiple offers ensuring the best possible price.
Every method of sale explained
Other methods of sale are available for your property. Let’s look at all the options available to you.
Tender
A tender is a method where buyers submit confidential written offers for your property by a set date and creates a sense of urgency amongst potential customers. Offers can be accepted prior to the advertised close date, but this must be made clear in advertising. There is no reserve price but there may be a price guide. You have a five working day irrevocable period in which to decide which offer to accept.
Deadline Sale
A deadline sale is very similar to a tender process but is less formal and allows buyers to submit confidential written offers by a set date. Offers can be accepted prior to the advertised close date, but this must be made clear in advertising. There is no reserve price but there may be a price guide. Offers are made on a standard sale and purchase agreement rather than on specific tender documents.
Auction
Selling a property at Auction is an open process where buyers bid against each other. You set a reserve price before the auction and once this price is reached, the property is sold to the highest bidder
Price by Negotiation
This strategy sees a buyer make an offer based on what they think your property is worth. Buyers have to do their own research to make this judgement then you can negotiate with them on price through a sales person.
Fixed Price
A fixed price gives the buyer a price guideline and allows for a property search by price on real estate websites. The fixed price may make it easier for buyers to determine if the property is within reach. If the property is priced correctly, it will attract a lot of interest, and in some cases have multiple offers resulting in a premium sale price.
