Welcome home!

O

nce again our team has been going hammer and nail (figuratively speaking!) to construct another addition of our popular Design & Build annual. Specifically designed for people looking to buy, build, renovate or even simply landscape their gardens, this magazine also takes a look at wider trends, local infrastructure and more. While the housing market has been through a time of significant fluctuation during the past year at least, Franklin continues to grow. In addition to more established subdivisions, such as Paerata Rise and Pokeno, epic plans are taking shape while longestablished urban centres are being revitalised seeing new builds feature alongside older, character houses. In our urban centres, townhouses and apartment buildings serve as proof that Franklin is growing up and out as it becomes an increasingly popular place to live. However, lifestyle living is never too far afield for those who are keen to escape to the country, retaining a foot in both town and country camps, and our area’s fertile soils still ensure farmers and growers remain the backbone of our wider community. Where there are houses (of any shape or size), public amenities are required too. As revealed in earlier editions of Design & Build, Franklin is

benefitting (and is set to benefit further) from infrastructure projects shoring up vital transport links, including extensive road and rail developments. These remain vital links for our region’s invaluable commuters. FRANKLIN’S FOUNDATIONS New housing developments are in full swing across Franklin, along with new businesses and amenities. In some ways, this indicates that we’ve come a long way since the region’s early years, in others, not so much!

F

rom Karaka and Drury through to Paerata Rise, Kingseat, Patumahoe and Pokeno (to name a few) Franklin is expanding fast. However, in many ways, our newest settlers are just the latest to follow a pattern dating back centuries. The first settlements in the region were established by Maori in close proximity to major trade arteries, ports and rivers. Our earliest inhabitants yielded abundant natural resources from hunting and fishing and, thanks to fertile volcanic soil, farming. Following the arrival of European settlers, more bush was cleared for farming and growing as well as more homes, businesses and roads to connect primary producers with Auckland’s port and markets. Europeans saw another benefit in building big south of Auckland. Franklin had not escaped earlier conflicts during the Musket Wars (also known as the Potato Wars), over which access to trade with Europeans was a primary prize. However, later land disputes between Europeans and Maori provided the spark for wider conflict leading to a boom in infrastructure. While the Great South Road (and the railway which followed) served as a major trade route, it was also a vital supply line for government troops, especially during the invasion of the Waikato. Redoubts and the like sprang up across Franklin and with them came other buildings, required to support the army. Following the

New Zealand Wars, more peaceful settlement resumed at pace. Due to its productive farmland and (relative) close proximity to Auckland and Hamilton, Franklin has continued to prove an attractive region in which to set down roots. From professional farmers and lifestylers escaping to the country, to those who live and work in our local towns or commute to the big smoke, all inhabitants require homes, local shops and supportive infrastructure. Throughout its history, Franklin has been a

region perpetually under construction. There is much more to recount about the district’s early past than this short summation can capture. Fortunately, we have numerous historical sites and local museums preserving our history. People (especially those new to the area) are encouraged to visit these – especially Waiuku Museum, Tuakau & Districts Museum and Papakura Museum. Other specialty museums, including Glenbrook Vintage Railway, also provide insights into the way we were.

The fall & rise? Of the houses of Aotearoa

‘W

hat goes up will always go up’ is a precedent that crashed to earth in 2022 and 2023. While optimists reported signs of ‘green shoots’, revealing a recovery for property prices, reversing their overall decline has taken time. However, as the final pages of this edition of Design & Build were being hammered home, new apartment blocks in Pukekohe weren’t the only things going… up. “September (2023) shows the ‘green shoots’ from previous months are continuing to grow. Confidence is emerging in the property market, and we are seeing signs of an upward trend,” said Jen Baird from REINZ (Real Estate Institute of New Zealand). “Sales counts across New Zealand were 5.1% higher [year-on-year].” While Ms Baird’s comments came ahead of a traditionally busy time for property sales (spring/summer), the change in government following October’s

general election is also expected to buoy the property market, Kelvin Davidson from real estate think tank, CoreLogic, advised. “It was only a matter of time until property values found their floor and then started to rise again, and it’s this emerging growth we’re starting to see, although there’s quite a bit of diversity across the country,” he said. “Housing market confidence seems to have turned a corner, supported by a rough peak for mortgage rates, high net migration flows, a still-solid labour market, and an easing in credit conditions.” October 2023 figures marked the first increase in Auckland’s average property prices since March 2022, with similar rises in most other major centres. This augurs well, but resurgences can ebb as well as flow. From a local, grassroots’ perspective, Chris Burger from Barfoot & Thompson Pukekohe appeared (somewhat) optimistic that Franklin’s fortunes were on the rise.

