Town Creek Farm continues to develop a genetic package for the commercial industry with volume, muscle mass, significant maternal influence, and genetic efficiency. We strongly believe that our genetic program produces the most efficient, cost-effective, environmentally adapted bulls in the southern tier of the country.

Our focus is to provide customers with fault-free bulls to lower the risks of failure. Our genetic decisions do not come from the favorite cow or popular bull syndrome, but from years and years of disciplined culling and refining, selection pressure for functional traits, and feedlot and carcass data. Nature tells us which cows don’t belong in our herd. We top dress Nature with stringent culling systems that evaluate teat and udders, feet, and disposition.

Our diligence of developing Town Creek Farm bulls slowly, on a primarily forage-based ration with low energy, has extended the breeding longevity and soundness of our bulls. Our bulls are developed to breed a high number of cows, recover after breeding season, stay sound, and last a long time. Every one of their dams is proven maternal cows or daughters of proven maternal cows.

The 142 bulls represented in our sale offer some of the most complete Brangus along with the most diverse Angus x Brahman genetic options in the industry. Listening to customers was a stimulus to start a program with a goal of developing large numbers of first-generation Brangus. We encourage you to visit our First Gen Pen display of 10 first generation Brangus heifers during our sale. They are a sight to behold; powerful, easy fleshing and feminine. These heifers are our future.

Projections for cow-calf returns are quite positive for the next two or three years. Operations in positions to grow their herds and take advantage of ongoing and projected future liquidations of the national inventory will be in a lucrative position.

FERTILITY

Town Creek Farm believes the single most important trait to profitability in beef production is fertility.

Proving fertility begins with our heifer development. Heifers are developed on grass with minimal supplementation. At 14 to 16 months of age, heifers are synchronized and A.I.’d one time, then pasture bred, for total exposure of 55 days. Heifers not conceiving are culled and removed from our herd.

For a female to remain in our herd after calving at two years of age, she must breed back and then bring a calf to the weaning pens every year thereafter. These rules are enforced, and there are no exceptions. We use In-Vitro Fertilization (IVF) as a genetic advancement tool that preserves calving intervals and fertility of donor dams.

LONGEVITY AND PRODUCTIVITY WHOLE HERD DATA ON FEET, UDDERS AND TEATS

Longevity of cows and bulls is influenced by several factors including feet and legs, udder and teat conformation, fertility, and fleshing ability. Every producing female on Town Creek Farm and Cow Creek Ranch, both registered and commercial, is individually scored for feet, udder and teat confirmation and culled accordingly. This enables us to continually improve productivity and longevity in our cow herd and of bulls we market to cattlemen.

BULL DEVELOPMENT AND AGE OF BULLS

Town Creek Farm is one of the few seedstock providers offering a set of full two-year-old virgin Brangus, Ultrablack and VigorMax™ bulls (born fall 2020) along with our spring-born bulls who will be twoyears-old in February and March 2023.

Town Creek Farm developed bulls are more mature bulls that last longer and breed more cows over their lifetime. Our bulls give customers more pounds on the

ground over a longer period of time. They are hard, muscular bulls without excessive fat who have the ability to go out, hustle and get more females bred at beginning of breeding seasons.

The industry as a whole is shifting toward younger and younger bulls. These bulls are typically developed at an accelerated rate with tremendous stress on joints, feet and claws that compromise integrity and longevity.

TOWN CREEK FARM EXCLUSIVE IN-HERD SELECTION INDEXES

Each bull lot lists in-herd selection indexes for Calving Ease, Growth, Fertility and Carcass. These indexes optimize selection on a number of traits in a particular productive scenario by optimally weighting adjusted phenotypic data, calving intervals, and age of first calving. Indexes represent a validation of the individual animal rankings of our bull offering and opportunities for our customers to make simple, streamlined selection of bulls.

