Our long, hot summer

All good things must come to an end – like the long run of wonderful weather we’ve been experiencing. The amazing summer temperatures have seen all our beaches busy until dark. Thursday’s temperature got over the 27 degrees Celcius mark while today rain is forecast for most of the day with heavy falls expected from late afternoon. Temperatures are forecast to still reach 24 degrees today. The forecast for the weekend however is fine weather again!

Outrage over Kauri trees illegally chopped R

esidents are outraged and council is investigating following the tree topping of five Kauri trees in Mellons Bay recently.

Auckland Council has confirmed that permission was not sought to trim the trees which are located on a council-owned reserve along

MacDonalds Walkway and investigations are underway.

The five Kauri along with at least two other native trees were found with the tops of the trees sawn off, a practice which is known to be the most harmful tree pruning method.

Local resident Robert McCallum says he became aware of the damage by other residents of Mellons Bay who were upset with this “blatant vandalism”.

“I am astonished that somebody could believe they have a right to just destroy these approximately 30-year-old trees in this manner as the trees are in a reserve not on

private property,” he says.

“It would appear that the topping of the six trees provides a view shaft to the beach for two properties.”

McCallum doubts the trees will survive the damage which has left only half the Kauri grove.

ne of the delights of travelling overseas is exploring the lifestyle and culture of others.

I enjoy moving with and mixing with the local people as they go about their daily existence – and learning a little of whom they are.

After a busy year we decided that our recent trip to Vietnam and Cambodia should include a good proportion of relaxation too, so we booked some great resort accommodation in both countries.

As a Howick Local Board member I was naturally intrigued by the management of traffic compared with that of Auckland.

In Ho Chi Minh City, waves of motor scooters engulf the road from one side to the other, and despite the absence of lane markings, move as harmoniously as a beautiful symphony. These small motorbikes replace the family car, transporting up to four or five people, and serve also as a “delivery van” carrying huge cargo such as timber, sheets of glass and large crates.

It is a little daunting for pedestrians like us who come from a controlled traffic environment, to cross the road – and the pollution is quite overwhelming.

In Cambodia the tuk-tuk is certainly the way to commute – we found it perfect for a quick excursion to the market and for longer journeys out of town to visit the amazing Angkor Wat; and Kompong Khleang – a floating village with stilted houses, aournd 40km out of Siem Reap.

A few days reuniting with Singapore on our way home was an inspiration. If only we had their MRT (rail) system! The city itself is a wonderful example of stunning architecture and brilliant engineering beautifully dispersed with fantastic green parks and riverside walks.

Crusading journalist Pat Booth has died. The NZ Herald reported that Booth, one of the country’s most respected investigative reporters, died yesterday aged 87, at a rest home in west Auckland. Booth spent nearly 40 years at the now defunct Auckland Star, becoming editor, and is most renowned for his tireless work on the Arthur Allan Thomas miscarriage of justice case and the Mr Asia Crime syndicate, the Herald said. He is a former Pakuranga resident.

Car rolls in police chase Six teenage girls were in a car that rolled after a brief police pursuit in Pakuranga early on Sunday morning.

At approximately 1:55am police saw a vehicle being driven dangerously on Pakuranga Road. Police began following the driver at a distance and after a time, signalled for the driver to pull over.

The car failed to stop and a brief pursuit was initiated, a police spokesperson said. A short time later the fleeing driver crashed at the intersection with Cascades Road and the vehicle ended up on its roof. The six occupants were checked over by ambulance. Some had minor injuries.

They will be referred to Youth Aid.

Mayor surveys damage

s the storm that battered the country earlier this year becomes a distant memory, the focus is turning to how to prepare for the future.

Local beaches were battered in the storm, which caused severe flooding, power cuts and widespread debris.

Auckland Mayor Phil Goff visited Mellons Bay last Friday on the first of his tour of local beaches to survey the damage and speak with residents and Local Board members about erosion concerns and preventative measures for the future.

