President’s Message

Fellow CCS Residents,

Happy summer! I hope everyone had a wonderful end to the spring and the school year and that you are as excited as I am to relax with family and friends during these hot summer days!

From an HOA standpoint, I’m delighted to report that the pool will now be open to all residents for “Swim at Your Own Risk” starting at 6AM this summer. Out of respect for your neighbors near the pool, please be conscious of noise while you are enjoying the pool in the early morning hours. I hope lots of you will be able to enjoy swimming laps in the early morning, and that some of our younger residents can enjoy splashing and swimming before the sun is at its strongest! We are excited about this change allowing residents to use our community amenities in ways that are best and most convenient for them.

Speaking of the pool, we are so proud to support our CCS Sharks! The HOA recently invested in new, automated timers for swim meets to match the amenities for swim teams in similar communities. We will have 129 swimmers hard at work in the pool on weekday mornings in June between 8:00 - 11:00AM. Even if you do not have a swimmer in your family, please come and cheer on the Sharks at home meets on Thursday, June 1 and Thursday, June 22 at 5:30PM! Tremendous thanks to Meredith Brohm, Lindsay Ryan and

the entire swim team committee for getting this year off to another great start.

I also hope you continue to enjoy playing pickleball and tennis on our fabulous community courts! Please remember to use the new scheduling software@ pmi.cincwebaxis.com/ ccs when planning your games to minimize confusion on the courts.

Finally, please remember and remind your guests to be extra careful when driving on our streets in the summertime. Now that school is out, there will be even more people and children walking, biking, and on golf carts in our community. Let’s allow the summer heat to slow us all down so everyone stays safe!

I hope to see you on June 10 for the Tone Twisters Concert in the Park!

Happy summer,

2023 BOARD OF TRUSTEE MEETING SCHEDULE

Meetings are held at the HOA Office at 5:00pm.

General Manager's Letter

Iwould first like to say CONGRATULATIONS! To all the graduates! I wish you all the best as you move into the next chapter.

I hope you are all enjoying the pool! If you have misplaced or can’t find your pool key cards please contact the HOA Office for replacements, the cost is $25.00 each.

I would like to ask your cooperation on a few pool observations. Please ask your older children to not use the kiddie pool and the kiddie pool slides when the little ones are using it. The little ones do not have anywhere else to play and swim. Lastly, please be considerate with the number of guests at the pool, especially now in the beginning of the pool season. Currently, there is not a limit on the number of guests, but if that gets out of control, there may be a need for a limit in the future.

Children have been pulling the bars open to crawl through the pool fence either to get balls that have gone into the pool area when the pool is closed, or to avoid having to walk around to the entrance gate when the pool is open. Not only is this a very dangerous practice but we have had to replace 4 sections of the fencing this year prior to pool opening. Please speak with your children and let them know that they may call safety patrol to retrieve balls, but they cannot bend the bars to the fence to crawl into the pool area. Thank you!

Summer has finally arrived, make sure to get out and enjoy the outdoors and put a little effort in your landscape to ensure that your trees, plants and flowers survive the most stressful season of the year. This is especially important this year due to the cold temperatures that we experienced during the winter. Many plants will come out of dormancy stressed and weak making them more susceptible to insects and disease meaning they will need additional care to recover.

Below is a list with descriptions that you can follow to assure success and minimize plant loss in your landscape.

Irrigation

This is the single most important task that you can do to protect your landscape from an extended drought and high temperatures. Your landscape contractors should give you an evaluation of your irrigation system(s) that includes any repairs or modifications needed to properly water your landscape. You will need your systems running at

100% efficiency. Even though most mature trees shrubs and groundcover typically do not need supplemental watering, this year could be different if we are hit with another drought. Make sure that all available irrigation (trees, shrubs, ground cover, annual flower beds and turf) is ready for the task. If not, the loss of plants and trees could become much costlier than the preparation.

Mulch or Pine Straw

It is typical to recommend a May/June application due to the premium quality of Pine straw that is available at that time of year. If you haven’t completed this yet, it is highly recommended to apply now. A 2-3″ layer of pine straw or 1-1.5″ of decomposed hardwood mulch will suffice. Plus, it will breathe new beauty into your landscape. If you’re working with a contractor, make sure that they provide a trenched edge, with smooth flowing simple curves, between turf bed lines. This will help contain the mulch within the bed and provide a detailed edge that leaves that crisp clean appearance.

Fertilizer

Apply a very slow-release fertilizer such as 12-4-8 (70% slow-release nitrogen) with micro-nutrients and gibberellins (like vitamins for the body) to all trees, shrubs, and ground covers. This will assist with root and foliage growth.

Insect and Disease Control

If your landscape provider hasn’t applied horticultural oil to your plants during the winter months to control wintering insects, make sure that a systemic insecticide and if needed, a systemic fungicide is applied. Most importantly make sure that plants that exhibited insect and disease problems last year are treated. You will want to make sure that plants that are commonly known to harbor pests such as Roses, Boxwoods and Crape Myrtle trees are treated as well.

Annual Color Bed

Make sure that your landscape provider uses the right plant for the bed location and provides a design that is drought tolerant. Make time to meet with an experienced seasonal color designer to ensure success. Seasonal color is the most expensive landscape asset on any property.

Turf

Fertilize with a 60%- 70% slow nitrogen fertilizer so that the potential for burn is very low. The turf green up may be delayed by a week or two, but the slow, safe feeding fertilizer will allow time for the roots to strengthen if another dry period is in the forecast.