DNA SIRE PARENT VALIDATION

All bulls in this sale have been sire parent validated through DNA. DNA confirms our artificial insemination breedings, pasture bull breedings and field notes.

GENOMIC ENHANCED EPDS

All bulls in the sale have Genomic Enhanced EPDs. DNA test results submitted on Lots 1-142 were used to enhance predictability and accuracy on EPDs for nonparent animals. Genomic-enhanced EPDs (GE-EPDs) utilize genomic test results in addition to pedigree, performance and progeny data for increased reliability of an animal’s EPD.

PERCENT ANGUS CONTENT DETERMINED BY DNA PROFILER

Percent Angus content is accurately revealed on each bull lot. Percentages are determined by genomic test results from Geneseek® Genomic Profiler™ Indicus by Neogen. The profiler product accurately delivers the percent Bos Indicus (Brahman) and percent Bos Taurus (Angus) in Brangus cattle through DNA testing. Disclosing the Angus content on bull lots provides the opportunity to know the underlying biology and breed composition with certainty to ensure our customers can make correct breeding decisions and stay on track in their respective cowherds.

FREEZE BRAND FOR IDENTIFICATION

DISEASE PREVENTION – QUALITY ASSURANCE

Town Creek Farm has invested resources and time into disease prevention and eradication. We’ve created a system of management protocols, annual herd testing and eradication to establish a safety net for our customers and for us. Every bull selling has tested negative for Trichomoniasis and BVD-PI within 30 days of the sale. In 2018 we implemented surveillance testing for Anaplasmosis in our cow herds.

CERTIFIED JOHNES-FREE BULLS

Town Creek Farm began aggressively testing every cow for Johnes annually beginning in 2006. Johnes disease is a fatal gastrointestinal disease that was first clearly described in a dairy cow in 1895. A bacterium infection happens in the first few months of a cow’s life, but she may stay healthy for a very long time. The disease is contagious, which means it can spread from one cow to another, but it is predominately passed from mother to calf through fecal matter during nursing. Clinical presentation entails rapid weight loss and diarrhea while maintaining a healthy appetite.

Since 2006, every cow and herd sire on Town Creek Farm and cows owned by our Bull Production Partners are tested by both “blood” ELISA and “fecal” DNA tests at weaning. If a cow tests positive by either test method, both the cow and her calf are culled from the herd. The level of certainty we get from both tests enables us to make hard culling decisions with complete confidence, and to ensure absolute eradication, to guarantee our bulls are Johne’s free, and that their mothers were Johne’s free when their bull calves were weaned.

FORAGE-BASED GENETICS

We believe forage utilization efficiency is a key component of profitability. We develop cattle that are capable of high reproduction efficiency on a forage-based system through phenotypic data collection and feed efficiency testing.

Future success of commercial operations will center on forage-efficient cowherds from both a fertility and forage utilization standpoint.

FESCUE TOLERANT GENETICS

Brangus cattle are carriers of Brahman genes that deliver relief to heat stress caused by grazing fescue. Brahman blood supplies an internal cooling mechanism that dissipates heat produced by fescue toxins better than any other breed of cattle.

USER FRIENDLY BULLS

Certain bulls will be identified as UF User Friendly on the supplement sheet. Bulls selected as UF bulls have temperaments that appear to be docile under stress and pressure conditions. UF bulls are highly recommended for single bull buyers who handle bulls alone or in small areas. Town Creek Farm makes every attempt to properly identify these bulls and errs on the side of caution when making this determination. Cows and calves are scored for disposition at weaning. Temperamental animals are removed from the herd.

RETAINED SEMEN INTEREST IN BULLS

Buyers have full possession of bulls and 100 percent salvaged value of bulls unless note in sale day Supplement Sheet. Town Creek Farm retains onehalf revenue sharing semen interest in bulls.

SALE ORDER

Printed sale orders will be provided on sale day. Sale cattle will not pass through an auction ring. An individual video of each bull lot (Lots 1-142) will appear on viewing screens as lot is sold. Top quality bulls will sell throughout entire sale as bulls are sold individually by pen group.