Goff said some local beaches, including Cockle Bay, Little Bucklands Beach, Big Bucklands Beach and Eastern Beach, had been identified as areas of urgency and council staff were acting quickly before the next king tide hit.

“Sometimes we worry we put the red tape out and it stays there for months and in this case we want to move as quickly as we can [and] it is going to impose another cost you don’t budget for but you do need to when it comes up,” he said.

Speaking alongside Goff, Auckland Council manager coastal and geotechnical services Paul Klinac said the swell that hit during the king tide was of a “reasonable magnitude” and created a water level approximately a metre above the average high tide level.

Klinac said work was being done with Howick Local Board to explore options for longterm treatment for affected beaches – one of which was to

explore the option of extending the seawall at Cockle Bay beach.

“We met contractors on site and the short term response [is] to put geotextile cloth in where you’ve got pronounced scour in and around the Pohutukawa tree [and] to put some rock in front of that geotextile and come back with contractors in approximately three weeks time and look to extend that sea wall.”

He said it would be important to address wave reflection which could be dealt with by a combination of responses.

“It may be that we look to install some rock revetment in front of the structure to dissipate some wave energy, [and] that might be in combination with a groyne structure to better control that wave energy that’s coming in.”

Klinac said an extension

of the sea wall at Cockle Bay would “terminate in a way that will obviate some of those end effects and provide protection to the Pohutukawa that are there currently”.

“We’ve worked closely with council arborists and they have confirmed that the trees [at Cockle Bay] are not beyond saving.

“There was mixed messages there that one tree might have to come out - that’s not the case.”

Howick Local Board member Garry Boles, who holds the parks portfolio, says an urgent meeting was held following the storm to discuss restoration plans for beaches that were already underway and would now be pushed through quicker.

He said Bucklands Beach had suffered a large washout at one area on The Parade that has been addressed by Auckland Council which put in sandbags and is looking at a long-term vision.

Boles said Mellons Bay would need immediate refurbishment work due to a large section being scoured out during the storm and Council and local board members were looking to see what would need to be done long-term.

The Half Moon Bay boat ramp, which was severely damaged in the storm, was expected to cost around $100,000 to repair, said Boles, and it would be another six to 10 weeks before the floating pontoons which were removed after the storm for repair and refurbishment would be returned.

Boles said it was a ‘perfect storm’ of events, but he said there was no need to worry about the next lot of high tides unless there was another storm.

“It wasn’t [just] the wet weather, it was to do with the tide. We had an extra 300400mm of water rising, the king tide, wind from the direction that hurts us the most [a nor’easter] – all planets were aligned.”

Mr Goff said it could have been much worse.

“Despite the perfect storm of the king tide coinciding with the storm it could have been much worse than that.”

“It wasn’t as dramatically bad, for example, as the storm we had back in March when we had that huge degree of flooding but it’s still concerning to residents when you’ve just watched the coastal fringe eating into the reserve area and the potential damage to the beach and the facilities on it.

Speaking to the Times at Cockle Bay last week, Boles and Howick Local Board chairman David Collings said the storm is a good reminder for locals to check how prepared they would be if a more severe storm struck.

“It’s a good time to look at how prepared we are – do we have enough reserves?” said Boles. “[This time] a lot of people were fine but if it was a little bit worse a lot of people wouldn’t have been fine and we just have to keep in mind how your emergency kit is at home.”

Locals are calling for those responsible for illegally cutting the tops off five Kauri trees along MacDonalds Walkway to be brought to justice.

Outrage over cut trees ➤ From Page 1 McCallum says the council should be more active in informing the public of their rights in respect of the management of trees.

The Howick Residents and Ratepayers Association (HRRA) is calling for the perpetrators to be brought to justice. “[We] firmly support the call for the council to take a strong line against this self-serving vandalism and encourage the council to seek to identify the perpetrator(s) and then follow up with legal due process,” says HRRA chairperson Gayleen Mackereth.

“A thorough investigation will also serve to warn others that the council is serious about protecting its treasured urban forests for all to enjoy.”

