foot condominium is on the market for $6,195,000. “It is not unusual to see homes that are specifically designed to capture water views in every room with oversized windows and walls of glass that bring the scenery right inside,” Listing agent Grover says. “Creating a seamless connection to the outdoors is important, too, and French doors that lead to a waterview terrace or balcony are commonly used to achieve this.”
Designing Unforgettable Views
More seven-figure homes being designed today primarily focus on breathtaking views. The trend for Montana luxury properties is all about showcasing the wide-open spaces. “The view makes all the difference. Without the view, you have a lovely home, but nothing to add that wow factor,” notes Ann Snortland of Berkshire Hathaway HomeServices Montana Properties. Architectural and
design elements that create and tell a compelling story are driving the luxury market. “Buyers want to have something to tell and show their friends. What makes this place special and unique? Situating the house on the property and using floor-to-ceiling windows to create stunning views from every room. Creating an inviting outdoor space to enjoy a warm day with a cold beverage and soak in the massive lake view while sharing stories of the day’s adventures with friends and family is what luxury buyers want,” Snortland observes.
Orchard Springs Lodge in Helena, colisted by Snortland and Deb Whitcomb and offered at $11,500,000 with 315plus acres, has majestic views of Canyon Ferry Lake. Local artisans crafted one-of-a-kind design elements including the fabrication of all the rods and fasteners for the window treatments to frame and enhance the views from the 17,533-square-foot home.
An Architectural View
Steven Hoedemaker, partner and AIA at the Seattle architectural firm Hoedemaker Pfeiffer, focuses on Pacific Northwest residences with significant mountain and lake views. “Living with a breathtaking view has a timeless appeal. The sense of prospect and refuge afforded by a perch creates a sense of safety and outlook. Today’s homeowner relishes in the ability to erase the distinction between indoors and out— to occupy the view, rather than peer out at it through a framed opening,” Hoedemaker says.
When beginning the initial design process, the view often takes precedence. Hoedemaker expands on this, “We think about how the view animates the experience of living in a home. Rather than thinking of the view as static, we track the light through the day and the seasons, so we can think about how the
sun rises and sets relative to the indoor and outdoor spaces.” There is much to consider when creating comfortable interiors and how natural light can impact daily living from morning to night. Hoedemaker says, “We want to engage the view but not overexpose the interior with light. The user’s experience of the view should be dynamic, not just by time of day, but by where they are in the house. One view can become many by reframing the experience.”
The evolution of the architectural view over the last decade is linked to several factors.
“Technology, as much as anything, has given architects better tools for dissolving the distinctions between indoors and out. With window systems that lift, drop, slide, and fold, we have many tools for connecting our clients with the views that drew them to the site in the first place,” Hoedemaker explains.

Identifying today’s trends, Hoedemaker points out that “we are having a lot of fun with window and door technologies. We can make a wall of glass disappear into the floor or take a bank of 15-foot steel doors and have them pirouette in unison to open or close. The distinction between inside and out can be erased with the push of a button while maintaining an incredibly efficient envelope.”
As much as that premiere view adds value
and marketability to a property, it will not always make up for deficiencies.
“Regardless of whether it is a city or ocean view property, we are seeing luxury buyers strongly gravitate toward homes that are in absolutely mint condition. The view is part of the package, but they also want it to be completely updated and they are willing to pay a premium for that,” advises Hoedemaker, the expert about dream homes with breathtaking views.

More luxury living space to enjoy is always a sought-after element. It’s no surprise to find that multifunctional garages in high-end real estate are becoming more popular. Everything from lavish lounge/bar areas and game rooms to sophisticated studies and luxe libraries have a place among car collections.

Chad Haas refers to himself as the chief gearhead at his company, VAULT, which prides itself on crafting functional—as well as breathtaking—luxury garages. With more than 10 years of experience, Haas makes note of a new trend that’s becoming more common among serious car collectors. “With restrictions on lot sizes and limits on garage dimensions, it’s getting tougher to make room for car collections at home. This is why car condos are becoming more popular,” Haas says when asked about what’s trending in the world of garages. “People need that extra space for their collections, and an area where they can also work or entertain.”
Clients who don’t have the space or run into restrictions when expanding are choosing to build garages on land that’s separate from their homes. Haas adds, “These structures may look like warehouses from the outside, but inside, they are impressively furnished,” often with the finest luxury car collections.