“There are signs that the volume of sales will continue to grow as property owners bring more properties to the market. I expect the market’s recovery will be made clear by the number of properties sold rather than major increases in prices paid. However, greater numbers of properties on the market translates to more competition for properties, with well-presented properties continuing to command the most interest among buyers.” A return to a pre-Covid degree of stability, most likely with an upward trajectory in terms of property prices, looks to be on the cards. And yet, no house of cards is ever completely stable. For up-to-date real estate market statistics visit www.corelogic.co.nz and www.reinz.co.nz. These sites provide a solid overview of property prices and regional trends. However, there is no substitute for on the ground expertise from local real estate specialists. with

Richard Davison (EKE PANUKU) He’s a man with the plan – many of them in fact! The south Auckland priority location director with council organisation, Eke Panuku, Richard Davison is right ‘at home’ in Franklin, taking a leading role in housing and town centre developments, especially in Pukekohe. Where are you from originally and how familiar are you with Franklin? I grew up in Zimbabwe and moved to Auckland to study in my twenties. I live in Auckland City, but I’ve been actively involved in work in Franklin for more than a decade, leading the Pukekohe Area Plan, The Unitary Plan Future Urban Zone and all the Special Housing areas in the area. This has given me a unique insight and I’m passionate about ensuring that it retains its mana. What drew you towards taking on urban design as a profession? I was always interested in form, design and building from a young age, which I’m sure is partly due to my mother’s influence (she is an urban planner). I studied as an architect and over the course of my career have been lucky to be in roles that have allowed me to expand further into urban design, planning and development. I have been managing urban regeneration programmes for the past six years or so. In some ways it’s like being the conductor of an orchestra; I love bringing people together, contributing to building the city in which I live and ensuring it’ll continue to be a great place for my kids in the future. Is Eke Panuku involved in developing farming and growing land? Eke Panuku ensures development happens where it makes the most sense, improving existing town centres, not where land is most productive for agriculture. Development outside town centres is not within our scope. We encourage development in brownfield areas – these are sites that have been built on previously. 18 — Design and Build Franklin — 2032-2024

Overall, what is Eke Panuku doing for local town centres? How about Pukekohe in particular? We make sure public spaces in the heart of Auckland’s communities are robust and able to support growth naturally occurring in these places. Our efforts are laser focused on neighbourhoods with massive future potential. It’s about repurposing ineffective or tired sites so that we don’t have to build out into spaces that should be retained for future generations. We focus on improvements for locals, including playgrounds, laneways and even murals and events. In Pukekohe alone there are 27 councilowned properties approved for potential redevelopment. Guided by the Pukekohe Masterplan, we will sell these sites to developers, who are, hopefully, local or have local roots, working with them to make sure they offer the amenities Pukekohe needs. It’s important developments contribute to the wider plans for Pukekohe and add value for everyone who lives there. Is town centre development (especially in Pukekohe) intended to ensure there are plenty jobs locally? Absolutely. A great example is our recent sale of the former council building on Manukau Road, which will be developed into a new medical centre [estimated completion of stage one by Jan 2026]. While bolstering local healthcare options, it will provide more local jobs. Franklin is seeing considerable investment from businesses, such as Fisher & Paykel Healthcare’s plans in Karaka, and substantial investment at Drury Crossing. This complements the region’s wellestablished rural businesses. Our work in

town centres is intended to provide more places for local businesses and services, along with opportunities for workers to find a job closer to home. We also focus on activities and events, safer connections for people, upgraded shop frontages, improved parking facilities, upgrading character buildings and many other benefits over time. These projects are not being rushed through; they are complex and overlapping and they will take many years to unfold.


Is enough being done to ensure infrastructure (especially transport) is in place where and when it’s needed to support residential growth across the region? Delivering infrastructure to support growth is a key part of what Auckland Council does. It might feel, sometimes, that things take forever to get done, but there’s an enormous, collaborative effort to dot the ‘is’ and cross the ‘ts’ from the start and we’re doing things in a coordinated way. With great transport

connections, South Auckland is the gateway to and from Auckland. You were also involved in the Paerata Rise development – a success story? I was part of a large, council-wide team. Created as part of government response to the supply and affordability of housing, it is a well-designed and considered development progressing in stages. However, it was challenging given its distance from

established town centres, utilities and services. From an urban regeneration and sustainable point of view, it makes more sense to improve town centres that already exist rather than develop from scratch. If you could be Minister of Housing for one day, what would you do first and why? Considering the [2023] weather events, I would prioritise stormwater to ensure people have warm, dry, quiet and safe housing. Design and Build Franklin — 2023-2024 — 19

Charity starts at homes... Local construction companies aren’t just building houses, they’re building bridges too. At least two such companies were on the tools in this respect during 2023.