Commercial bred heifers will sell in groups of five (±) head by consignor. Groups will appear on viewing screens as they are sold per supplement sheet. Buyers have option to roll two pens of heifers at established price as long as heifers are from the same consignor. After three pens, price is reestablished through the bidding process.

CATTLE LOADOUT

Cattle may be loaded on Saturday, October 15, 2022, after 2 pm or Sunday, October 16, 2022.

TRUCKING

At the conclusion of the sale, please inform sale clerk of your hauling instructions. Town Creek Farm will arrange trucking if needed. Town Creek Farm makes every effort to assist in coordinating reliable and economical trucking arrangements. Trucking expense is responsibility of the buyer.

BULL DEVELOPMENT

TOWN CREEK FARM BULL DEVELOPMENT

Town Creek Farm (TCF) bulls begin reproductive and physiological development after weaning. Bulls are sorted by weight to ensure that correct percent body weight of feed is delivered and there is fair competition at feed bunks. Bulls are maintained in 40 to 50-acre traps with summer and winter grazing. We inventory 25 to 35 bulls in each trap so grazing habits are never broken. The environment promotes rumen function, long-term feet and leg soundness, longevity, and slower and permanent weight gain.

TCF bulls are matured on limited-intake, forage-based, high roughage, low-energy rations composed of 36 to 40 percent haylage (007 Bermuda grass grown, and ensiled, on Town Creek Farm) and 40 to 45 percent wet brewers grain. Commodities and by-products are the balance of the haylage-based ration. Controlled feed consumption ensures that bulls never break their grazing habits. Feed rations and intakes are monitored by nutritionist and cattleman, Dr. N.T. Cosby, Laddonia, Missouri.

After collection of yearling ultrasound data, corn is removed from rations and bulls are maintained on haylage and wet brewers grain. They are regrouped by frame size and development is closely observed and monitored.

Within 30 days of sale date, Dr. Mike Pallone performs a breeding evaluation including scrotal measurements and semen sample collection and scores motility and morphology of semen. Bulls are also Trichomoniasis tested and BVD-PI tested at the same time. Dams of the bulls selling have tested negative for Johnes.

Developing bulls is a continuous monitoring process and requires multiple ration adjustments during development. Our primary goal is to develop bulls so they express genetic and reproductive potential, advance genetic progress for customers and to last a long time in breeding pastures of our customers.

Our bulls are grown to go out and hustle and to breed as many females as possible in pastures. We encourage you to keep replacement heifers sired by Town Creek Farm bulls as they are highly proven for fertility and maternal traits. Cattlemen can make great genetic progress because of the large number of consistent, efficient females from which to choose your replacement heifers.

Bull dispositions and temperaments are cultivated and managed, and rank as a priority by Town Creek Farm. Bulls are handled and trained to provide customers with userfriendly bulls. Our bull handling and managing includes horseback for gathering and treating, routine foot traffic among bulls and some ATV activity.

BREEDING NEW BRANGUS GENETICS

Town Creek Farm embarked on a mission to develop new, first generation 3/8-5/8 Brangus genetics eight years ago. Our quest began to expand the genetic diversity of Brangus breed and provide our bull customers with Brangus bulls that impart high percentages of retained heterosis. We are at the point of calving out large groups of first generation calves. We weaned sets of fall and spring born first generation Brangus calves out of Angus dams x ThreeQuarter blood sires and weaned calves by Three-Quarter blood dams x Angus sires. Both matings result in first generation 3/8-5/8 Brangus calves.

Our foundation Brahman genetics have been sourced from Kempfer Cattle Company, a registered Brahman

herd that centers on fertility, early puberty, function, feet and legs and longevity. We are crossing them with proven Angus sires. We utilize in-vitro fertilization to accelerate candidate population and improve odds of producing outcross, first generation Brangus.