Several other residents have shared their outrage at the illegal tree topping and are calling for those responsible to be prosecuted.

Auckland Council would like anyone who has information about the unconsented trimming to call 301-0101 to aid in its investigation.

More than 3000 New Zealand women developed cancer of the cervix due to absence of an organised national screening programme from 1960 to 1990 says Professor Ron Jones, at a U3A meeting in Ormiston.

here was a grave injustice done to some women who were part of an unethical experiment at national Women’s Hospital from 1960 to 1980, and cancer specialist Dr Ron Jones hasn’t been able to come to terms with the experiment where the outcome for the patients was completely ignored.

He says he wants an apology from the University of Auckland who employed the doctors who performed the ‘unfortunate experiment’ in Auckland, deliberately not treating some women with cervical precancer. He wants them to acknowledge the harm caused to women affected by the National Woman’s Hospital.

The former obstetrician and gynaecologist who teaches medical ethics at the University of Auckland, talked about professional arrogance, misplaced loyalties and the backlash he faced when he decided to blow the whistle on the unforgivable experiment that took place for

more than 20 years at the Woman’s Hospital in Auckland— the retired cancer specialist says the road has not been easy one.

Speaking at a gathering of seniors at the U3A Ormiston meeting held at the Flat Bush Old School, Mr Jones said that writing about the truth in a book titled Doctor’s in Denial-the forgotten women in the ‘unfortunate experiment’, has been very tough.

As a junior obstetrician in the 70s, Mr Jones soon learnt that a lot of women with cervical precancer weren’t getting definitive treatment due to an experiment

that was conducted without their knowledge.

Wanting to bring to light the unethical way in which women were being treated, Mr Jones along with his senior colleagues Dr Bill McIndoe and Dr Jock McLean, published a scientific paper exposing the truth and the disastrous outcome of the experiment.

In the research paper they divided women into two groups.

One group of women who had normal smears following adequate treatment and the other group who were allowed to have smear abnormalities-were 25 times more likely to develop cancer.

They were ostracised and no one spoke about the incident.

The author of Doctors in Denial believes it is time for an apology to all women who were part of the experiment.

In a public inquiry in 1987, Judge Silvia Cartwight observed that an unethical experiment had been carried out in large numbers of women for more than 20 years.

Oh what a smooth ride

For months he complained about the traffic nightmare for commuters from Botany, Ormiston and East Tamaki.

Howick Local Board member for Botany, Peter Young, stressed the need for a central transportation hub featuring a park and ride facility that could address traffic problems faced by locals in the area heading into the city centre. (Times March 3).

But now Mr Young has had to eat his words.

After a recent trip to the city using public transport, he says he stands corrected.

“In the last year, everywhere I went people said they were fed up with the public transport system

and the increasing traffic congestion,” he said.

“As a representative of the people, I tried to come up with a lot of solutions including a park and ride facility at the Greenmount landfill.

“I spoke about it at local board meetings and was frustrated when not much progress was made.”

However after the change of bus network in December, he decided to find out for himself if the increase in connectivity really works.

“Last week, I caught bus No 35 from Chapel Road that dropped me to Botany Town Centre. Then I boarded a double-decker, bus No 70 to Panmure Station, after which I took a train to Britomart.”

I documented the entire trip with photographs and timed myself since I wanted to see if the changed bus routes have made a difference,” he said.

“We also hopped on to a ferry and spent the day at Waiheke Island.”

Mr Young says he is impressed that AT has perfectly coordinated bus timings with the arrival of trains at key places.

“Bus drivers were waiting for people to alight from the train and board the bus.

There is good connectivity,” he says.

“After all the criticism, I think it’s time to give them a pat on the back,” he concedes.

It’s easy to make a booking.

Rather than store items for an annual collection, Auckland Council is encouraging residents to sell or donate their unwanted reusable items any time of the year.

“There other ways to pass these items on to new homes without having to wait for a collection in your area,” says Cr Hulse.

“There are groups and charities that take donations of items in good condition all year round.

You could also consider selling items, or using a platform like Neighbourly to swap or give them away.”