CHIP(PIE) KICKS G.J. Gardner Homes has again assisted a former All Black in nailing his philanthropic goals. Teaming up with local subcontractors and suppliers, G.J. Gardner completed a new four-bedroom home in Clarks Beach in late 2023 with the profits passed on to the Big Buddy Charity. “I am very proud of what we have achieved,” G.J. Gardner Papakura’s Mike O’Meeghan said. “It’s about recognising when people are less privileged in some way than yourself, and we can all do something about that. It’s been a fantastic experience for the team working on the build every day. So many people have come together and generously supported this initiative.” Championed by Grant Fox, the charity is focused on ensuring young men have access to positive role models. “Big Buddies turn up, spend time with their Little Buddy, it’s simple and it works. Boys with a positive male role model gain confidence. Their relationships with family members and peers also improve. They generally do better in life and are just happier. Big Buddy is able to provide that.” While the house has now been sold, donations to this charity can be made via www.bigbuddy.org.nz. As G.J. has stepped up to the mark in the past, there’s also a good chance Mike and team will be working on another charitable project soon enough. 22 — Design and Build Franklin — 2032-2024

uilding a partnership at the wicket requires perseverance, trust, communication and, of course, skill. When it comes to home renovations it can be a minefield of where to start. We often hear of people who have gone down the track of paying an architect for detailed drawings and consent for a home renovation or extension, which looks amazing but then they realise it isn’t something that they have the finances to build. We believe the following are key things to think about before embarking on your renovation. What outcome are you wanting? Is it your forever home or an investment property? When it comes to investment properties a warm healthy home might be your outcome, but your forever home might be to have space to grow with you and your family. So not just looking for the now, but the future as well. What is your budget or investment? This is key to having open & honest conversations from the get-go. Board on board with masterplan As Franklin expands, plans have been in hand to ensure Pukekohe becomes a hub able to support a burgeoning community. In mid-2023, the Pukekohe Masterplan took a major step forward.

T

he much vaunted Pukekohe Masterplan, which has been overseen by Auckland Council developer, Eke Panuku, has now received endorsement from the Franklin Local Board. “We’ve refined the community’s needs and wants to include the strongest ideas in the plan,” from council developers, Eke Panuku’s Richard Davison said. “Local board members have sensechecked throughout the process, and we’re delighted they’ve endorsed the plan. Everyone wants to see the town become a more vibrant place where things happen at different times, and the call to ensure we don’t lose sight of the area’s character, which links to its past, is a sensible one.” More greenery and street lighting, better public spaces, and places for performances and activities have all been factored into the developments, some of which are already underway, in response to community feedback. First ventured as ‘Unlock Pukekohe’ in 2019, the masterplan has been adapted since. Protecting heritage and character buildings, widening footpaths and

improving parking at Pukekohe Plaza have all been factored in. However, several recommendations were attached to Franklin Local Board’s support of the plan. “Eke Panuku has done some great work refining its proposal, and we support the focus on improving access so people can get into town and move around easily,” the board’s deputy chair, Alan Cole, add. “We support improving connections

between streets, having flexible spaces and creating activity close to the town square. Building big While Franklin is well provided for when it comes to residential building specialists, supporting infrastructure is also planned or underway to better serve our growing community.

W

ith so much development taking place across southern Auckland, it can be tricky keeping up with the pace in an annual publication. As this issue of Design & Build was being raised from the drawing board, there were more than just a few projects – from housing to supporting infrastructure – in the works, as these summations reveal.

is set to insure growth in the northwest of the former Franklin region and other subdivisions have been (or are planned) to expand around the fringes of such towns as Pukekohe, Patumahoe, Waiuku, Clarks Beach, Tuakau and more. HOUSE PROUD Increasing at an increasing pace, housing developments have continued to take shape and gather steam since our previous issue (2022-23) was released. In terms of major developments, Paerata Rise has been transformed from a (very!) big backyard for Wesley College into a sprawling subdivision complete with local shops and other amenities. Further south, Pokeno is no longer a mere stop-off for ice-cream and bacon – it is already many times the size of the village it once was and this development continues to expand. In addition, Karaka Lakes and Karaka Harbourside and the splendid Pararēkau Island have all help set the standard for 30 — Design and Build Franklin — 2032-2024

ACTION, STATIONS!

a burgeoning community just across the Southern Motorway from Papakura. Then there’s the elephant in the room, Drury. While Drury South Crossing is, perhaps, its major focal point, across the board the area is expected to become a new hub, also including large industrial and commercial areas as well as public amenities. Although not on quite the same scale, a large development, Beachlands South,

As more people move to Franklin, a network of transport projects are ensuring they can arrive in style. Effectively, putting the horse before the cart. “[Auckland Council’s] Future Development Strategy needs to allow for [further] development in places such as Waiuku to sustain communities and offset the need to travel elsewhere for employment,” Franklin’s Local Board Chair, Angela Fulljames, asserted in late 2023. Arguably chief among local transport projects is a major overhaul of rail services. Following public consultations, three new railway stations are underway – Drury

Railway Station (Drury Central), Ngakoroa (Drury West) and Paerata – and Pukekohe’s station has been undergoing a period of extensive redevelopment. Following the completion of electrification of the Papakura-Pukekohe rail lines, the new stations are expected to be fully up and running by late 2025. In the meantime, buses have been called into service – see www.at.govt.nz for details.

