Any home seller can tell you how challenging it is to keep a home picture-perfect while listed on the market. Holding an open house can condense many showings into a limited time frame and generate real buzz early on. Imagine the interest generated when you see a packed store selling a new item. Suddenly, everyone wants to go into the store to see what's so exciting. The same applies to your

While a great deal of marketing can be done digitally, there's something special about walking into a potential new home and getting that feeling, "This is the one." Drawbacks to consider

One of the main concerns sellers have about open houses is the risk of breakins and theft. An open house allows people to explore your home with less supervision, which raises the risk of someone making notes on your items and returning another time when you are away. An open house can also attract nosy neighbours who are not interested in buying but want to see how you decorate or what renovations you have done.

Buyers may also turn to the internet to research and only book private showings for the houses they are interested in. Digital marketing has made it less necessary to attend open houses, so drumming up enough interest will depend on how well your realtor promotes it.

Make the most out of your open house

Prepare your home as if it's going to be photographed for a magazine. Every room should be spotless and sparkling with neatly made beds, fresh flowers, and zero clutter. Sellers should remove excess furniture and personal items. Ideally, buyers need to envision themselves in your home, which is more easily attained without family photos, children's drawings or a dog bowl in the corner.

To reduce the risk posed by unsavoury characters scoping out your home, remove any valuables and store them in a secure location. If you have multiple floors in your home, ask to have a real estate agent on each floor to monitor visitors.

Some people also choose to lay out appetizers for a more welcoming approach and to create a party-like atmosphere.

Open houses are typically planned for the first weekend after the home has been listed, often between 2 and 4 p.m. Keep times to off-peak hours when most families are likely to be available. Try to limit access to 90 minutes to create a bigger crowd, which generates more interest.