The cost of the collection is $23.29 and included in the waste management targeted waste rate, which is part of the annual rates bill.

Residents can book their collection any time of the year, until bookings close for their area (12 days before that collection week begins).

It’s not often you see a play subtitled in Auckland – much less one that’s subtitled in Mandarin but Proudly Asian Theatre is leading the way.

In its first show of the year, Proudly Asian Theatre is bringing Roots to Howick – the first time its brought a show outside of central city suburbs.

In association with the Auckland Lantern Festival and the Auckland Fringe Festival, Roots is written by Oliver Chong is directed by ChyeLing Huang and stars Amanda Grace-Leo. The performance, at Uxbridge Arts & Culture will be the first time the solo play has been

performed by someone other than writer Oliver Chong. It’s also the first time Chong has given permission for the play to be performed by someone other than himself - and for the gender of the main character to be changed to reflect Singaporean-Kiwi actress Amanda Grace-Leo. It follows the journey of one woman’s quest to find her familial identity in the cultural confusion of Singapore. She arrives in China to reclaim her past, but ends up stumbling upon more questions than answers.

Huang says the high Chinese population of Howick made it a good choice to branch out to with the hope of giving them

an opportunity to relate.

“Parents and kids who may have different first languages can come together and experience the same show, and have their different life experiences acknowledged,” she says.

“I think that New Zealand and Singapore both share a lot in terms of identity crisis journeys. We’re both young countries with a lot of diasporic communities and this story is likely to resonate with a lot of different communities.”

Just before collection day, residents simply need to leave items for collection neatly stacked in an obvious place within the boundary of their property.

Councillor Penny Hulse, chair of the Environment and Community committee, says the improved inorganic collection service has helped increase the amount of recoverable materials and decrease the amount of waste sent to landfill.

“Since the service started in late 2015, we’ve diverted more than 3800 tonnes of recyclable items and materials that would have otherwise gone to landfill.

“With more than 80 community groups utilising and repurposing the materials being recovered from the collection, the inorganic service is truly helping create a circular environment for our waste in the Auckland region.”

Have items in good condition?

Auckland Council has taken action against widespread compliance issues, including insufficient sediment controls and failing to control rubbish from building sites, at a large development in east Auckland.

Staff from the council’s Regulatory Compliance team undertook a large-scale inspection in Flat Bush on Monday morning that found 13 construction sites on a single street in breach of the rules, despite warnings from the council earlier in the month and a proactive campaign to educate builders in the area.

Councillor Linda Cooper, Chair of the Regulatory Committee, says that such widespread non-compliance is unacceptable.

“This is especially disappointing to see when the council has taken steps to try and educate these builders and has given them a number

of warnings.

“We expect a much higher level of professionalism from the building industry,” Councillor Cooper said.

“Their resource consent is essentially an agreement between the developer and the public that they will follow the rules and ensure they aren’t causing any adverse effects.

“When the council is forced to step in, it costs ratepayers and means our staff aren’t available to address other issues (Times, November 30) “It’s not right that Aucklanders have to pay for these companies’ disregard for the rules,” Councillor Cooper said.

“While the council encourages development to meet the current housing shortage, it cannot be at the expense of the environment.”

Warnings ignored by builders Despite extensive work to educate builders, and repeated warnings to clean

up their acts, the council’s Manager Regulatory Compliance Steve Pearce said that there have been continued compliance issues in the area.

“We’ve seen general disregard for any measures that minimised sediment run off and for the advice given to them.

“In addition, many sites have failed to control accumulated rubbish from blowing off the site or spilling onto public land,” Mr Pearce says.

“The area has also been subject to dumping problems.

Much of this is domestic rubbish, although some has clearly come from building sites.”

Failure to follow the directions of the abatement may result in infringement fines of $750 for every day they fail to comply.

Ultimately, they may be prosecuted and enforcement orders sought to prevent any further building work taking place.

Miss Auckland taking on the world

fter a whirlwind year of charity events and fundraisers, our very own Miss Auckland is ready to take on the world.