POWERPLAYS The switch was flipped on an alternative energy project in late 2023 at the new Waiuku Solar Farm. “Our solar farms produce clean energy and offset electricity produced using fossil fuels, contributing to New Zealand’s goal to become carbon neutral,” Matt Shanks from Lightyears Solar explained. “While some of the power produced will make its way back to the national grid, we expect much of the electricity to be consumed by [locals], improving the renewable proportion of the local power supply.” Featuring approximately 3700 panels across three-hectares of a larger livestock farm, the solar operation is expected to produce enough power for 500 homes. Another much larger energy project in Waiuku has also been proposed – a wind farm set to cover 560 hectares. Answers are still ‘blowin’ in the wind’ as to when or if this project will take off and, even then, public consultation may take some time. WATERCOURSES Laying on the waterworks has (ironically)

been cause for smiles in 2023. In service from August 31, the new Papakura Water Treatment Plant has turned up the tap on Auckland’s water supply. “This plant gives Auckland more resilience in our water network,” Watercare’s Stephan Morkel said. “A 12-million-litre boost gives us added water security. To put it in perspective, 12 million litres is enough water for roughly 24,000 Auckland households.” Completion of upgrades to the Pukekohe Wastewater Treatment Plant earlier in 2023 also opened the floodgates for development. Beginning in 2019, the work has doubled the plant’s capacity to serve 60,000 households. “It’s great to see this important project completed,” Andy Baker (Franklin Ward Councillor) said. “We’re expecting significant growth in Pukekohe over the next 30 years – the upgrade enables the community to grow and the local economy to flourish.”

HEALTH-WISE... New health facilities should prove a shot in the arm for Frankliners. In particular, the former site of Pukekohe’s former council offices (Manukau Rd) has become a hive of activity with work underway to accommodate a modern health hub. Further north, redevelopment of the Manukau Health Park (Manukau Superclinic) is expected to relieve pressure on Middlemore Hospital with the number of patients forecast to grow by more than 20 per cent over the next decade. “It is crucial that South Aucklanders can access the care they need from health services to support better health and wellbeing,” Dr Andrew Connolly (Counties Manukau Health) said soon after redevelopment began, early 2023. “This

project will ensure access is maintained into the future by improving the capacity, accessibility and quality of community care.”

PROTECT AND PRESERVE? Although there’s no stopping progress, many are wondering whether, by gaining the world, we are losing our heart and soul. Preserving Franklin’s role as the breadbasket of Auckland and our heritage buildings remain ongoing issues under discussion. Local and central governments have been extoling the importance of Franklin retaining its ‘best soils’ to feed a growing population, however the National Policy Statement on Highly Productive Land (NPS-HPL) is still a work in progress. “Anybody in the growing business knows that natural soils are like gold and highquality soils are like lithium gold,” Auckland councillor, Chris Darby, said in late 2023. “Soil, at a minimum, takes about 10,000 years to go through natural processes and an excavator or a digger can take a swipe at it in about 30 seconds and then it’s gone forever.” Another hot topic as this issue of Design & Build was being finalised was the planned demolition of the Drury Lane shops, widely considered the heart of the town. “Speaking as a former industrial engineer, there’s always another way to do things and all assumptions need be challenged,” Ramarama local and ex MP, Ross Robertson, said. “The Drury Lane shops are part of our heritage. When Pokeno was developed they kept their icon, Pokeno Bacon; the same is sought here in Drury.” We intend to keep locals up to date with these issues and more through Times Media’s monthly magazine, Rural Living. apital efforts and Precision performances in constructing Landmark homes were in Frame at the northern regional House of the Year Awards. Brothers in demand! Brothers Kurt and Tim Barnes may appear relatively new to the local building market, but both these master craftsmen have been on the scene for quite some time now.

Abbeyfield: building expectations Pukekohe’s Virginia Warren has been a tireless advocate for local women, through BPW (Business and Professional Women) Franklin. However, her latest project is intended to assist seniors, both men and women.

