As a realtor, I was always heartbroken whenever I had to turn down a potential homebuyer. I wholeheartedly believe that owning a home is a vital step in creating financial security and stability for individuals and especially for families. Many of the people I was forced to turn away, I knew could afford a mortgage and had savings in hand to put down, but they were still denied.
Not long after, I had a similar request from a friend of the family and then another. It was then I began investing in the framework, working with lawyers and industry experts to create a program that allowed investors to use their own good credit to purchase and then owner-finance a home to a homebuyer thru a wholesaler who acts as an intermediary between the homebuyer, the investor, and the bank to ensure everyone is fully protected. We refined the process for years and finally developed the Third-Party Owner Financing Program.
When a family member came to me after being denied by the banks, I knew there were no real options available that would allow him to get the home he wanted right away. I decided to try something a little unorthodox; I purchased the house using my own credit and allowed him to make payments directly to me. He was a close family member I trusted so the risk wasn’t too great, and the reward was nothing short of lifechanging for him and his family. It felt great to help someone out of this situation.