Last week Howick local Natasha Unkovich, who was crowned Miss Auckland in July last year, began her training for Miss World New Zealand.

And if she wins, Unkovich will represent New Zealand on stage at Miss World.

“I would feel absolutely honoured to represent New Zealand.

It’s the place that I have grown up in and the place that has provided me with endless opportunities, so to be able to continue to give back and represent my country would be incredible,” she says.

But it’s not going to be an easy ride, she says.

“I’m very excited but there are a few nerves,” she says.

“Having taken part in Miss Auckland I already have a little taste of what to expect.”

She says the strict rehearsal schedule will prove the most challenging.

“I think managing my time as effectively as possible will be my biggest focus. I am a full time teacher and will continue working throughout the pageant and I plan to give everything 110 per cent,” she says.

Unkovich also plans to continue her volunteer work with Ronald McDonald House Charities which she says has developed a very special spot in her heart over the months.

“What I’ve loved most about my time as Miss Auckland is getting the opportunity to get involved with such an incredible charity. I’ve been on-call for things like dinner hosting, various fundraising events and spending time with the children and their families.”

Unkovich says these are the experiences that which will make handing over her crown to the next Miss Auckland later this year bittersweet.

But she says she’s excited to

keep moving forward on her pageant journey.

This year Unkovich will be raising awareness and fundraising for Annie’s lifeline, the chosen charity for Miss World NZ’s Beauty with a Purpose.

Annie’s Lifeline was started by the current Miss World NZ, Annie Evans and raises money for scholarships for suicide survivors.

“I’m really excited about raising awareness and fundraising for Annie’s Lifeline,” she says, “and sharing this journey with all of the girls competing in the Miss World NZ pageant.”

The final show will be held at SkyCity Convention Centre on Saturday May 5.

There will also be other types of begonia such as begonia rex grown for its foliage, cane type and streptocarpus and hopefully some begonias grown in hanging baskets for your enjoyment At various times we will have horticultural experts, both amateur and professional, to answer questions and advise upon how to grow these wonderful blooms to their best for your own satisfaction and to amaze your friends also.

Our circle consists of 100 or so members from both Islands of New Zealand and also some overseas members and some of our exhibiters bring their flowers and plants quite large distances to put them on the benches for your delight.

There will be trading tables with begonia plants for sale at very acceptable prices so it may pay to be quick as it will be a,”

first come, first served” sale, although I do believe that more plants may be brought in on Sunday.

At the close of the festival around 3pm or so there will be an auction held of any remaining plants and these have been known to go at greatly reduced prices.

Appreciated reading the Times article (January 25) about Joseph Parker.

It was a lovely surprise to run into Joseph at Bucklands Beach, recognised him immediately.

It was on Tuesday, January 6 which was Joseph’s 26th birthday. He was ever so friendly and jovial, joking about being a bit too round now, after eating too many pies while on holiday in NZ. He said it was first time out for his new boat - we noticed the boat was appropriately named Parker.

Some of the these flights are really noisy, I measured 60db at 7.30am which was the same as a low flying helicopter.

It is because they have lowered the altitude of flights landing from what they have been.

I wondered if your readers are aware of what has happened and why, suddenly, we are being woken up with really loud jets as they are approaching the airport. Do they realise that if they find this annoying that there is an avenue of complaint to the airport. Apparently when they trialled this, few people complained so now it is all on.

The airport noise complaint line is 09 256 8133. People need to ring up as it will have an effect.

We should not have to endure low-flying jets landing causing undue noise when it has never been like that before.

Languages for the future As the new school term starts, thousands of students up and down the country will have packed their bags and headed off to start a new year of learning.

This is a good time of year to reflect on the value our education system provides young New Zealanders. It’s also important for us to continue to come up with proactive ideas for supporting students and their families in their educational pursuits.

On proactive ideas, one of the big ideas we have recently been talking about is from my colleague, Nikki Kaye, where she has proposed providing universal access to a second language in schools.