W

hile increased life expectancy is definitely a good thing, ensuring we have enough in the bank to fund a lengthier retirement can prove challenging. However, as Virginia Warren explains, an innovative programme, Abbeyfield, is seeking to address this. “With the number of people over 65 set to double in the next 15 years, it is crucial there are such housing options available. People are living longer lives, requiring them to have more funds on hand, and many don’t earn enough to buy a house, or they have to sell due to life shocks, such as a relationship breakup or illness,” she says. “Others sell and rent in order to free up funds for retirement. However, many rentals are not suitable for older people, being cold and damp or not fit for those with mobility issues. Abbeyfield houses are purpose-built for seniors.” Essentially a shared housing arrangement, Abbeyfield is intended for people who prefer not to live alone – due to the cost of maintaining a property or health needs, for example – but are not quite sold on the retirement village lifestyle. While it could be summed up as ‘flatting for retirees’ there’s more to it than that. “Residents have their own room with ensuite and share communal areas. A housekeeper provides meals and residents dine together. Abbeyfield houses are selffunding, with rents covering operating costs. Each house is managed by a local committee of volunteers and their contribution ensures that rents remain affordable and residents are well supported.” Although Abbeyfield houses are located throughout New Zealand, work continues to find a suitable property in Franklin where it could be right at… home! “An Abbeyfield house would definitely be a good fit for Franklin because there is a growing population here. It would mean that people don’t have to move out of the area in their later years and they’ll find they are much less lonely,” Virginia adds. “We are looking for anyone who can gift land and local people with enthusiasm to join a group to get it off the ground. Community involvement is crucial. acking the housing crisis has resulted in homes of all shapes and sizes springing up across the country. Even in Franklin, from units to townhouses and apartment blocks, it appears as though there is no shortage of new abodes from which to choose, with many well suited to first home buyers. However, as Caleb Paterson from Auckland-based Paterson Luxury contests, buyers seeking the ‘X factor’ are sending out an SOS. “It comes down to supply and demand, at the $1.5m end of the market there is significantly more stock on the market,” he says. “However, in the $10 million-plus luxury space, there is so little product available.” While some may think this isn’t such a bad headache to have, due to the prices that premium properties attract, buyers from overseas often have more than just a little change to spare when it comes to investing in their new communities.

With regards to selling top end property, Caleb asserts that owners need to ensure they are offering something special (indoors and out) if they’re expecting to net rich returns and land big fish. “Both internal and exterior concept features [are needed] with the intention of elevating the property and enhancing the lives of its occupants. Often these are at a scale that most would be staggered to experience in a residential setting.” Examples of the type of ‘wow power’ such buyers demand is far from garden variety, as Caleb reveals. “As an example, one of the largest outdoor pools I have seen covered approximately 250 square metres with a terraced waterfall and fountain, volleyball nets, waterslides and a function that produces a cooling mist at the touch of the button. Another home had a full-length, 25m commercial-grade pool with four lanes

because the owner’s child was a competitive swimmer. It was set indoors alongside a sauna, plunge pool, and fully equipped gym.” High tech is a must have at the high end of the market as are lavish loos. “This goes beyond the hidden TVs that many properties have these days. In one residence, the kitchen was transformed into a cocktail bar which emerged from the floor on demand. “One couple had installed his and her baths for the ultimate wind down experience, complete with champagne fridge and flat screen TV so they could relax in front of their favourite show,” he adds. “I have also been through a home with solid gold taps worth hundreds of thousands of dollars fitted over a claw bath. It is these curated design elements which heighten the perceived value of these multi-million-dollar properties to the most discerning segment of the market.”

STONE AGE REVISITED

W

ooden homes have their benefits, but the age-old practice of constructing dwellings from stone (or brick) remains at least as fashionable and functional as ever. There are some downsides to building homes from stone. For a start, they are often more expensive than timber constructions, taking longer to build and requiring the work of specialist builders.

And yet, the benefits often outweigh (literally?) the cost. Water and wind resistant, stone and brick are also fireproof, and (dare we say?) ‘wolfproof’. It’s also ‘child resistant’ as even the most determined tantrum won’t result in holes in stone walls and scratches practically scream ‘character!’ Mould is not an issue and stonework requires minimal cleaning and maintenance. Provided the most compatible and

effective insulation is installed alongside, stone helps regulate temperature, so homes are prone to be warmer in winter and cooler in summer. Facing climate change, sustainability is fast becoming a concern. In this sense, stone is a good option, requiring less processing than timber, for example. Not everybody must get stone, but many are choosing to take a back to the future approach by using this timeless material.

While most of the products and ranges featured here are not usually found in New Zealand stores, orders can often be placed online and, of course, inspiration is free!