Crosses from our breeding up program, like our VigorMax™ half-blood bulls, have generated a high level of interest in commercial operations to impart higher levels of heterosis in cowherds. VigorMax™ bull lots are 42 to 64 and Three-Quarter Blood (75% Angus x 25% Brahman) are Lots 65 to 75.

HETEROSIS VALUES AND PERCENT INDICUS

Spring of 2021 Town Creek Farm collaborated with the University of Florida and Dr. Raluca Mateescu to measure heterozygosity of our VigorMax™ and percentage Angus x Brahman bulls in our 2022 sale. Dr. Mateescu and her team calculated breed of origin heterozygosity from the proportion of 100K locations that were heterozygous with one allele from Angus and the other from Brahman.

Heterosis is the benefit gained when two or more breeds are crossed. The benefit is realized based on how genes for a trait combine from different breeds, like Angus and Brahman. Our introduction of our VigorMax™ and percentage Angus x Brahman bulls provides commercial cattlemen opportunities to impart paternal heterosis cow herds. Heterosis values are expressed in Lots 42 - 75. Utilizing VigorMax™ and percentage bulls is one of many breeding systems that can effectively capture the benefits of heterosis.

Town Creek Farm initiated and collaborated with Neogen and the University of Florida to develop a DNA

product to identify the percent Bos Indicus in cattle. In 2019 Town Creek Farm was the first customer to receive results created with Geneseek® Genomic Profiler™ Indicus by Neogen. The product accurately delivers the percent Bos Indicus (Brahman) in Brangus cattle through DNA testing. Genomic Profiler™ Indicus tests were performed on all bulls in our 2022 bull sale offering.

VISIT OUR FIRST GEN PEN DISPLAY

We are excited to display 10 first generation Brangus heifer calves during our sale. These half-sibs are absolute maternal powerhouses. They were developed as a part of our Breeding Up to Brangus program with matings of registered Angus cows to our Three-Quarter Blood bull, TCF Vigor Boost 394G3. The calves will be on sight for visual appraisal on Friday, October 14 and Saturday, October 15, 2022.

Brangus combines the strengths of the two most populous breeds of cattle in the world Angus and Brahman. The most important ingredients in successfully developing first generation Brangus genetics are the genetics involved on both sides of the pedigree. Our crew systemically collects an immense data set on our cowherd, heifers and percentage females. Town Creek Farm utilizes an in-herd cow scoring system of breed character, hoof angle, claw set, teat and udder composition, productivity, body condition, temperament and hair shedding. This ensures that we are breeding cattle with correct functional feet to express longevity and breed into their teens or longer.

A big round hoofed female will produce bulls with the same great feet that can cover big pastures season after season breeding cows. We want to see a deep-heeled animal whose claws are uniform in size and don’t curl in or splay. We hoof score every cow in production.

All calving cows are scored for teat and udder composition at calving and again at weaning. Cows with teats that are too large or udders with poor suspension are culled. Our goal is to provide customers with herd sires that will improve udder quality of their replacement females to ensure optimum calf health and negate profit losses due to poor calf performance.

Reduced colostrum and milk consumption is an issue when teat size is greater than what a newborn calf can suckle. Likewise, reduced udder suspension can lead to teats being more easily contaminated with mud and debris leading to mastitis in the cow or calf sickness.

Every cow is assessed based on the calf at her side, body condition, temperament (of cow and calf) and pregnancy status when her calf is weaned. Open and dry females are always culled.

Hair scores are evaluated on our cows. Every spring our cows are assessed on how they shed their winter hair coat. Research shows that cows who shed winter hair coats earlier in the spring typically wean heavier calves. It is imperative for our cows to shed early in the spring to maintain the performance that we require of them while grazing fescue in our hot and humid Mississippi climate.

TERMS OF SALE: Cash, personal or company check accepted only unless arrangements have been made with Town Creek Farm prior to the sale.