The benefits of speaking more than one language have enormous cognitive, cultural, social and economic benefits.

I have never written a letter to the editor in all my 72 years.

However I can no longer stay silent while the people who run Auckland City continue not to see what is right in front of their eyes.

I refer to the state and lack of care of our beaches and the grassy reserves that go along with them. To my way of thinking, a little foresight and some preventative action will save ratepayers millions of dollars long-term and preserve our environment for future generations.

We can’t just say that this deterioration of our beaches is the problem of the local residents.

Any extra funding comes from everyone’s rates or taxes so it’s everyone’s problem.

The second point that needs to be made is that our beaches are a major reason for living in this great city.

A family can pack their car up, load the kids in, put up a tent, set up their bbq and have a day at the beach and not only is the fresh air good for everyone but it’s cheap entertainment and there’s not too much of that around.

Where do the families who like to go to Kaiaua, Maraetai, Beachlands, Cockle Bay and Howick Beach go now - just to name a few.

To the people who we entrust to run our city, for goodness sake, do something before it’s too late.

Nikki has put forward a new law change that would require the Education Minister to set at least 10 priority languages for schools following public consultation. It would also place a requirement on the Crown to resource the provision of these languages in schools.

Initially we expect languages that would be consulted on would include Mandarin, French, Spanish, Japanese, Korean and potentially Hindi.

It will then be up to school boards to consult with their communities to determine which of the priority languages will be taught at their school.

Every school will be required to deliver at least one second language, but some may choose to offer more than one.

Our estimate is that the cost of the changes will be around $40 million per year to be put towards providing schools with more expert language teachers, language specialists and online

Strengthening language fluency has the potential to lead to a smarter, more culturally aware nation that is better equipped to succeed domestically and internationally. While there have been some positive steps over the last decade there is still more to do. This proposal represents an important investment in our country’s future.

Our proposal also shows that, despite being on the other side of the Parliament now, National is still able to come up with innovative ideas to help New Zealanders. I look forward to more proposals like this being put forward.

“Must-see” and “breath-taking” Natalie Guy has created an exhibition in our main gallery that visitors have described as a “must-see” and “breathtaking”.

Then and Then Again opened late January and incorporates fabric and iron pieces that Natalie created while completing a three month residency in Varanasi, India.

She worked with local craftspeople and manufacturers she met in the city to realise her concepts, including a blacksmith named Sunil who forged the shaped iron hangers that drop from the Gallery ceiling.

The paper-thin material banners were all intricately hand-embroidered by one man – Ali - who worked from his shop behind the road to Assi Ghat.

Natalie recalls that “after a few trials Ali perfected achieving the solid flat geometric shapes from the templates

I provided without the delicate muslin tearing. We got into a good rhythm over the months with me delivering usually by foot, new sewn drops and him completing usually 4-6 embroideries a week.”

Natalie is giving a talk and tour of the exhibition on Friday, February 16 at 11.30am. All are welcome.

Also on display in February are a series of paintings by Yvonne Abercrombie in our Showcase area and group of paintings by Helen Wang in the Meeting Room.

Both of these artists show their incredible skill and ability to manipulate paint, achieving very different results.

Yvonne’s works are on display until midFebruary, while Helen’s continue through to the end of the month.

t is the first time that Te Tuhi and Uxbridge Arts and Culture have come together to draw on local creative talent and give them a voice.

East Auckland artists, performers, creatives and cultural groups are wanted for a new arts festival launching May 2018.

Arts Out East Festival is a two-week celebration that will showcase the arts and culture in east Auckland.

Supported by the Howick Local Board in partnership with Te Tuhi and Uxbridge Arts & Culture, the Arts Out East festival will also include a free, familyfriendly launch day on Saturday May 12 and runs to May 26.

In a joint proposal they have also roped in theatre enthusiast and Green Party’s Botany electorate candidate for general election 2017, Julie Zhu to help network and organise out-of-the-box events at schools, Buddhist Temple in Flat Bush and push creative boundaries.