Food for thought EAT? FEET! While one should never go shopping on an empty stomach, surely this doesn’t extend to purchasing furniture. And yet, it’s clear the designers at Gugliermetto Experience were hungering for something, while also yearning to put their feet up, when creating their ‘big eat’ range. With home comforts ranging from armchairs and sofas to poufs, this Italian company has obviously been thinking about kitchens while devising new products for living rooms. Table ace for kings THE HOUSE WINS! While existing designs may ensure kings of the card table receive their dues sooner, UK-based Hewitt Design also creates bespoke tables, should we be game to make a play for something a little more special. Produced using a choice of wood finishes, with cloth tops and Italian leather to hide edging (available in a variety of colours), these tables may turn out tops for those who are more card blunts than card sharps. The real oil ENLIGHTENMENT: The development of oil lamps meant many activities (including study) were no longer restricted to daylight hours. In this way, the lamp was not just a breakthrough on its own, it also permitted more rapid development of other technologies. Of course, Germany’s Opossum Design isn’t trying to spark a new age of ‘enlightenment’, but its range of oil lamps does pay homage to a humble invention, one which changed the course of history. Weathering the storm OUTER SPACE: Taken for granted, outdoor tables and chairs can easily fall into disrepair during autumn and winter. HANDS-SOME FACES: Despite losing or gaining an hour due to daylight saving in spring or autumn, we can always gain the gift of a little more time at home thanks to Thomas James. Due to the development of smart devices, timepieces may not be as essential as they once were. However, sleek, stylish and sophisticated clocks have withstood the test of time by retaining their place with regards to elegant interior design. Elegant and intricate, functional and fashionable, Thomas James’ clocks are fast becoming popular inclusions in homes throughout Europe and beyond. Dreamed up by the quirky designers at Portugal-based Circu, the Odyssey children’s bed is no boat as its name would suggest. Instead, it’s an on the rails – although off the wall – mode of transport to ‘Morningtown’. In addition to the bed itself, this crafty carriage also includes a TV and plenty of storage for little ones intent on experiencing big adventures while they sleep. KITCHEN TIPS: ISLAND TIME!

T

here was a time when kitchens were functional, often drab, engine rooms for the home. Times have changed! As people increasingly open their doors on open plan living, kitchens are now firmly at the centre of our homes. And, at their centre, kitchen islands have become focal points, in addition to serving as serving stations and for meal preparation. Because they often occupy a fair chunk of floorspace, islands must be functional to rise to the occasion. To ensure they become genuine multitaskers, thinking outside the box is advised. In addition to sinks, microwaves, hotplates and the like, they can also be designed to accommodate small herb stations, compost bins or even a small pantry, all depending on our needs. Clever use of shelving underneath (especially on the cook’s side) can allow easy access to many items, such as condiments, placemats or even cookbooks, which we may need to have within easy reach but don’t necessarily wish to display. Although every island is an island there’s no need for it to be entire of itself, so be sure to consider how handy it will be to bring a little power to the people. Before finalising a selection or custom design, consider where

electrical outlets will be placed – these will definitely prove most useful when cooking up a storm but also for guests, when charging phones for example. While islands should complement our kitchens – whichever theme or scheme they follow, from country kitchen to industrial chic – we shouldn’t overlook the pizazz that a little dose of contrast can bring to the party. The

right choice of materials can make or break the look of the room, working in harmony with the overall aesthetic or helping our islands to stand out proudly and have more than just a moment in the sun. With these points in mind, the most important tip for a tip top kitchen island is to never go it alone. Even the handiest of DIY experts should consult the experts first.

Space invaders... While smaller houses become increasingly common and, at the same time, many more people work from home, demands on space have never been greater. So, what to do to ensure our space isn’t invaded by too much stuff? Fortunately, we’re not limited to choices between ‘function or form’ as more and more multifunctional pieces are designed to help us make the most of available space. Here are just a few of our favourites.

POUF POWER SNORE & STORE

HANG UPS Typically, glassware is either hidden away (using up valuable cupboard space) or displayed in China cabinets then rarely used. But hanging racks for glasses (for example) offer a ‘clear’ middle ground. Accessible and practical while filling unutilised space, they can also add to the feel of the room especially when reflecting light. Similarly, hanging baskets from a chain in the corner of a bathroom can keep consumables in easy reach while not appearing too obvious.

Old fashioned wardrobes just aren’t as practical in today’s (often) smaller bedrooms. Walk-in wardrobes or dressing rooms are becoming more common but, even then, we can find ourselves with more than we can store. This is especially true for children’s bedrooms. While there are many beds on the market that come with built-in storage, plastic boxes are also an option. Hidden away (undercover, so to speak) but still easily accessible, they provide a relatively cheap solution to storing clothes and children’s toys.

Why Constantinople became Istanbul may well be nobody’s business but the Turks, but the Ottoman is now a fashion statement that belongs to the world. While more traditional Ottomans are still popular, playful ideas for poufs abound. Ottoman or pouf, essentially the concept remains the same – a piece of furniture that can be used as a seat, footrest or coffee table while also doubling as storage.

JOB DONE! As lockdowns proved, working from home has become a viable option for many thanks to developing technology. Ironically, ‘old school’ writing desks are ideal as modern home workstations, and there are crafty new designs available too. Such fold-away options may not be suitable for the enormous computer monitors and tower units of the past, but they make perfect perches for laptops.

nly mad (sheep)dogs and reno’ stars paint under the summer sun! However, as hot as it may become, the fair-weather months are ideal for dusting off our palettes, wrestling with those testers and brushing up on DIY skills. To help shape the shades to come, Dulux has again provided its annual Colour Forecast, intended to ensure Kiwis are on trend with

interior design. With mid-toned hues its central theme, the latest forecast calls for rich golds, olive greens and reddy browns, all exhibiting warmth. “Overall, the palettes have become more sophisticated, while tonal palettes are still popular and particularly comforting,” Dulux colour specialist, Davina Harper confirms. “We see a shift towards the use of multi-hue

schemes but [they are] crafted to reflect a balanced interior. BOLD CHOICES: RIGHT FOR ‘HUE’?