BIDDING: Each animal will be sold to the highest bidder without reserve. The person in charge will settle any disputes as to bids, and his decision on such matters shall be final.

PURCHASER'S RISK: Each animal becomes the risk of the purchaser as soon as sold, but it shall be the obligation of the seller to see that animals are fed and cared for until the animal is picked up by the buyer after the sale in a timely manner.

CERTIFICATE OF REGISTRY: A transferred certificate of registry will be furnished to the purchaser for each animal, except those marked as commercial bulls and heifers, at no cost to the buyer within 60 days after settlement. Certificates will be issued by the International Brangus Breeders Association.

HERD HEALTH: Our herd health plan is designed to run smoothly and to protect investments of time, money and energy, culminating ultimately into the final product, the calf. Calves are protected from birth by maternal immunization against E. Coli, rota-virus, and coronavirus scours transferred in the dam's colostrum. Young calves are immunized with 7-way Clostridium, 5way Lepto, IBR, BVD, P13, BRSV, Hemophilus Sommons and Brucella vaccines. Breeding age and mature cattle are immunized twice a year as above on a schedule that includes deworming with the addition of Vibriosis immunization.

HEALTH CERTIFICATES: Health certificates for interstate shipment will be provided at the conclusion of the sale.

ANNOUNCEMENTS: Except with respect to any provisions relating to warranties, rights, remedies, releases, and indemnifications, any changes from information of any kind in this catalog will be announced from the auction box and such announcements shall take precedence.

BREEDING GUARANTEE: Our first goal is to make you a satisfied customer. We guarantee all breeding bulls sold in this sale to be fertile to the best of our knowledge. If a bull proves to be functionally infertile within 6 months (180 days) of the sale, we will replace the bull with one of equal value or issue a credit to be used in our next sale for the purchase price less the salvage value of the original bull purchase. Town Creek Farm has the right to prove the bull is reproductively sound. This guarantee does not cover injury or disease, nor does it cover negligence on the part of the owner. Bull weights are recorded on Breeding Soundness Exams performed within 30 days of the sale. Bulls losing more than 20 percent of their body weight will be excluded from the guarantee. We recommend that normal care and good herd health practices be exercised with these animals. Bulls are athletes and need proper nutritional requirements. IDENTIFICATION:

1. Seller offers each bull with a brand of TC on its left side for all lots bearing the prefix TCF.

2. Buyer agrees to check brands for accuracy.

3. In those cases where a nickname is used, it shall be accompanied by the official registered name and number of the animal.

OPTIONS AND PRIVILEGES FOR RETURN OR ADJUSTMENT:

1. All claims for adjustment or credit must be made in writing either within six months of the sale date or no later than six months after the animal reaches 18 months of age with the exception of claims involving dwarfs or misrepresentation of service sire.

2. In the event an animal is claimed to be a non-breeder within 6 months of purchase (first breeding season), the animal may be returned to the ranch of the seller if in good condition and complying with the health requirements of the seller's state. The seller shall be entitled to six months trial following the return of the animal in which to prove that the animal is a breeder. If at the end of six months, the seller is unable to prove the animal is a breeder, the seller shall, at the option of the buyer, replace the animal with another of equal value or receive credit of the purchase price, less salvage, in the next Town Creek Farm sale. Either option shall, in any case, be deemed full satisfaction and settlement. Any expense incurred for transporting an animal claimed to be a non-breeder shall be the responsibility of the purchaser, except that the seller shall be responsible for transportation costs in excess of the distance between the purchaser's farm and the location where the sale took place. If the seller proves the animal to be a breeder, it shall be the obligation of the purchaser to take delivery of the animal and pay all expenses incurred for transportation.

RIGHTS AND OBLIGATIONS:

1. The above terms and conditions of sale shall constitute a contract between the buyer and seller of each animal and shall be equally binding upon both. Each sale or resale of an animal constitutes a separate transaction.