Marketing and communications coordinator, Te Tuhi Contemporary Art Trust, Amy Weng says that Arts Out East is aimed specifically to showcase local talent.

“We are currently seeking expressions of interest from musicians, artists, performers, makers and creatives to join us for the festival,” she says.

The arts festival hopes to include visual art, crafts, kapa haka, performance art, dance, music, film, storytelling, textiles, workshops, and more.

“We are keen to hear your brilliant ideas to showcase the thriving artistic talents we have locally out east. The opening day will be a showcase day and it will be very exciting to find lots of artists of different genres and plenty of good food,” she says.

Local artists, groups, and organisations may also wish to register for the Arts Out East database even if they cannot participate in the Arts Out East Festival 2018.

Deadline for applications to be part of the Arts Out East Festival is Monday February 19, 5pm.

Data released today by the Real Estate Institute of NZ (REINZ) shows there were 369 fewer lifestyle property sales (-16.8 per cent) for the three months ended December 2017 than for the three months ended December 2016.

Overall, there were 1822 lifestyle property sales in the three months ended December 2017, compared to 1831 lifestyle property sales for the three months ended November 2017 (-0.5 per cent), and 2,191 lifestyle property sales for the three months ended December 2016.

A total of 7637 lifestyle properties were sold in the year to December 2017, 1399 (-15.5 per cent) fewer than were sold in the year to December 2016. The value of lifestyle properties sold was $6.04 billion for the year to December 2017.

The median price for all lifestyle properties sold in the three months to December 2017 was $655,750 and was $72,750 higher compared to the three months ended December 2016 (+12.5 per cent). Brian Peacocke, Rural Spokesman, at REINZ says: “While sales volumes for the 3-month period ending December 2017 eased from the same period in 2016, there was still a significant drop of over 20 per cent for the month of December compared to the previous month.

“The impact of the holiday period may give some explanation, but in some specific regions, namely Northland and Taranaki, the collapse exceeded 50 per cent from one month to the next. “Those regions holding their own included Hawke’s Bay, Nelson/Marlborough, Canterbury, Otago and Southland, a pleasing outcome for real estate companies in the South Island, particularly considering the shortened month due to the onset of the holiday period,” he concludes. Technical expert Allen Davison says more New Zealanders are using their heat pumps as air conditioners in summer and there are tactics to avoid big energy bills. For example using the fan only setting helps you feel cooler by creating a breeze, he says.

“This setting uses a lot less electricity than the full cooling mode. Keep your windows open while using the fan only mode.”

Selecting the dehumidifying mode also uses less electricity than the full cooling mode, Mr Davison says.

“This works well if it’s humidity rather than the temperature that’s the problem. Shut your doors and windows in the rooms you’re dehumidifying.”

Mr Davison suggests only using cooling mode on really hot days when the other methods aren’t enough.

“Shut all your doors and windows in the rooms you’re cooling. It’s best to cool one room as this is what most heat pumps/ air conditioners are sized for. Set the thermostat to around 22°C. The room won’t cool down any quicker if you set it lower, but you are likely to use more electricity by overcooling.”

Avoid using auto settings because if you forget to switch the unit off, it will start heating if the temperature drops below the thermostat setting, he says.

With regard to private board and boarding houses, if the accommodation is occupied by at least six tenants with tenancies lasting 28 days or more with facilities for joint use, those premises are classified as a boarding house and will be covered by the Residential Tenancy Act and any issues which may arise can be appealed to the Tenancy Tribunal.

However if one is boarding privately, what your rights are will depend on the agreement negotiated with the landlord. It should be in writing to allow one to take any disputes which may crop up to the Dispute Tribunal.

We often have clients coming to the bureau with flatting issues, confused over their rights and responsibilities with the particular renting situation they are in.

As people often tend to move over the Christmas/New Year period, here’s an overview of the differences between flatting, boarding and being a tenant.

A flatmate is someone who shares a house or apartment with others, contributing to expenses and chores.

But at least one flatmate must be the tenant with a written tenancy agreement with the landlord, who would have agreed that rooms can be sublet under whatever financial agreement is arranged with the lead tenant.