A

big, bold hue, Viva Magenta (Pantone’s Colour of the Year 2023) has been featuring in many a fair weather renovation. However, when we use such striking colours there are a few important points to consider before dipping our toes (and brushes) into these DIY waters. Daub paint on naked walls or decor boards (held up against curtains and furnishings) to ensure a perfect match or

contrast. Also, observe colour choices in various lights as both natural and artificial lighting can have an influence. Place items liable to be in the room on a plain background to find the common denominator, a particular shade or pattern that stands out. Note that even a subtle variation can make or break the look. Choices should then be made in relation to the rest of the home, especially adjoining

rooms. Remember that some neutral elements may offset or complement colours and help create cohesion. Carrying the same colour theme from a lounge into adjacent rooms will help create a sense of continuity. Bold colours can take a renovation to a new level, but it may pay to seek expert advice as to where and how they can best be used as mistakes may prove costly to rectify.

‘backing’ basics

A

lthough synthetic flooring options are still favoured by many, and wood remains as good as gold in some books, it appears that wool could be making a comeback throughout Kiwi schools as well as in our homes. “New Zealand wool carpet has a history of performing for decades in Australasian schools prior to the introduction of imported synthetic alternatives,” Bremworth’s Greg Smith asserts. “Unlike in most other commercial settings, school students tend to spend a lot of time sitting on the floor. We believe in creating the optimal environment for learning and their comfort is a significant part of this.” In response to government plans to roll out synthetic flooring across New Zealand’s schools, Bremworth launched an alternative programme in mid 2023. The Bremworth Wool in Education Initiative is offering schools a subsidy of at least 30 per cent towards new carpets. If assistance from Wellington is not provided, it is still expected to go ahead, albeit requiring school fundraising efforts to

help cover the cost. The programme has also been welcomed by farmers, Hadleigh Smith from The New Zealand Merino Company added. “Wool growers are struggling [and] they don’t want their kids sitting on plastic when

A

long, hot commute when homeward bound during summer is hardly a pleasure. However, thanks to Nigel Donaldson from Donaldson Pools, washing away stress need not be a chore. “If you’ve been stuck in traffic after spending all day in the office – and maybe the aircon has given up the ghost too! – diving into your own pool is the perfect way to cool off,” he says. While it’s best not to leave it until the heat of summer inspires us to wade into new waters, Nigel warns, dipping our toes into pool ownership can begin at any time of year. “We’re always booked up well in advance of summer, so it pays to plan ahead. Having said that, because we’ve been installing pools of all shapes and sizes for more than 30 years, we work fast. “Ensuring work begins as soon as possible after council permits have been approved, we complete most projects within 8-10 weeks after breaking ground.” Whether we’re simply after a little oasis

in our backyards, we’re planning to host pool parties for the entire neighbourhood or even train for the Olympics, Nigel and team are up with the… play! “We don’t supply ‘one-size-fits-all’, we design and construct pools that will accentuate, rather than dominate, their sites,” Nigel confirms. “Our pools can be created in any shape or size, so they are suitable for any section irrespective of their dimensions.” While their scale and purpose may vary, every Donaldson pool has at least one thing in common – they are made from reinforced spray concrete, designed to last no matter what the environment throws at them. “Functionality is important when cooling off in summer, but style is a must so that, even during winter, pools can form the centrepiece of a beautiful backyard, a place to relax, unwind and reflect. Thinking outside the box… DIY is as Kiwi as backyards or lifestyle blocks. However, whether we’re preparing our great outdoors to shine in time for sale, wrangling with a new landscaping project or simply undertaking regular maintenance, a little effort goes a long way. BRANCHING OUT...

A

round the home or lifestyle block pruning trees can be a breeze for people in the know. However, because some jobs can be difficult or even dangerous for those out on a limb (literally!), calling in a local arborist may be our best bet. The first point to address is when to prune. In general, pruning during the heat of summer is not a good idea as trees are under stress when they’re producing new leaves. Autumn is worse as pruning can delay dormancy. While the ‘when’ is largely dictated by the type of tree, late winter is (overall) a good time, for most fruit trees for example. Before pruning any tree consider its structure and plan cuts as best as you can. Think about why pruning is required – for aesthetics, to remove ‘dead wood’ or to promote growth – as these factors will influence how we set about the rest of the task at hand, minimising workload and stress on the tree. Pruning simply to improve the look of the tree (especially with regards to ornamentals) shouldn’t be overdone as each cut made puts strain on the plant leaving it more vulnerable to diseases. If dead or damaged branches could cause a safety issue, they should be removed regardless of the time of year. But if branches (including healthy ones) are within a few metres of powerlines professional help is needed. As is the case with any DIY work, the right tools are essential. Hedge trimmers may be enough for smaller branches provided they can make a clean cut. Otherwise, loppers and decent quality saws are essentials. Make sure cutting tools are sharp as dull blades (and dare we say ‘dull people’?) may cause excessive damage. Don’t skimp on protective gear, such as goggles, gloves and even ropes and harnesses if required. While unnecessary damage to trees is best avoided, they should heal...people may not! If ropes are needed to ensure larger

