As a realtor, I was always heartbroken whenever I had to turn down a potential homebuyer. I wholeheartedly believe that owning a home is a vital step in creating financial security and stability for individuals and especially for families.

Many of the people I was forced to turn away, I knew could afford a mortgage and had savings in hand to put down, but they were still denied.

Not long after, I had a similar request from a friend of the family and then another. It was then I began investing in the framework, working with lawyers and industry experts to create a program that allowed investors to use their own good credit to purchase and then owner-finance a home to a homebuyer thru a wholesaler who acts as an intermediary between the homebuyer, the investor, and the bank to ensure everyone is fully protected. We refined the process for years and finally developed the Third-Party Owner Financing Program.

When a family member came to me after being denied by the banks, I knew there were no real options available that would allow him to get the home he wanted right away. I decided to try something a little unorthodox; I purchased the house using my own credit and allowed him to make payments directly to me. VETTING & TRAINING: The Owner-Finance Specialist will ask you questions and learn about your situation and listen to any concerns you might have. HOME SEARCH: Your realtor will help you search for all homes that are for sale on the market; the only restriction is that the home must be a single-family home in conventionally loanable condition anywhere in Texas.

THE OFFER: typically with a 45-day close.

1% earnest money and an option fee is typically put down toward the purchase price.

DUE DILIGENCE OR INSPECTION: Getting the inspection is the responsibility of the homebuyer, they must inspect and approve the condition of the home (5-10 days) You and your realtor call the shots in terms of repair issues and counteroffers.

PURCHASE AGREEMENT: After you have approved the inspection and terms have been agreed upon by all parties, you are now ready to sit back and let the investor go through the traditional loan process. This can sometimes be considered the “quiet period” as all parties prepare for the closing.

LOAN PROCESSING: INVESTOR ASSIGNED – The investor works with the lender to supply all required verification documentation, order appraisals, and whatever else is required to move the application process thru to underwriting.

UNDERWRITING – The lender has all the information they need from the investor to process the loan. A Closing Disclosure statement will be compiled documenting every penny of the closing costs. Both the investor and the homebuyer will get a copy for full transparency.

CLOSING #1: (Investor Closing)

The homebuyer gets the keys to the house on the same day as the investor closing.

Shortly after, the Closing Attorney begins drafting the paperwork and deed for the homebuyer closing.

CLOSING #2: (Investor Closing)

Closing costs for the second closing are limited to a fixed fee and include a Warranty Deed, Promissory Note, Deed of Trust, Wrap Docs, Attorney Fees, Recording Fees, and Escrow Fees Once the deed is in the homebuyer’s name, the loan is set up with a licensed note servicing company that sends monthly statements and yearly tax forms so that the homebuyer’s investment is safe and secure.

What is the interest rate?

Is there a fee for the Training?

An exact interest rate cannot be forecasted due to its inherent volatile nature.

Homebuyers can expect to pay above the par or market rates because an investor with excellent creditworthiness is acquiring the home at market rates and owner financing it to a homebuyer at a premium.

TL Global does charges a flat fee for its training, half due upon enrolling and the other half due when the entire training and process is complete.

Before enrolling, homebuyers go thru the entire training presentation so they understand every aspect of the program and are ready to make an informed decision.

Our mission is to help people who have been previously denied for conventional financing to learn about other options they can have in order to become homeowners. If conventional financing options are available, that should always be the first choice before turning to alternatives; however, once you are with us, we are experts at helping our students get into the homes of their dreams.

Who needs to attend the homebuyer training?

Are there any restrictions on what I can do with the property?

All decision-makers should be present during the initial training. To enroll, homebuyers must be fully informed about every aspect of the process.

They must take a quiz to verify that they understand exactly what will be expected of them and what they will get in return.

There are no limitations. Once the property is yours, you can live at the property, sell it, lease it, or refinance at any time, without any restrictions whatsoever.

How many homes can I buy using this program?

Do I have to take the training in person?

Yes. Buying a home is a big decision, and it will be well worth your time to explore this opportunity in detail – LIVE, IN-Person, at the office. You will be trained in person by a certified TL Global trainer to enroll in the program. After training is completed, you will pass a test to verify you understand the program in its entirety. This is for quality control. Everything must be done the same way every time.