This is where problems can arise, the lead tenant with a written signed tenancy agreement will have rights and responsibilities under the Residential Tenancies Act and can, if necessary, lodge action with the Tenancy Tribunal if problems arise.

However if one is a flatmate, your rights are based largely on any flatsharing agreement you have signed up to. From our experiences at the Bureau, many new flatmates and existing ones too, move into a flat on a verbal agreement and a handshake.

But that is unwise.

It is always a good idea when moving into a new flat to have a flat-sharing agreement which covers issues such as payment of bonds and rent, pets, housekeeping and what to do if one wants to leave. Although this agreement cannot be used at the Tenancy Tribunal, it will provide a back-up in disputes between flatmates

The applicant Aspin Ridge Limited is looking to build at 27 Shelly Bay Road but its application has been opposed via two submissions. One of the submissions received was made on behalf of the owners/occupiers of 19 different properties.

The proposal comprises the establishment of an early childhood centre for up to 84 children and 15 staff within a new building on the site. The centre will operate from 7am-6pm Monday-Friday (excluding public holidays).

Tennis stars tears of joy T

he one thing first time major tennis winner Caroline Wozniacki and multiple champion Roger Federer shared in common beyond the huge cheque they won at the Australian Open was tears of joy.

In Great Dane Wozniacki’s case they were also tears of relief in the knowledge she will no longer have to answer questions about when she is going to win a major.

For Federer, 10 years her senior at 37, it was because he extended his record number of majors to an incredible 20, helped by organisers who agreed to his request to play several night games that allowed him to escape the sizzling Melbourne heat.

Federer is a graceful champion who uses the court as a canvas to paint the full range of his artistic strokes. He is also universally acclaimed as a crowd favourite who epitomises sportsmanship and a wonderful match temperament after overcoming temper tantrums in his youth.

Few other sportsmen give credence to the power of the top two inches, the mind, as powerfully as the Swiss maestro who won his latest final on Rod Laver Court 6-2, 6-7, 6-3, 3-6, 6-1 against the big serving 1.98m Marin Cilic.

But for sheer entertainment and long rallies the women’s final provided the greater spectacle with the popular Wozniacki overcoming gutsy Romanian Simona Halep 7-6, 3-6, 6-4 and relieving her of her world No 1 status.

Plagued by a headache and dizziness in the extreme heat, the tenacious Halep fought bravely for every point. But no one, least of all Halep, would deny Wozniacki her greatest achievement in finally attaining that elusive major after an exhilarating, titanic battle.

Meanwhile apologies to boxer Joseph Parker for mistakenly calling him David in last week’s Agnew’s Angle which I can only put down to senility on my part and the need for my proof reader to see an optician.

Occasionally columnists do fall prey to human error. My greatest regret was a column I wrote over a decade ago blasting radio sports commentator Tony Veitch who has matured into an exceptionally talented interviewer who gets more scoops than any other sports journalist in the country.

While there may be some truth in the adage about the pen being mightier than the sword, Veitch’s gift of the gab, coupled with his intimate knowledge of his subject,

Agnew’s Angle makes him compelling listening.

NZ Herald subscribers are also extremely well served by a talented sports writing team whose coverage of the 2016 Rio de Janeiro Olympics, the 2015 cricket ODI World Cup and the last two rugby World Cups was outstanding.

When I began my journalistic career at the Grey River Argus 57 years ago, T P McLean, Alex Veysey and Dick Brittenden were the sports writers I most admired. But as a team, the Herald’s current group under sports editor Paul Lewis and featuring multiple national award winner Dylan Cleaver, is the best I can recall.

While not everyone will agree with controversial columnist Chris Rattue, it is refreshing to note that in constantly calling a spade a spade, he is not handcuffed by political correctness.

It is also pleasing to see that yachting and netball writer Dana Johannsen has maintained the high standard set by America’s Cup sportswriter Suzanne McFadden who, late last year, was made a Life Member of the New Zealand Sports Journalists Association.