Boogie Nights Success!

Aheart-felt thank you to all who participated in this year’s Boogie Nights fundraiser, April 29 at the beautiful home of Taylor and Mike Creati. The event was a big success, raising almost $50,000 for our 2023 Large Grant Recipients. Two of our Grant Recipients, Atlanta Human Society and Wellspring Living, opened the event with a brief description of the communities they serve and the impact our funding has on their ability to help those communities. It was a good reminder to all that we weren’t just there to have fun, but to raise money for those in need. Our smooth-talking auctioneer Jeff Nolde did a stellar job on the live auction, while the impressive DJ skills of George Fey kept people grooving well into the night. By all accounts it was one of the most successful -- and fun -- events the Guild has ever held. Thanks again to the Creati’s for opening their home for the event, and for dressing the part so perfectly!! Visit our website for more photos of the event.

WANT HELP STAYING COOL? GET OUT YOUR LAWN MOWER…

I recently received the following question.

Dave - In an effort to make our a/c unit less conspicuous in the backyard my wife has allowed plants to grow up around it. I tried to tell her that this is potentially bad for the unit but she doesn’t agree.

We’ve agreed to let you decide. Help! John in Lithia Springs

So, first of all – this is what I really love, the entire sanctity of a marriage hinging on my word.

Sorry wife, I’m on John’s side on this one and here’s why.

Your a/c unit needs to be able to breathe. It takes fresh air in on the sides and exhausts hot air out of the top. It also needs room to be services and washed.

Therefore your unit should be clear of any obstructions, from plants to more permanent structures like a fence or your house for at least 18” on every side.

Not only that, but in case someone thinks you should build a deck over the unit, there should be at least 5 ft. of clearance on the top of the unit as well.

So John, keep the area around your a/c unit clean and clear of debris. If you want to make your wife happy, feel free to plant and maintain some nice shrubbery about 3 ft. away from the unit.

Just make sure you leave room for the service man to get to your unit. Also leave room for your tent so that you will have a place to sleep.

Scouting for Summer Pests!

Warmer temperatures mean summer fun, but they also bring pests to the garden and landscape. Fortunately, gardeners and homeowners spend more time outside tending to things this time of year and are able to spot some of these common pests before they become a major issue! Here are just a few to defend against.

Nothing is more heart breaking than tending to summer vegetable plants and then having them ravaged in just a matter of days. While humidity in the South is inviting for many diseases, especially on tomato plants, one thing gardeners can control is the tomato hornworm. This fat, green worm looks like something out of Alice in Wonderland, and it is anything but cute. Just one or two per tomato plant can strip it of its leaves in a matter of days. Rather than using a chemical, these guys can be plucked right off the plant by hand and then left for the birds to enjoy. Other than humans, some natural enemies to tomato hornworm are wasps and praying mantis, so you can often depend on nature to take its course. To prevent damage by tomato hornworm, gardeners must scout plants carefully every few days, as the pest’s green color blends right in with leaves. A full sized tomato hornworm is typically an inch and a half to two inches long. If infestations are great,Bacillus thuringiensis (Bt) sprays are acceptable for organic control.

A favorite plant for Japanese beetles are roses, but this pest will feed on many ornamental plants and even trees throughout the summer. They’re easily identified by their iridescent green color, and the damage they cause is hard to ignore. They eat leaves down to just the veins, leaving them looking skeletonized. The effectiveness of using the yellow Japanese beetle traps is debated because, while trapping some, it may also draw a large, unwanted population to the landscape. Place the traps away from susceptible plants, and remove the trap once it’s got activity on it. Chemical control is possible to suppress them, but elimination is difficult. Read and follow pesticide labels for application amounts and timing to mitigate the risk to other, desirable insects.

Noticing yellow or browning in spots of the lawn, or perhaps soft, spongy spots? This can be damage by chipmunks, birds, and especially moles, which feed on earthworms underground. Most creatures dig up spots in the grass, but moles tunneling underneath certainly affect larger areas in the lawn by pushing soil up! Their tunnels can span an entire yard. Reducing watering and stomping the tunnels down to redirect moles are often effective methods, but are ones that need constant attention. Traps are available to stop them from tunneling, but caution must be used and the homeowner educated so as to not harm or injure the wrong animal.

April and May brought thousands of questions into county extension offices statewide about strange, toothpick-like growths coming out of the trunks of many trees- commonly figs, crape myrtles and maples. Ambrosia beetle bores into unhealthy, often weakened and thin-barked trees around the turn of spring, and what is seen along the trunk is the sawdust kicked out of the holes they’ve bored. Over the summer, a second generation will emerge from affected tree trunks to scout out more trees to continue their lifecycle. Once this damage is spotted, it is important to cut away the affected limbs or trunks and remove and either bag or burn them. Proper tree care, health, and maintenance are the best defenses against problems like this. Certified arborists can also be consulted about preventative sprays for vulnerable trees.

And finally, there’s not a person on this planet who cares formosquitoes as they try and enjoy summer fun! Keys to reducing mosquitoes are eliminating standing water in common areas and in clogged gutters and using Mosquito Dunks in desired water, like ponds and birdbaths. They’re deemed safe for birds and fish. Consider an oscillating fan while relaxing outdoors. And rather than treating your entire outdoor area, treat yourself with repellents like Off, Deet or Skin So Soft. Lastly, make some adjustments to how you get dressed! Avoid dark clothing and strongly scented soaps. Apparently that’s what they’re most attracted to. Who knew?!