branches don’t cause a calamity when falling, it’s another red flag indicating, once again, that we should hand the job over to someone with more expertise and specialised equipment.

CHAINSAW SAFETY: NO SHORT CUTS! Chainsaws are ideal when tackling maintenance in the backyard or on the farm, but these powerful tools must be handled with care so that we’re up with the play when getting down to work. The first step is to check our safety gear. Boots, safety glasses, earmuffs, and even a helmet (for example) should be considered, depending on the nature of the job at hand. Always use a chainsaw that’s fit for purpose. Some models may be ideal for trimming branches but may fall short when it comes to larger projects such as felling trees. It should go without saying, but never use a chainsaw if you’ve been drinking, taking medications or while fatigued. Also, avoid working in bad weather. All of these factors (and more) can lead to accidents. No power tool is reliable if it’s not in top condition. Regular servicing, particularly if a chainsaw has been left in the shed for a while, is a must.

FENCES: YOU IN? On farms or lifestyle blocks, function often trumps form when it comes to fences. On the home front, in addition to providing privacy, security and safety, they can also add to a property’s value through ‘kerb appeal’. Some may install their own fences while others will call in the professionals. Either way, knowing what type of fence you’re after is an important first step. So, here are some pros and cons of the most common fencing materials: • Wrought iron: These fences can last for hundreds of years if regularly maintained. However, iron is prone to rust so it must be repainted regularly • Brick or masonry: Such fences can also withstand the test of time and are relatively easy to maintain. Having said that, they can be pricey and must be installed by professional masons • Aluminium: lightweight and easy to install, aluminium fences are unlikely to rust. As an added bonus, aluminium requires littleto-no maintenance and can be painted to


match a home’s exterior Vinyl: A relative newcomer to the market as a fencing material, vinyl can be designed to resemble wood or metal without rotting, rusting or becoming a home to pests. In addition, a good, thorough wash once a year will keep it looking good as new • Pressure-treated wood: Wood fences offer a sense of timeless style. Although pressure-treated wood can last decades, it does require annual maintenance such as painting and staining Regardless of your choice in terms of materials, it pays to opt for quality; cheaper materials can save money in the short term only to cost more in general upkeep, repairs or even replacement. •

DIY OR GO PRO’? The operative word in the acronym DIY is ‘Yourself’ – if you are up to the task, installing a fence should be no trouble. However, even those in the know often call in the professionals for the following reasons: • Right place: Contractors typically use surveyors to ensure they install the fence within your property line. In addition, most reputable contractors guarantee their

work providing peace of mind Price is right: DIY fence may be less expensive than hiring a contractor, provided you already have the necessary tools as these can be costly to purchase or hire. Also, a contactor is (most likely) less likely to make expensive mistakes and shouldn’t charge to fix them • Time on your side: As time is money, a contractor will endeavour to complete any project quickly and efficiently. In comparison, ‘weekend warriors’ may soon discover fences can gobble up plenty of time on their days off as they painstakingly lift, hammer and sweat their way to completion • Laying down the law: It can be all too easy falling afoul of regulations regarding fence heights, distance from the street or footpath and even use of materials. And, the time and expense of tearing down a fence is best avoided for obvious reasons. Local professionals will be familiar with regulations and, if not, it’ll be their problem to fix When making a choice with regards to local contractors, a little research goes a long way. However, working out who to task with this type of work can be as easy as consulting local building suppliers. •

ON (DE)FENCE… The best defence for lifestylers against dealing with wayward stock is to not wait around sitting on ‘de-fence’. As severe weather in early 2023 proved, choosing the right fencing contractor for the job is essential, Phil Cornelius Fencing Contractors Association NZ (FCANZ) advises. “Skilled fencers are in demand and the fencing industry is experiencing growth like it hasn’t seen in some time. Always look for someone who has a proven work record. If you don’t know them, ask to speak with some of their previous customers. “Choosing the right contractor for the job, whether rural or residential, should never be just about price.” Not only will experts have the right tools for the job, New Zealand’s best fencers will have the supplier contacts to select the correct materials for any project – from farm fencing, viticulture and horticultural structures, orchard development, through to residential or security fences.
